00:35I love Town & Country.
00:37I mean, this is where I grew up.
00:39It's where we met.
00:40Yeah, this area definitely holds my heart.
00:43Known for its low cost of living,
00:45Town & Country is a gorgeous suburb
00:47where most residents own their own homes.
00:49And with 85,000 inhabitants,
00:51this community is also one of Tampa's largest.
00:54It's only 10 miles outside of downtown Tampa,
00:56less than a 15-minute drive from the International Airport,
00:59and being really close to some amazing beaches

01:02Town & Country is considered
01:03one of the best places to live in Florida.
01:05It's cool to come back to a place that meant a lot to us,
01:09and hopefully we can give back to this community
01:11and neighborhood that gave us so much, right?

01:21It's a three-bedroom, two-bath,
01:23and it's just under 1,500 square feet.

01:28the Multiple List and Service,
01:30for $235,000.
01:32And $400,000 is the ARV,
01:34which is why I even want to take a look at this house.

01:43but based on what I saw,
01:44it's very distressed-looking,
01:46so I could only imagine what inside looks like.

09:39So I'm going to go talk to the agent, make an offer, and let them know we can buy quickly, we can close with cash, and this house will no longer be an issue for you.

10:01After talking to the seller's agent and pointing out all the repairs needed, I was able to convince her to drop the asking price by $65,000.
10:10So we ended up purchasing this zombie for $170,000.
10:14But because there's so much to renovate, we're going to allot at least $120,000 for the renovation budget.
10:21And then there's the realtor fees and closing costs, which amount to $21,500.
10:26As well as the loan interest, which should be $5,800 based on a 60-day rehab schedule.
10:32This makes our all-in investment a hefty $317,300.
10:36But similar sized homes in the area are being sold for $430,000.
10:41So if we're able to find a buyer who will pay that price, we're looking at a six-figure profit just north of $112,000.
10:49And now, here comes the hardest part.
10:51Actually flipping this zombie.

10:54To get this zombie into fighting form, we'll be removing those disgusting walls that separate the kitchen from the living and dining rooms.
11:01Creating a more inviting and open feel when entering the home.
11:05New cabinetry, appliances, fixtures, and flooring will be installed to give this house a functioning kitchen.
11:11The converted side of the house is a construction fail.
11:15So we're going to rebuild and raise the exterior walls in line with the rest of the home.
11:20We'll also combine the family room and bonus fourth bedroom into one humongous room.
11:25Adding a closet, as well as moving and updating the second bathroom, creating a real primary suite.
11:31And because this home has no laundry room, we'll build one where the second bathroom used to be.
11:37The other three bedrooms will all get the renovation works.
11:41New drywall, fresh paint, and new lighting.
11:46The guest bath gets all new cabinets, tile, countertops, and fixtures to complete this massive renovation.

13:42this house's demo and so now with all the germ-ridden walls removed our renovation crew can finally get

14:09kitchen popcorn ceilings old flooring and all that disgusting drywall there's still some interior metal
14:15framework that needs to be removed where the fourth and fifth bedrooms used to be
14:19with that old framing gone we're now able to create our new primary suit we're also getting rid of
14:28that outdated albatross of a fireplace in the living room which will create a more livable space and
14:33modern look for the future homeowners it's a lot of hard work removing that stone but it's nothing a
14:39a couple of our guys wielding a couple of sludge jammers can't handle look at them working all right
14:52with the inside demoed over here at golden drive our focus today is on the outside as the guys are set
14:57to remove this zombie's old roof and make way for a brand new one hey jordi what's up hey look at you
15:05the plywood should be done in the next 30 minutes what 30 minutes and then by another day
15:09all the things should be off trusses and all wow y'all are working fast came ready to work oh my goodness

