00:08Settled along North Carolina's Crystal Coast, Beaufort is a quiet historic harbor town full
00:15of coastal charm and southern soul. A boater's paradise, this peaceful waterfront gem catches
00:21attention for its natural beauty with wild horses roaming around the nearby islands.
00:26Here, seaside homes with sweeping views can top $4 million. But for these buyers, the real
00:34reward lies in reviving a diamond in the rough, all without the million-dollar price tag.
00:39Get ready for a beachfront bargain hunt, Renovation.
00:54Every time I hear this, I just either want to dive in or put the boat in the water.
00:58So nice and crystal clear.
01:01Oh, yeah.
01:02I'm Brian.
01:03I'm Ada.
01:04And we're from Durham, North Carolina.
01:06See these houses over here, how lucky these people is?
01:09I guess I want a waterfront view, so I want to be able to wake up and then the first
01:13thing
01:13I see will be the water.
01:14Oh, yeah.
01:15We've been married seven years.
01:17He's the man of my dream, so I'm lucky to have him.
01:20I met Brian at work.
01:22I mean, I didn't hear a word she said.
01:24I just, like, heard ringing in my ears.
01:26She was just the prettiest thing I've ever seen.
01:29And she's a hard worker and a great mother to our two sons.
01:32Our older one is 25.
01:34His name is Freddy.
01:35And our youngest one is 13.
01:38His name is Diego.
01:40This is what it's all about right here.
01:42This is nice.
01:44We're looking for a beach house in Beaufort, North Carolina.
01:47We love this area.
01:48It's where I grew up.
01:49Some of the best times I remember with my family, and I kind of wanted to give that to
01:53us and our kids.
01:54Beaufort is about three hours away from Raleigh.
01:57It's the southern tip of the Outer Banks, right as it hooks down on the outside of North
02:01Carolina.
02:01Some of the beaches around here are Shackleford Banks, Atlantic Beach, Emerald Isle, all the wonderful
02:08Crystal Coast beaches.
02:09We like to swim in, fishing, see the view.
02:13You're able to go and see the wild horses.
02:16It's got a nice downtown, great restaurants.
02:19But then when you're out there on the water and it looks that nice turquoise green, it's
02:23just absolutely gorgeous.
02:24The goal is to have that nice waterfront place and also, while we're not here, use it as some
02:29rental income.
02:29I would love to have at least three bedrooms, two beds, because we would like to bring our
02:34family here.
02:34Big kitchen with a nice, big island.
02:38Something that we could put a dock or add some type of a fishing pier on.
02:41You sit on the end of it at the end of the day, watch the sun go down.
02:45Our all-in budget's at $410,000, and that includes a renovation budget.
02:49That's a bit of a reach when we're looking for a house on the water, you know, so I think
02:52if we put our sway and equity in, we'd find one.
02:55Brian is very handy when it comes to renovations, but I'm scared of doing a big renovation because
03:00you don't know what to get yourself into it.
03:02I enjoy renovations when they go right, and that's about 10% of the time.
03:07But, really, now I think it's the perfect time to buy because, I mean, we're both young,
03:12and it's to the point where our kids can enjoy it, we can enjoy it, and if we run across
03:16the
03:17right one, we're going to put an offer in.
03:18We're ready right now.
03:19We've been working hard to reach our dream, which is to have a beach house.
03:25So, not in a million years, I would have thought we were going to be looking for one.
03:28But I'm happy that we're looking for one, and then we end this journey together, and
03:33I can't wait to see the outcome.
03:48It's a beautiful day.
03:50It's a gorgeous house.
03:52Fingers crossed that we can find something nice with the access to the water.
03:56I think we're going to be in for it with our budget, but I think there's a few that are
04:00on the list that we could go take a look at.
04:02This area is really nice.
04:03It's at the north end of Beaufort.
04:04I like how peaceful it is and quiet.
04:07How far are we from downtown?
04:09It's not as far as you think.
04:11I mean, 20 minutes and you're down there, that's not very far.
04:15Which house are we going to go and see right now?
04:17This one is called the Waterfront Escape.
04:20It's three bedroom, three bath, and it is a waterfront home.
04:24Nice.
04:25Yeah.
04:25This one lists for $350, so keep in mind that it's got a lot of potential, but you'll probably
04:32have some type of a remodeling going on.
04:35We might have to do a lot.
04:37We're going to be biting off a project for sure.
04:39Okay.
04:40Can't wait to see it.
04:42So this is it.
04:44Oh, wow.
04:46Look at that view.
04:49Love the trees.
04:51I can just imagine you hanging out in a hammock.
04:54Oh, yeah.
04:55Just chilling.
04:57Let's take a look at this waterfrontage here.
04:59That's absolutely amazing.
05:01That's why they call it the Crystal Coast, right?
05:04And listen, just take that in for a second.
05:05Yeah.
05:07Nothing.
05:08Nothing.
05:08That's great.
05:09I would like to see a dock right here that we can walk and then fish.
05:15That would be lovely.
