00:00Amanda, who do you think would win in a race between you and I?
00:13Are you serious?
00:14You'll probably, like, snap your Achilles tendon.
00:18I gotta make sure I get out and exercise again.
00:20North City Park.
00:22This is a whole park.
00:23I see that green field and I just want to run.
00:25Let's go!
00:26This is a really nice neighborhood.
00:28I mean, look at these houses.
00:30There's some big houses in this area.
00:32Yeah, a lot of these houses were built in the 70s and 80s.
00:36I mean, I love 70s floor plans because they're just bigger.
00:41They don't make them like they used to at all.
00:44We're now in the Safety Harbor area, which I love.
00:46Yeah.
00:47It's just beautiful out here and a lot of new development.
00:50So, Safety Harbor, it's a smaller town, but, I mean, it has a lot, a lot of charm.
00:56I mean, look at all the water views, right?
00:58The boating, the skiing, kayaking, paddle boarding, everything is all out here.
01:04Safety Harbor, Florida is a charming and tranquil town nestled along the western shores of Tampa Bay.
01:10It offers a perfect blend of natural beauty, small town charm, and wellness-focused living, making it an appealing destination for those seeking a laid-back coastal lifestyle.
01:19So, I am excited that we actually got a house out there.
01:24Yeah, me too.
01:25This area has been attracting all the young buyers, and so that means they want all the updates and all the flash.
01:31So, here's the deal with the house.
01:32I was able to pick it up for $450,000.
01:35$450,000?
01:37Yep.
01:38What?
01:38Wait a second.
01:40I know.
01:40It's much higher than we normally go on a purchase.
01:43Yeah, but I ran the comps, and we're literally almost at $700,000.
01:48Seven.
01:48That's why it made sense.
01:50Even with the repairs that this house needs, a $450,000 acquisition price with a potential ARV of $700,000, that's a good spread there.
01:57Yeah.
01:57That's $250,000.
01:59Correct.
01:59How many square feet is this?
02:01How many bedrooms?
02:03It is a four-bedroom, two-bath, just a little over 2,000 square feet.
02:08Oh, wow.
02:09This is a nice-sized house.
02:10It is.
02:11So, for a 2,000-square-foot house listed at $700,000, it's definitely going to have to have some high-end finishes.
02:17Oh, for sure.
02:18It's going to be a pretty big house, which means, you know, pretty big repairs.
02:23The house has major foundational issues.
02:25Like, half the house, Amanda, is sinking into the ground.
02:27Oh, jeez.
02:28Literally.
02:29But I got some quotes, though, and they run from $30,000 to $50,000, depending on what's going to be done.
02:37So, we're averaging around a $40,000 foundation repair.
02:40This is pretty extensive.
02:41This is a big-ticket item that we're going to have to fix, but everything else, numbers-wise, property-wise, location-wise, it checks out.
02:50Yeah.
02:51I mean, with a $250,000 spread, that's not so bad.
02:54All right.
02:55Here's the house right here.
02:57Oh, no.
02:58This is Zombie House Flippin', Tampa.
03:03What do you think?
03:14Wow.
03:15This looks worse than the pictures.
03:19Yeah, that crack is, like, separating the front half of the house.
03:23I'm sure it goes all around the house.
03:26That's very concerning.
03:28Very.
03:29Because this looks a lot worse than I thought.
03:32I can't even imagine what it looks like on the inside.
03:34Let's go look at it.
03:35Less than a mile from the coast, this 2,090-square-foot, 1970s home boasts four bedrooms, two bathrooms, and a large backyard, leading to a private hiking trail.
03:49Oh, wow.
03:55Look at this.
03:58What?
03:59Look at that crack.
04:05Yeah.
04:05That's big, and that's in the middle of the house.
04:08Look at the crack in this ceiling.
04:10It's literally collapsing.
04:12When you have major foundational issues like this that are also up here, that means the stress is causing issues with the roof.
04:20Right.
04:21And so I wonder what's going on on the other side of these ceilings.
04:25I mean, we've got to get the roof inspected regardless, because we don't want to take any chances, especially with a foundation problem being this big here.
04:33I mean, this entire house and all the elements are in jeopardy.
04:37Yeah.
04:37Okay, so we have foundation issues, possible roof issues, and we haven't even walked 20 steps into this house.
04:45Yeah.
04:46All right, let's see.
04:47So, kitchen.
04:48These cabinets are pretty gross.
04:52They need to go.
04:53Would you change any of this layout, Amanda?
04:55I would say we keep the same floor plan.
04:58I would definitely keep the wall, because we don't have a place to put a refrigerator and stove and have that blocked off, because right here, this is all window.
05:07We'll save money keeping the kitchen layout, so maybe we should look into some higher-end tile and appliances.
05:11And I would save this window, because this is a nice-sized window, and it's a custom one.
05:17But we have to see when they start doing the foundation fix to see if it affects the windows.
05:23So, that's a big thing.
05:24Mm-hmm.
05:25As they move or jack up the house, these windows can be compromised.
05:28I would love to save them.
05:30Yeah.
05:31All right, well, let's go take a look at this other side of the house.
05:34It's a little bit funky, but I like the nice size.
05:40I love these windows right here.
05:41You know what sucks, though, is the flooring.