16:04removed at golden drive domar and i wanted to check in on the progress but we weren't anticipating seeing
16:09an entire exterior wall missing we did not approve that yeah how's it going uh where the heck is our
16:14wall unfortunately it was it didn't have no rebar and it just had two rows of block and the rest was
16:21wood i thought it was all blocked no sir with the roof coming down it just fell the front wall was
16:27basically like this yep two rows two rows like this and then the rest was wood that's why it fell
16:32because it's there's no feeling no rebar oh goodness how much is this going to cost that's going to be in
16:38the same quote we gave you we did calculations and we got enough block for everything okay good
16:43price is averted yeah it's all included you almost gave me a heart attack it's going to be blocked and
16:47all that also so you guys are working on the rebar today yes sir that way this week the block guy
16:52comes in that is excellent let's talk about back here back here we're just putting uh rebar right now
16:57for the primary bedroom two feet apart and on this side is going to have two windows also for the primary
17:03bedroom okay this is looking good man appreciate it we ordered the trusses already oh yeah
17:08but there is a huge delay as of right now we're looking at between six to eight weeks
17:14it seems like everybody on the planet is renovating houses i mean we can't get trusses to save our life
17:20and none of our connections are coming through at all it's not like you can just go pick up some of
17:25these trusses from a big box store you have to get them through a supplier if you can do anything to
17:29fast forward our delivery date that would be great because we want to make sure we stay on timeline i know
17:34i'm going to see what kind of deals i can cut i love the progress a week from now we're going to
17:38have new walls and this house is going to look very different yes i love it
17:49quite a few things we got to get done we got to go pick up that vanity top and we also got to go
17:53look at those tile samples that amanda wanted us to look at we're going to get exactly what we need
17:58and leave otherwise we're going to be picking up the kids late from school today because when you go
18:02shopping it's a whole thing we'll be on time okay we'll see jordy's calling hold on what's up jay hey um
18:12i just got a an email from the ones that are making the trusses for golden drive okay and they said
18:18they had stopped the design because the measurement that the engineer gave is off of foot what jordy a
18:26foot that's a lot to be off yeah that's a lot so they said the production is stopped until the
18:32measurements are correct so they can continue are you serious okay i was shocked the same way oh my goodness
18:42it was taking six weeks just to get these trusses in and now they stopped production until
18:49until what i guess they want the engineer to re-measure again to make sure that the measurement
18:53feet put there are correct great we do not need any more delays on this yeah all right jordy so let's
19:00go ahead and get on top of this keisha's going to reach out to the engineers right now
19:04and get them back out there to re-measure all right sounds good all right thanks man no problem
19:11all right oh man this sucks yeah we need them out here as soon as possible for sure
19:21while we wait on the engineers updated measurements for the new trusses work moves forward at golden
19:25drive as the team reconstructs this home's outer wall with cement block 14 levels of cement or cinder block
19:33are fabricated from the ground up held in place with mortar which is a bonding agent made of cement
19:39water and a lime aggregate steel rebar is also a critical component used in the construction of
19:44these walls as it increases the strength of the block helping it resist any cracks or breaks
19:51we're also starting to rough in this home's plumbing lines that will connect to the kitchen as well as the
19:55new and existing bathrooms
20:00and so with this zombie taking shape some preliminary landscaping is done to not only clean up the
20:05property giving us a better view of the potential curb appeal but with the strategic removal of some
20:10unruly tree limbs near the structure we are literally clearing the way for the incoming roof installation
20:15whenever that finally happens
20:25whoa what a transformation to demo all right now that the walls are up this house is literally
20:32starting to take shape so i wanted to bring amanda by so she can wrap her head around how she's going
20:36to do the design no more fireplace so now we have a lot more open space for the living room right it's
20:43going to be more inviting for the buyer for sure and it feels a lot bigger see we built up the walls
20:50we added the two course of blocks so it feels a lot more open now and the ceilings will definitely
20:55be a lot higher we raised the roof literally so what do you think it's a blank canvas and here's the
21:02floor plan living room then our kitchen i want to put an island here but it's gonna kind of like impede on
21:10this area so the floors are gonna get raised right yeah we're still gonna build the floors up okay but
21:16for the rest of the house over here we have the primary yep this will be the entrance into the
21:22primary bedroom yes we're doing primary closet here and then primary bathroom right there yeah and we're
21:29gonna tie into the existing plumbing that's already over here that was in the old bathroom on the other
21:35side of this wall so we'll just bring all of that out here okay that saves money a lot of money for
21:40sure this is gonna be a nice grand primary bedroom yeah i think this house is gonna look really nice
21:45once it's all done let's get out of here okay with the unforeseen cost of adding a bathroom for the new
21:54primary suite rebuilding an exterior wall as well as the delayed roof trusses our budget is taking a real
21:59hit we already spent close to 65 grand of our allotted 120 000 budget and this rehab is just
22:06getting started but i'm hopeful that the bigger issues are now handled where there are no more
22:10costly surprises and we'll be able to keep this flip on time and on budget but that remains to be seen
22:16so fingers crossed what's he coming to inspect today it's the rebar the rebar and the plumbing
22:28underground okay i hope everything's improved i'm over at golden drive today so alex and i can
22:34meet with hal from logistics which is an engineering inspection company he's here oh yes i pray that we
22:40get approval for the work that's been done so far so that we can get the new trusses up as well as
22:45roughen the rest of the plumbing so that we can get this build back on track thank you so much for