05:16Now you're speaking my language.
05:17And off the side of the dock, maybe a little spot that people could get in and swim.
05:21Yep.
05:22Let's go take a look inside.
05:25Keep your eye on these steps.
05:27This wood, it looks like it's a couple of decades old, so this whole thing is going
05:30to have to go.
05:31Okay.
05:32This siding.
05:33It doesn't look like it's ever been changed for sure.
05:36Looks like that door's coming apart down here at the bottom.
05:40Watch out.
05:40It might come off the hinges.
05:42This is a little strange for sure.
05:45I don't see the point to have this area here.
05:47Window here and then window here.
05:49Now I can get down with a foosball by the sea here.
05:52That's pretty cool.
05:53These one has got to go.
05:55But it does have the best view in the house for sure.
05:58What is this?
05:59This is another room.
06:01That's interesting.
06:02Mm-hmm.
06:04Little, tiny one.
06:05This whole bedroom would have to go, I think.
06:08Not all for having bedrooms on the porch.
06:11So this is the front door, I guess?
06:14Yes, that's what it seems like.
06:18Oh, wow.
06:19This is a lot of paneling.
06:21Brings you back to the 70s.
06:23Yeah.
06:23The size is nice.
06:24I think the ceiling needs to be replaced.
06:27For sure.
06:28We can take this wall down.
06:30Then we can just focus on that view.
06:31Let's take a look and see the kitchen.
06:34Yeah.
06:34Okay.
06:35Same deal.
06:36I'm not seeing anything that I want to keep.
06:38I think kitchen is where it's going to take most of our renovation.
06:42But they're not wrong.
06:43Life is better at the beach.
06:46Okay.
06:46So it seems like we have a bathroom here.
06:49Wow.
06:49It looks like my grandmother.
06:52I think it's quaint.
06:54When's the last time you've been in a bathroom that had wood paneling?
06:56I'm going to update this.
06:57Maybe a walk-in shower.
06:59I think a walk-in shower would look good.
07:00Oh, yeah.
07:02And then what do we have here?
07:03This one must be the primary.
07:05I think so.
07:06This room is going to need a little bit of help.
07:09A little bit of help?
07:10Everything's got to go.
07:11Yes.
07:12This is another bathroom.
07:14Look at that vanity.
07:15Oh, my.
07:16I've never seen a half bath en suite.
07:19No.
07:19I don't think I've ever seen that.
07:21Yeah, which is a lot of work.
07:23Yep.
07:24Yep.
07:25All right.
07:25There we have another room.
07:27It's a little smaller than the other one, but it's nice.
07:30I think it might be the bed orientation a little bit, how the bed is.
07:34But if it was this way, it probably would look better.
07:36But it looks like there's access to a deck.
07:39Oh, yes.
07:40This is nice.
07:41I can see myself here.
07:42Yeah, we might be able to make this into a cool, relaxed space, like a chill-out area.
07:46Yes.
07:46You see how the deck is kind of like at an angle I feel like I'm going to go over?
07:51I feel like I'm going to go over?
07:52Yes.
07:52I think we redo the deck, given we can squeeze all that into our $60,000 renovation budget.
07:56With our budget.
07:57We'll keep this one on our list and think about it.
08:06So this house that we're about to see is the Creekside cabin.
08:09Four bedroom, one bath, walking distance to the water.
08:12Okay.
08:13And it's actually got a creek in the backyard.
08:16Oh.
08:16The listing said it needed a lot of work.
08:18But we're looking for something that we could dust off and make good again.
08:22And it's listed for $175,000.
08:24A lot of room for renovations.
08:26Renovations.
08:27If we need it, depending on what it looks like.
08:29Just keep an open mind.
08:30You know, it's all about potential.
08:32So we're getting close to the house.
08:34Oh, look over here.
08:35All right.
08:41I think it needs a little bit of landscaping.
08:44I think it needs a lot of landscaping.
08:47But I like the front yard.
08:48Yeah, the front yard is nice, but you can't even see the front of the house.
08:51But, you know, I like how it's secluded and quiet.
08:54It might be really nice for renters looking to kind of get away.
08:57And they could just walk right over to the beach.
09:00The roof seems to be in good condition.
09:02Yeah, those metal roofs should last 50 years or so.
09:05I did read in the listing that the front door doesn't work.
09:08Oh.
09:08We're going to have to probably go around back.
09:10The creek's in the back, so I'd like to see what that looks like, too.
09:13Me, too.
09:14It doesn't look like the siding's even finished or it may have come off.
09:18Mm-hmm.
09:19It's a good space back here, but it's definitely going to need some work.
09:23I like the trees.
09:24I just wish we can see the creek.
09:27Yeah, I mean.
09:28But you don't have a vision to it.
09:30All that would have to be, you know, completely cleared.
09:33I'd like to see kind of what else we've got.
09:35Okay.
09:37Oh, my.
09:39Wow.
09:40Mm.
09:40This is interesting.
09:51I'd like to see kind of what else we've got.
09:53Okay.