05:44I mean, the tile here is a nice color.
05:46It's in good condition.
05:47Mm-hmm.
05:47But because of the issues in the foundation on this center house, the tile is cracked, and so we have to redo all of this.
05:54What, 2,000 square feet?
05:56Yeah.
05:56Yeah, we have a lot of flooring to do.
06:00Because of a higher ARV, the flooring's going to need to be higher quality.
06:03Hopefully, this primary doesn't have more issues.
06:06Whoa.
06:08Wow.
06:08Wow, this is big.
06:15I think this is one of the bigger primaries we've ran across in a long, long time.
06:19I mean, I told you, those 70s floor plans, they're just so much better.
06:24And a lot of square footage, it means a higher ARV.
06:27This is a huge drop right here.
06:29I don't know if it's an actual step down and they just carpeted over it or if it's a huge crack.
06:34No, that's got to be a crack.
06:35Look at that crack right there.
06:36That whole part of the house is, like, falling off.
06:44Oh, my God.
06:45Look at this.
06:46Oh.
06:47Dude.
06:48Holy .
06:49This is .
06:51Oh, my God.
06:53It's almost like this part of the room is separating from the primary.
06:59How much further?
07:02Oh, it's going all the way out.
07:04Oh, my gosh.
07:09This is so bad, this is definitely towards the $50,000 range.
07:12I mean, the inspector probably didn't even see this.
07:15Mm-mm.
07:16Mm-mm.
07:17We need to just finish this walkthrough.
07:19It's probably not even safe to be in here.
07:22Walking up the hill.
07:23Complete gut on this primary bathroom, obviously.
07:30I would say turn this tub into a shower just because it's better for, you know, the buyers.
07:37And we'll need high-end fixtures.
07:39Oh, wow.
07:43Ooh.
07:47I am digging this outdoor area.
07:49Look at this bar right here.
07:51This is why I want to keep this window because it's a slider and it connects the outside to this kitchen.
07:58I mean, I could just imagine.
08:01Order up!
08:02Yeah.
08:03Let me get some drinks.
08:04You know, you see, like, bar stools right here.
08:06This is a whole vibe back here.
08:08Oh, it is.
08:09This will attract an upscale, hipper buyer.
08:11I do like it a lot.
08:12But I mean this backyard.
08:14This is thousands of dollars of landscaping already here.
08:21Need to clean it up a little bit.
08:22You see this trail over here?
08:24Oh, my gosh.
08:25There's a trail?
08:26Yeah, there's a nice trail over here behind the house.
08:28I love it.
08:29I think a buyer that enjoys and wants to be one with nature is going to love this.
08:32Okay.
08:33How much did we buy this house again for?
08:35Too much.
08:36A $450.
08:37Oh.
08:38Yeah.
08:38The ARB is close to $700.
08:42And then the reno cost, that's the big one.
08:45Based on what I saw just now, I think I would say the budget should be $125.
08:50Total, including the foundation and the roof.
08:52Yeah.
08:53And that's padding a little bit, just in case we have any unforeseen things that may happen.
08:58Okay.
08:58Well, if it's $125 and we got $50 for the foundation, $25 for the roof, that's $75.
09:06That only leaves $50,000 left to redo the kitchen, the two bathrooms, and flooring throughout.
09:12We're going to have to figure it out.
09:13We'll have to.
09:14We can't go over that $125 budget, because at that point, this deal makes absolutely no
09:19sense.
09:20This is going to be a challenge for us as a team, but I think we can pull through it if
09:25we collectively brainstorm and work together on it.
09:28All right.
09:28So can we do this?
09:30I think we're the zombie team.
09:31We can pull it off.
09:32Hey.
09:32All right.
09:32If anybody can do it, it's us.
09:34Cool.
09:35This Safety Harbor house was secured for $450,000, and we're bringing in a budget of $125,000 to
09:42revitalize the space.
09:43With agent fees and closing costs at $31,500 and our loan interest at $11,500, we're looking
09:50at a total of $618,000 to completely restore this property.
09:55Given the current market, our gold sales price is $700,000, which could leave us with a potential
10:02profit of $82,000.
10:04Although we've got a lot of troubles right off the bat, we'll get the best of this zombie.
10:08Rocky Foundation may be splitting this house in two, but we'll put it back together and
10:13make it the retreat it was always meant to be.
10:15With the significant damage to the foundation, nothing else can start until it's completely
10:20fixed.
10:21Once that's done, since we can't save the original tile flooring, we'll put down a light
10:25brown LVP throughout the house.
10:27New tile will go down in all the bathrooms.
10:30Tubs, toilets, and vanities will be replaced, and the door that leads to the yard will be walled
10:35up.
10:35Because of all the water damage, the sealants have to be ripped out.
10:38New drywall will go up, and the roof will be replaced by a newer, stronger one.
10:42In the kitchen, we'll replace the drab cherry cabinets and outdated yellow granite countertops
10:48with sleek new white cabinets and quartz countertops.
10:51We'll remove the large wall in the kitchen and replace it with a large countertop and bar
10:55seating area.
10:56This will open up the entire space between the kitchen and the living room, while still
11:01preserving one wall for the fridge.
11:03The old black and white appliances have got to go, and new stainless steel appliances will
11:07take their place.
