00:05beautiful as it is breathtaking. Many Canadians are discovering rural life
00:12and they're making the move. We are helping them find their perfect country
00:17house. I love how lush it is, like there's definitely a lot of greenery, kind of
00:23magical. It's amazing, I feel like I'm in Barbie's dream house.
00:33I'm here in Sunderland with Karen and her local friend Jen looking for a country
00:38property. Let's see what I can find for them.
00:48Well it is a wet day to house hunt today but you know what we're not gonna let
00:52that dampen our spirits. We're here at beautiful house number one. Now I know
00:57your backstory but can you remind me again of what your budget is to make
01:01sure I've still got it right in my mind? It's 2.1.
01:07So currently we live in Richmond Hill. I have two kids and two dogs. I'm going to
01:14do my best to help Karen with the transition between moving from city life
01:19to country life. There is a lot of little nuances about living in the country but
01:24she can do it and she's gonna love it. So Jen is certainly someone that has
01:29introduced me to the Sunderland area. My dad lives in BC right now but he's
01:35getting older. It would be nice if we could find a place that had a separate
01:39living area for him.
01:43I would love to have horses. Having horses on the property would be a dream
01:48come true. Absolutely. My late husband and I when we retired we were going to move
01:53to the country. Unfortunately he passed away during the pandemic and so I realized
01:59that tomorrow was not guaranteed. I really want to make this happen now.
02:06The absolute max I'd say is about 2.1 million. That would be all my savings.
02:12That's the ceiling. And I feel like this is embracing my dream.
02:17It's much more calm than what you're used to in the city and the hustle and bustle of it all.
02:24Sunderland nestled along the beautiful shores of Lake Simcoe is the perfect spot for Karen's new home.
02:30Just a short drive to Port Perry this charming town offers a peaceful retreat
02:34with stunning waterfront views. Here spacious properties provide the ideal
02:39space for horses while the friendly community atmosphere makes it a great
02:44place for kids and dogs. Plus with her aging father living with her Sunderland
02:49ensures everyone feels at home. So here we are very modern house number one. I
02:56actually love the the modernness of this house against all the trees. What are your first thoughts
03:02on it? It's funky. It's not what I would have expected when I think of a country house. I think
03:08it requires a lot of landscaping because right now it just looks like three black boxes. It sort of looks
03:15out of place in the forest. Yeah it needs some softening up around each of the the buildings. I love
03:22the
03:22property. I love the trees. I'm looking forward to seeing what's inside. It's pretty gorgeous 10 acres.

03:39Well we've made it in out of the rain into this amazing cozy space. What are your first thoughts
03:46stepping into this very luxurious feeling living room? It's amazing. The high ceilings and the windows.
03:53I mean it's for me it's all about natural light so I love the big windows and this is so

04:00area. Like I love the brick fireplace that goes all the way up to the ceiling. I think you're an
04:05entertainer for sure. You like to entertain a lot. If you have a house like this lots of people are

04:10to come visit you from the city. So do you think this space would be big enough for you?
04:15Absolutely. You could have some people sitting here. You could have some people at the table
04:19chatting. You could have some people in the kitchen. It's really funky. It's very industrial but also
04:25inviting at the same time. Yeah. It was a little dark though. It was. And I'd like more a little

04:32more light. Yeah. All right ladies shall we check out the kitchen? Yeah.
04:42Well here we are in a very brand new chef's kitchen. I actually love this green color. What do you

04:49of it? I love the green color too. Green is my favorite color. Oh well how convenient. It's already
04:54done for you. It's beautiful. I love the color. It's a little dark though but I think I wouldn't change
04:59the color. I might just put some more lighting in here. But this this range is to die for. I

05:06I love cooking on gas. It's got the six burners. I love the open concept of it for sure because
05:12nobody is left out. You can even see the fireplace from here. You can see your guests who are sort

05:17sitting on the sofa as well. But I really want you to see the principal bedroom. It's so beautiful.

05:46doors that you love. It does. I love barn doors. And it's got high ceilings. Like you wake up in

05:53morning and you look outside and all you see is trees. Yeah. Oh that would just be so relaxing.
05:59This is a great space. Oh my god. Look at the bathroom.
06:07The shower is amazing. Yeah. The toilet's in the shower. That's a little odd. But the shower. Look at it.
06:15This is a beautiful bathroom. And the tub is gorgeous. That's a nice soaker looking out the

06:28much this place is. Hello ladies. Hi. Now what did you think of that principal suite? Gorgeous. It is stunning.
06:41So here we are in one of the other bedrooms which I wanted to show you because this I thought
06:46could be
06:46potentially interesting for your dad that you were thinking you know might have a chance to move in
06:51with you. This is kind of nice because it actually exits right to the backyard and has all one floor
06:56straight into the kitchen. Also back here we've got a whole separate basically its own guest house back
07:03there. That would be much better because I think he would feel in the way. What do you think the
07:09cost
07:09of this property is? One eight maybe? I was thinking about one six five. Okay you guys are good guessers.
07:17This house is one million eight hundred and fifty thousand. Okay. So you guys pretty close.
07:26But I would need to build the barn and clear some land for some horses. Everything else is turnkey.
07:32So you could just move right in here come with your suitcase literally and start enjoying life in
07:37the country here while you were taking on those other fun projects which I think would be really nice. You
07:41can keep an eye on all the trades while they're working. Absolutely and there's plenty of room
07:46for friends and family so I love that. Tell them to bring hammers when they come then right?
07:52All right we are off to a strong start with house number one but the good news is is we've
07:56got two
07:56more houses to see today so I think we should grab an umbrella jump in the car and head off