09:55Oh, my.
09:57Ooh.
09:57Wow.
09:58This is...
09:59Like a storage room.
10:02Yeah.
10:03Wow.
10:05This is interesting.
10:08Yeah.
10:10I don't even know what to say.
10:12There you go.
10:13That's a bar already here.
10:14I don't even know what this bar is or the seating.
10:19This is unique.
10:20I have no idea.
10:20Yeah.
10:21This has got to go.
10:22We're going to have to strip this down to the bones just to see what we're working with.
10:26Yeah.
10:28Wow.
10:29All right.
10:30This is a lovely door.
10:32You can still check on people if you needed to.
10:36Interesting window.
10:38And carpet.
10:39Everything needs to go.
10:41All right.
10:42This is our second room.
10:44I don't think I want to go in there.
10:47Literally everything you see has to be new, possibly new electrical.
10:51I don't know if we'll keep the chain door.
10:53No.
10:54I don't know if that's something off a pirate ship or whatnot, but this is a complete redo.
11:00All right.
11:01So this is another room.
11:03And a really creepy piano.
11:06Yes.
11:09That's creepy.
11:11Yes.
11:12No.
11:12And what is that?
11:13That is your neat table side hot water heater.
11:16I think everything needs to go in this one, too.
11:18All right.
11:19I'm scared to open this door.
11:21Wow.
11:22Yeah.
11:22I don't think I want to go in there.
11:24Yeah.
11:24So I think we're leaning more towards a total rebuild.
11:28Yeah.
11:28Everything needs to go.
11:29Yeah.
11:30Yeah.
11:30It's going to leave us about $200,000 or more for renovations, so.
11:34Okay.
11:34But we will see.
11:44I've always liked this boardwalk right here.
11:46This is where you take the ferry, right?
11:48To go to the island.
11:50Mm-hmm.
11:50It's really cool.
11:52All right.
11:52So this next one that we're looking at, it's the downtown dream, right around the corner
11:57from the historic Beaufort Waterfront downtown.
12:00Closer to the shopping centers, closer to the restaurants.
12:04It's absolutely amazing as far as its geographical standpoint.
12:08It's a two-bedroom, one-bath listed at $299, just under $300,000.
12:13So close to $110,000 under budget.
12:17I think it could be good.
12:19And here it is, right here on the right.
12:21So.
12:21That's nice.
12:22Right.
12:22It's a corner lot.
12:24Yeah.
12:24I like corner lot.
12:25Yeah.
12:27Let's take a look.
12:29What do you think?
12:31I think it's nice.
12:32I like it.
12:32It's got a lot of potential.
12:34Yeah.
12:34And it's like two blocks away from the water, too.
12:37Yes.
12:37A little bit of work, landscaping.
12:39Yeah.
12:40Update the picketing here and maybe some paint.
12:43I'm excited to see it inside.
12:47Oh, that's nice.
12:48It's spacious.
12:49I like that accent wall.
12:51Yeah, that's pretty.
12:51Definitely been updated inside, so.
12:53Yes.
12:54I'm not digging the ceiling tiles.
12:56I think these will probably have to come down.
12:58Got the little boat there.
12:59That could be me.
13:02Oh, this is a cute kitchen, too.
13:04I think it's small, but I like it.
13:06But what is this?
13:07This is kind of odd.
13:08Yeah.
13:09I will say that.
13:10That is odd.
13:11You know what it does need is a backsplash.
13:13Upgrade the sink and countertops.
13:15Yeah.
13:15That would make it pop a little bit.
13:16But it wouldn't take a lot of money to get this.
13:18No.
13:19Mm-mm.
13:20All right.
13:20Now, the flooring.
13:22That style tile is outdated.
13:23I think we can match that flooring here in the living room.
13:26Take up this tile and then just extend the floor.
13:28What do you think?
13:29Yeah.
13:29I like that idea.
13:31Okay.
13:31Well, this one.
13:32This is a nice room.
13:33Nice size.
13:34I like the idea of bunk beds.
13:37One there and one here.
13:38Having a little extra room would be nice.
13:39More functional.
13:40Yeah, more functional for sure.
13:42Just a little paint.
13:43I think this could be one of our most economical rooms to have to update.
13:48All right.
13:49So, this is the bathroom.
13:51It's a tiny space.
13:53Mm-hmm.
13:54It really needs some work.
13:56That's an oversized stand-up vanity, I think.
13:59Looks like this.
13:59It's huge.
14:00Yes.
14:01Honestly, I'm going to say everything's new in here.
14:03Yes.
14:04I agree with that.
14:06This one must be the primary room.
14:09Yeah.
14:09I think so.
14:10Oh.
14:11Yeah, no.
14:12Oh, man.
14:12Yeah, I don't like that at all.
14:14This style bed, it just takes up all the room.
14:17Correct, yeah.
14:18New flooring in here, too.
14:19Extending that in here.
14:20A smaller dresser.
14:22Make the space feel bigger.
14:23Maybe change the color.
14:24Brighten it up a little bit.
