00:00I will totally take that, too.
00:09I'll let you know what happens.
00:11All right, thanks.
00:12Bye.
00:13Woo!
00:14Oh, jeez.
00:14Hello.
00:15I just came from walking in a nasty house.
00:17Well, yeah, but hold on.
00:18I just got to perform with Amanda.
00:19I tried to get her over here, but she's a couple hours
00:22away on another project, and she's not
00:23going to be able to get out here for a while,
00:25or at least a couple days.
00:26Well, that's not ideal, but I get it.
00:30All right, so the zombie truck came through for us again.
00:34Some developers drove by, saw the truck,
00:36and they called me about a potential deal in South Tampa.
00:39South Tampa?
00:41Now I love South Tampa.
00:42There's this house that they have,
00:44and they wanted to see if we're interested.
00:46Why would they have a house in South Tampa
00:48and not do it themselves?
00:49Because, you know, South Tampa's hot.
00:51Well, my understanding is they have a lot of other projects
00:53going on right now, and they don't have the bandwidth
00:55to take on another one.
00:56And honestly, from the looks of it,
00:58I think it could be a good fit for us,
01:00numbers-wise and everything.
01:01Do you have pictures?
01:04I actually emailed them to you already.
01:07You should have, like, notifications that pop up.
01:09Husband, alerts.
01:10Baby, I love you, but yeah, no.
01:13Domar, look at this place.
01:15It is a disaster.
01:17I know, right?
01:18This could work if the numbers work, though.
01:20I know, but remember, you don't call me a deal maker
01:23for nothing.
01:24So when can we see it?
01:25Today, we got to see it right now.
01:26We got to think fast and move quickly on this.
01:28Domar, I can't see it today.
01:29I got to go meet with Jordy in a few minutes.
01:31Excuse me?
01:32I don't think I stuttered.
01:34So you're going to pick another guy over me?
01:37Is that what we're doing now?
01:39And Amanda is busy.
01:40You know what?
01:42I'm going to call Sam, because I'm sure she will squeeze me
01:45and she'll make time for me.
01:46Oh, God.
01:47Yeah, yes, exactly.
01:49And she will give me her opinion on this house.
01:51So I'm going to go call Sam.
01:54OK.
01:54You go deal with your-
01:56Make sure you get her a mask.
01:57She's going to need one to go in that house.
01:59If I was you, I'd be dying to be a reflection
02:03of the person that you're seeing in me.
02:05OK, D, we're going with masks.
02:08We got the mask because there's a thriving ecosystem
02:11in this house.
02:12Oh, gosh.
02:13OK.
02:14So tell me a little bit more about this house.
02:16How many bedrooms is it?
02:17How many bathrooms?
02:18Yeah, so right now, I'm being told
02:19it's a four-bedroom property.
02:20Oh, OK.
02:21It could be a three-two or a four-two.
02:25The other room on the other side isn't really positioned
02:28as a bedroom, for what I'm told, but it could be a bedroom
02:31with the setup.
02:32What are we looking at in terms of numbers on this one?
02:34The numbers are pretty good.
02:36The guys are asking $300,000 for the property.
02:38OK.
02:39The comps are looking anywhere between 530 to 550.
02:42OK.
02:43So that's why I want you to come join me today
02:44so we can go take a look at it and confirm
02:46all of the information that they gave us.
02:48What is this area?
02:49The house is in South Tampa.
02:51This house is located in South Tampa,
02:53and we love South Tampa.
02:55It is one of the most family-friendly neighborhoods
02:57in Tampa.
02:58It's close to great shopping, restaurants,
03:00and the Air Force Base.
03:02Landing a deal here almost always guarantees a good sale.
03:06All right, here we go.
03:07Looks like the guys are already here.
03:11We're meeting with Danny and Larry,
03:12the two builders who originally bought this home,
03:14to get a tour.
03:15All right.
03:16We're bringing the mask now.
03:17We're going in.
03:18We're going in.
03:18All right.
03:19All right.
03:20This is Zombie House Flipping, Tampa.
03:29So you said you got a zombie here.
03:31I think this is actually right up your alley.
03:33I'm ready for it.
03:34Let's do it.
03:34You ready?
03:34Of course.
03:35Why not?
03:35Ladies first.
03:36Yep.
03:38Wow.
03:38Just throw me right into the den, huh?
03:40All right.
03:42This four-bedroom, two-bath house is 1,536 square feet.
03:45It's on a spacious, family-friendly lot
03:48in a nice neighborhood.
03:54Holy .
03:56This is bad.
03:57Oh, it's really bad, actually.
04:04You like it?
04:05I love it.
04:06Dude, look at this wall.
04:08Look at this wall.
04:09This house can probably turn bread into penicillin
04:11in, like, a few hours.
04:12All right, so this is the living room area, I guess.
04:14This will be your living room, yes.
04:16Definitely want to take this wall down
04:17and open this up some more.
04:19The ceiling definitely needs to go.
04:20Is that the kitchen over there?
04:22Yes.
04:23All right, so let's go.
04:24All right.
04:25Oh, wow.
04:26Look at this.
04:27Oh, my gosh.
04:28Wow.
04:29Yep.
04:29Holy .
04:32Wow.
04:32Told you we wouldn't disappoint.
04:34Yeah, this looks way worse than the pictures.
04:36Wow.
