00:48From the foyer you're led into a generous great room with space to dine and unwind.
00:54And anchored by an open kitchen with custom cabinetry and top of the line appliances.
00:58A private wing holds three pin drop quiet bedrooms including a serene primary suite.
01:06In all this is just over 2,500 square feet of uptown living that feels refined, comfortable and oh so
01:14effortless.
01:15We are getting started at a Park Slope townhouse with architect Alex Miller founding partner of TM Light.
01:22This home is a study in integrating modern design within a historic framework.

01:45Hi I'm Alex Miller founding partner with TM Architecture and welcome to our row house renovation here in Park Slope
01:51Brooklyn.
01:51This project specifically was about how to integrate modern details into an otherwise historical context that made the home very
01:59much for the family that now inhabits it.
02:01There's a lot to see so let's get started.
02:07In the entry vestibule there's this beautiful coating of wallpaper that goes from wall to ceiling and it's called sunrise.
02:13It's kind of the introduction to your experience of the townhouse.
02:17There's incredible existing architectural detailing in the home which we wanted to preserve.
02:22One of the pieces that we could add was beautiful lighting that evoked a sense of the past but ushered
02:28in an experience of the future.
02:33The formal dining room is a space that shows what we think we do best.
02:37Exuberant custom touches and amazing lighting.
02:40The focal point here is this amazing custom dining table with a marble slab suspended over the floor with a
02:47single folded sheet of brass.
02:49Lighting serves as a sense of warmth in a space.
02:52We added a cluster of more contemporary pendants at different heights.
02:56Bringing something special into this very tall space.
02:59Inhabiting it with something that's beautiful.
03:01One of the best moments of the dining room actually started with a wood trim that was really poorly finished.
03:06We took that as an opportunity to add a coat of beautiful deep green paint that surrounded the fireplace, the
03:12stained glass window,
03:13and even the doorways that lead you into the rest of the parlor level.
03:20In the media room of the parlor level we took the opportunity to riff on some existing details.
03:26One of them is the wainscoting on top of which we added a linear LED up light and upclosed the
03:32medallions on the existing wall surfaces.
03:33We also used the spaces in between the coffers to add custom wallpaper accents.
03:38As the space is used by the family as a media room we needed to integrate a very contemporary deployable
03:44projection shade for the space.
03:46The furnishings are a combination of off the shelf elements as well as art pieces that the client has added
03:52from their collection.
03:53Even the original drink cabinet that was around the fireplace we removed the leaded glass creating a clear vantage point
04:00for the art pieces inside the cabinetry.
04:02Follow me down to the garden level.
04:07The garden level is all about clever use of space and budget.
04:12In the case of the kitchen we've simply repainted some of the cabinets, replaced the stone slabs on the island
04:19and the countertop,
04:20and even using a brass sheet on an existing refrigerator to tie it in with the rest of the kitchen.
04:25So with this efficient use of space we created this huge banquette that allows for the family to dine and
04:32for the kids to play.
04:33The dining table itself uses the same stone that we used on both the kitchen countertops and the island, binding
04:39the space together aesthetically.
04:45The top floor of the townhouse is all about creating an integrated primary suite that moves from the bedroom through
04:52the corridor and all the way to the office library space.
04:54What's lovely about this wallpaper is that it's entitled sunset and it acts as a counterpoint to the wallpaper, the
05:01entry foyer that is sunrise, beginning the journey into the home and ending it here at the primary bedroom.
05:07Another really fun moment in the primary bedroom is this art piece that's above the headboard that's flanked by these
05:13beautiful decorative wall sconces.
05:17Punctuating the primary suite is this office space that has floor to ceiling bookshelves and a desk that spans the
05:23entire facade of the building looking out onto the street.
05:30This project is about these contemporary moments integrated within this classic Brooklyn townhouse that make it a special home for
05:38the family that now inhabits it.

05:59Now we're at a Greenwich Village penthouse with nearly 4,000 square feet of stylish sun-soaked spaces designed by
06:07Nate Berkus.
06:08Every corner feels luxurious and striking downstairs, upstairs, inside or out.