14:25It shouldn't be too bad.
14:26No.
14:28Well, this is nice that we have a door to go outside.
14:32If you can open this door.
14:34Oh, so it's a nice patio.
14:37Maybe a couple of chairs here with a nice umbrella.
14:41Yeah, maybe a grill.
14:43Need to paint all of these.
14:45Maybe put some flowers around.
14:46And maybe extend it.
14:48Yeah, it's got some potential.
14:49I don't see $110,000 in renovation here.
14:52No.
14:52So, we can save a lot of money.
14:54You know, that's what I'm all about.
14:55So, this house is definitely in the running.
15:06What we were initially looking for in a house was something by the water.
15:09Something that allowed us to have those beautiful views in the morning.
15:13Creekside cabin did have the most bedrooms.
15:15And it was on the creek near the bay.
15:17But, you know, it did need a lot of work.
15:19And for a renovation of that magnitude, we were just not ready for that.
15:24Dantown dream.
15:25It was good because it was near the Dantown in all the action.
15:29It didn't need a lot of renovations.
15:31But in the end, we felt like it was too small for our family.
15:34We chose the waterfront escape.
15:36What I liked the most was the view.
15:40It's proximity to the water was very close.
15:43And we liked the three bedroom, three bath.
15:45The house was listed for $350,000.
15:48At that price point, there was a lot of interested parties.
15:51So, we knew we had to make an offer fast.
15:53We came in at that $350,000.
15:55Our offer was accepted.
15:57It's going to give us $60,000 in our budget for renovations.
16:00Today, we're going to be walking through the house.
16:02Just kind of mapping it out and just getting ready for that renovation.
16:07Excited?
16:08Very exciting.
16:09All right.
16:11This is it.
16:12Can you believe it?
16:13Wow.
16:14This is ours in a waterfront view.
16:16The contractor will be me on this.
16:19We're going to have some subcontractors that I know to help us out.
16:22But for the most part, I'm going to be leading the charge with this one at the hip.
16:26I'm going to be the helper.
16:28I see a lot of projects, right?
16:30For sure.
16:31Like, what are we going to do with this garage door?
16:33We just get rid of the garage door.
16:35There's no reason to have a garage door entrance there.
16:37Frame that in.
16:38Have a nice entry door down there.
16:39Obviously, we've got a front deck that's dilapidated.
16:42So, it's going to need to be replaced.
16:44Just get rid of the 1970s awnings.
16:46That with the new windows, the new roof line above that new deck.
16:50Siding is coming off.
16:51Board and batten siding is going to look a lot better.
16:53Use the paint.
16:54Yeah.
16:55It's just going to give this so much curb appeal.
16:57I think it's going to look so good.
16:58So, let's go to the water.
16:59What do you think?
17:00Yes.
17:00That's my favorite part.
17:01All right.
17:02I want you to envision this coming out and around.
17:05Mm-hmm.
17:06And then going down the length of the house.
17:08So, it's just going to have a little bit of a wraparound porch.
17:11And then underneath, we're going to frame this in.
17:13And this is going to be that storage area that we were talking about.
17:16I love the idea.
17:18All right.
17:19Be careful on the steps.
17:21Yes.
17:21Very loose.
17:22I think I might want to keep this door.
17:24What do you think?
17:25I think for firewood, maybe.
17:27Yeah.
17:28All right.
17:29This is the big project.
17:30Yeah.
17:30This wall all the way the length of the house is going to be removed and kind of make the
17:35living room bigger.
17:37These are then going to be changed and reframed in for the bigger windows that lets that light in.
17:42So, you can see that beautiful water.
17:43The beautiful view.
17:44New flooring in here.
17:46Yes.
17:46Popcorn ceiling is gone.
17:47Some more recessed lighting in here as well.
17:49Okay.
17:49But imagine like sitting right.
17:52Here.
17:52Right here.
17:53Looking out at that water.
17:55The water.
17:55It's just going to be perfect.
17:56Yes.
17:58All right.
17:59So, now the kitchen.
18:00Yeah.
18:01So, take those cabinets down.
18:03Take these fans down.
18:05Then that wall's coming down too, right?
18:06Yeah.
18:07This wall will then get pushed out about three feet this way.
18:10That will leave space in the primary bathroom.
18:15And then your cabinets are going to start kind of right here.
18:18Right here.
18:18Towards the end.
18:18And then span this wall.
18:20Okay.
18:20It's going to go all the way out to those windows.
18:23Then the island.
18:24Yeah.
18:24You can have the sink in the island.
18:26I like it.
18:27I can see myself cooking with a nice view.
18:29Yeah.
18:31All right.
18:32So, now we're moving to the bathroom.
18:34It is small, but I think it looks even smaller because of the tub and that sliding door.
18:39So, we can do.
18:39I think with the walk-in shower.
18:41Walk-in shower.
18:41It's going to look a little bit more spacious.
18:43New vanity.
18:44New toilet.
18:45New drywall.
18:46New fan that goes in here.
18:47Okay.