04:37So the thing about this roof now,
04:39it looks like we're going to have to probably redo some
04:41of the truss as well anyway.
04:42Yeah, see?
04:43Definitely.
04:44What's going on back there?
04:45Well, let me show you.
04:46This is what is supposed to be our kitchen.
04:53Oh, my gosh.
04:55The ceiling got way lower back here.
04:57And a bathroom, like what is going on with this space?
05:00From what I'm seeing right now, I definitely
05:02would blow this out, take this out.
05:04If we're taking that wall down, that
05:06will open up this entire space.
05:07And do something else.
05:08I would still keep the kitchen back here,
05:09but now we have more space to work with,
05:11especially if we take out this half bath,
05:13or whatever this is right here.
05:14And then this can be maybe the dining room over here.
05:17That'll look really good coming in the front door
05:19when the buyers come in, and then everything's really open.
05:22That's pretty much it for our tour.
05:23We'll leave you guys to it.
05:24And please let us know what you think.
05:27This house will move fast.
05:28So that's what you guys always say.
05:30Yeah, wholesalers always say that.
05:32It's going to go fast.
05:32I was thinking it.
05:33I just didn't say it all out.
05:38Well, let's see what the rest of the house looks like first.
05:40All right, all right.
05:41We're going to go back this way now?
05:42Yeah, we haven't seen the bedrooms yet.
05:44OK.
05:46Oh, my gosh.
05:47This is horrible.
05:49Oh, my god.
05:50It's so bad.
05:52Look at all this.
05:53This has all got to go.
05:54It's bad.
05:55This is so bad.
05:58So this is the first bedroom.
06:00Dude, look at the toilet.
06:02Right?
06:02Look how nasty this is.
06:03That's so bad.
06:05All has to go.
06:06Even the spiders are not living in this house.
06:09Nothing is surviving.
06:10Let's see these rooms back here.
06:12OK.
06:13It's a basic bedroom over here.
06:14What is going on in here?
06:17Wow.
06:18This guy was definitely a hoarder.
06:20That's a lot of trash.
06:21A little more than a hoarder.
06:22Look at what's all over this room.
06:25Look at these VHS tapes.
06:27The guys never told me the house came with the Adult
06:29Entertainment Center.
06:31This is so crazy.
06:33You ready to get out of here?
06:34Yeah, of course I am.
06:35It's gross in here.
06:36All right, let's go.
06:37OK.
06:39So here's the other bedroom right here.
06:41Oh.
06:42OK.
06:43Nasty just like the others.
06:44That's gross.
06:46I'm not even going in there, Dee.
06:47All right, so bedroom here.
06:48So that's one, two, three bedrooms.
06:50OK.
06:51Oh, god.
06:53Look at this.
06:55This is so nasty.
06:56And the color, like this green, is just bad.
07:00It's so bright.
07:00It's like slime.
07:02You know what I don't like?
07:02It's really tight in here, too.
07:05See this wall is right here?
07:06Yep.
07:07It's already brought out this way, so why don't we bring this
07:09wall out as well and do the same thing with this one here,
07:12especially since we're going to take down this wall.
07:14It'll open it up more.
07:15And then the bathroom has more space for us to work with.
07:18It is like the toilet, the vanity, and the tub
07:21don't have to be so cramped together.
07:22All right.
07:23And then we could do the same in here
07:25and make this a utility room.
07:26All right, I like that idea.
07:28You know what, let's go talk out back,
07:29because I just can't breathe in these masks anymore,
07:31so I would like to go outside.
07:32All right, let's go.
07:33Let's go out this way.
07:37Let's go out this way.
07:38Woo!
07:39Jeez.
07:40Woo!
07:41That feels good, right?
07:42Get out.
07:43Some fresh air is definitely needed right now.
07:46Holy .
07:47Look at the backyard.
07:50It just gets worse and worse.
07:52Actually, there's quite a bit of demo that needs to be done.
07:54Like, what is this?
07:55So these sheds are old and rusted.
07:57You got to take all, like, all of this stuff has to go.
07:59For sure.
08:01One thing I definitely want to make sure
08:02is, like, truly verifying these numbers.
08:05I mean, the roof alone, because we're adding
08:07an entirely new truss system and raising the roof,
08:09that's going to be at least $30,000.
08:12Then we have to do all-new electrical.
08:14The panel alone by itself is going to be at least $5,000.
08:17Then rewiring the house, that's another $5,000.
08:19So that's $10,000 just in electrical.
08:21The HVAC system, that's at least $10,000.
08:24Then we got on top of that plumbing.
08:25So we're already at just about $60,000 already
08:28before doing anything else on the inside of the house.
08:30Well, and that's with no surprises, so...
08:32We're definitely going to have to do some remediation.
08:34There's a lot of things here.
08:36I have a feeling that negotiating is going to be important,
08:40getting the price down a little.
08:41I agree.
08:42So right now, they're at $300,000.
08:44We have to verify their ARV.
08:46Yeah.
08:47But let's consider their ARV is correct.
08:49I still think we should come in less than that,
08:52like $275,000, $250,000.
08:55Obviously, I'm going to go as low as I can.
08:57I did my best to try to get Danny and Larry
08:59to come down on their price,
09:00but in the end, they wouldn't go below $300,000.
09:03But because of the location and the spread on this house,
09:07I decided that $300,000 was doable.