23:41my end like what's the process there kelly you want to explain to her how it works well you've hired a
23:45private provider we bypass and fast track the inspection process so it's going to be a quick
23:51and easy process for you we send in the results to the county we send the results over to you and then
23:56we can just go from there we can get started on the rest of the process absolutely keisha perfect

24:19i've been dealing with the property on golden drive all day and i just got off the phone with the
24:23engineers okay they got their measurements correct with these trusses but our trust builder got the
24:29measurements wrong so what does that mean we are literally going to have to rebuild every single
24:34trust in this house are you kidding me i wish i was it's a nightmare
24:45every single trust it's crazy how much is this costing us well that's a silver lining it's not
24:51going to cost us anything because the builder realized that it was their mistake so they've got to
24:55make it right okay so they are fixing it yeah but this is going to delay us again we've already been
25:03waiting for these trusses for six weeks and now we have another delay because they have to rebuild it
25:07we will lose a little bit of time they're gonna really amp up their production and make sure they
25:12make it right for us because they know what a crazy deadline we have and i sort of went off they said
25:16it would take about a week to get everything wrapped up and to make sure that we get the correct
25:21trusses well they better come through for us because if they don't we could lose money on this
25:25house we have a hundred twenty thousand dollar budget for rehab on this house we have holding
25:31costs we've already been delayed six weeks waiting for these trusses right and another week it may not
25:36seem like that much but it all adds up yeah i know i have faith that it's going to come through just
25:41one a week delay as promised the trust company was able to deliver all the new trusses within a week's
25:53time which is great because we can't afford any more delays the trusses are the structural framework
25:59that will support the incoming roof by distributing the weight of said roof to the building's load-bearing
26:04walls with the trusses in place the roof ceiling joists and rafter beams are all secured with metal
26:10rafter ties next plywood is laid over the joists creating a solid surface for steadfast roofing to
26:18enter the job installing the home's new shingles completing this evolving zombies roof construction
26:29with the walls built and a roof over our heads our team is installing the front door and new windows
26:34double-paned and tough enough to withstand florida's harshest weather we finally made a good dent in this
26:39zombie renovation but still got miles to go hello oh we got a new roof on do you want to progress yeah
26:57there you go with this flip on golden drive back on track i'm meeting up with keisha and our contractor
27:02geordie to see what's been done and what still has to be done so we can get this house listed this is
27:07looking good yep when is it going to be done though before the inspector comes later on this afternoon
27:11that'll be done so this will be done this morning that's really good progress thank you so when will
27:16the entire house be framed out on the inside my plan is by tomorrow by tomorrow yes sir and then after
27:20the framing is finished we will start with the plumbing that way after the plumbing we can start
27:25for electrical and we can work around the pipes and everything we need to okay i love that can we start
27:30stuck on the outside in the meantime yeah i'll get a guy out here to quote it out and i'll send you the quote
27:35okay i love the progress you guys are doing great thank you jordy no problem as luck would have it the
27:42floor joist work was approved by the inspector so our team got cracking on the subfloor by installing
27:47plywood throughout plywood is a great choice as it's durable water repellent and will be a great foundation
27:53for our incoming vinyl flooring and with the rest of the interior framing put up the primary suite and
27:58the rest of the interior spaces are ready for the next stage of this rehab hanging drywall
28:05installing drywall over wood framing is not only fast and affordable but offers good soundproofing
28:10fire resistance and a smooth finish which is great news when we're ready to paint these walls
28:17with the inside in good shape it's time to cover the outside block and we're using stucco to do the job
28:21of cement sand and water will not only waterproof this home but once dry it creates a super rigid
28:30exterior that is fire and pest resistant making it the ideal material for covering this home's exterior
28:37and with the new vinyl fence going up all around the backyard creating real security and privacy
28:42i can actually see the completion of this zombie rehab coming into focus
28:53i'm excited to see the fence at golden i talked to bobby this morning and they got started on it super
28:58early and i think they might be done oh yeah that fence is going to make the house look so much better
29:03especially that backyard yeah all right here it is oh it's looking good hey hey how's it going guys