18:48Now we're moving to.
18:49The primary room.
18:50Primary.
18:51Okay.
18:51Bedrooms.
18:52We're going to refinish the walls.
18:53We're going to take all that paneling out.
18:54And then the flooring needs to go.
18:56It's just too many colors in each room.
18:58So, we are going to put one floor in the entire house.
19:01So, that way it's all fresh and up to date.
19:03Let's see what we have here.
19:05It's missing the shower.
19:07Yeah.
19:07Just remember, we're going to be pushing the kitchen wall out three feet.
19:10Mm-hmm.
19:11So, it's going to allow that room for a walk-in shower.
19:13New vanity.
19:14New vanity.
19:15New drywall.
19:16New toilet.
19:17Fan.
19:18And tile floor.
19:19Okay.
19:20I can see.
19:21Starting to come together?
19:22Yes.
19:24In a renovation budget, we've set aside $60,000.
19:27We have $15,000 for the kitchen, $5,000 for each bathroom.
19:31And that puts us at $25,000.
19:33And the remaining will go towards paint, drywall, flooring, revitalizing the decks, all those
19:38things.
19:38I'm very excited to get started and put our hands on it.
19:54Today is demolition day.
19:56Safety first.
19:57Today, we're back at the house.
19:59We're excited to get some of this demolition started.
20:01We're going to start pulling things back and see what we find.
20:04We're starting in the porch area.
20:06We're going to be pulling down some of that ceiling so that way we can see what we find
20:10behind there, see if we need a beam, see if we've got rafters or trusses.
20:17So it's plywood.
20:18The ceiling, from what I see now, is made out of plywood with popcorn sprayed on it, which
20:23is not normal.
20:27Whoa.
20:29Watch yourself.
20:30It's full of nails.
20:38See anything in this beam?
20:41See how this beam comes in here and overlaps?
20:44Yeah.
20:44We're going to need a load-bearing beam.
20:46This wall is going to be removed.
20:48So we need a center support.
20:50Okay.
20:51That main wall is now going to need to be supported by a main beam.
20:57As far as what this looks like to our budget, this load-bearing beam and support is $10,000.
21:03While it is in the budget, I was really hoping to use it for something else.
21:07But it's what we have to do to get this open concept.
21:10You're doing a really good job.
21:13I'm doing better than you right now.
21:16I am the one who's doing most of the work.
21:25Pull it like this.
21:27I don't think I'll be able to do that, but...
21:32There we go.
21:33Take it right here.
21:36Everything went smooth today, and no one got hurt except me and my feelings when she said
21:40she did all the work in the kitchen.
21:43Every day is of the essence.
21:44We need to make sure we make the most of it.
21:49Yeah.
21:50Whew.
22:02Today we're going to be removing the floor that was in the enclosed porch area.
22:07The original plan was to pull up the LVP.
22:10Unfortunately, when I pulled that up, what was underneath was not what I was expecting to find.
22:15Decking board and Joyce running the wrong way.
22:18The floor did some funky stuff.
22:20And now we have to take up everything and completely rebuild this floor.
22:27And glad I got some help here today.
22:30Got my best friend, Brandon.
22:32Yeah, you got to get that corner.
22:34Gotcha.
22:43You know when you peel the onion back, you find different layers and some make you cry.
22:50Oh my goodness.
22:52These are the ones that are making you cry.
22:54This is why we're flipping the Joyce around.
22:58When you have older homes, sometimes you find people didn't necessarily know how to build it the correct way.
23:07There we go.
23:09This floor was an unexpected hit to the budget.
23:11It's going to cost about $5,000.
23:13But we're putting it in the proper way.
23:15We're making it nice and strong.
23:17We're putting Joy's tangers in.
23:19That way, we've got the peace of mind knowing that it's done right.
23:39Today, we're taking out the three windows where the wall for the kitchen is going to be.
23:44Reframing the entire wall and making it structurally sound.
23:48Hey, frogs.
23:51That's what you don't want behind your siding.
23:53I have framed and built houses, but I haven't done this type of blowout before.
23:58Removing windows on the second story and framing in a new wall, so it's a new experience.
24:13Working by yourself, for instance, is its own set of challenges.
24:16Holding things, it just wears on you more.
24:21I was able to get that new wall put in, get the wall sheath and ready to go.
24:25Next is framing in that downstairs below the deck for additional room.
24:31Super happy with what we were able to get done.
24:33I wish we could have got done more, but, you know, that's how it goes.
24:36We'll have an electrician come in this weekend and put in the wiring for the kitchen and get ready for
24:41drywall.
24:54Okay, ready for a big decision on the flooring.
24:57I think we're probably on the same page. LVP, right?
25:01Yep.
25:01We got this guy, this guy, and this guy here.
25:03Okay.
25:04We're in the process of choosing what floors we want to do, what colors.
25:08We chose LVP because, you know, it's durability.
25:11And we can save a budget, too, because we are doing the installation.
25:15Starting with this one, what do you like, what do you dislike?