09:09So we purchased this house for $300,000,
09:12and our goal is to keep our renovation budget
09:14around $100,000.
09:16We plan to do this flip in around 45 days,
09:19so our agent fees and closing costs will come up
09:22and come in around $27,500,
09:24with our loan interest around $3,000.
09:27This means our total investment will be $430,500.
09:32Comps in the area are around $550,000,
09:35giving us a potential profit of $119,500.
09:40After speaking with Amanda,
09:43we have decided to create an open floor plan.
09:45Walls are coming down and going up.
09:48The crumbling wall that blocks our view of the kitchen
09:50will be torn down to create a more open floor plan.
09:53With that wall out of the way,
09:55we'll extend the wall out in one of our guest bathrooms,
09:58and then convert it into a much-needed laundry room.
10:01Next up, our primary bedroom is getting an in-suite bathroom.
10:05We're removing the door and then reconfiguring the large closet
10:08so that we can add a full bathroom complete with high-end fixtures.
10:12In my opinion, bathrooms have no business being in a kitchen.
10:16So we're losing the odd little half bath in our kitchen space.
10:20An island then goes in for more seating and counter space.
10:23And we've transformed this kitchen into something any buyer would love.
10:30Before we start the demo on this house,
10:32I asked Kristen, our inspection specialist,
10:34to come by and make sure that we did not miss anything.
10:37We have a huge burden in this house, so I'm not worried yet.
10:41Kristen, I think I outdid myself on this one.
10:44You got your work cut out from you just from the outside.
10:47You ready?
10:48I'm ready. Let's go.
10:49Let's do this.
10:54Whoo! What do you think?
10:56This is definitely bad.
10:57See? I told you it's bad.
10:59Are you up for the challenge?
11:00This is what we do. I'm up for any challenge.
11:02Okay.
11:03But that's why I want you here,
11:04because I want your expertise.
11:05Like, there is 100% growth here,
11:08and it's been long-standing.
11:10You're going to take me to the next spot?
11:11Yeah.
11:12This is an add-on.
11:13You can see the differential between the floor.
11:15So this wasn't here originally.
11:17You got these nice makeshift situations.
11:21This is a black wall.
11:22This was the exterior wall.
11:23Yeah, that was the exterior wall.
11:24And it had everything piped on the outside of the wall.
11:27So you got a lot of intrusion points
11:29that you're going to want to close up
11:31to keep the moisture out
11:33once you put this all back together.
11:35All right. Let's walk this way.
11:38Here's this, uh...
11:39This is one of the bedrooms over here.
11:41Have you pulled any of this up yet?
11:44Not yet.
11:45Oh, my God.
11:47Delmar, you have an entire floor under here
11:51that you're going to have to pull up.
11:54Yeah.
11:55Because you need to see if you have any slab leaks.
11:58Well, what do I got to do?
11:59And what's that going to cost if I have slab leaks?
12:01You got to jackhammer into all the floors.
12:05Or you got to dead those lines
12:07and rerun your lines in your new roof.
12:09To saw cut through this whole house
12:11and relay it, almost 20 grand.
12:14Dude.
12:15This is ridiculous.
12:17Yeah, you got to replace all of this stuff, Delmar.
12:22Like, all of this is deteriorated.
12:25Under here?
12:26All this wood is crumbling under here, under my fingers.
12:30Mm-hmm.
12:31Yeah.
12:36You want to move to the next room?
12:38I want to get out of the house right now.
12:40I need a break.
12:51You want to move to the next room?
12:53I want to get out of the house right now.
12:55I need a break.
13:01Jackhammering the floors was not part of my plans
13:03when I bought this house.
13:04And dealing with moisture damage
13:06is going to cost way more than I planned for
13:08or even budgeted for.
13:11What's up, man?
13:12I did not expect for you to tell me news like that.
13:16$20,000 is a huge hit.
13:18And there's probably more as we walked into other rooms.
13:20Yeah.
13:21Every room I walk in with you,
13:22the price keeps going up and up and up.
13:24Just got to suck it up.
13:25You got a zombie,
13:26and you're going to turn it into something sexy.
13:28You always do.
13:29So we know that the add-on had the water piping
13:34on the exterior.
13:35We can go back in and see if maybe when they piped in
13:39the enclosure, maybe they did a re-pipe.
13:41Let's regroup.
13:42Let's go back in.
13:43Let's get all of our information,
13:45and then we'll start talking numbers.
13:48Your face is not reassuring.
13:50Kristen is taking me through this rollercoaster
13:53of financial emotions right now.
13:55Now she's telling me that there might be hope
13:57because of the add-on?
13:58I don't know.
13:59There better be.
14:01These are water lines,
14:02so that's the good part.
14:03If these are part of just the addition
14:06and the original house is running under the slab,
14:09that's what we're going to have to look into.
14:11But because you mentioned redoing the roof anyway,
14:13I'd say that your best option is just going to be
14:16to re-pipe.
14:17You got to re-pipe these bathrooms no matter what.
14:19Doing it up through the ceiling
14:21and just forgetting about cutting into the slab at all.
14:24That's your cost savings.
14:26So that would save me how much, you think?
14:28Well, as long as your drain lines are okay,
14:30we want to run a camera there still,
14:32but at least that would cut out a considerable amount
14:35for your water lines.