29:18no because we ran into an issue what's the issue we got a palm tree right on our fence line
29:23uh it's in our way and pretty much halted work uh oh my gosh you can't go behind that we can't

29:41to take it down and take it to the dump and have another bobby 2 500 yeah really we don't have the
29:46budget for 2 500 we've got to progress with this backyard is there anything wrong with the tree other
29:51than the fact that it's on our property line that's it it's a good tree could we just put two

30:30now we are ready for like texture for paint yeah we're getting really close but why is the electrical
30:36panel right here in the hallway babe why is the electrical panel not in the laundry where it's supposed
30:41to be that's what was on the plans though mark when have we ever ever ever ever ever ever ever had the
30:47electrical panel in the hallway silver you are tripping the engineering plans had this panel here
30:51the whole time you just didn't see it babe this is an eyesore i don't want an electrical panel

31:10now why is the electrical panel in the hallway and not in the laundry room because you had told me to
31:16follow the plans when i called so that's what i did uh-huh so the panel was in the plans in the
31:22hallway yeah that's what it showed okay so how much would it cost to move it to the laundry oh my gosh
31:29hey if you want to move it to the laundry room that's basically a new installation it'll be between
31:33six and eight dollars wow all right thank you jordy no problem yeah we're not doing that but this is
31:42stupid no you know what is stupid the fact that you are assuming that somebody needs to read your mind
31:48instead of following the plans as you instructed nobody can read your mind honey okay i'll take the
31:54blame i should have been more involved and pay closer attention but it's not aesthetically pleasing
32:01so we have to figure out how to work with this the way that it is there's got to be some kind of
32:05design feature something that we can do to hide this electrical panel amanda got called away to do a big
32:12design project in orlando so apparently i have to do the design now babe it's not the full design it's
32:19literally a project you are extremely creative and you are a problem solver so i fully fully fully
32:27believe that you can think of something you okay no i'm not okay we're in the home stretch of this
32:34transformation and it's time we focus on the outside as we get rid of this zombies overgrown landscaping
32:40as well as that old shed in the backyard yes storage for this house is at a premium but this
32:46hazardous waterlogged shed will simply be too costly to fix up and has got to go
32:55a couple coats of an acrylic latex gray paint are applied to the exterior instantly up in the
33:00homes curb appeal as a white paint with pink undertones is applied to the inside
33:06freshening and updating the interior spaces throughout in just a matter of hours
33:10with the paint on the walls the flooring can go down and we're using a gorgeous luxury vinyl plank to
33:19do the job we chose this type of flooring because lvp is super durable it's waterproof and with its
33:24click lock design installation is literally a snap keeping labor costs down in the bathrooms gorgeous
33:32porcelain tile is installed along with a couple new vanities as well as some can lights in the ceiling
33:38custom cabinetry is also brought in and installed in the kitchen framing and defining this large space
33:46and so with everything seemingly in place it's time to outfit this home with some furniture
33:52and we brought in the staging company to do the job
33:55staging furniture is important when trying to sell a home
33:59putting together a freshly made bed placing a globe on a desk or even hanging some art on the walls gives
34:05potential buyers a real vision of not only how these rooms can be laid out but how a former zombie of
34:10a house can truly feel like someone's forever home
34:20but how these rooms can be found that they don't have to be a Ramsay's for the house
34:22like anither noonee
34:23but they're not even if they tell us his restaurant
34:25but when they say they don't travel to the house the house as well
34:26they're not supposed to be living in this room
34:29the house was broken by the house was abandoned
34:31yeah
34:36remember what the house looked like before it was so gloomy and the windows
34:41were all boarded up the roof was caved in and this converted garage was also
34:45falling apart it was completely destroyed it was this ugly peach color
34:51and there's graffiti all over the walls it just looked like it was left for dead
34:54the mother of zombies yeah well look at it now zombie no more because this thing
35:00is shining complete transformation everything is brand new we raised the
35:06walls put on new trusses a new roof and we stucco the entire exterior of the house because it was
35:12not uniform at all but now it's uniform we painted it a nice neutral natural color gray yeah for sure
35:17and i love this door color that we chose it's just soft enough but it still gives that nice pop of
35:23color it feels warm and welcoming i just i want to come in here i feel like it's home exactly and i
35:28want to go see inside this beautiful home right now yes welcome me home all right come on welcome home