25:18This one, it's got the dark brown and kind of dark for me.
25:22At the store, when I was looking at it, I like it because it's kind of light,
25:25but then now I'm looking at it, it's got, like, brown here, like kind of dark brown.
25:29Right.
25:30I don't know.
25:30I like the Kohler. I think it could work in here.
25:33For that, the total investment's about $3,500 for the 2,500 square feet that we're going to be doing.
25:37But it's in our budget.
25:40It is in our budget.
25:41This one right here is kind of like a gray.
25:44Mm-hmm.
25:44That's pretty.
25:45It does have a different grain on it, too.
25:47Mm-hmm.
25:47So it really highlights the wood grain, so keep that in mind when we put it down,
25:52what it's going to look like kind of in a bigger picture.
25:54Yep. Now, price point.
25:56The good thing is on that one, it is the same exact price.
25:58So it's about what we were expecting to spend at $3,500.
26:01Okay.
26:01Just for materials.
26:02Okay.
26:03And our last one.
26:04I like this one.
26:05I like that one, too.
26:06The grain looks a little different.
26:09It does show knots, but not as big as the other ones.
26:10Mm-hmm.
26:11But it does have a downside.
26:13It's the most expensive one.
26:14That one is $4,500, so it's $1,000 more.
26:19We were anticipating spending on it.
26:21But it's going to be the floor for the entire house.
26:24Yeah.
26:25And I think it's something they want to look every time.
26:28Yeah.
26:28Need to see what we can kind of cut a little bit of budget.
26:31I like this one.
26:32And I like that one the best, too.
26:34Okay.
26:34Even though it is the most expensive one.
26:36I think it's just all around what we're looking for.
26:38It matches the color scheme that we're going to go for.
26:41And sand, right?
26:42Yes.
26:42If sand was to get on it.
26:43It's going to blend in.
26:44So I think we got a winner.
26:46I can't wait.
26:46Awesome one.
26:47This is going to be pretty.
26:47I like it.
26:48Let's do it.
26:49Yeah.
27:03We got a lot of projects going on today.
27:05We're installing new decking, new landing for the stairs.
27:10Installing a new roof.
27:13Covered porch area for it.
27:16And windows replaced.
27:22Taking out a wall of the old door.
27:28And putting in a new window there.
27:31And working on the front porch.
27:37I'm extremely happy with what was accomplished.
27:40I think we've made a lot of headway.
27:42Got the front porch framed almost completely.
27:44I don't foresee any issues.
27:46But this project has taught me to expect them.
27:49So I don't know what they are.
27:51But I might find one.
27:53And I'll cross my fingers for not finding some.
27:57Everybody okay?
27:59We're okay.
28:00I hate broken glass.
28:09We're installing siding today.
28:12And drywall is going up.
28:16I hope you get done at least two rooms in the top floor.
28:21Get the ceiling finished.
28:24I hired this team for drywall to assist because, I mean, these guys are pros.
28:28They'll put it up fast.
28:30And I can put my focus elsewhere.
28:35We're going with the Horton Batten siding.
28:37It's a concrete composite siding.
28:41We like it because it's going to last for a long time.
28:43And it's impervious to the weather.
28:45It's going to give the house a nice beach cottage look.
28:49I'm really excited about the progress that we're making on the exterior of the house.
28:54We're going to paint and finish up the deck railings.
28:57And then we're going to shift focus to the inside.
29:12I'm at the house today laying down LVP in the main living room and kitchen area.
29:20Laying down LVP is relatively easy, but it's time consuming doing it solo.
29:28But I would estimate I've saved about $5,000 just doing it myself, which is wonderful.
29:34We try to save every penny we've got.
29:37Most of the main living area is done and complete.
29:39We're moving on in the next couple of days to the rest of the house.
29:43And that way we can get started on the kitchen cabinets.
29:55Today we got our painters here.
29:57We're super excited because they're tackling all the outside paint and all the trim work.
30:02The house originally when we bought it was this real weird blue and red color combo.
30:07And the type of siding was asbestos siding.
30:10So just for safety purposes and longevity reasons,
30:13we went with the fiber cement board and batten style siding.
30:16The paint we chose to go with was a light pale blue with white trim.
30:20Give it that beach cottage feel.
30:22And I think it would increase our curb appeal.
30:25The total investment on this siding was about $20,000 with paint.
30:29That was a good part of our budget, but we knew that was a huge and important factor.
30:42All right, babe, so we're going to look at our samples out here because we've got a lot going on
30:45inside.
30:46That's exciting.
30:47So we got this tile.
30:48We decided to go with the primary bathroom just for the walls and the shower.
30:54Yeah.
30:54But these are the ones that we picked out at the store.
30:57It's got a big decision to make on the primary bathroom tile floor, so we've got some samples to look
31:02at.
31:02Very excited to pick.
31:04So I just kind of want to get your idea on what you think would look the best against that.
31:09This one kind of gives you that white pebbly, beachy feel.
31:14Yeah.
31:14This one is $10 a sheet.