11:08And the small sliding doors leading to the patio will be replaced with full wall-to-wall slider.
11:12Maximizing the incredible view of the backyard.
11:26The guys haven't already started.
11:27We've got to get in there.
11:28Yeah.
11:29Can't let them have all the fun.
11:30All right, let's go.
11:32Did you put the body in here?
11:44Because, man, this thing's big enough to hold two bodies.
11:46Listen, no one will ever know.
12:03Omar!
12:03What are you doing?
12:05What are you?
12:06Stop!
12:06What are you doing?
12:08I'm opening up the wall.
12:09For what?
12:10My idea, I want to put, like, a glass wall in here so you can see the nice garage when
12:18you walk through the front door.
12:19For a high-end home like this, I think a garage can be used for many options.
12:23A gaming room, a bar, gym.
12:25You can even showcase your exotic cards if you have them.
12:28It can be used as a man cave.
12:29So I think being able to look through a glass wall into this beautiful, redesigned garage
12:34can show buyers that we have something that every other house in the area does not have.
12:39Style.
12:39Okay, but time out.
12:41We're going to have a glass showing the garage.
12:46You're doing extra design detail.
12:48Why are we doing this?
12:50I think it's going to be a big selling future for the house.
12:53Trust me.
12:54I know we're on a budget still, but we're selling this house at a $700,000 price point.
12:57And I think this could be an opportunity to make a nice feature right here.
13:01This glass wall idea is a want and not a need.
13:04But if we can fit it in the budget, I really want to give these young buyers a showstopper
13:08moment that will make them remember this house.
13:11So I'm assuming you have a budget for the garage to, because we got to make that garage
13:15super sexy.
13:16It has to be nice.
13:17So we're going to redo the entire garage so it's a beautiful, sexy looking garage.
13:22And on top of that, we need to up the level on this kitchen and bath because we can't
13:27shorts change the kitchen and bath for this garage detail.
13:30I think we should do all of it.
13:32Okay.
13:32Kitchen, baths.
13:34And I agree, the garage needs to look really good.
13:36I'm going to use my deal maker skills to work on some deals, negotiate some deals to help
13:41make it sexy.
13:42Okay.
13:43It's going to look good.
13:43All right.
13:44Trust me, I won't make you look bad.
13:46I know Keisha and Amanda think I'm crazy for wanting to add a glass wall at this house.
13:49But it's something that I've wanted to do for a long time, and I think this is the perfect
13:54house to do it.
13:55Plus, I don't think it's going to cost much, but it will add to our bottom line.
13:59Let me take down the rest of this so I can prepare for the engineer.
14:03Okay.
14:03Well, you have fun with that.
14:08We've done our part to demo some parts of the house, and now our crew is here to take
14:13over the rest.
14:13From knocking out these decades' old kitchen cabinets to breaking up and pulling out cracked
14:18tiles, everything has got to go.
14:21Our crew diligently strips this place down to the bare bones, scraping out old popcorn
14:25ceilings and working with purpose to ensure a quick and efficient demolition.
14:30And once the dust settles, the real transformation can begin.
14:33The demo is done, and now it's time for the experts to come in and take a look at our
14:48split-in foundation.
14:49So what's the plan for today?
14:51So we're going to be installing 17 helical piers here around this entire right side of
14:55the home.
14:55One of them is obviously going to be going here, right where this large crack is.
14:58Yeah.
14:59This is, uh...
15:01Yeah, quite the crack, huh?
15:03Yeah, this is massive, for sure.
15:05Yeah, so we're going to be putting one helical pier underneath here to hopefully get this
15:08crack to close back up, but definitely stabilize it permanently to keep it from settling in
15:12the future.
15:13Okay.
15:13And you're doing some stuff inside as well?
15:15Yeah, some polyurethane foam will be used on the interior slab to stabilize the slab
15:20and keeping it from settling any further as well.
15:23Okay, where else are you guys putting the piers?
15:24Around the right side, if you want to go take a look at it.
15:26So we got one here, and then I believe nine going down the side.
15:33All right, so what are you guys doing in the back?
15:35We were putting four more along the back over there to just wrap around the entire house.
15:44So now that we're back here, it feels like I'm standing on the slope.
15:47And I feel like the erosion happening back here is what also caused some of the issues
15:52with the house.
15:53When I see major cracks, I think the worst.
15:56I think sinkhole.
15:57What's the deal here?
15:58I wouldn't say sinkhole, but in this area, there is a lot of clay.
16:01And, you know, clay likes to, whenever it gets wet, it'll expand, and then when it dries
16:05out, it contracts.
16:06And then over time, that being in the ground underneath the footing of the home, it can
16:10start to create tiny, tiny little spaces beneath the footing.
16:13And the next thing you know, you have voids underneath the footing, and you start to see
16:16the large cracks.
16:16So we're getting how many piers again?
16:1817.
16:1817 piers and poly.
16:20Do you think this house will ever move again in the future?
16:23This entire side and portion of the house should never move ever again.
16:27Even with more erosion happening?
16:28Nope.
16:29All right, well, let me get out of your way.
16:30Okay.
16:30Let you guys get to it.
16:31All right.
16:32Thanks again, man.
16:32Yeah.