14:36Like, you could drop your water line cost down to anywhere between,
14:41I'd say about $4,800 to $6,000,
14:44and get all new water lines throughout the whole house.
14:47That's way better than what you told me earlier.
14:49Yeah.
14:50Thank God for these pipes.
14:51Listen, when you're spending money,
14:53$6,000 is way better than $20,000.
14:56And so with that good news, it's time to demo.
15:06Amanda is busy on other projects,
15:08and Keisha is busy at other job sites.
15:10But thankfully, my girl Sam is making time for me.
15:13You got all your gear?
15:14I got it.
15:15All right.
15:16We're supposed to have three dumpsters.
15:18We got two of them here already.
15:19Okay.
15:20Handy can came through for us.
15:22Awesome.
15:23All right. You ready for this?
15:24It's time to gear up.
15:25This is like the worst demo we have ever done.
15:28I'm proud of you, though, for doing it.
15:29Ever.
15:30I'm proud of you for doing it.
15:31You're stepping out of your comfort zone left and right, aren't you?
15:35We've got a tight timeline on this house,
15:40so I'm having the team start before the permits are cleared
15:42so you can move along as fast as possible.
15:44All right.
15:46All right.
15:47Wow.
15:48There's so much stuff out of here.
15:50Hey, Brody, where you at?
15:52What's up, man?
15:55Hey.
15:56How are you?
15:57Good, good.
15:58All right.
15:59How you doing?
16:00Good to see you.
16:01She came ready for war.
16:02I see.
16:04She's battle ready.
16:05All right.
16:06All right.
16:07So where do you want us to start?
16:08Oh, you start from over here.
16:09Bathroom and kitchen.
16:10All right.
16:11Open.
16:24Very careful.
16:25Toast.
16:26Our next successful zombie flip.
16:29It takes me, Sam, and a crew of 12 people
16:32more than six hours to get all this junk out.
16:35This is by far the grossest house we've ever bought.
16:38Once we're done knocking down some walls
16:40and the shed in the backyard,
16:42the house is cleaned up to the point where the real work can begin.
16:47The old growth damaged drywall comes out and we basically nut this thing down to the block
16:58and studs.
16:59We've got a blank canvas now to give this zombie a total makeover.
17:04Why would I hang it up when I look good wearing it?
17:08Spend money, make money, only thing relevant.
17:11Hey, what's up?
17:12Hey, what's going on?
17:13I am on my way to Layla right now.
17:16I just got the invoice for the demo.
17:19So before I pay the guys, I just want to make sure it's done properly
17:22and everything is completed.
17:24This job took four dumpsters just to clean this house out.
17:28So does that mean we can get in and get started?
17:30Yeah.
17:31I'm actually pulling up to the house right now.
17:33What the hell is that?
17:35Oh my God.
17:36Seriously?
17:37What?
17:38Dude, like I can never win.
17:40Yeah, I'm going to call you right back.
17:42I see something on the house I got to deal with right now.
17:45I'm going to call you right back.
17:46This is ridiculous, man.
17:48What is this?
17:49Dude, I'm not even doing any remodeling yet.
17:56Oh my God.
17:59This is ridiculous, man.
18:00What is this?
18:01Dude, I'm not even doing any remodeling yet.
18:05Sorry we missed you.
18:07Please contact me regarding the construction on this property.
18:10There's no construction happening yet.
18:15Fernando speaking.
18:16Hey, my name's Domar Cross.
18:19I got your message at one of my houses.
18:21I got a stop work order sticker on the window from you.
18:24I'm calling to inquire what this is about
18:27because all I did in the house was demo.
18:29We've applied for a permit already,
18:31but all we've done is demo.
18:33You can't demo without a permit either.
18:35Did you see what we demoed though?
18:36Like we can't take kitchen cabinets out without a permit?
18:39A lot more than kitchen cabinets came out.
18:41Did you see the house before them?
18:43How do you know that?
18:44Sir, you cannot do any work, demo,
18:46or anything else without permits.
18:48They have a demo permit.
18:50If you want a demo permit, you can get a demo permit.
18:54Okay, so what's the next step to get rid of this stop work order?
18:58Go get your permits pulled and we can go from there.
19:02We submitted our plans for permit approval,
19:04but the process was taking so long
19:06and I was anxious to get started with the work.
19:08So we started demo right away
19:10and unfortunately I got slapped for it with a stop work order.
19:13Hey, what's up?
19:14Hey.
19:15Um, we just got red tagged.
19:18Go on.
19:20He gave me a phone number to call someone
19:21that can help us with the stop work order issue
19:24and hopefully not fine us or charge us additional fees
19:28so that we can get the permits approved
19:30without paying more for the permits.
19:32Because if I get stuck with this stop work order,
19:34then it's going to be double the permit fees.
19:37It is going to be crazy.
19:38Listen, I was just trying to get ahead of the project
19:40and get things done so that we stay on track.
19:43All I did was clean out the junk that was in here.
19:45I'm going to text you the number
19:47so you can call and, uh, clean this up for me.
19:51If you can't fix this, it is going to slow us down for months.
19:54Clean up your master shirt.
19:56Any day, any time.
19:58That's why I'm here.
19:59I got you.
20:00All right.
20:01Bye.
20:04I went to the permitting office
20:05to see if I could move this process along,
20:07but unfortunately, the city just wouldn't budge.
