00:00you can't force the biggest moments in your life
00:11after college i was living with my parents in colorado painting fences on a ranch
00:19i had no direction what am i doing with my life if i wasted all this time on a hobby and not a
00:26career i had no backup plan and then my grandfather died the man who told me to live an extraordinary
00:37life died
00:39so the next day i got in the car and i drove from colorado straight to new york city
00:49i bet on myself because i am the backup plan as i drove through the holland tunnel
00:59as nervous as i was i knew my life was going to change forever
01:04i just had no idea how
01:12there he is all right good to see you
01:28oh my goodness so how's it going
01:33it's good any good investments on your side
01:36yes quite a few look you know why i like to keep up with you because i'm intrigued by you
01:45we invest in companies and we help them grow there is one element that is common with every single one
01:52rock star founders i'm not raising money right i don't want people to think i'm raising money
01:57and that's really really important to me too i took every dollar i had and i put it into this
02:04i have complete control of what to do and it's and it's working but to me you're still still a seed
02:12stage business i don't see a company that is mature yet so when we're looking i apologize oh thank you
02:21sir a little steak and eggs oh a little spicy tuna crispy rice a little green salad with some fresh
02:26avocado this was unbelievable thanks chef let's say somebody said you know what ryan
02:32you could get 20 million bucks into your company
02:37what would you do with it
02:40i'd live faster
02:44so why not do that
02:48i know it might sound crazy that people want to give me money but it's not free money it's selling a
02:56percentage of my baby but i don't want strings i don't want partnerships i own 100 of this business
03:03i own 100 of the control and that's the way that i like it you're right you could do this all alone
03:09is it good for your mental health probably not but could you do it faster bolder better
03:16i think so but there is a part of me that says if we were to raise money i would immediately build out
03:24an executive team that would hopefully give me some freedom so i can go do what i need to do
03:30what i what i want to do you have done a really great job building this ship
03:37one or two which one do you want how many
04:03say how was miami did you have fun on the private jet
04:10we call it the jet we don't need to call it private oh i'm sorry okay well while you were
04:15off on yachts and jets i was reeling in our buyer no one thought the musical was gonna work
04:21but i got a dm from a couple who saw our townhouse musical and loved it he brought his contractor
04:28they did the whole thing because they just feel like it needs work they want to redo the floors
04:33they want to redo the downstairs but here's the kicker because they don't have an agent niall and
04:38i are not only representing the seller we're also now representing the buyers and now we got to bridge
04:45the gap if they come back with their contractor yeah that's what i'm saying they're serious now we
04:50know we're cooking however they came in at five two the owner doesn't want to come down from full ask
05:00we know she has a high price right yeah she do you want to it's hard to focus it's hard to focus
05:07i know welcome to my life actually you hold okay i'm gonna hold you all right all right so yes we need
05:13to get her down because all the other offers are not even within the 5.2 million dollar striking range
05:18right so 5.2 is a really great offer it's a great offer it's a great thousand square feet
05:22more across the street i sold it for five million flat needed work but you know five two is an
05:28excellent for an excellent price yeah realistically these are the right buyers and if these are the
05:33right buyers and you're at full ask we can't just let them walk away yeah call the buyers and see if
05:39we could preemptively get them up if we could get them up right then it's like hey five two then
05:44she gets back this with another one and we're like all right we already got them up from here good
05:47it shows it shows the momentum hi boys do we have good news here we do have good news we have
05:55really good news uh hold on one second okay hi um we've been in constant contact she's really been
06:07stuck on this full ass but we're working on her we're really working on her however she won't take five
06:15too this deal is so important to get done because not only have i not made a commission in six months
06:31nyle and i will be the laughing stock of the industry oh they made a musical they couldn't get it sold like
06:38that cannot happen you think you're looking to you for advice here i think if we go back you know
06:50mid high fives you know call it five six five ish i think i can get a contract right now so if i can get
07:02yeah we know where we would ultimately like where we could ultimately kind of be at bottom line is we
07:11can do five five and that's that's honestly the the best we can do see if you can get it done at five
07:18five and just let us know okay i will get back to you
07:24where am i going 135 right to see bob okay all right hey there he is wow welcome to the knackle map room
07:46this is a map room how you doing this is wild anything you wanted to know about development
