01:07So tell me a little bit about your wish list.
01:10I know you need lots of bedrooms, that's for sure,
01:12for all the people who are going to want to come visit you here.
01:19So we currently live in Keswick, Ontario.
01:22We're looking in the general area because the area is beautiful.
01:25We're in a subdivision now and it's a beautiful subdivision.
01:27It's very close to the lake, but you wouldn't know it because you're surrounded by homes.
01:32So our goal is to be close to the lake within about 10 minutes because our children,
01:36especially our daughter who's still in high school, we want to be in close proximity.
01:40Usable space is important.
01:42Having a big house doesn't mean anything if you can't use the space.
01:47We're looking for our forever home, right?
01:49Yeah, forever for now.

01:52Until the next choice, right?
01:55So we met through school initially, but through common friend.
02:00And then I was living in the city.
02:02She decided to come down for college in the city.
02:04From that point, we just started up a relationship.
02:07And, you know, that was 28 years ago.

02:17The range of pricing that we're looking at in the homes is around the 1.5 to 1.7 range.
02:22We recognize that that's where what we're looking at would be landing.

02:56This, I feel like, has so much curb appeal.
02:58What's your first thoughts on the color palette?

03:02It was very treed and aged in the surrounding area.
03:06But very well done.

03:08It felt very private.
03:10So it was really just having your own little space.

03:23This house also has some interesting qualities about it in the sense that this park and the lake,
03:27and also a marina and a daycare, or a day camp they call it,

03:33So everybody owns a portion of it, which is very unique.
03:35But you literally are essentially owning a piece of a beautiful resort.

04:01They've taken advantage of every single wall and put these huge windows and huge doors in.
04:06Imagine that your breakfast, your dinners, they're all here in front of this window overlooking the amazing lake.

04:14They had the vaulted ceilings in there and it was tongue and groove pine.
04:18It was painted tongue and groove pine to be white.
04:20So it had a very vibrant, airy look, but also it was very clean.
04:28There's actually a gas stove here, which I find you don't always get in the country.

06:31A bigger table definitely would be great out here as well.
06:34But overall really, really great potential.
06:36And again, I feel like you could just be quickly enjoying this like
06:38next weekend if you wanted to.

06:42We've got four bedrooms, two bathrooms, over 2,500 square feet.
06:47The lake, the day camp, a marina, and all of the beautiful decor.
06:51How much do you think this house is?
06:53With the lake, I'd probably say about 1.5-ish.
06:59Yeah, it's between the 1.5-1.7 area for sure.
07:02But I would say in around the 1.6-odd.
07:04This house is 1.59 million.

07:08When you think about today, and especially being near the water,
07:12pricing is definitely palatable.
07:14You know, it's in that range.

08:05What's your first thoughts on the exterior of this place?
08:07It's beautiful.
08:08They've done a really, really good job with the landscaping here.
08:11It's not too often that you see something that they tried to put more mature plants in.
08:15Because this house is only actually a couple years old, so very fresh new.
08:18It's modern, more modern than the other one, but also has a country-esque look because of the stonework.
08:25I think they put a lot of money into making it look so inviting.
08:33It's a pretty quiet kind of street.
08:35So I find like if the kids were riding their bikes or whatever, it's very quaint in here, right?
08:40Yes, absolutely.

09:25That was actually a very neat feature, and I think for entertainment wise too, is you can keep your
09:31entertainment section kind of divided from the rest of the main house.
09:36Well, there's much more to explore in this house, including a really beautiful principal suite.
09:40In fact, there's two major bedrooms in this house, one here on the main floor.
09:44But for now, I think you should check out the one upstairs.

10:28I think it's a little bit confined for who we are, but it's a pretty home.
10:32I think if this was just a you and I, forever now home, then yes, potentially.
10:38But with the kids and their friends, I think this is just a little too tight for our family.

11:15What's your thoughts on this backyard space?
11:17Backyard's beautiful.
11:18I like how they have the different sections.
11:20So right now where it's a little bit warmer, you can go underneath that gazebo,
11:24especially the time of day it is until the sun swings to the side of the home.
11:31It had a nice flow from the, we'll call it the spice kitchen.
11:34So it creates actually like a bar theme.
11:36You come out and then they have a nice fire pit.
11:38And so it has a lot of themes for the different parts of the year is what I noticed.
11:42They did a lot of nice landscaping in the back as well.
11:45So once the trees and the plants starts to mature, it'll give some nice shade to the space.
11:53Now this also has an unfinished basement.
11:56So you'd be able to work your magic there.