20:09They can be very picky when it comes to permits.
20:11They'd want some information,
20:12our engineers would get them the information,
20:14it wasn't enough,
20:15and it was just so much back and forth for eight months.
20:17It was ridiculous.
20:18Which sadly does happen,
20:19especially when dealing with government safety and engineers.
20:22And on top of it all,
20:23a man has been super busy with other projects
20:25and Sam could only help for a little while.
20:27So this has really been a tough zombie.
20:28So this has really been a tough zombie.
20:30all right, this house again.
20:31I feel like I haven't been here forever.
20:33Yeah, it's been a minute.
20:34But permits are approved now, so.
20:35Yep.
20:36Good news.
20:37Look at that.
20:38My fence is here.
20:39This fence was already supposed to be up.
20:40The house rehabbed, sold and done by now.
20:43All right, this house again.
20:53I feel like I haven't been here forever.
20:56Yeah, it's been a minute, but permits are approved now, so...
20:59Yep, good news.
21:01Look at that, my fence is here.
21:04This fence was already supposed to be up.
21:05The house rehabbed, sold, and done by now.
21:09It's been eight months, Domar.
21:10I know, we're supposed to be in and out in, like, 60 days on this renovation, and we haven't even started.
21:16What are we looking at with holding costs?
21:19How much have we spent so far just waiting to start this project?
21:22Well, right now, we're at $32,000 in holding costs.
21:25Oof.
21:26Yeah.
21:27When you think about it, $4,000 a month, we've been on it for eight months.
21:31That's $32,000.
21:33So where are we going to get the extra money needed to rehab this house?
21:37Are we going to take the $32,000 from the renovation budget?
21:40Or are we going to come out of pocket?
21:42Like, what are we thinking?
21:43I mean, Domar, have you seen this house?
21:45It has not gotten any better.
21:47We need every single penny of the renovation budget.
21:51What we're going to have to do is just take that money out of our profit on the back end when we sell.
21:55I mean, and that's really the silver lining, is that we still have a big spread.
21:59The comps have been holding steady, so I think that we can still sell it at, you know, around the $530,000 range.
22:05All right, so instead of making six figures like we initially planned on this house, we're probably going to be looking like around $60,000 to $70,000.
22:13Worst case, that's what we're looking at.
22:15And it's not bad.
22:16Luckily, I don't think it's going to take too much time to find a buyer because we are in a hot area.
22:20Now that we have our permit approved, we've got to get this roof off.
22:24They've got to tear everything up, the trusses and everything, and then we're going to add two cores of block to make sure that we raise the exterior walls.
22:32That way, the roofing company can come and put a new roof on.
22:34This is a major project.
22:36It's going to be a beautiful transformation.
22:37I can't wait.
22:39All right.
22:39Well, let's get to it then.
22:41Don't stop now.
22:43Don't stop now.
22:45Hey!
22:54With our permits finally in place, we can take down the old rotted trusses and build up the walls and raise the roof.
23:03Because we have an extra $32,000 in holding fees, Keisha and I are going to check in and see about the progress.
23:10Look at this!
23:12I know!
23:13Progress!
23:15I see progress!
23:17Looking good.
23:18Wow!
23:19Looking really good.
23:20Dang!
23:21Joyday!
23:22Yes, sir!
23:24Man, this roof is gone.
23:26Truss is gone.
23:27Everything is gone.
23:29So you can clearly see over here how low that is.
23:32See back here?
23:33The wall.
23:34This is exactly why we wanted the truss, the entire roof system off, because we wanted to raise the exterior wall of the main house, but especially because this one was already so low.
23:46You can see it right there.
23:47So we're going to have to add some extra block on this side so it's the same level as the main.
23:52It's looking good, though.
23:53Yeah.
23:53So next steps is the block guy.
23:56Yeah, the block guy.
23:57How soon can he get out here?
23:59If we can get the rebar installed before he comes, he can start one Thursday.
24:02Okay.
24:02So are you going to pull these windows out for us?
24:05Yes.
24:05We're going to pull those and open them, the ones that need to be open for the block guy, especially those so he can close them up.
24:11Okay, perfect.
24:11Remember, we're adding a window here, so make sure we get a hole here for the window.
24:15We should talk about this wall in here, too.
24:17Okay.
24:18There's another wall in here.
24:19So in addition to moving the door down, what's up, guys?
24:22Watch out.
24:23Watch out.
24:24Watch out.
24:25Watch out.
24:26All right.
24:27So the reason we're moving this door down is because we want to make this entire space bigger, so we need to move this wall down, so we actually need to take it out so we can reframe a new wall, like, about right here.
24:41We're going to move this door down, so that way we can move this wall to the edge where the door was before.
24:44Perfect, perfect.
24:45Can I take some of this down?
24:47Yeah, the roof in the front.
24:48All right.
24:49Cool.
24:50I want to get in on this.
24:51All right.
24:52Oh, goodness.
25:05I'm doing all the work over here.
25:08We need a discount on this labor.
25:10What y'all need me to do next?
25:13I'm going to just cut.
25:25All right.
25:26Ow!
25:27My foot!
25:28Ouch!
25:29Ouch!
25:30Are you okay?
25:31It's like a nail just went through my shoe.
25:38All right.
25:39I'm a deal maker, not a fake tempter.