35:37welcome home babe she is gorgeous oh my goodness
35:46man this house is so different than what it was before when we walked through the front door you'd
35:52walk into this wall that was right here that separated the kitchen from the living room and
35:56this huge fireplace ate up most of the space in this room you could even use this room as a living room
36:01no the whole place was not functional and now it's nice and open i'm so glad that we demoed this
36:09fireplace now a buyer can come in here and you know can enjoy this living room with their family and it's
36:13a nice size i agree and i also am glad that we took this wall down that separated the kitchen i want to
36:19take a look at it closer remember this was a tiny kitchen super tiny the cabinets were water damaged
36:27and rotted there was black growth on every wall in this kitchen everything had to go but look at it
36:34now it's so wide and open and grand yeah we completely gutted this whole kitchen cabinets countertops
36:43appliances pictures you name it it's brand new and i love these beautiful floating shelves
36:49and the greenery on top yeah it's very unique remember where i'm standing right now there was a wall
36:54here yeah this was the converted garage that wasn't really done well we took down this wall and now look
37:01we've got a designated dining area a beautiful wine fridge from impava that we were able to fit into
37:09this space i bet you no other house in this neighborhood has this so that's going to help
37:12us stand out with every other house on the market this house has got it all i want to see the bedrooms
37:17yes let's go look at it so we framed out the entire electrical panel still a work in progress you can open
37:26and close it and in front of it will be a nice picture so you'll never know behind this is the
37:32electrical panel bravo let's take a look at these bedrooms
37:35like all the other bedrooms this was a mess before drywall was beat up and holes all in it
37:43it was bad remember the roaches in the drywall so disgusting bedroom number one look at this
37:52new floors new drywall texture paint new light in throughout and i also love that the stager stagious
37:58room has an office because it is the smallest room of all four bedrooms and it shows the buyer's options
38:04for sure it could be a nursery it could be a kid's playroom i love it bedroom number two
38:10broken windows it was very nasty for sure but look at it now everything is brand new it looks
38:17nice and refreshed i love it let's go look at the bathroom all right this was one of the most
38:23decrepit nasty rooms in the entire house the first thing you saw was this toilet it wasn't even in the
38:30right spot it was a disgusting vanity it was bad we had black growth everywhere yeah this whole
38:35bathroom needed to be gutted yeah all right look at this bathroom it's so gorgeous and look at this
38:44tile oh my god i love the floor tile going up to the wall very very elegant and classy gold accents
38:51everywhere it's gorgeous all right i'm so anxious to see the other bedroom let's go yeah this was not
38:58a primary suite before it was just this big open space that was just disgusting i mean this whole room
39:04was scary i didn't even want to come back here yeah but the best use for this space is what we turned it
39:09into i can't believe what's right in front of me it's like my dreams became reality look at this primary
39:16suite yeah beautiful primary suite that is so spacious we added another window yep we removed the
39:23door and then we added a walk-in closet and again like we did with the other rooms new floors paint
39:31a brand new fan we did recess lighting throughout very luxurious yeah i want to see this closet over
39:38here remember it wasn't here before right it turned out so nice
39:41i really love these pocket doors from rocket door frame they don't take away space from the
39:49room they go in the wall and it really looks good yeah it gives a nice seamless look love it we also
39:56added this door for the primary bathroom entrance as well oh yes remember this space wasn't even here
40:02before i mean we moved the bathroom from in the laundry room moved it up here and just expanded it
40:06now we've got dual shower heads i think this is one of the fanciest bathroom renovations that we've
40:13done and my favorite feature right here is this tinted picture window that looks outside with the
40:19hanging mirrors in front of it and the pendant lights that is very unique but sexy and it really
40:26gives that spa vibe for sure i really enjoyed the entire house but we got to get down to business now
40:32let's talk numbers i love everything that i just saw i mean it's a complete transformation and
40:41what's even better is that we're able to stay within our timeline 60 days and we were within budget as
40:45well i love that let's get to listing this thing despite all the drama with getting this place flipped
40:54i couldn't be happy with the end result especially when i crunched the numbers in hopes of selling this
40:59house for 430 000 we bought it for 170 000 and we were actually able to keep renovation costs
41:06just a hair under our 120 000 target budget added in 21 500 for our realtor fees and closing costs
41:13as well as 5 775 which is our interest amount on our loan our total investment comes out to 316 037
41:22so if we're able to sell this renovated zombie for 430 000 and i think we can we're looking at a profit
41:28of 113 963 a six-figure profit in 60 days now that's what i'm talking about