06:20Step onto your private landing of your private floor of this magnificent penthouse in the heart of Greenwich Village.
06:26I'm Leonard Steinbeck of Compass. Let me take you on a tour.
06:32This building was converted from a 1910 structure into eight unique apartments by Nate Berkus, one of Architectural Digest's 100
06:40top interior designers.
06:41Each room has been individually considered as to how you might live in this apartment as opposed to purely aesthetics.
06:52And that all starts here in this great room, a wonderful area to relax and unwind at the end of
06:57a day.
06:58What was once a large room has been divided into two separate spaces, connected by three openings.
07:04On this side of the great room, we have a more relaxed living area as well as the dining room.
07:08And on this side of the great room, we have a more formal setting, perfect for your more prized furnishings
07:14and art.
07:14So now let me point out some architectural details, like this bow window that floods the entire room with beautiful
07:21southern light.
07:22And this view reminds you that you're in the most desired of all neighborhoods in Manhattan.
07:27Not only do you have windows in all directions, you also have extraordinary ceiling height and wall space for that
07:33important art collection.
07:35Now let's head off to the heart of the home, the kitchen.
07:41This kitchen is not just a kitchen, this is another living room.
07:44Yes, this kitchen has an exquisite island, beautiful big slabs of marble, custom cabinetry, dishwasher, the works.
07:51But it's the one element besides the natural light that draws everyone's attention, the La Conche range.
07:58A range of this quality may even get someone like Jean-Georges to come over and cook a meal.
08:03And here is where you could eat that magnificent meal in a built-in banquette.
08:12There are four bedrooms and four and a half bathrooms on this floor.
08:15And this bedroom is set up as a home office where you can pay your taxes.
08:19But let me show you the primary suite.
08:24Who wouldn't want to start their day in this dreamy bedroom bathed in natural light from all sides?
08:30Perched amidst the treetops, it houses both a bed as well as a wonderful seating area.
08:35The primary suite is its own private wing.
08:37It houses a bedroom, huge walk-in closet and a sumptuous bathroom.
08:45The materiality and detailing of this bathroom are a sight to behold.
08:49In fact, it makes this entire primary suite something truly extraordinary.
08:54Now follow me upstairs.
09:02The upstairs living room is akin to a conservatory with a private terrace.
09:08Floor-to-ceiling windows allow light from the south and the west to flood this room all day long, all
09:13year round.
09:14Just picture yourself on this swanky sofa having a cocktail.

09:25Everyone dreams of a private terrace in Greenwich Village.
09:29But this is more than a terrace.
09:31This is an outdoor living room.
09:33You have ample seating for both dining and living.
09:37And then just check out those views.
09:43So many people dream of living in Greenwich Village.
09:46Owning this penthouse takes it to the next level.
09:49A home infused with light and views and beautiful design.

10:15Now we visit a Studio City, California home by designer Rob Diaz.
10:20Set along Fryman Canyon on the site of Alex Trebek's former estate,
10:24this home has been reimagined as a rustic contemporary retreat,
10:29where design and nature move in perfect sync.
10:33See for yourself.
10:37Hi, I'm Rob Diaz, Studio Rob Diaz, and this is Fryman Estate.
10:41This site was the estate of Alex Trebek.
10:44We purchased it four years ago.
10:46The property spans 300 feet wide and the buildings and pavilions
10:51are separated by steep A-frames and center deck sections.
10:55It's surrounded by trees.
10:57Let's go inside and check it out.
11:02So this foyer is small for the size of the building,
11:05and then we have a little compression here,
11:08and then we explode into this volume,
11:10in which we have 36-foot vaulted rift white oak ceilings,
11:13a large silver travertine fireplace that anchors the dining room
11:18from the transitory area,
11:20and the dining room is hugged.
11:22We have 16-foot glass on this side,
11:2416-foot facing the meadow,
11:26and then we have an outdoor dining room.
11:28We have nooked-in overhangs on the left and on the right,
11:32and I think that the construction is here to not interfere with the site itself.
11:41We have the daily living room.
11:43This is part of the primary kitchen,
11:46and then we have another service kitchen behind the kitchen.
11:49This wall is built out of rift oak.
11:52The sofa design is hugging the wall.
11:55So it's a large space, but it still feels intimate.
11:59And this room was built with the pool on center of the room.
12:03So we have an 80-foot lap pool.
12:05The water extends all the way up to the other side of the property.
12:08We have no recess lights,
12:10and so we've used patinaed brass task lights throughout the home.
12:14And then we have installations like median discs,
12:16and they're just here to tailor and frame in the artwork.
12:21We're back in the foyer.
12:22So we had hung a left to start the tour,
12:25and now we're going to the right pavilion.
12:27Come on.
12:30This is the cloud room, if you will.
12:33We decided to build these framed-in walls to kind of hug the library.
12:39The interaction of these ethereal lights kind of on you.
12:43Even the furniture here.
12:45The chairs are hugging you.
12:46This daybed from Stall and Band is hugging you.
12:49It's comfortable.
12:49It's approachable.
12:51And yet I still think it's very refined.
12:55We're on the other side of the property.
12:57This side primarily features sleeping quarters.
13:00We have this den and bar area.
13:03This is where you're going to come, crack a beer, watch the game,
13:07and it's an intimate space.
13:11So we're going to make our way into the primary suite.
13:13It's the entire second floor on the left pavilion.
13:19I think the language of the house is serene.
13:22As we make our way into the primary suite,
13:24the walls are done in clay and white oak and Anna Carlin's silk mulberry sconces flank the bed.
13:32As we leave the sleeping quarters, we're now into the primary closet.
13:37As you cross the threshold, we have a sitting area, we have a bar,
13:42and the closet goes down 27 feet.
13:49There is no beginning, middle, and an end to this home.
13:52As you can see, it's built around the sight lines and the land.
13:55But unfortunately, this is the end of it, and you gotta go.