16:36Repairing the foundation is our number one priority.
16:40So in order to properly secure it, the crew starts by digging large holes underneath the
16:44house with a front loader.
16:48Then large cylinders called helico piers are placed underneath the house to act as stilts
16:53to support the structure.
16:59A machine called a torque motor is attached to a torque bar and behaves like a giant screwdriver
17:05to drill the helico piers further on the ground.
17:07Eventually, all the helico piers are installed around the entire house, and a hydraulic lift
17:15pulls the foundation up to its stabilization point.
17:18Kisha and I are here to check on the foundation repairs that are finally done.
17:36She has some updates that she wants to share with me, but I just want to see this baby-looking
17:41level.
17:42Look at this.
17:43It's so open now.
17:44The foundation is definitely more level now.
17:46You can see even the cracks came together over in this corner.
17:50Yep.
17:51And we need to talk about the self-leveling.
17:53All right, let's go in here.
17:54Jordan!
17:55Yes, sir.
17:56Can you come in here real quick?
17:58Um, all right, so now the foundation is fixed.
18:01The house is sturdy now.
18:02It's not sinking into the earth anymore.
18:06We need to talk about the self-leveling
18:07and how much we need to do.
18:09Do you have the leveler?
18:10Yes, let me go grab it real quick.
18:12All right.
18:13Now that the house has been lifted to stabilize the foundation,
18:16sometimes it can still settle into the ground unevenly.
18:20To fix this, we have to install quick cement
18:23to make sure that the foundation all throughout the house
18:25is the same level.
18:29Oh, wow.
18:30That's a big gap.
18:32Yeah, that's approximately, like, two inches.
18:35Are you sure you're holding this straight?
18:37That's level.
18:38It's level right there.
18:39That's a huge gap.
18:40Wow.
18:42But it's throughout the whole house,
18:43on this side, this part.
18:45So, basically, when they did the foundation...
18:48This part wasn't able to line up with that one.
18:50It didn't line up, so it's two inches off.
18:51Yeah, that's why it's still that crack right there.
18:53The foundation company did say
18:54it would not be perfectly level throughout,
18:57and we would have to do some self-leveling.
18:58So, I just didn't expect it would be that much of a gap still.
19:02You're gonna see the difference in the walls.
19:04What do you mean?
19:05Because once we throw the self-leveling and it dries,
19:07you're gonna see one wall longer and one wall shorter.
19:10I mean, ultimately, the foundation's still safe,
19:12still sturdy and everything, right?
19:14Yes.
19:15When we go to list the house,
19:16we have to disclose that it had foundation issues
19:18and that it's been repaired.
19:20I don't think it's gonna look that bad.
19:22I'll make sure even to make it look as even as possible, so...
19:25All right, well, call me later
19:27and let me know the cost for the self-leveling.
19:29All right.
19:30Thanks, man.
19:30No problem.
19:35While our crew is cleaning out debris from the yard,
19:37we're meeting with Barrow Engineering
19:39to see how the house inspection is going.
19:41Oh.
19:43Man, it's looking great out here, right?
19:45Yeah, it opens up the house now.
19:47Yeah, it's completely transformed.
19:49Hey, Pierce.
19:50Oh, hey.
19:51How's it going?
19:51What's up, man?
19:53Well, we're working, huh?
19:54Yeah, good.
19:54Don't work.
19:55How's it going?
19:55Good, good, good.
19:56Thanks for coming out.
19:58How's everything else going with the inspection?
20:00Okay, so basically,
20:01I've been looking at all of the roof trusses.
20:04You know, you had reported that there were leaks
20:06and you were concerned about
20:07the structural integrity of the roof.
20:09So this is a good example of what I'm talking about.
20:11This looks like a leak has probably been working
20:13for a good little while.
20:15And, you know, the ceiling is bowing.
20:17And so if I can get the ceiling part ripped off here,
20:20I can take a look at how the truss structure
20:23is holding up to the leaks.
20:25I saw a sledgehammer outside.
20:26I could go grab it real quick.
20:27Wait, what?
20:28A sledgehammer?
20:29Yeah, I could open this real fast.
20:30I'll be right back.
20:31I'll be right back.
20:32Oh, goodness.
20:33I thought demo day was over,
20:35but it looks like Domar's ready for demo round two.
20:38All right, you ready?
20:39No.
20:40Be careful.
20:46Yeah, that's...
20:47Oh.
20:48Yeah, that looks really gross.
20:56OK, so, you know, yeah, you can already start to see
21:00there's moisture damage at this connection.
21:02Like, yeah, it's pretty...
21:04Oh, yeah.
21:04It looks all dark right now.
21:05Yeah, we've got, you know, rusty nails and just...
21:08This is probably moist to a touch.
21:10Yeah.
21:10Um, you know, again, I can't tell the severity
21:14without, you know, removing the rest of the insulation,
21:16but it's always a question of how much is it just the roof
21:19or how much is it the truss?
21:21Fixing the roof is not as big of a structural concern,
21:24but fixing a truss is, you know,
21:25that's what holds the roof up.
21:27I can already tell that there's gonna be some repairs needed.
21:30I'm gonna have to do a mapping of each truss
21:33and how damaged it is,
21:34but all the repairs that you're gonna need to do
21:36are gonna be in the report,
21:38and I should be able to get that to you soon.