12:03So having said all that, how much do you think this house is?
12:07I'm going to say this is in between the 1.55 to the 1.65 area.

13:03But House 3 might just have that extra space that Sean and Vef are after.
13:07It's an older home with plenty of room for family gatherings and not too far from the lake.

13:23Coming into this neighbourhood feels very warm and welcoming.
13:26Yeah, it's a classic subdivision.

13:31The lots are larger, which is a very big plus for us.
13:35They've got a nice size porch.
13:37You can sit in there, have a nice glass of wine in the evening time,
13:40watch your neighbours walk back and forth.

13:44The only thing I would likely change on this over time is just the dated windows.
13:49I'm not a fan of the sticks in them anymore.
13:51I think there's a fancy name, but let's call them sticks.

14:24It's beautiful, the big spacious area, like you said, but it's definitely dated,
14:30so there would be things that would need to be done, like the counter.

14:36This actually has an unfinished basement as well, so very comparable in the sense that basically
14:40we, meaning you, would be putting you to work to design that basement space.
14:45But there's a huge principal suite here, and I think that's worth checking out.

16:18So with this house being the size that it is, the large space, we have like the living room that's
16:24a little bit smaller, but the rest of the house is really good size, right?
16:26We are only five-minute walk to the water.
16:30We're in a great, mature, safe community for the kids.

16:34With all of those wonderful lures, how much do you think this house is?
16:38I would say we're probably in around the 1.2-ish mark.

16:52It's at the lower end of the budget for sure, which isn't the worst problem.

17:07If we were to take maybe part of this house onto the first property, amalgamate it in a perfect world.
17:16You know, there's all really great houses to choose.
17:18They're all really amazing, honestly, to choose from.
17:20So there's no bad choices here.

18:25It makes perfect sense why it's called that because look at the amazing view we have.

18:32This restaurant has been started in the 1930s.
18:35I've owned it since 2018.
18:37After I got the restaurant, I moved up here now.
18:39Wow, so you had city life for sure.
18:41That's busy traffic.

18:42And now you have this view at work every day.

18:46I don't blame you for making that move, actually.
18:48I really like Keswick here now ever since I moved here.
18:51It's nice and comfortable.
18:52Like in the summer, seeing people come up here and fish.
18:56In the wintertime, people come up here ice fishing.

18:59Seeing the snowmobile around and it's great.

19:02So that freezes over as well for snowmobiles.

19:30It's hard to choose one.
19:37So house number one, I think for me, really stuck in my mind just because of its location.
19:45So when you think back on that house, what stands out to you?
19:48The view of the lake.
19:49The accessibility of just a walking distance, sitting at the kitchen table,
19:55having breakfast, drinking coffee, looking out.
19:58Probably the nicest property of all.
20:00And then the backyard was a nice size.
20:01And to your point about the basement having a lot of light, natural light in there, that was good.
20:06That it felt like a cottage in suburbia.
20:11Let's talk about house number two.
20:13From the exterior, really inviting kind of look to it.
20:16But stepping inside, really, really different.
20:18Like much more glamorous.
20:22That level of glamour, does that fit in with your vision of country living?
20:26I like that.
20:27You know what I mean?
20:27You don't have to feel country to be in the country.
20:30I think having that outside feeling, that's a very airy home, which is nice about it.
20:35But it feeds into upstairs.
20:36The backyard was nice there, too.

20:39It was the best well-known backyard.

20:42They put a lot of time and effort in it.

20:48I mean, if we're talking about bedrooms, this was like literally checking into a beautiful hotel.

20:59The room sizes of the homes, they were a little bit more spacious.
21:03The bedroom, like you said, I mean, once you check in, you probably don't want to check out.

21:10There was a lot of counter space.
21:12There were certain things that were a little bit outdated.
21:16I got to ask you, which home did you choose?
21:19You know, we have talked about it.
21:23But I don't think that we can make that kind of decision today.