14:23Now we're at a townhouse in the West Village linked to one of New York's more defining moments.
14:27It's a comfortable blend of history, contemporary style,
14:32and very good vibes.
14:34See for yourself.
14:39Hi, I'm Missy Modell, and welcome to 555 Hudson Street.
14:43This is the former home of Jane Jacobs, who lived here for 21 years
14:47and wrote her famous book, The Death and Life of Great American Cities.
14:50This book single-handedly shifted the way we build modern cities today,
14:55including downtown Manhattan.
14:56I cannot wait to show you this gem of a row house in the heart of the West Village
15:00that mixes history and style.
15:02Let's take a look.
15:06Built in 1842, this place and the neighborhood has seen plenty of changes, as you can imagine.
15:16Fun fact, Jane Jacobs actually bought this place for $7,000.
15:21Can you even believe that?
15:27Right away, you can feel the warm energy of this home.
15:31You know how some places have a good vibe?
15:33This is a good vibe home.
15:34The loft-like main entertaining area consists of a dining room and a living room.
15:39There are two original wood-burning fireplaces, custom millwork, and plenty of design charm all around.
15:45And the unexpected ceiling heights makes this place feel incredibly grand,
15:49perfect for gathering friends, family, or even organizing your next historical preservation.
15:55It's pretty incredible.
15:56Right here, Jane Jacobs would look out her window and observe what she called the sidewalk ballet,
16:00how people interacted with one another and their community.
16:04It's wild to think that this neighborhood would look nothing like it does today
16:07without Jane Jacobs' influence.
16:09It's also airy and bright with ample space for your art collection.
16:13After all, this is a neighborhood defined by its creatives.
16:16I also love the little details.
16:18There are shutters.
16:19Where in New York do you see shutters?
16:21Sitting right here reminds us just how important preserving a little piece of New York City history is.
16:27So let's go explore the rest of the house.
16:33Just off the dining area is this fully updated eat-in kitchen featuring abundant storage and serene garden views that
16:40make even washing dishes feel like you're taking a moment away from it all.
16:44When you fling open the doors, the light from the front pours in and you really can feel the home's
16:49open and welcoming flow and atmosphere.
16:51As we head up to the bedrooms, I just had to point out this adorable staircase moment.
16:55It's one of my favorite features.
17:01Up here, there's a cozy guest bedroom with exposed brick and this ethereal primary.
17:06And even though it looks right outside on Hudson Street, it's super quiet.
17:11There are built-ins throughout with so much shelving and storage, an original wood-burning fireplace, and get this, original
17:18floors.
17:18This is the only room in the house that uses original floors, and I think it makes it feel extra
17:23special.
17:24And in case you were wondering, there's enough room for a king-sized bed, a chest of drawers, and additional
17:29seating.
17:34And to finish things off, your very own Treehouse Terrace.
17:38Can you imagine the possibilities?
17:40It's truly a refuge any time of year.

18:22Well, this next place in Greenwich Village might just be the place for you.
18:25Behind the historic facade, architect and homeowner Adam Kushner has created a very personal oasis with serene courtyards, mezzanines, and
18:35one incredible feature you definitely don't see every day.
18:38Not at this scale.
18:39Take a look.
18:44Welcome to the Minettas, the best kept secret in the West Village.
18:48I'm Adam Kushner.
18:49I'm the architect, the general contractor, and the owner of the house that you're going to see today.
18:54So come on inside.
18:55Let me show you what I've done.
19:00This kitchen, which also serves as the entry to the house, is like an overture.
19:04There's an idea of great juxtapositions of both high technology and low technology in one space that we wanted to
19:11show as our design intentions that we'll see both here and throughout the rest of the house.
19:19What's unique about this property is that there are actually two houses on it.
19:23So we have the front house, we have a back house, and right now we're standing in the courtyard between
19:29the two.
19:29The back house is composed of three floors, the ground floor, which is a living room, the middle floor, which
19:35is a guest bedroom, and the upper floor, which is a gym.
19:37And on the very top is this outdoor space.
19:40And from here, we have this pretty interesting view of not only the back of our house, but also our
19:44climbing wall, which is the tallest private rock climbing wall in the world.
19:47And when you look up, it's open skies.
19:55So coming up the steps is meant to be this experience of sort of entering the hollow of the tree.
20:01We enter the space, which I call the cathedral.
20:03The ceilings are 24 feet high, which makes the proportions cathedral-like.
20:08We are surrounded by these four pillars, and these pillars are heavy red oak that run from floor to ceiling.
20:15We have the fireplace, and then we have this mirror, which is meant to not only reflect ourselves, but also
20:21reflect the cordwood wall, which is behind us.
20:24So you might be wondering, why do I have a fireplace about 10 feet off the floor?
20:28This space that we're standing in used to be two floors, and it used to have four different apartments.
20:34So that is actually a working fireplace, and therefore, the wall of wood that we see here, it's usable timber.
20:42In fact, we have it already set up so that the upper portion is already dedicated for the winter of
20:472025, and the lower portion is going to be used in the winter of 2026.
20:55So this roof deck is one of my favorite spots in the house.
20:58For us, it became a very functional space.
21:00We dine up here, we cook up here, and we just wanted to take advantage of the beautiful views that
21:05we happen to have.
21:10This has been a passion project that's taken me over 12 years to complete.
