00:11Another gorgeous day in the county.
00:13This is my commute. This is insane.
00:16Prince Edward County is only a couple of hours outside of Toronto,
00:19but it feels like a whole different world.
00:22And just in case this wasn't beautiful enough, water.
00:25For me, there's nothing more inspiring
00:27than the housing stock here in the county.
00:30This whole community sort of had its heyday in the mid-1800s.
00:34There's these beautiful old homes here,
00:36beautiful old ladies, as we like to call them,
00:39that have stood the test of time,
00:40and they don't need to be messed with that much.
00:51SKDS is the design firm that I'm starting up here,
00:54and we have just completed our first job.
00:56At the same time, I'm also renovating a farmhouse for my family.
01:00It's our forever home.
01:02I'm dividing the reno work into four phases, essentially,
01:05to give me a little bit more time to do projects with the design firm.
01:09But it's still going to be months and months for that to be finished.
01:13Not much has changed on the outside.
01:16After having our first SKDS project under our belts,
01:20I am so excited of, like, completing our space.
01:23We bought this house about 10 months ago,
01:25and we've been working on the renovations for about the last six.
01:29We're in our new house!

01:32So we were looking for a house to house our family, and we found it.
01:37Whoa!
01:38It smells so nice.
01:40We knew we were looking for a brick home.

01:43We knew we were looking for a little bit of property.

01:46We hadn't been on this property for more than, like, two minutes,
01:49and already it had, like, pulled at my heartstrings.
01:53You could just tell that this was a family home.
01:56That's what I'm saying!
01:57The house has really good energy.
02:00Right now it has a little bit of stressful energy, but that's our doing.
02:04We've been working on the house for a few months now,
02:06and it's finally time to make some design decisions.
02:09I mean, are there any rooms that are closer to completion than others?
02:14Well, this is what I wanted to talk to you about today,
02:15because I think that our living room and dining room,
02:18because there wasn't, like, a major renovation there,
02:21I think we can get that going, like, figure out the layout.

02:23My bread and butter is restoring Victorian homes.
02:29This house, I really thought I knew what I was getting into,
02:32but these old houses have so many secrets in the walls.
02:36What have I done?
02:38We had to rip off the roof on the back of the house,
02:40completely restructure it.
02:42Masonry work back there that was just old bricks
02:44that were starting to fall apart.
02:46We had to restructure the whole floor of the kitchen.
02:48We were on just a rad system,
02:50so we put in two heat pump systems,
02:52had to remediate all the electrical,
02:54because that was knob and tube, some new windows.
02:57No big deal.
02:59I think this is probably the biggest step
03:00we've taken as a married couple.

03:06I thought that one kind of locked it in.

03:09And this is our living room.
03:11The adult living room.
03:12I really feel confident that this is the first space
03:15we'll be able to finish.
03:16I've had to make some calls on lighting placement.
03:18You'll be very happy to know no overhead lighting.

03:22Except for our beautiful future pendant.

03:25When I first met Justin,
03:26all he ever collected was tiny lamps.
03:29So every room had so many tiny lamps in it.
03:31You walk into a room,
03:33take about seven minutes to turn all your tiny lamps on.
03:36We'd be at a flea market or like a vintage shop,
03:39and he would go to reach for a lamp.
03:40I'm like, no more tiny lamps.
03:41And what about the floors?
03:42Well, floors, that is a really good question.
03:46These are the original one and a quarter inch oak floors.
03:50You can't even get floors like this anymore.
03:52This would have been like a serious upgrade back in the day.
03:55The dream would be to refinish these existing floors
03:58in a perfectly neutral, warm toned floor.
04:02If I do have to replace this floor,
04:04it is like a whole new engineered hardwood on top.
04:07That's like, for the entire house, like probably $40,000.
04:10Have you made a decision on these doors?
04:13We'll keep them painted shut, paint them really dark,
04:16so they become a real feature
04:18and we really highlight them that way.
04:19I might do like a slightly darker trim.
04:22Sconces on either side,
04:24but they're a modern take on the sconce.
04:26This is going to become a really beautiful vignette,
04:29and it's the really great view that you see
04:31when you're coming in from the kitchen.
04:32Greenery behind us in this south-facing window
04:34will really thrive.
04:36It's getting me so excited.
04:38I can see it now.
04:40This house, I want it to be restful.
04:44I come with a real sort of mid-century modern angle.
04:48I love using black as a hit.
04:50I'm not really frilly pinks and stuff like that.
04:53So we've done some investigation.
04:55This cannot be turned into a wood-burning fireplace.
04:57I apologize, it cannot.

05:01And I'm just going to find a gas insert that fits.

05:03A nice modern mantle, possibly a solid slab of stone.

05:10Because it's going to be so clean and modern on this wall
05:13and not have a traditional mantle,
05:15the marble has to have a lot of personality.
05:16So I'm going to have to figure that out.

06:14Showcasing all that record collection, and then having in some kind of a movable, small

08:44So that is pretty tight for a reno of this scale.
08:47This is the first area that I can complete,
08:49and it's really going to set the tone for the whole house.
08:52And it needs to get done quickly.

08:58that I need answered on our project.

10:33Yeah, Victor's supposed to be coming, and I told him there was going to be a fully drywalled bulkhead there
10:39because I figured it was going to be done.

10:42But if Victor comes here and gives us a measurement, we'll be able to bulkhead to suit his millwork.