21:40Appreciate it. I gotta get out of here.
21:41My allergies are acting up.
21:46Now that we've guaranteed this home is level
21:48and taking care of any engineering concerns,
21:50the crew is ready to build the framing
21:52for the new kitchen area.
21:54After that, they get to work wiring
21:56the new electrical system throughout the house,
21:58ensuring outlets, switches, and light sockets
22:01are positioned perfectly for both convenience and function.
22:05Lastly, our crew preps concrete
22:07by loading it into the cement,
22:08mixer.
22:09They frame out the new floors with two by fours
22:11and fill them in with concrete
22:12to create a solid base.
22:14Once it dries,
22:15the self-loving compound is spread out
22:17and fills in any ridges or holes,
22:18leaving a flat, smooth surface.
22:31Today, our priority is to check out the garage
22:33to talk about this design feature
22:34that Dolmar wants to build.
22:36Oh, so this garage, what I'm concerned with
22:44is because we're putting this glass up,
22:45which you can see through into the garage,
22:47we've got to make sure that this garage
22:50is very, very appealing to the eye.
22:52So my vision is this.
22:54We're going to paint the entire garage black
22:56or some type of dark color.
22:57What?
22:58We're going to have beautiful polyaspartic fluorine
23:01or maybe even epoxy.
23:03We're going to have LED hexagon lights all throughout.
23:06The majority of the people, they leave the garage
23:09as a storage hub.
23:11Promise me a few things.
23:13Number one, you'll consider the buyer.
23:15You'll consider storage.
23:16We need storage.
23:17So we need ample amount of storage in here.
23:18That's number one.
23:19Number two, figure out something for this glass here.
23:22It's your bright idea, so you figure out.
23:24I'll figure out how to hide what's in here with the glass there.
23:30OK.
23:31All right.
23:31I'm going to indulge Dolmar with this whole glass wall idea
23:34for now, at least until we find out exactly how much
23:37it's going to cost.
23:39Thank you, Promise.
23:41All right.
23:42Thank you, Promise.
23:43Yay.
23:44Kiss it.
23:45My mission to create a gorgeous garage is underway.
23:49DGD Garage Doors stopped by to install our brand new,
23:51strong, long-lasting, and not to mention,
23:54affordable steel panel garage door.
23:59Thanks to Barrow Engineering's quick and thorough inspection,
24:01we were able to get the roof trusses repaired
24:04and the roof ready to be replaced in no time.
24:07Our crew strips off the old rotted panels
24:09that were no longer protecting this house
24:11and replaced them with durable, high-quality asphalt shingles
24:14that will last another 10 to 15 years.
24:19With the self-leveling Dryden Stable,
24:21we're now able to put down the new flooring.
24:32What's up, guys?
24:33What's up, Bruno?
24:34Hey, this house is looking great.
24:36Looks great.
24:36Hey, hon.
24:37Hi.
24:37So what are you guys working on?
24:39The sliders, so we've got a bit of an issue.
24:42OK.
24:43We knew that we'd have to replace these sliders, right,
24:45because we had to take the old ones off
24:47to do the foundation work.
24:48Mm-hmm.
24:49The problem is they're not standard size.
24:52They're custom size.
24:53They are too wide.
24:54We're talking about, like, 96 by 83 for both sliders.
25:01So I got some quotes based on the measurements
25:04that Bruno gave me, and we're talking about, like,
25:07$6,200 per slider.
25:10$6,200 each.
25:12Each.
25:12Per slider.
25:13$12,000 per sliders.
25:15Well.
25:15No.
25:16We can't do that.
25:17Get this.
25:1842 days to come in.
25:20Babe, this house is going to be done in, like, two weeks.
25:22We've exhausted a lot of our capital just in foundation work.
25:26We cannot afford $12,000 doors.
25:32Bruno, what suggestions can you help us with?
25:35I can frame it out the same size as the stand-in door
25:38so you guys don't have to order a custom one.
25:41Save you guys time and money.
25:43So frame out both these spaces.
25:46As the standard size.
25:47And we could put a standard size slider
25:49like that one over there.
25:50Yes.
25:51That's right.
25:51That's a great idea.
25:53I love that.
25:53Those doors will be in stock.
25:55Yeah, we'd have to frame it in at the top and bottom.
25:58But, I mean, cost-wise, what are we talking?
26:00Like, $700, $800 for that door versus $6,000 or $5,000?
26:05Babe, we're going to lose space a little bit on either side.
26:08Yeah.
26:08With both these sliders right here.
26:11But it's going to look just like that one.
26:13It's going to be just as nice as that one.
26:14I don't know if I like that idea that much.
26:17When I first got here to this house,
26:18this was one of the biggest, like, selling points for me.
26:21I mean, you've got these big, massive, you know, sliders.
26:26I just, I don't like the fact that we would need to close it in.
26:30I mean, logically, I know it makes sense, but it sucks.
26:34It's disappointing because I would love to have
26:36these wall-to-wall sliders, but I know it's going to look
26:39just as gorgeous with standard sliders.
26:41Let me know what you need in terms of materials.
26:43OK.
26:44And how long do you think it's going to take you
26:46to reframe these spaces?