08:07Next we're heading to a cozy log cabin that sits right on the water's edge and later we tour this
08:13light-filled country home with plenty of character and charm. Will one of these homes be the perfect
08:18match or will it leave her even more torn?

08:39Despite the rain pouring down the first property a surprisingly warm industrial structure make quite an
08:46impression. Now we're off to this charming log cabin a true gem right on the water. With its rustic appeal
08:53and tranquil setting this home offers the cozy ambiance that Karen dreams of perfect for a rainy day.
09:01Well definitely we're still fighting the rain but that's okay because we're now on this beautiful porch
09:07it's not too often you see a log home anymore. What do you think of that? Like there's nothing more
09:13relaxing and romantic than than sitting on a porch in the rain it's amazing that's what they're built
09:19for right yeah I could curl up here right now yeah when I think of a country home I think

09:26with a lot more wood yeah right for sure and this was a huge porch it actually spans the whole
09:31side of
09:32the property here and wraps around the other side so imagine the plants you could have out here that would
09:37be pretty amazing. My dad would love the shed though because he putters around and he builds things and
09:44so he would he'd love love the shed. But there's so much more to explore in this house it's such
09:49a unique
09:50property so I definitely want to take you inside to have a look at the living room. Let's head in

10:37we tend to get together with big groups of people and there's lots of kids Jen's got a brood of

10:43and I've got two and they have their friends over and so that would be a concern that it's just

10:49little small. There's a little bit more actually there's a lot more really to this house like a
10:54finished basement so maybe that would be sort of the overflow area like the younger people could hang
10:59out yeah well I definitely want to make sure that we check out the kitchen in here so we can

11:10truly a country kitchen wood beams and all right yeah wow what's your first thoughts on this space
11:15it's cozy it's um it's much more traditional compared to the other house it's more what I
11:21would have thought of for a country home kitchen I like it these light fixtures oh they're like kind
11:27of Tiffany's style all bits of pieces of glass right put together very country I like that yeah
11:33I like the pops of color huge huge character there's still a great window in front of the sink
11:38here now we wouldn't have a space in the kitchen for lots of people though true it's not a small
11:43island yeah it's not a huge island I think you should check out the principal bedroom and then
11:47once you see that why don't we reconvene by the window so we can have a look at the pond

12:04and with the nice skylights and the vaulted ceilings I like the vaulted ceilings a lot I like the skylight
12:11it is really small even though you have the big ceilings this is not a grand suite no it's not

12:26big master and it's got it's got a nice big walk-in closet which is nice but I don't see

12:53you're just sleeping there because you've got all of this to look at right and I think they've done
12:58a tremendous job of tying in the original house with this new part and you've still got the vaulted
13:04ceiling you've still got the beautiful raw wood here and you've got windows all around the view

14:33well Aaron thank you so much for having me here today at this fantastic property tell me a little
14:39bit about how you acquired this business so I've worked here for probably almost 20 years
14:45and I had the opportunity about two and a half years ago to take over so you have seen a
14:50lot of
14:50changes here I can only imagine how much things have really grown
14:56Port Perry is a great town yeah there's a sense of community in a small town our town hall is
15:03just
15:04across the street here from us so there's always plays musicals this building I heard a rumor that
15:09it's haunted is that true I I think so I think so yeah early 1900s there was a structure before
15:17this
15:18that burnt to the ground this was built on a foundation of a previous structure and so that's
15:23sort of the story there's a older lady that sort of wanders around but I have plenty of customers that
15:28swear they have seen her oh I love that I love the charm and again that's like part of the
15:34cool
15:34factor that comes with being in these charming older towns I have so much history in them the only
15:40thing I want to do now is try some food fish tacos oh let's make it happen thank you so

15:49now let's step inside this enchanting country home filled with light and character with spacious rooms
15:55and gorgeous outdoor spaces that can potentially accommodate horses this property might just tick

16:07here we are at very charming house number three I'm hoping that you're going to like the exterior
16:11color of this house I love the blue house I love the red doors as soon as you come up

16:16straight to that nicely colored front door that's right so this property has about like 30 acres
16:23a ton of usable space the pond in this property is actually quite large too so I'll save that treat
16:28till the end but I can't wait to show it to you you've got about five bedrooms here and this

