00:43treasures and I am bringing it all to you from this penthouse loft in Tribeca.
00:48As soon as you step in you notice natural light pouring through huge south-facing windows. Soaring 23-foot ceilings
00:55make the space airy and ethereal.
00:58The main floor is wide open with a graceful flow between living and dining areas and this custom kitchen.
01:05The three bedrooms are each unique, relaxed and pin drop quiet.
01:10But it's the outdoor spaces that really steal the show. A south-facing terrace off a private bedroom and a
01:16roof terrace with 360-degree views.
01:19This home truly offers the best of both loft and penthouse living.

01:44Hi, I'm Coco Kanakis, Principal Designer at Coco Kanakis Design. Welcome to this Greek Revival townhouse on one of the
01:52most beautiful streets in the West Village.
01:54This was a top-down renovation and we used our clients' love of art, fashion and travel as our inspiration.
02:01The result is a bold and vibrant home that also celebrates its architectural heritage.
02:07Let's go inside. Come with me.
02:11As soon as you walk in, this vestibule just sets the stage.
02:16The floor is a marble and brass mosaic that immediately grounds the space.
02:20Above is a vibrant, timorous beasties, ink-blotched damask wallpaper that climbs the walls like living artwork.
02:28Suspended overhead, we have the Lindsay Edelman sculptural clamp light as an unexpected, quirky counterpoint to all the classical details.
02:38In this living room, the layered mix of artistry and history continues.
02:43The walls are dressed in a soft, sky-blue silk wall covering, capped with acanthus-leaf mouldings that echo the
02:50salvaged capitals of the columns,
02:52which of course ties back to the home's Greek Revival architecture.
02:56The focal point of this room is this ornate marble fireplace.
03:00Lighter-scale furniture float in the room, including this flapper-style chair, gem-cut coffee table and the Moroccan case
03:07pieces and tray tables.
03:09But the anchor for everything is this over-dyed Persian rug with the word peace inscribed on it in eight
03:15different languages.
03:17And the energy definitely rises as you walk into this dining room with this beautiful Christian Lacroix damask wallpaper that
03:24just wraps the room in drama.
03:27Herringbone floors add to the classical foundation, while the denim blue glass doors allow light to filter into the center
03:33of the home.
03:33But the crown jewel is definitely this Gabriel Scott chainmail chandelier.
03:38Visible from the living room and the kitchen, it is the perfect centerpiece for the parlor floor.
03:48The kitchen design is something I'm really passionate about and I just love to do.
03:53We kept the entire palette to black, white and wood tones.
03:58We gave the prime window location to the breakfast nook where the light pours in like a Vermeer painting.
04:03We also hung this constellation of quirky lights, including a whisk, as a nod to my client's passion.
04:09This kitchen doesn't just look good, it functions really well, which should be the goal of any good kitchen design.
04:18This is the real party room that everybody wishes they had.
04:22As soon as you walk in, you're surrounded by greenery from the butless pantry to the trellis wallpaper.
04:27The arabesque floor tile flows out into the garden patio to make this room feel twice the size.
04:33And the expansive glass wall opens up into the garden for seamless indoor-outdoor entertaining.
04:44Upstairs in the primary suite, the mood turns serene and intimate.
04:48We used this plum velvet for the bed and the sofa.
04:52And brought in watercolor style fabrics in the curtains and the seat cushions.
04:57And the ornate acanthus leaf mantle just adds to the graceful detail.
05:01French doors even open up to a private terrace.
05:05The bathroom takes serenity to a whole other level.
05:09There's a fireplace, a black sandstone soaking tub, steam shower and sauna.
05:15This is definitely one of the most luxurious bathrooms I've designed, except for maybe my own.
05:25This was a multi-year project that reimagined a classic West Village townhouse into a jewel-toned delight.