26:48I can get it done in two days.
26:50Really?
26:50Yeah.
26:51OK.
26:51Awesome.
26:52Thank you, man.
26:53Appreciate you so much.
26:54Thank you so much.
26:54You look around some more.
26:55You're doing great.
26:56All right.
27:00The first thing our buyers will see
27:01is the outside of the house.
27:03And right now, it needs a fresh look.
27:06With the new coat of durable, weather-resistant stucco,
27:09our crew is creating a smooth, seamless finish
27:11on the exterior that will not only look brand new,
27:13but will withstand the elements for years to come.
27:17After the stucco has been expertly applied,
27:19a white base coat is spray painted on top.
27:22Then, the house is painted a tasteful light blue.
27:25And with our crew working diligently
27:27to complete the outside, our new sliding doors
27:29have finally arrived.
27:32In order to create a charming all-access patio,
27:35we're putting in a trio of sliding doors
27:37from the kitchen, dining room, and primary bedroom.
27:40Not only will this let in a ton of extra light
27:42to the interior, but it will also allow
27:44for multiple points of entry to this private outdoor space,
27:47perfect for entertaining, leisure, and recreation.
27:58Today, Amanda and I are out towel shopping,
28:00and our main goal is to find looks for the kitchen
28:02and bathrooms that's going to elevate the space
28:04without breaking our budget.
28:09One of my favorite places to be.
28:10This is your playground.
28:12The thing is, is everything's sort of bright,
28:15so I know that that's sort of where we will stay,
28:18but I'm not sure where to go.
28:20Listen, when it comes to house flipping and design,
28:25we know we've got to stay neutral, but that's okay.
28:27Let's look over here.
28:29There's a wide range of neutral, you know.
28:31There you go.
28:32So a way to do that is staying in neutral,
28:35but we add textures, and we add geometric shapes to it.
28:40This is pretty.
28:41See, there we go.
28:42So let's pull that.
28:43I like this one.
28:44Let's pick a shower wall.
28:46You pick one, and then I'll pick one.
28:47This is pretty.
28:49Collect those.
28:50Let's spread them out on the table over there.
28:54Okay, so I love that there's different textures
28:58in the shape, and the reason why is if you look
29:01at these other ones, they're similar.
29:03They're somewhat similar, right?
29:05And when we're in a neutral space,
29:07and we have to keep, like, to the whites,
29:09the grays, the blues, and the greens,
29:11again, we could just bring in shapes and textures into it.
29:15So, like, even this, this is all made out of marble,
29:17so that's nice.
29:19It's expensive, but yeah.
29:20Luckily, the bathroom is small,
29:23so we won't need that much material.
29:25So if we were to spend a little bit more in marble,
29:28it makes the whole entire bathroom look so elevated.
29:32Well, let's do it.
29:33I agree.
29:33Okay.
29:37Now that Amanda and I have selected
29:38the tile color and pattern,
29:40our crew gets to work cutting the marble pieces
29:42and laying the tiles in the primary bathroom.
29:44To lengthen the overall height of the smaller bathroom,
29:47we're using the same light-colored tile
29:48on the floor and in the shower.
29:51In the kitchen and guest bathroom,
29:52Panda Kitchen and Bath is hard at work
29:54installing our sleek new cabinets
29:55and vanities.
29:57Finally, Guardian Garage Floors prepares the garage floors
30:00for Domar's showstopper design idea.
30:03First, they grind the concrete to expose
30:05a fresh, clean surface and vacuum
30:07to eliminate debris.
30:09A base layer of polyaspartic floor coating
30:11goes down next, followed by a layer of aggregate color chips
30:14to add color and texture.
30:16The floor is then scraped smooth to remove excess chips
30:18and create a non-slip surface.
30:21Lastly, the final layer of polyaspartic seals the base
30:24and creates a beautiful, durable floor.
30:26Domar was right about one thing.
30:28This is going to be one sexy garage,
30:31but not a cheap one, which we've got to consider
30:34as we head into the final stages of this split.
30:38From the start, we've added creative upgrades
30:40to this property in order to attract a high-end buyer.
30:43But it's been challenging with all the expensive problems,
30:46from the ground all the way up to the roof,
30:48which is why we gave ourselves a hefty $125,000 budget.
30:52Lifting the house and leveling the foundation,
30:54framing and drywall, electrical,
30:57residing the entire house with stucco,
30:59and replacing the roof are just a few of the repairs
31:02that have our current spending at $96,500.
31:06With a ton of important work still ahead of us,
31:08we've got $28,500 left to get this house ready
31:12to impress our potential buyers.
31:20Hey, hon.
31:21After going through the budget,
31:23I called Domar over here for a meeting today
31:24to go over some project updates.
31:26Looking at these numbers,
31:27we're going to have to make some tough decisions.
31:28So, I'm working on the budget at Bay House, and...
31:34Uh-oh. I don't like that tone.
31:35I know.
31:36Sounds like I'm about to get some bad news.
31:38Uh-huh.
31:39What's going on?
31:42We cannot do this glass wall to the garage.
31:49Buyers are going to love that glass wall.
31:52It's also a feature that costs big bucks.
31:55We're talking about $7,500 for the glass
31:58and for the smart film.
31:59That's not including installation or shipping.