25:40And after that near-miss of that nail-related disaster, I think I'm going to let the team handle the rest of this job.
25:46Da-da-da!
25:47It's great to finally have Amanda here to walk the house.
25:49With everything cleared out, she can allow her imagination to get to work.
25:50All right.
25:51All right, let's see.
25:52I don't remember the plot box code.
25:53It's been a minute since I've been here.
25:54Come on!
25:55Let's just go through the window.
25:56Come on!
25:57Let's just go through the window.
25:58All right.
25:59Let's see.
26:00I don't remember the plot box code.
26:01It's been a minute since I've been here.
26:02Come on!
26:03Let's just go through the window.
26:05Oh, it's open!
26:06It's great to finally have Amanda here to walk the house.
26:11With everything cleared out, she can allow her imagination to get to work.
26:15All right, let's see.
26:16I don't remember the lockbox code.
26:19It's been a minute since I've been here.
26:21Come on.
26:22Let's just go through the window.
26:28Oh, it's open.
26:29Are you serious?
26:30Are we really doing this?
26:31We don't even have a roof.
26:32Are we okay?
26:33Here, hold it.
26:34Make sure it doesn't.
26:36Good?
26:37Are you serious?
26:38Are we really doing this?
26:39We are doing this.
26:40Okay.
26:41Okay.
26:42There.
26:43See?
26:44Can you open up for me?
26:46Welcome home.
26:49Okay.
26:50This is the living room.
26:53Yup.
26:55The bedrooms are over here.
26:57And we're doing four bedrooms in here.
26:59Yeah.
27:00Wow.
27:01All right, because I could...
27:02The bedroom one, two, three, then we got bathroom, laundry room.
27:07And then we're adding the fourth bedroom over here.
27:09Right here.
27:10Yeah.
27:11And then the kitchen over here.
27:12Let's...
27:13Let me see this.
27:14I can definitely say I need to take measurements before I get this kitchen plan solidified.
27:25We are going to remove these windows, right?
27:27And then add the other window over here.
27:29Yeah, right here.
27:30Okay.
27:31And then my thoughts are to put an island in this kitchen.
27:35Yeah.
27:36I love the island.
27:37Okay.
27:38A really big one.
27:39Okay.
27:40All right.
27:41Well, that's a good plan so far.
27:42Yeah.
27:43So let's get back to the office because we've got a lot of work to do.
27:49Because we want to raise the roof of this home, we're adding two more rows of cement blocks
27:52to the wall.
27:53This means we need to cut and add more rebar for support.
27:58Then after mixing and putting down some mortar, we add our row of blocks.
28:05We then need to start work on digging the holes for the support posts for our new carport,
28:10which need to be around three feet deep.
28:12Next we move on to plumbing.
28:14Now while we can run some pipes through the ceiling, we unfortunately do need to get onto
28:18some of the concrete slabs to re-pipe our main line with PVC pipe.
28:29Today we're doing the block, rebar, columns for the carport also, and underground plumbing.
28:34Perfect.
28:35Everything is good, you think?
28:36Everything is good.
28:37All right.
28:38Here comes our guy, right on time.
28:39Gentlemen, how are you?
28:40How's it going?
28:41Nice to meet you.
28:42I'm Dolmar.
28:43Hey, how's it going?
28:44I'm Alex.
28:45We're working on this project to help things keep moving forward.
28:48Hal owns a private inspection company called Logistics, and he will work with us to make
28:52sure that we pass all logistical and municipal codes without any further delay.
28:56We have three holes for the columns for the carport that we're building out here.
29:01We had a little bit of rain though, so they're filled in with dirt and water right now.
29:06You might want to move it over because you're on the side.
29:11Okay.
29:12You need an inch and a half of clearance around all the rebar.
29:14Okay.
29:15I'm going to put it on the sides.
29:19This one actually looks okay.
29:20Okay.
29:21Yeah.
29:22And this one's, yeah, filled with water.
29:24So yeah, this one will be your, this one will be your failure here.
29:26The what?
29:27You got a little trash in there.
29:29Can't see the rebar and...
29:30Yeah.
29:31We'll get it cleaned out.
29:32So is this a semi-pass fail?
29:34I'll let you clean it out and take a picture and send it to me.
29:38Cool.
29:39Fair enough.
29:40Huge relief.
29:41That's why paying an upfront fee for a private provider's service is important because
29:44it almost guarantees that you have no more delays.
29:46And after eight months of delays, we cannot afford any more.
29:50This is the primary bedroom and this is the bonus bathroom that we're adding.
29:57Water lines to here.
29:59The water line is going to be around on top afterwards.
30:01Okay.
30:02So you're doing them in the attic.
30:03When you run the water lines, get them all pressurized, put a gauge on them.
30:06Okay.
30:07And then let us check them at your next inspection.
30:09Okay.
30:10Will do.
30:11That's just up.
30:13Thanks to Hal, our inspections have been going flawlessly and we're moving along.
30:18Now we can fill in the holes we left so that the inspector can see the rebar.
30:25Then we add our posts and begin framing out our carport.
30:32Once that is up, it's time for our roof trusses.
30:35This is a huge event with a crane and several workers.
30:38Each truss must be carefully lifted and then secured in place so we can rebuild our roof.
30:49With the roof trusses in place, the team now nails down the new plywood to finally close
30:54off this house from the elements.