07:58sites land values assemblages development pipeline all in one place bob knackle is the godfather of
08:05multi-family real estate in new york city you can literally walk manhattan just by looking at this
08:10big piece of paper he has this big map of the entire city in his office he like walks and crawls
08:16around on it and he just does old school deals it's awesome i think he still has like a rotary phone
08:23you know where you have to do the thing with your fingers like old school what i did for you
08:29just for you okay because we're talking about 281 park avenue south have a bid
08:35and we're going to get to it in a minute but what i wanted to do i i assume that you're going to come
08:41back to me with explanations for why don't assume the price should be very high so every one of the
08:48yellow posts on the map is a property that was bought for occupancy by the buyer and in fact we have
08:56on this map 53 take a look you can see everyone like this bought for 15 million 742 a foot do i have to
09:04get to get on this table to see all these things if you want to get up here you feel free oh good
09:09thing i wore my surfer socks for this okay so sure this can hold me i'm like 210 pounds of pure man
09:17okay got it okay i feel like i'm superman right now flying over manhattan now i know you won't wanted
09:26to probably look at the highest one so what i did i highlighted in this very bright orange color
09:33yeah the most expensive sales so i'm going up fifth avenue okay okay this is fifth avenue here
09:39i got prada right so right over here we got 7 800 a foot where are we up here so we're bloomberg
09:4447 20 a foot i think you've got a user like bloomberg or a user like prada or if i go even
09:51further downtown hyundai here 33 41 per foot i like that one and that's not even prime location where
09:56are we we're like in new jersey over here that's on the water so what you're saying is
10:01we're worth a lot of money no well look let's let's look at these what what do you notice about
10:08all of these transactions that were done at prices higher than i'm going to offer you they're on fifth
10:16avenue they're on fifth avenue or madison avenue retail is driving this you know what the downside
10:22of the landmark building is you can't touch it you can't really create great retail presence
10:27well what does your guy want to do with it okay he wants to make a private club okay the good news
10:32is that he loves building and wants to buy it great he'll close in 10 days what's his price the price
10:40is 80 million bucks it's a knockout price
10:46it's 80 cash in 10 days 80 cash in 10 days i don't think i can get an answer with them unless it
10:52is at least clearing nine figures 80 million dollars is about 1900 a square foot which is way
10:59below any of the numbers that i'm seeing on this map my guys ready to go i don't know let me see
11:07they need to be well over two thousand dollars a foot if not somewhere near three thousand dollars
11:12a foot if they think that they're gonna buy this building
11:14okay so he's giving me a number 125. so now we have a number i haven't put a price on this entire
11:28building this entire time we've been marketing it we've been showing it you're not the only person
11:32who's trying to talk numbers to me so at least you have a counter you have a number we're only 45
11:37million dollars apart i hear you we've split bigger differences
11:40i think that price is extremely high but it's a corner those views that facade that architecture
11:48the provenance jp morgan built it with vanderbilt those guys built america ryan
11:54what is having the bird in the hand worth listen i i had no price coming in here now i just actually
12:01got a price so now i'm either just going to give you this price and we can do this deal or i can leave
12:06here and i can go to every other buyer that i've walked through and say please thank bob knackle
12:11for helping me get my seller to the table i now have a number for you for the first time
12:17we have a spread of 45 that we need to bridge and if you and i can't do it then i'm going to
12:21do it with somebody else my buyer is holding firm
12:36all right all right do i have your attention hi hi everybody we just wanted to thank you all for
12:50coming out and helping us celebrate we have accepted offer on the townhouse
13:00everyone said you couldn't do it you were just a theater girl but despite all of that and all of
13:06the back and forth between the buyer and seller we were able to get an accepted offer for 5.5 million
13:13dollars she's a genius yeah she is brings her on nile thank you for coming
13:24all right don't get me down i realized what a boss chloe is for her to have a vision and put
13:30that vision into reality put it all over the city in taxi cabs and got a sale i doubted her but
13:37we got it sold hi how are you you look so gorgeous what's going on the concept worked
13:47of you really like it's standing out chloe in a really good way in front of yourself thank you
13:52but i'm like i hope they don't think we're going to all be singing out the goddamn window now this
13:55can't be the standard i know you dance if i had to i could have you guys talked about splits on this
14:02yeah 50 50. okay well god bless double ending this deal totally makes up for the money we spent