32:03Since Domar knocked down the garage wall,
32:04we had to spend a little money on new framing and drywall.
32:06But honestly, I take that any day
32:08over spending thousands of dollars on a glass wall.
32:11It'll still be sexy.
32:12We're still going to do that hexagon lighting.
32:14And we're going to still have that flooring,
32:16so the garage is still going to have that feel
32:18that you're looking for.
32:21OK.
32:22All right.
32:23Well, promise me you will save it for another house.
32:25Yes, we can.
32:27Now that we can move on from this glass wall,
32:29we'll still have a cool, appealing garage
32:31without breaking the bank.
32:32We are so close to the end of this flip on Bay Hills.
32:42But before I schedule any stagers,
32:44we're walking through the house with Jordi
32:45to go over the punch list.
32:47I think this house is looking nice.
32:49It is missing one thing, though.
32:52My glass wall.
32:54This glass wall would have been such a beautiful feature
32:56in this house if we had it.
32:58I know.
32:58But think about it this way.
32:59The buyer doesn't know what the buyer doesn't know.
33:02And when they first walk in here,
33:03look at how much we've opened up this space.
33:05It's a complete new open concept.
33:07And I think that they're going to be enamored with that
33:09versus missing a glass wall.
33:12So speaking of the kitchen, though,
33:14what's left to be done?
33:15Because it's not a lot, but little details.
33:18The counter is missing.
33:19When does this get installed?
33:20Tomorrow.
33:21So once the counters are installed,
33:24be ready to put the sink and the faucet.
33:26All of that's already here?
33:27Yeah, it's already here.
33:28Just waiting for the countertop.
33:29So we can install the plumbing and faucet.
33:32And same for the bathrooms.
33:34With these closet knobs, I know that they were just painted.
33:38But if we can switch these out for black,
33:40so it matches the doorknob.
33:42Exactly.
33:42So it matches the doorknob.
33:43So all the closet doorknobs.
33:45Change it to black?
33:46Yeah.
33:46All right.
33:46Yeah.
33:47Let's go ahead and change it to black.
33:48Sounds good.
33:49Little details.
33:50It's important.
33:51The little details are important.
33:53Well, it looks like we're about done.
33:57Yes, we are.
33:57We have this much left.
33:59Yes, yes.
34:00So I think we'll just do some flush mount lighting in all
34:03the bedrooms.
34:04There'll be four of them.
34:05Let me go ahead and get those lights for you,
34:07because that's the one thing that we don't already have
34:09at the house.
34:10I mean, everything else is here in terms of materials.
34:12So you should be able to just knock everything out as soon
34:14as the countercops get in.
34:16Yep.
34:16Sounds good.
34:17All right, cool.
34:18All right.
34:18Talk to you soon.
34:20After meeting up with Jordi to go over the final punch list,
34:23we're nearing the finish line on this house
34:24and only have a few more things to wrap up
34:26before it's time to showcase this beautiful space
34:28to our buyers.
34:34First, the interior room and closet doors
34:36are drilled into place.
34:39Next, the new windows are caulked and sealed tight.
34:44Our new light fixtures and ceiling fans
34:46are expertly installed for peak flow and ambiance.
34:51And last but not least, the sparkling new white countertops
34:54are laid in the kitchen.
34:55This house's new look is sure to impress.
34:57With the final touches on the house complete,
35:06we've called on the staging company
35:07to bring in some elegant and stylish furnishings
35:09to really make this place pop.
35:11This inviting arrangement of lavish upscale decor
35:14in this brand new space is sure to invoke the dream
35:16of modern living that our potential buyers are looking for.
35:19And with so much square footage,
35:20the possibilities for each room are endless.
35:27All right.
35:31Yes, I cannot wait to see this house.
35:34I can't wait to see it either.
35:35I'm excited about it.
35:37But where's Amanda?
35:38Do we have to pick her up?
35:39No, no, she's already there.
35:40She got there bright and early.
35:41She is more exciting than we are.
35:43I was going to say this.
35:44She's probably really excited about the outcome of this one.
35:46I know.
35:47All right, here we go.
35:50Look at this house.
35:51Hey.
35:53Hey.
35:54You are here bright and early.
35:56I know.
35:58Yes, it's done.
35:59Look at the house.
36:00I know.
36:02I remember all the cracks around the house.
36:05I could fit my finger in the crack that was right there.
36:08That roof was just all weather, damaged, and leaking.
36:11We had some rusty gutters.
36:12It was just a mess.
36:13The overgrown trees all over.
36:16You couldn't even see the house.
36:17It was the eyesore of the neighborhood.
36:19Now, the cracks have been completely repaired.
36:22We've stuck over the exterior and given the house
36:24a new lease on life with this charming blue paint job
36:27and a white finish.
36:28It looks amazing, doesn't it?
36:30This house looks so different than it did before.
36:32Yeah.
36:33And with this curb appeal, it's going
36:35to be inviting for the buyers.
36:37People are going to want to walk inside this house.
36:39Everything looks so new.
36:41I want to see what's new on the inside.
36:43Yeah.
36:43Let's go see.
36:44Yeah.
36:45Let's go see what's new on the inside of the house.
36:47Oh, my goodness.
36:48Hey.
36:49Oh, my goodness.
