26:35So we have an issue here, roots growing in the septic.
26:44I wanted the professional to come out here to take a look and see what's going on and what are my options.
26:50Typically when you see root intrusion, they're coming through some type of seam in the tank or they can be coming through the actual pipe.
26:57Concrete tanks are typically built kind of like bathtubs.
27:01So they set the tank in there and the lid is separate.
27:05And how they secure that lid is with mastic or a tar substance.
27:09So over time, it's just going to happen.
27:11You can get root intrusion through that seam or it can come from the pipe.
27:15This old piping here is what we call terracotta.
27:18It's old clay pipe and they kind of link together.
27:22There's no glue.
27:23There's nothing.
27:24So what happens is over time when the roots find nutrient rich water, they kind of navigate towards it and they send everything they have to it.
27:32When I first got this house, you can even see the house.
27:34There are a lot of trees here.
27:35Yeah.
27:36Based on what you see right now, what do you think we need to do?
27:39So first off, what I'm going to do is I'm going to hop down there and I'm going to take a video of the inside of the tank to see where they're coming through.

28:29So with you adding the bedroom, if we have to replace this tank, we have to bring up the whole entire system to code standard.
28:37And with this being 60s house, this probably isn't sized adequately enough for the home.

29:12Once it's in place, it's covered and then the drain fields are installed.
29:18On the exterior of the house, new wire mesh is put in place to prepare for stucco application.

29:31With the installation done, we can put up new drywall all throughout the house.

40:06But because of how long we've been sitting on this house, I guess it worked in our favor because comps went up.
40:12And we can now list it based on Keisha's recent comps for $280,000.
40:16Oh, so we recouped the losses from going over budget.
40:19Yeah, we actually recouped more than the loss.

40:22We're going to recoup that $9,000 excess that we spent, plus a little bit more.

40:27With all the work we did on this house, we decided to be bold and list this house for $289,000.
40:34And got an offer immediately for $285,000.
40:38That's great when you remember that we purchased this house for $105,000.
40:43Our final renovation cost came to about $89,000.
40:46And our agent fees and closing costs will be around $14,250.
40:51With all of our delays, our loan interest is $9,000.
40:55This puts our total cost at $217,250.