10:48Rule of thumb, you never measure for millwork until the entire space is drywalled.
10:54There is so much room for error when you do that, and millworkers don't like to do that.
10:58So I'm going to have to check in with my new millworker, Victor, to make sure he's okay with that.

11:14First floor hallway was a lot of wallpaper.
11:18Three worlds of wallpaper.
11:20It was just like, it was looking pretty gnarly.
11:23And we were going to cut out the bubbles and plaster them and then wallpaper on top.
11:28But as with all old home rentals, you get to pivot.
11:31Mitch painstakingly removed all the wallpaper, all three layers from the first floor.
11:37So we are back to that beautiful plaster.
11:39It feels amazing.
11:40Instead of peeling that wallpaper painstakingly off of an entire second story, we decided to actually drywall on top of
11:50it.

12:20We're starting out SKDS and I really want word to get out that we're not just doing traditional interior design.
12:27So we're really looking for projects that we can do for this calendar year.

14:49What do you think ballpark we'd be looking at just to get this back to a structurally sound, properly supported

14:59Probably 70,000 to 100,000.

20:05I would probably suggest the cabinet itself being factory veneered plywood
20:10or particle board and possibly some custom veneered doors.

20:18and that might get the most wear would be the solid wood at that point.

25:06The vibe I'm going for, for the living room, music lounge and dining room is cool comfort with classic detailing.

25:17The whole space is getting very contemporary within the furnishings.
25:21So things like the fireplace is where I need to bring in that classic detailing.

25:28So it kind of comes down to like, what do you want inside?
25:31So they've got rocks, we've got birch set and the traditional log set.
25:36Looks like a real wood burning log.
25:39But I am realizing now, the more I'm like looking at my furnishings, that everything has like a view to
25:46the fireplace.
25:47The furniture is like mid-century modern.
25:49Some are much more modern.
25:50So this is where I need the traditional.
25:53Maybe with going with the traditional log set, you go with a cleaner trim.

25:58So something more along the lines of this one here.

26:02These are like the details that we as designers stress over so much.
26:06But once it's in, you're like, what was I worried about?

26:22I am trying to pick a wall color for the main living area in my house.
26:27And let's just say that there are some options when it comes to whites.
26:30But it's interesting.
26:32All of my go to whites and off whites are not working for this house.
26:37Like as a designer, you tend to have like your five whites that you lean on that always work beautifully
26:43together.
26:44Something very strange has happened to me ever since I moved to the county.
26:48A lot of my whites are too crisp and gray and cold for these county houses.
26:56The whites that before I used to think like, oh, that's got like a yellowy undertone or it's too buttery
27:01or gross.
27:01It's got a beige in it.
27:03It's like all of a sudden those colors are working better for me here.
27:06The color that I think I really like, it's like so creamy for me.
27:12This color is looking beautiful in my space and I think I'm going to lock it in.
27:16I think that's the winner.
27:23We're about three weeks away from my deadline of finishing this space.
27:27In the next couple of days, the walls are going to get painted and then the floors can be refinished.
27:31But I am doing something a little prematurely here.
27:37Because the walls are so light, the ceilings are so high, I definitely needed an important piece over the fireplace.

27:53I am meeting with my good friend, Kristen Sharda, who is a fantastic photographer artist.
27:58She used to be a neighbor of mine actually back in the city, but she comes up to the county

28:02She has a gallery show here right now.
28:04So I thought it was perfect for her to bring some of her pieces by to see how they look
28:08in the space.
28:08Even though it's just being painted.
28:10Some of these pieces are really inspired by the county.
28:13Yes, actually everything in the picture is from one farm.
28:18I kind of do a scavenger hunt when I'm starting a project.
28:22It's really about a location, it's about a time, it's about a season.
28:25I always love it when you use dead birds.
28:28I don't know if that means that I'm like dark or something, but there's a bigger story there.

28:38I'm going to have a large sectional over here that's in a deep charcoal gray navy, so it's dark.

28:44So one of these darker pieces I think would really shine here on this lighter wall.

28:54The lilac-y color isn't coming in from anywhere in particular, but I'm also not a fan of matching art

30:25These doors were one of my favorite things in the house when we first came to see it.
30:30And I really love how the black is looking.

30:33I know they were in bad shape.
30:35Basically, this is an unfinished door how they were.

30:38We put some tape so that we could do filler to get the gaps that were here.
30:42We filled that and are smoothing it out.
30:45These doors out to the porch are the focal point for me.
30:48I have this idea of the layout of my sectional in front of that.
30:52And I really want to highlight these doors.
30:54So this nice warm white is going to be the backdrop that really allows you to focus on these black
31:00doors.
31:00I feel like I played it safe with the color in here because it's such a large space.
31:05And it's one of those areas in the house that you transition through constantly.
31:09You know, off whites, there's like 200 of them to choose from.
31:12And I just hope I picked the right one.
31:17Now, we have decided to paint the walls before refinishing the floor.
31:21Some people feel like you should refinish the floors first.
31:23For timing purposes, we're painting first.
31:25As soon as this is done, we're refinishing the floors.
31:28We're getting our marble cut for our mantle around the fireplace.
31:32All of this is going to start really happening.

31:52Listening to records when we first got together, like, that's what pulls these two spaces together.

36:32I love pairing something that has that much character with something like a very modern coffee table like that.
36:39I think the push and pull here is that there's so much new furniture that I want to layer in
