00:36which is about a half-hour drive south of Geelong on the Bellarine Peninsula
00:40and just a leisurely ferry ride straight to the centre of Melbourne.
00:44Today I'm working with Val, who is going to teach us all a thing or two about living life to its fullest.
00:51She's looking for a new home that could possibly add a new business opportunity to her life as well.
00:56So, let's go meet Val. You're going to love her.
01:00I've been running a B&B in Port Ferry for quite a few years.
01:09In the last couple of years I've moved to Clifton Springs,
01:12where I've been renovating a big house, but that's completely renovated now.
01:17So now I'm looking for a new project,
01:19and I am really missing doing the B&B because I just loved it so much.
01:25I'm having a look around the Port Arlington area,
01:28just to see what options I might have.
01:31Port Arlington, it has beaches, lots of parks and trees.
01:36It has wineries everywhere.
01:38The air's fresher, the water's sparkling and clean.
01:41It has a different relaxed holiday type vibe.
01:45I'm looking for a property where I can live, as well as do bed and breakfast and have guests to stay,
01:52because I just like to interact with the people.
01:55The ideal setup would be where I can have my guests totally private and closed off,
02:00and I can have my own quarters.
02:02$2,500,000 would be the most comfortable figure for me.

02:11I want beautiful grounds in case I do wedding receptions.

03:14Well, for some years I was running a B&B.
03:17I had a big house right on the beach, which was beautiful.

13:24have taken shape incredibly over that time one of the original homes of the
13:29area oh hello she's back she's in love I can imagine again there's a bride
13:35walking up here opening the gate I felt like I was walking back in time into a
13:41sort of magical world the gardens are so beautiful and the house as well it's
13:46like a film set it's wonderful there's some wonderful surprises to come let's

13:58step back to 1896 I can't believe that's the date oh look this is really wonderful
14:08isn't it I feel like we're a little underdressed don't you you know I feel
14:13like it's one of these historical houses that tour guides take you to it's just
14:17all so perfect and beautiful they would sell fully furnished come with your
14:22suitcase exactly that's it as soon as you walk through the door there's this
14:28wonderful sense of history every detail is just perfect
14:33it's been decorated in absolute meticulous care this is the bedroom wing down here
14:40so three bedrooms with ensuite with own suites your formal dining room the good
14:45room and down into the more modern section possibly the most extraordinary
14:50residential kitchen good heavens above this is fantastic
14:56when you get to the kitchen it's even better than you imagined it's just fabulous
15:02there's room for a big table so people could have breakfast there if they wanted
15:07to rather than the dining room in case you didn't know where you were it says
15:11kitchen there is a section with the garages offices second bathroom this whole
15:20outdoor barbecue kitchen believable so you can leave this as precious as it is and
15:24then have all your offices and work fantastic
15:39how sweet is this it's so cute so we're talking an acre really right in the heart
15:47of Port Arlington you're a really short walk to the beach it's literally the next
15:51and the shops as well and the ferry perfect it feels as though you're still out in the
15:57countryside it's very private and very quiet it's like a beautiful botanical
16:03garden we've got to talk price on this one before we go any further and this may
16:08be the make or break who knows I reckon two five again about there if you made an
16:14offer of 2.5 you would be wheeling your suitcase down the path truly
16:20the asking price was very reasonable and within my reach quite easily so
16:26that's given me a lot to think about three different properties to do
16:32different things wonderful choice huge choice
16:40coming up Val have you had any sleepless nights thinking about this decision each

16:53Murray I was so glad I was able to track you down because our beautiful buyer Val has spoken about
17:10how she can't wait to jump on the ferry from Port Arlington land right in the heart of Melbourne and go shopping at DFO
17:16well we'd love to have her we started the ferry service back in 2016-17
17:22it just gives everyone on the Bellarine and in Melbourne the opportunity to get to
17:27and from Port Arlington in a reasonable amount of time 72 minutes on the ferry
17:31versus an hour and a half on the road you can't get in no you can't get any
17:34better I imagine laden with shopping bags on your way back you stop at the Port
17:38Arlington hotel for a nice ale on your way home very nice for the happy hour in
17:42fact there's a happy hour on the ferry as well so you can just go from one happy
17:45hour to the other it's a beautiful quiet little village and I remember when we
17:49started the ferry service our principal Paul Little said to me we need to get
17:54something for people to go to now there's beautiful wineries all around the
17:58outskirts of Port Arlington but we needed something in Port Arlington so he said to
18:02me you better go and buy that hotel and return it back to its original
18:05splendor and hopefully well you stayed in one of the rooms it's not bad it was
18:09glorious actually and it was that sort of lovely blend between a country stay but
18:15you're right there looking over the bay but of course amazing food downstairs I
18:19was a very happy camper thank you we've had a couple of families looking around
18:22the Port Arlington area what do you think is so appealing for a lifestyle look it
18:27is a beautiful country lifestyle you can get to anywhere from Port Arlington
18:32itself and it's affordable all the things there all those economic and
18:36lifestyle pointers really point to Port Arlington being a great destination it's
18:40all sounding pretty good to me yeah well we'll love to have you back
18:43oh well we'll be back
18:50based on Murray's recommendation Val and I are meeting up at the Port Arlington
18:54Grand Hotel and I'm finally going to hear what her big decision is hello my
19:01beautiful friend nice to see you again we should do this more often we will it's a
19:08big decision to make so let's talk back through each house let's take ourselves
19:12back to house number one yes ten acres two stories immaculate had wonderful
19:17period features but it was a pretty new build when I first saw it I thought oh
19:21this is me ten acres is a bit big for me I could subdivide it maybe I'd have to
19:27speak to the council about that that would be a fantastic investment and you
19:31were talking hosting weddings yes and retreats and also it's such a grand
19:36entrance it would be wonderful yes that was a very taking house I loved it
19:41and then house number two different again different again had those amazing
19:47views of the bay right across to the Yu Yang yes a little bit closer to the ocean as
19:52well there but a smaller parcel of land and a smaller home all together well
19:56that was more sort of a family home wasn't it not so grand and it was more
20:01homely and colorful so you immediately thought oh beach holiday as soon as you
20:06walked in with the colors that would be a much smaller and easier to run
20:10business for me so that's given me a lot of thought yes and then house number
20:17three oh my god that extraordinary historical home right there in Port
20:22Arlington so close to the village so close to the beach yes it was only an
20:27acre but it was completely manicured there would be a lot of sort of
20:31maintenance and upkeep to have it looking that magnificent all the time you
20:36could also do wedding receptions there because it's certainly big enough I think
20:40the biggest drawcard for me was that the owners area shut off completely from the
20:45guests area so everybody would be completely private it's given me so
20:50much to think about each house is lovely I think number three I just feel like it's
20:57mine I feel like whether it was just a home for you or a business or inviting
21:04other people in absolutely you'd be such a wonderful host Val oh thank you I will be
21:09watching this space to see what Val gets up to next I know I'm wondering what I'm
21:13going to do next choice is choice cheers to Port Arlington lovely thank you what a

21:21I have since heard from Val that sadly beautiful house three was already snapped
21:26up by the time she made an offer but now having a good idea of the market I wish
21:31her all the best on the continued hunt