06:22Welcome to one of the properties which we're no longer living in, smack dab in the middle of Beverly Hills.
06:28This house is remarkable because I've literally never seen a house like this.
06:32And this design element looks cool, but it actually minimizes the amount of heat the sun kicks off
06:39because the sun comes up every day this way.
06:41The coolest, classiest house. Check it out. Come on in.
06:48You walk in and you immediately get floor to ceiling views.
06:53You get the inside, outside, but also because it's so scientifically designed, you can't hear traffic or any noise.
07:02We love quiet.
07:04So we have a number of different rooms.
07:07You've got the master bedroom, guest bedrooms, quite a few of them, and a movie room.
07:14For me, this is a place where the outside humdrum of life doesn't get in.
07:19I can put my trusty cell down and watch my favorite films.
07:28Some people think the living room is empty. I say it's the perfect placement of bric-a-brac and potpourri.
07:36Comfort is the most important thing. Here comes the TV. Take a look at that.
07:40So that's actually built so solidly that it's actually underground.
07:45Likewise, there's a TV out there if you and your friends want to gather around and watch the ball game
07:51and do all that.
07:52It's really quite an amazing place.
07:57Here are the gadgets. If you can figure out how to work the gadgets, you're better than I am.
08:02I have no idea. This one is...
08:06Convection of an event.
08:07The **** is a convection.
08:09But easy peasy. Everything here is just designed so well.
08:13The property is actually much bigger than you think it is.
08:17We have the infinity pool, but there are no next door neighbors.
08:21But I will tell you that the only reason we're selling this house, the wifey wanted more closet space.
08:28And I've heard that on a few of the houses.
08:30Happy wife, happy life.
08:35We're upstairs and it feels like you're on the first floor.
08:38And the inside again is the outside.
08:43This area is called fun because this is where you have fun.
08:48You can hit a button and the skylight opens up.
08:51Again, indoor, outdoor.
08:53There's a walkway around the house.
08:56And I like, you know, when people are here and I'm not yet ready to join them,
08:59it's nice to see them having fun in the infinity pool and hanging out.
09:03When I've had enough of commotion and schminotion, I go back to my master bedroom.
09:11This was the lady's closet.
09:14And that used to be my office.
09:17We blasted through here so she'd have more room.
09:20But the real punchline is even that's not enough.
09:23The master bedroom here.
09:25Again, you have in and out and you can go outside.
09:28These glass doors slide.
09:30And then when the wifey was ready to have her coffee, she would just draw the curtains open
09:35and you get light that comes in from the outside.
09:39And that means it doesn't matter if you feel comfortable being asleep.
09:42It's time to get up because the wifey says it's time to get up.

10:23Ronit Pardo is a curator and sourcing specialist.
10:26So it's no surprise that her own apartment, nestled in Paris's sixth arrondissement,
10:32feels like a love letter to design, from the entry to the salon and beyond.
10:37See for yourself.
10:41Hi, my name's Ronit Pardo.
10:43I am a vintage hunter, treasure seeker.
10:47I source vintage pieces and design pieces for interior decorators,
10:52private clients, and welcome to my place in the heart of Saint-Germain in Paris,
10:56in the iconic sixth arrondissement.
10:58In this place, what actually dictated my choice of furniture was the color scheme.
11:04So in light of that, let's see what I've actually done.
11:10Here in the entrance hall, everything started from the floor.
11:13It's a pink stone base with Bordeaux marble, black stone and brass inlays.
11:19And it's pixelated to reiterate the stained glass windows that we have here.
11:26And also what we wanted was to have lots of things that were very geometric and went in with the
11:31color tone.
11:32We decided to paint the entrance in a very subtle blush nude color.
11:36And we continued that color into the living room.
11:43So here we are in the living room.
11:45And this is my beautiful dog, Anuka.
11:48She's the love of my life.
11:50And we entertain a lot.
11:52There's a lot of seating in here.
11:54There's no, like, central coffee table, but there are lots of side tables.
11:59And they open up like this.
12:02Absolutely love them.
12:04And they're a really rare find.
12:06The rug is unique because it's a really weird shape, but I absolutely loved the design of it.
12:11I love these wall sconces.
12:13They're a bit space age, but not really very unusual.
12:17And I would have a hard time ever getting rid of them.
12:19These chairs are Spanish from the 1960s, and I chose them because of the color.
12:23I really wanted something red in here to go with the rest of the apartment.
12:32The first thing you really notice in this place is the color.
12:34You have this Bordeaux, something that I really, really wanted.
12:38So this room is what we call the library.
12:40And what I mainly do is I work in this room.
12:43I chose the Saren because I wanted something round.
12:46It's a great classic design.
12:49The chairs are swivel chairs, super comfortable.
12:52Right here is a very traditional marble fireplace and an art deco vase.
12:57These are Swedish from the 60s.
13:00This is a really iconic piece, and it's made in camel skin or something and gives a great lighting.
13:05And the other piece that we have in here, it's actually my dog's.
13:09See what she does to the furniture?
13:12It's a living apartment that just happens to have some great design pieces.
13:21So welcome to my bedroom, the pinkest bedroom you'll ever see.
13:25Pink carpet, pink walls.
13:27Of course, no Parisian flat would really be a Parisian apartment if it didn't have just a little, little balcony
13:34with these amazing views.
13:36This is quintessentially Paris.
13:38But design wise, this bedroom is really all about this little vignette here.
13:42We've got feminine.
13:43We've got the vintage jewelry.
13:45We've got these amazing design, vintage piece that works so well with the classic, you know, fireplace.
13:51This really is my intimate little space.
13:54And that's what I think that, you know, a bedroom is ultimately should be.
13:57It's your sacred space.
14:04So what I love about my job is finding pieces that my clients are going to cherish as much as
14:10everything that I cherish in my home.

14:35Now we're in the West Village checking out a cozy apartment with designer and stager Christina Slater.
14:41She shares her tips and tricks for maximizing the appeal of this one bedroom apartment.