31:16It's pretty.
31:18I just don't like these little colors already.
31:21It's kind of similar to it.
31:23It's like too much.
31:24Yeah.
31:24Okay.
31:25You know, it does have that softer texture to it.
31:28But I will say this one's harder to install too.
31:30I can tell.
31:31Just because making these things match up the right way and grouting it.
31:36So we'll kind of table that one.
31:38This guy right here, it's got a little bit bigger footprint to it as far as the individual tiles.
31:45This one's about $12 a square.
31:48And remember, we like that it had a little bit of the sandy color in it.
31:52But what do you think?
31:53Well, we already have a little bit of the sandy color here.
31:56I kind of don't like this color right here.
31:59Oh, you're saying like this color compared to the wall file kind of is a little bit different.
32:03Yeah, it's kind of off.
32:04Yeah.
32:05That's too much of a contrast, I think.
32:06Yeah.
32:07Let's look at the last one here.
32:09The most expensive.
32:10It's about $15 a square.
32:12Okay.
32:12Not a huge difference.
32:13I do kind of like this one.
32:15I kind of like the shape on it.
32:17And then I like the texture on it.
32:19The texture, yeah, it's definitely got that glossy slick feel to it.
32:22It's a little bit more modern feel.
32:25To your point about this one, this one does have a darker gray.
32:28This one's a little bit lighter.
32:29So it does, it kind of complements it a little bit.
32:32You're good with this one?
32:34I'm good with this one.
32:34I'm good with this one too.
32:36Good choice.
32:37Yes.
32:52Now that I've got the floors down in the kitchen, I can get to the cabinets.
33:01The cabinets when we originally purchased the place, they were in pretty rough shape.
33:05They weren't worth saving.
33:06The type of cabinets we went with are traditional white shaker cabinets.
33:11They're easy to clean.
33:12They're functional.
33:13We wanted that cottage feel and that beachy look.
33:17The white shaker cabinets were $3,600, not including the island.
33:23That is typically on the lower end on cabinets.
33:27You can go up to as much as you want into custom cabinets.
33:30But for what we were looking for, functionality and the style and design, it fitted our needs.
33:48We've got 90% of the cabinets done.
33:50We still have a little bit of work to do on the island and paid us here to help.
33:56We were looking online and we ran across some inspirational photos and saw one that was amazing.
34:02So we decided to custom make the side panels at the island.
34:05The panels that we ended up going with are in an X pattern.
34:09So it does look like a nice cottage.
34:12I'm very excited because I know it's going to be a piece that is just unique.
34:16And then knowing that we are going to make it, I know it's not going to be easy.
34:22But we opted for the challenge.
34:24I think it's going to look amazing once it's done.
34:27Yeah, whenever you're not using blueprints, making something custom,
34:30it's always very important to just kind of make sure your measurements are right.
34:34Make sure it's square because when those countertops go on and it's not square,
34:38you've got a big problem.
34:39We already have the appliances, so next step is going to be the countertops
34:44and it's going to be the backsplash of the kitchen.
35:07Today in the main bathroom, we're getting the tile started on the wall and then we're going to lay out
35:11the floor tile.
35:13The design scheme that we're going with is kind of like a beachy modern.
35:17The material that we're using is ceramic tile and it's that brushed really bright white color.
35:21So it's going to give that open, airy, beachy look.
35:27Man, I hate when those grout lines don't match up.
35:29It drives me nuts.
35:31If I was in the shower, I'd be just staring at it the whole time.
35:34The additional fixtures that we're putting in the bathroom is a freestanding vanity.
35:38We're going with four recessed lights and glass sliding shower doors.
35:42So that way the space feels bigger.
35:44Keep it beachy, keep it open, but keep it simple.
35:47Once we get all the tile put up and get that taken care of,
35:50I'm going to do the exact same thing in the primary bathroom.
35:53Similar color design, similar scheme.
36:00Countertops are going in. Super excited about that.
36:02We got those white quartz countertops.
36:04We decided to go with quartz countertops because of the durability, the look,
36:07the color scheme that we were looking to go for.
36:10Make that kitchen really come together.
36:11The other work around the house today was the handrail on the outside getting finished up.
36:16Things are starting to come together with this renovation.
36:18We're super excited to get it done.
36:20I'd say we're in the homestretch now.
36:22The next thing is that we're going to be painting the walls,
36:25trimming out the windows, getting baseboards put in.
36:28So super happy to see that.
36:54We are exhausted.
36:56We're running on fumes right now.
36:57It's been a busy week getting all the final touches and details,
37:00kind of turning our project into a home.
37:02But it's done.
37:09I think when we originally bought the house,
37:11it was tough to envision the final product because it needed so much work.
37:16But I think we achieved it.
37:18I think we exceeded our expectations.
37:20Very excited now that it's done and completed.
37:23We can enjoy it and spend some weekends here with families and friends.
37:27We're excited to the next chapter of what this house is going to bring.
37:35Ben, we're finally here. Can you believe it?
37:38Very excited.