16:33also has an in-law suite in it which I know for your dad is really important it's got a
16:37lot of potential
16:38all right I feel like we should check out the inside and that'll answer our questions sounds good
16:49wow ladies this is such a dramatic space I don't think I've ever seen this many windows
16:57oh it's beautiful this is grand you walk in and it's all this natural light it's all this wood it's
17:05bright and comforting and inviting I absolutely love it when you walk in the house it's beautiful
17:13this is my life's dream to have that much natural light coming into the house imagine my plants my
17:22plants are gonna love this this is a huge fireplace double-sided so you can enjoy it from the dining
17:29room area here or from the living room area I like that and you can see the pond from oh

17:36it you're right from the window which is nice bubbling from here all right ladies I feel like
17:40we should head on to the kitchen and see what that has to offer okay okay come on
17:48well this is certainly a really good size kitchen I think stylistically my gut's telling me you're gonna
17:54say it needs a little bit of an update yeah it does there's a lot of things I like about
17:59it I mean
17:59I certainly like the size I like the island and I like the the seating area around so this is
18:06basically
18:06like having an audience while you're cooking that's not what I need no it's wonderful it's got good bones
18:15it's the right size like I would want to change the color I would want to change the backsplash
18:21but being at the top end of your budget you're gonna have to live with it as it is it's
18:26a trade-off
18:27for sure all right you guys head upstairs and have a look at the principal suite and they've made it
18:32kind of into a library but I think it could easily be transformed back into a main suite so have
18:39a look
18:39and I'll meet you outside by the pond sounds good okay thank you
18:47I love the space if this was a master suite that would be weird because people downstairs could
18:53hear you in the bedroom you know what I would probably keep this as a library I'd make it my
18:58office I think because what a great office space and there's enough bedrooms that you could do that
19:04there's plenty of bedrooms so I guess the only thing left to do is find out the price and see
19:09if it all fits

19:19hi ladies hi Amanda what did you think about that unique space for the principal bedroom there's
19:26the window that looks over the pond which is open to the downstairs which yes no privacy but as a
19:32library or an office for you I love it as an office and library or even a games room so

19:39it's got so much acreage 30 acres plus it's got this huge beautiful pond it's got room for horses
19:47really oh my god that's my life's dream I could have horses on the same property where I live like
19:54how amazing would that be it's got the barn and the paddock I mean it's just ready for horses to
19:59move in
20:00but this is a huge house this is over 5000 square feet with five bedrooms it's daunting what do you
20:06think the
20:07price is for this house a lot I think especially with the the property and the the barn I'd say

20:14least 2000 I mean sorry two million two million two thousand would be an absolute steal would be great
20:20I was gonna say the same it's gotta be two million yeah this house is two million one hundred thousand
20:27the very top of your budget very top of budget I would have no money to make any changes for
20:35at least
20:36a few years we'd have to live with it as is that's something to think about talk it over with

20:42friend because she's gonna be super honest with you yeah right she knows you so well and then we can
20:47meet up maybe tomorrow and see what you think sounds good coming up next it's decision time for karen
20:57after touring three fantastic homes she needs to choose the one that feels just right which house did you

21:22out what she decides well ladies we had fun touring houses it was awesome it was a lot of fun

21:30even if we had crazy weather I think it kind of added to the excitement of the moment for sure
21:35it did and the houses were amazing well let's look back at the houses just so we can remember so

21:41number one the most contemporary modern house out of them all driving into the forest and then you come
21:51up to the house which is kind of this big black box box yeah but the house itself was just
21:58stunning
21:59and then the ensuite oh it was just perfect except you would need a barn and a paddock which is

22:06the expense comes in we could build a small barn it doesn't have to be a big one just for
22:11a couple
22:11horses so there's things to do but it's all possible within the price point now house number two
22:19it was so pretty the pond yeah you you drive up and you see this beautiful log it's not even

22:27cabin it's a log home like it was just stunning the backyard with it there's grass i could see us
22:33swimming in the pond i could see us paddle boarding i could see kids there and the dogs there not
22:38ideal
22:39though because we like to have big well i like to have big groups of people the family room area

22:45kind of small for a group anything more than six people would be tight there yeah that's true that's valid
22:51i guess it's safe to put it aside although i find that a little painful because i i really really
22:57liked
22:57it so now we're at house number three the biggest house the high ceilings and the windows can you
23:06imagine all the plants i could have in there like just the sun be so happy the light that you
23:11would get
23:12in that house never feels like it's in the dark it just you have the option for all the light
23:18but it's
23:18at the very top of my price point so i can't make any changes to it the kitchen's really dated
23:25i'd love
23:25to make some changes to the kitchen there's no master suite no not with the ensuite or anything
23:31like that either so you would be foregoing that spa feeling it's got a barn and it's got a paddock
23:38that's that's just a life dream but i have to say i'm so intimidated by the property which house did
23:45you choose house number three house number three the top of the line yes it's wow i've fallen in love

23:59i could see myself living there i could see you and your kids coming over i could see my kids

24:05their friends there dad will be thrilled to be i think in that environment where he can enjoy the outside

24:10this is a huge move i'm both terrified and super excited you are going to be a country expert in