14:51I'm Christina Slater, designer and creative director of Best at Home.
14:54And today I'm sharing just how thoughtful design and smart space planning really maximizes the appeal of this quaint West
15:02Village home.
15:03Although this is a cozy one bedroom, one bath with the right touches, it really lives large.
15:07Now let me show you how we made every square inch count.
15:14In a competitive market like this, staging is essential to standing out.
15:18Buyers are typically viewing four or five homes at once.
15:21Staging not only showcases the best qualities of the home, it also helps some buyers envision just exactly how they
15:27could live there.
15:27What worked in our favor here is that this living room has three windows, so there's beautiful natural light.
15:33Lighting is key to any well-designed space.
15:36The brighter a home is, the more inviting it feels.
15:38We took advantage of these windows by adding not just one, but four mirrors to this space.
15:43These four mirrors impact the space in very different ways.
15:46Our number one trick is placing a mirror where a buyer can seat themselves walking through the home.
15:51It creates an instant connection.
15:53At no point does a buyer ever not seat themselves.
15:56In addition, we place these two mirrors on this angled wall.
15:59Not just for visual interest, but to enhance the light and reflect the sky where you least expect.
16:06Another priority for us when designing this room is a proper space plan.
16:10Our goal was to maximize seating.
16:13Luckily, we design and manufacture all of our own furniture, like this deep sectional sofa.
16:19It is so comfortable.
16:20It wraps around the two walls so a buyer can see just how many people they could entertain.
16:25You don't always have to use small-scale furniture in a small room.
16:29Something this large actually makes the space feel bigger.
16:32We use neutral tones and textured fabrics throughout.
16:35I also always suggest adding an accent chair.
16:38So we place a soft, neutral, 70s-inspired chair facing the sofa.
16:43This allows a buyer to see how conversation can naturally flow.
16:50This kitchen had already undergone a luxurious upgrade with these Calcutta Gold countertops.
16:56We designed these gorgeous brass counterstools that fit perfectly under the overhang.
17:00They not only bring a little glamour to the kitchen, but they provide window-side dining.
17:04Over here, we added a console under yet another mirror.
17:08It's a place to toss your keys, the mail, maybe a junk door.
17:12But the real purpose is to let a buyer know you could have another piece of furniture in this space.
17:16Our job is to create moments throughout the home that allows the buyers to see all the possibilities.
17:25Here in the bedroom, we maximize space and function.
17:28This room is just big enough for this queen-size bed, but it has two windows, so it feels a
17:33lot bigger.
17:34I always believe a bedroom is not complete without matching nightstands and lamps.
17:39It just makes everything feel put together and high-end.
17:42Once again, we added two mirrors to reflect the natural light.
17:46We didn't want to leave the space next to the window empty, so we brought in this console as a
17:50place to work.
17:51What that does is it lets the buyer know that this room could serve multiple functions.
17:56And opening up a world of possibilities is what staging a home is all about.
18:05I hope you have seen that staging a home, no matter the size, can make a huge impact.

18:33The life of a big-time production designer can be hectic, but James Pierce Connolly, one of the best in
18:39the business,
18:39knows the value of a beautifully designed space.
18:43And his own home is an ode to both vintage glam and relaxed charm.

18:53Hi, I'm James Pierce Connolly, and I'm a production designer for The Voice, Top Chef, The Kelly Clarkson Show,
18:59so many things on TV, and I'm here to show you my house and how a production designer lives in
19:06Studio City.
19:10This room is the gathering space, and I actually totally renovated it and opened it up when I first bought
19:16this house.
19:17This carpet matches the other carpet, so the whole space is unified in one big room.
19:24I purposefully bought a giant stone coffee table the same size as this big picture window, which we're honestly really
19:34proud of this view,
19:35that goes out onto the pool and into the canyon that we can see the Hollywood Hills in.
19:40I'm going to give you, like, a little design tip right now.
19:42It's not about white anymore.
19:44It's about bones, creams, and an emphasis on warmth.
19:48And now these vintage orange chairs really marry into the whole space and color palette.
19:57Oh, my God, you're in my bedroom!
19:59And this is all part of the master plan of the same tonality, but this is a little bit more
20:05relaxing.
20:05And the whole space is wrapped in a grass wallpaper.
20:10I designed it with these lampshades in mind, and the whole place is now taking on this kind of retro
20:16look.
20:17When I start my day every morning, I wanted my feet to hit a cozy rug,
20:22and I wanted the whole space to open up and fill with light.
20:26And it's so important for your bedroom to be just one big warm hug.
20:30And right after we wake up, it's time to get Kate's up and straight into the playroom.
20:35Let's go take a look.
20:39And this is actually my favorite room in the house.
20:42It's got all the toys.
20:44The theme is crazy things that can fly.
20:48It's hot air balloons.
20:49The wallpaper is full of crazy biplanes.
20:52And we have whales and birds.
20:56And speaking of crazy things that can fly,
20:57that's actually my mom, Kate's grandmother, proudly on the wall.
21:01Not only are the craziest things flying,
21:04but hopefully Kate's imagination is too.