31:00The old, ugly windows are taken out and our friends at Karoli install new energy-efficient
31:06and hurricane impact windows.
31:08Then turnkey roofing comes to complete our brand new roof.
31:12They put down a water-resistant underlayment and then add flashing.
31:16Once those are in place, they secure the shingles to keep the Florida weather out.
31:22With the roof on, our plumber finishes the new PVC piping inside.
31:28And our electrician installs new electrical boxes and wires.
31:32Outside, the entire house gets a fresh coat of stucco.
31:36This will refresh the exterior and protect the insides against the elements.
31:43With the plumbing, HVAC system and electrical done, it's time for drywall to go up all
31:47throughout the house.
31:52Then it's taped and mudded in preparation to be painted.
31:58Our renovation costs are starting to creep up due to high material costs and also
32:02selecting higher-end materials like tile, flooring, and cabinets.
32:05But we're in too deep now to stop, so we just got to keep going.
32:09In the bathroom, we're putting large-format textured light-colored tile on the walls.
32:14The color will make the small space feel larger and the texture will make it feel more dynamic.
32:19Outside, the team from High Level Coating is here to give our exterior of this house a fresh coat of white paint.
32:26In the driveway, we're digging out our new dimensions and installing some framing and wire to prepare for our cement pour.
32:34Once we have a streak of several dry days, we can pour the cement.
32:37Team at L&D Fencing installed our new Blackland fence in the backyard.
32:42They start by digging holes for the posts, and once those are in, they lay the bottom rails.
32:47And then install the fence panels themselves.
32:50This black fence is going to have an amazing and classy contrast with the house itself
32:55and will really stand out to potential buyers.
33:20What's going on here?
33:21Why are the dumpsters still here?
33:22That's what I'm wondering.
33:23Why are the dumpsters here, and why aren't the pavers installed yet?
33:29Well, the pavers are here, but they're not installed.
33:33These dumpsters were supposed to be gone.
33:35This whole landscaping was supposed to be finished.
33:38And nothing's done, and nobody's here.
33:41We're supposed to be listing this house.
33:43So, who is working on this project?
33:44Who is responsible for the landscaping?
33:45Jesus.
33:46Jesus is supposed to do the landscaping.
33:47Have you heard from him?
33:48What's the deal?
33:49Not today, but he knows that this house is ready to list.
33:50We are this close.
33:51Let me call him.
33:52This close.
33:53I have him in my favorites.
33:54I'm about to remove him from my favorites.
33:55I'm about to remove him from my favorites.
33:56No!
33:57No!
33:58No!
33:59No!
34:00No!
34:01No!
34:02No!
34:03No!
34:04No!
34:05No!
34:06No!
34:07No!
34:08No!
34:09No!
34:10No!
34:11I'm about to remove him from my favorites.
34:12No!
34:13Don't be mean.
34:14It's probably a logical explanation.
34:16What?
34:17No!
34:18There's no...
34:19Babe, this is supposed to be done.
34:27Really?
34:28He's not picking up?
34:29Dude, come on.
34:30Your call has been forwarded.
34:31Okay.
34:32Listen, possibly he's getting the rest of the supplies that he needs to finish this landscaping.
34:35Okay.
34:36Well, let's go find them.
34:38It turns out our team is out getting supplies.
34:40While they do that, Florida Rain Gutter installs dynamic black gutters to complement the white exterior of the house.
34:48Then our landscaping crew adds wood around our flower bed to give them a more finished look.
34:56Exterior lighting is added to showcase our new upgrades.
35:00Now it's time for new sod for the entire yard.
35:03And then we add our missing pavers.
35:05Inside, high-level coating is here to give the walls a fresh coat of white paint to help the space feel as large as possible.
35:13Then we install new LVP flooring.
35:16Inside, Panda Kitchen and Bath installs our cabinets.
35:23Recessed lighting is added throughout the house.
35:28And then we put in new ceiling fans.
35:30Back outside, the team does some finishing touches with the plants and our new driveway.
35:35In the kitchen, the team installs brand new Impava and Houseland appliances.
35:42The staging company is here to help potential buyers visualize calling this house their home.
35:50They're using light neutral colors to highlight our clean and open floor plan.
35:56After all of our permit delays, we hope that their expertise can help us sell this house fast.
36:01I am so happy.
36:12This has been quite a lot of work on this house.
36:15Oh my goodness, I'm so glad it's finally done.
36:17What was it, like eight, nine months of hard work, sweat, tears, labor, all of it?
36:22Ugh.
36:32Come on, look at this.
36:34These windows, completely broken.
36:36The grass was not really here.
36:38We had zero curb appeal.
36:40It was probably one of the worst zombie houses we've ever bought.
36:43And it is completely transformed.
36:46Everything is new.
36:47Look at these Karoli windows.
36:49Brand new roof.
36:50We've got grass.
36:52Beautiful curb appeal.
36:54It's beautiful.
36:56Well, I want to see inside because if outside looks this good, I can't wait to see what the inside looks like.
37:01Yes.
37:05Oh my goodness.
37:12Well, I want to see inside because if outside looks this good, I can't wait to see what the inside looks like.
37:17Yes.
37:18Oh my goodness.
37:19Wow.
37:20Before, we couldn't even get in here with all the junk and the trash.
37:21It was a hoarder's mess.
37:22And the colors on the wall, it was a hazard.