37:39Congrats, by the way.
37:40You worked your tail off getting this done.
37:43I worked maybe like 30%.
37:45You worked all the 70%.
37:48This view right here is exactly why we did this.
37:52We touched every square centimeter of this house.
37:56It originally had a really weird lean-to style porch on the front
38:00that was just beyond repair, dilapidated.
38:04We completely rebuilt it and angled the pitch to carry that roof line out
38:09so it looks a lot more uniform, a lot more craftsman.
38:12And then we did some tongue and groove on the underside of that.
38:16So we were really happy with the way that turned out.
38:18It had a weird blue asbestos-style siding that was really popular in the late 60s.
38:25What we went back with was this really beautiful baby blue Borden Vatten siding
38:30that's a fiber cement siding, maybe require a couple coats of paint throughout its life,
38:35but we shouldn't have to replace it.
38:36Its insulating value is a lot higher, too.
38:39We also replaced that rotting, dilapidated side deck that led up to the front door,
38:44and we just decided to extend it and wrap it around the front of the house
38:48to encapsulate the gorgeous views.
38:51And on the outside, spending time in the hammocks that we're going to put in these trees as well.
38:55Yeah.
38:56So that way, you know, we can just listen to these waves lap the shore
38:59and let the day waste away.
39:01I think it'll be amazing for our family.
39:04As you go into the front, that sunroom was originally an old deck
39:08that had been closed in and repurposed into a sunroom.
39:11We cut out the floors because they were uneven and sagging,
39:15and so that main wall was actually the front of the house.
39:19We removed that entire wall.
39:21That way we could have that massive open concept from the kitchen to the living room.
39:26We've got brand new windows, brand new electrical with recessed lighting
39:30that was not there to make it that really bright look.
39:34Added a chandelier and added a picture window that slides open at 12 feet wide,
39:39so in the nice evenings when you're having dinner you could slide that thing open
39:43and have dinner right there with the water.
39:45So it's absolutely amazing.
39:48The kitchen in general, when we first got it, was a nightmare.
39:51It was so weird, so we had to get rid of all that.
39:54We decided to go with porch countertops because of the durability, the look,
39:58ceramic tile backsplash.
39:59It's a bright white color as well.
40:01I feel like it's got a little bit of waves, so it's kind of had the fishy feeling,
40:06and it's white too, so it's going to go good with the color of blue with the iron.
40:12Once we removed the wall that was in between the kitchen and that sunroom and opened up that space,
40:17we were able to continue those cabinets along the back wall there.
40:21The idea was that while you're in the kitchen, doing your kitchen duties,
40:25you could look to your right and have that gorgeous view of the water.
40:29And that's why we wanted the island addition right there in the kitchen,
40:33so that way you could eat breakfast and look at the water.
40:36Also, throughout the entire house, we got rid of that horrible 1960s wood paneling
40:41that had no insulating value whatsoever and installed nice drywall,
40:45as well as LVP flooring.
40:47It's night and day.
40:49And then the primary bathroom, when you walked in there,
40:52was nothing but a toilet and a vanity.
40:54Yeah, so we come up with the idea to extend it and make it more comfortable.
40:59With that extension, about three feet, it made it into a full stand-up shower
41:04and functional bathroom.
41:05In both bathrooms, we went with ceramic tile both in the floor and on the walls.
41:10We went with a vertical-style tile in both showers to give it that kind of beachy
41:16but yet modern feel in both sides.
41:18We wanted them to be both stand-up showers versus a shower in a tub.
41:23We're at the beach.
41:24People like to shower off, and so it makes it a lot easier and functional.
41:29Originally, this project, we expected to spend $60,000.
41:33We did well.
41:34We saved some money on the countertops,
41:36saved some money on the bathrooms with doing it all myself,
41:39and we were able to stay on track.
41:42But we decided to splurge and get a dock and add another $25,000 to our budget,
41:47which brought us to $85,000.
41:49So, a couple reasons.
41:50Number one, for the access and the use of it,
41:52but I assume for renters, it's going to be a huge draw,
41:55and for the property value, it's just going to go up.
41:58So, I think overall, it was a great investment.
42:01It's going to be amazing getting out here and bringing the kids and fish
42:05and go swimming off the dock.
42:06They're going to have fun.
42:07Oh, they're going to have a great time.
42:09They're going to make great memories.
42:10Who needs computers when you got this?
42:12We want to spend a lot of time down here with friends and family,
42:15and this allows us to experience a part of North Carolina that most do not.
42:19I can't wait.
42:20I think it's going to be great weekends.
42:23It's just to be outdoor and then see the water,
42:26see some dolphins every once in a while.
42:29We're going to be down here every available weekend that we possibly can get a hold of,
42:34as well as the possibility for, you know, having some renters that come in.
42:38I think that it will be a huge draw.
42:41Overall, it was an amazing experience.
42:43I think both of us are extremely happy and relieved it's done
42:46and can't wait to start enjoying it.
42:48This is a little piece of paradise right here.
42:51For sure.