36:50Yes.
36:51Wow.
36:52There was an unnecessary closet smack dab in the middle
36:53of the space that cut off the kitchen from the living room.
36:58It looks like a completely different space.
36:59It's just completely transformed.
37:00But this kitchen.
37:01Oh.
37:02Ugh.
37:03Remember what a disaster this kitchen was?
37:05It had that wall that made it feel so cramped.
37:08Now that the wall is gone, it makes this a nice, open layout.
37:10I never would have thought that we could fit an island of this size
37:12in this space, but we did it.
37:13This big, huge, big, big, big, big, big, big, big, big, big, big, big, big, big, big.
37:16And this big, big, big, big, big, big, big, big, big, big, big, big, big big, big big, big, big big, big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big big
37:46walking in this house would just love this layout.
37:48It's such an open concept.
37:50We've got the kitchen here, the living room
37:52just a few steps over.
37:54This was just such a strange, wonky layout
37:57with the L-shaped living room hugging the walled-off kitchen.
38:01A family can come, sit on the couch,
38:03and you see everything that's going on in the kitchen.
38:05Let's take a look at this primary bedroom.
38:07Oh, yes.
38:08After you.
38:10This entire room had the most hideous wallpaper,
38:13disgusting crusty carpet, and no charm whatsoever.
38:18But now we have new flooring and new paint,
38:22and it's a whole new primary bedroom.
38:24Well, you know what you need with a huge primary bedroom
38:27is we need a huge primary closet.
38:29Not just a closet, but a beautiful bathroom as well.
38:33This bathroom was stuck in the 70s,
38:36totally dated and grungy.
38:40Before, this was a tub, and we converted it into a shower,
38:44which helped with the bathroom's footprint.
38:46Because this bathroom is a little small for a primary,
38:50now we have marble from the floor to the ceiling.
38:54The tile from Tarmac USA is very elegant.
38:57New vanity, countertop, sink, faucet, mirror, the whole nine.
39:01All right, let's do the rest of the house.
39:03This was another bedroom that needed some serious TLC.
39:09Well, we weren't sure at first if we
39:11wanted to keep these built-in cabinets,
39:12because it could take some square footage from the room.
39:14But I'm glad that we decided to keep them,
39:16because it definitely adds a great function to this space,
39:20and also it's aesthetically pleasing for sure.
39:22Yes.
39:22And the stagers brought it in as an office,
39:25so it was a nice touch to let the buyer know all the things
39:28they could do.
39:28It looks amazing.
39:29But I want to go see the garage.
39:33This garage was beat up, but it did offer a unique opportunity
39:37to create something really showstopping
39:39for the up-and-coming market of young buyers
39:41coming into Safety Harbor.
39:44This is still my favorite room in the house.
39:48Now, I didn't get my glass wall, and that's OK.
39:51I still think this garage turned out great.
39:53We got guardian floors to come in and put in
39:55polyaspartic flooring for us.
39:57And we got hex glow lighting on the ceilings.
40:00Definitely unique.
40:01And I bet you anything that no other house
40:04in this neighborhood has a garage that looks like this one.
40:08I hope not, because it's going to help us sell it.
40:10Well, let's teleport on out of here and go run some numbers.
40:13All right, let's go.
40:14Beep!
40:17All right.
40:19Well, remember, when we bought this house,
40:21we bought it for $450,000.
40:24Now, we were supposed to spend $100,000 renovating this house.
40:27Well, we did pad the budget $25,000.
40:29So overall, our budget was $125,000.
40:32Thank God, because we did come up with some unexpected surprises.
40:36Now, because of that, with agent fees, closing costs,
40:39if we're able to sell this house, at what price?
40:42Well, we're going to list for $700,000.
40:44$700,000 is going to bring us back a great return.
40:46All right, cool.
40:47Let's get this thing listed.
40:48Yes.
40:49In spite of this house's initial stumbling blocks,
40:51our great ideas and sweat equity have vastly improved this property,
40:56allowing us to list it for $700,000.
40:59We started with a purchase price of $450,000,
41:02and extensive repairs put our renovation budget at $125,000.
41:07With a total foundation and complete gut renovation, roof replacement,
41:12as well as design choices suitable for a house in this price point,
41:14such as high-end tile, fixtures, and finishes,
41:17it's no surprise we spent $123,475.
41:22With our agent fees at $31,500 and our loan interest at $11,500,
41:27in total, we have spent a whopping $616,475.
41:33With a list price of $700,000, our potential profit comes in at $83,525.
41:39Now that's what I call a win.
41:42Oh, man, I forgot how pretty it is back here.
41:45Nice and hot.
41:46We got to go check out that trail.
41:47I know, let's go look.
41:49We knew there was a trail back there,
41:50but we never actually explored.
41:51Why are we doing this?
41:53Because you need to get in touch with nature and be outside.
41:57All right, let's see what's back here.
41:59I used to play in the woods as a kid.
42:01I can't see you guys.
42:02Where'd you guys go?
42:03Oh, gosh.
42:04I see a bunch of lizards.
42:05Probably.
42:06Marco!
42:07Polo!
42:08Snake!
42:09Huh?
42:10There's no snake.
42:11Well, there probably is.
42:12Idiot!
42:13Ow!