37:23What I remember the most, though, was this wall that was here.
37:24Yeah.
37:25It was separating this entire space.
37:39So we took that down and now look at how big and bright and open it is now.
37:46It is a far cry from what it was before.
37:48It's a completely different transformed space.
37:51Now we've got new paint, new floors, new fixtures, lighting fans, the whole nine.
37:55Yeah, it looks so nice.
37:57But this is what I really wanted to point out.
37:59This space right here was a bathroom.
38:03Remember?
38:04Yeah, I do remember.
38:05It was also rough in here.
38:07Remember the insulation falling down and all the mess everywhere?
38:10Yeah.
38:11The kitchen was tiny.
38:12We had nasty cabinets, trash everywhere.
38:15And not only that, the ceilings were low.
38:19Raising the roof was a very smart decision because now we have tall ceilings and it makes
38:24the appearance that the house is way bigger than it is.
38:26I would have never guessed that we would be able to fit an island of this size in this
38:30kitchen and upgrade this kitchen with this beautiful wine fridge.
38:34This is a nice feature from Impala.
38:36Come on now, look at that house lane range hood.
38:39Yes, I think it fits perfectly.
38:41It looks really nice.
38:42Everything just complements each other really well in this space.
38:45And we also added a new window for more natural light.
38:48Yep, and we've got these two windows over here in this family room area as well.
38:52Before, there was nothing here.
38:55It was almost like dead space.
38:57So they still had the laundry hookups right here.
38:59But now, I'm so glad that we turned this into a family room.
39:04We've actually added function to this space.
39:07Yes.
39:08I want to go look at the left wing.
39:09Okay, let's go.
39:13Before, this room was nasty.
39:15I just remember walking through this house and not wanting to touch anything.
39:20Looking at this room now, it's completely transformed.
39:23New floors, new paint.
39:25We staged this room as an office.
39:27But you can also have options.
39:29Yeah, like a nursery.
39:30Exactly.
39:31All right, let's go see the bathroom.
39:34Before this bathroom, there's a toilet right here.
39:37We had the nasty toilet.
39:39We had the nasty vanity, gross bathtub.
39:42But more than anything else, it was a nasty lime green paint on his walls.
39:48We've replaced the vanity.
39:50We've replaced the toilet.
39:52Beautiful hexagon tile on the floor.
39:54We've tiled from wall to ceiling.
39:57And it looks amazing.
39:58All right, let's go see the other rooms.
40:01I don't remember if I told you, but this bedroom had a lot of trash.
40:05But amongst the trash was a lot of, let's just call it adult paraphernalia.
40:10Oh, .
40:13This room turned out great.
40:15We've got a brand new fan, new windows, new flooring, paint.
40:19It looks amazing.
40:20What I really want to look at is that primary bedroom.
40:23Yes, the star of the house.
40:25Mm-hmm.
40:27I remember this room was just full of a lot of trash and junk, just like the rest of the house.
40:32I don't think we knew what the previous owner used this space as.
40:36There was no bathroom here before.
40:38No, there wasn't.
40:39So we were able to reconfigure this space a little bit.
40:43Now we've got a beautiful primary bedroom and a bathroom all within this one primary suite.
40:49It looks so good, too.
40:51We've got wall-to-ceiling tile, the hexagon flooring tile, beautiful, nice new vanity, and beautiful light.
41:02It looks really nice.
41:04So, let's talk numbers.
41:06Yeah, so?
41:07We bought the house for $300.
41:09Yes.
41:10It took many months to get her done.
41:12Many, many, many months.
41:13But it's finally done.
41:14What are you thinking on resale?
41:16Well, initially, I know we plan on reselling between $530 to $550.
41:20And?
41:21But there's a big but.
41:22Just last week, I saw that a house up the road sold at $630.
41:27Same amount of bedrooms, bathrooms.
41:30I think ours is a little bit more snazzy.
41:33That is like $80,000 to $100,000 more than we thought.
41:35Why don't we start at $630,000 as well?
41:37So, let's get this house listed because I don't want to wait another second.
41:41No, let's go.
41:43They say that good things come to those that wait, and that was definitely the case for this house.
41:48This turned into a beautiful home.
41:50We bought this house for $300,000 and went over our renovation budget by quite a bit, bringing the total to around $150,000.
41:59Our agent fees and closing costs will be around $32,000.
42:03Because of our permit issues, our loan fees came to about $32,000 extra than what we had originally planned thanks to holding costs, bringing the total to $35,000.
42:13Bringing our total cost to $517,000.
42:16But if we can sell this place for $630,000, we stand to make a profit of $113,000.
42:27We haven't gone on a date in a while.
42:29We've been so busy.
42:30Especially now that Layla's done.
42:31I'm glad that buyers are showing interest.
42:33I know, man.
42:34It's been a long eight to nine months.
42:36We could have built a brand new house.
42:38We could have done so much in that time.
42:40Yeah, I'm thinking about other things we could have done in that time in eight to nine months.
42:44We could have made a baby.
42:48Um, negative.
42:50No thanks.
42:51Four kids already.
42:52Four kids?
42:53We lose a fourth kid.
42:54You're looking at them.
42:55Wow.
42:56Mm-hmm.
42:57Anyway.
42:58No thanks.
42:59These houses are our new babies.
43:00I prefer a real baby.
43:02No.