14:08to make this musical and the fact that i had to give up 50 of the commission denial how's the week
14:13so far so good yeah chris and i just got an accepted offer for 24th street for 24.5 million dollars
14:22what take that deal and run we just accepted it it's a pick close which is right that's the most i've
14:29ever done in my entire career i'm still like obviously tonight is back niall and chloe i'm so
14:35excited but i'm still i tried to tell you because holy holy moly holy moly holy moly holy moly if it's
14:43one thing i've learned this year it's that i am a risk taker and i believe in myself 125 million is the next
14:54one you gotta sell to anyone yeah i'm proud of you thank you you know i was going to wear that outfit
15:04hi congratulations thank you so much
15:13i miss you i love you no it just makes me really so why does it mean because i love you like you were
15:21like my person and i just like look at pictures of us and i just like i just like i miss you
15:31and often and i understand you're trying to figure out who you are now like without matt
15:37like what you want to be and who you want to be but like who you are is like a really great girl
15:43funny you're cool and you're fun and you're smart and you're kind
15:52the first time jade and i ever got drinks i don't know if it was her idea or my idea but we got out a
15:59napkin i think we did it with lipstick or an eyeliner pen and we wrote we were gonna make all of our
16:05dreams come true together i think we kind of saw ourselves in each other i was like wow you are just
16:13as ambitious as i am think about what we could do together i think that out of everyone in this world
16:20i feel like we both are crazy enough to like think that anything is possible and like that's why i love
16:25you we like wrote 50 50 and we signed it it was so random but it's something that both of us
16:31i think that's a lot of why sometimes when we're in a room and we just look at each other despite
16:40all the crap we've been through i just i can't help but think about the napkin and i know she does too
16:46like i saw your musical and i was so happy i literally i just saw goosebumps the last year has been
16:52lonely i don't know sometimes like how
16:56how things got so wrong i'll always be rooting for you congratulations
17:05i like i miss her is that peter dude congrats on one park route what's up my brother let me shake
17:11your hand you don't do shakes with the left hand it's bad luck you shake with the right i don't know
17:15if you've been what's up then you good yeah i'm just you want to come outside for a second it's just
17:21loud follow me congrats on one park row you good yeah are we good how's michelle
17:38you mad yeah i know how was it look this company has been my greatest joint building
17:51it was something that was bigger than both of us and i sacrificed a lot making the jump over here too
17:56just like everybody else it's been four years and i've been patient i've been your top team and i've
18:01done a lot for the company and really laying the foundation with you when the company was so new
18:05every deal that came through had to go to you because there was nobody else the first building
18:11that came in the door goes to you listings opportunities go to you yes the company grows
18:16yes it's getting bigger it is a meritocracy now is it is it then if it's a meritocracy how does your
18:24number one team get passed over multiple opportunities when what opportunities i cannot continue to wait
18:30another day for what for me to give you something else do i look like i'm a guy who wants handouts
18:35we ranked 15th last year i was your top team until ravi showed up so what are you gonna rank this year
18:43let's see but i want to be number one because that's the only place to be but at some point i go
18:49do we move forward and forge into the future or do we become competitors again oh you want to compete with
18:57me you're such a dick because i'm asking for what i feel like i'm worth do you think that i don't give
19:05anyone what they think they're worth i give them what they deserve am i a priority or not because if
19:12i'm not it's like you're forcing my hand i want forcing any hand man i want to be shot out of a rocket
19:19just like you do you understand how that helps both of us by the way i built my rocket and i lit the fuse
19:24by myself and i built it with you and if you're with me and you want to grow with me then let's go
19:30because the seat is still there but if you're not then you have to make a decision because what i
19:35can't stand is poisoning the well so don't force my hand either make a decision you let me know
19:54with reference to the above captioned agreement the letter shall serve as notice that the owner
20:08has terminated the agreement and such termination shall be effective as of the date 30 days
20:13from today wait what that's from the developer what 15 what's 96 street it's the developer hold on
20:23but didn't you just bring him an offer yeah we're working on 17 now
20:31feels a little bit like a slap in the face i gotta make this call keep it posted let us know
20:36hey ryan it's not call me back when you get this
20:45fuck
21:06hello hello hold on i'm coming down
21:10oh yes welcome quite a grand entrance right nice i know you've got this double height ceiling moment
21:19this crazy spiral staircase nice folder yes just for you are you prepared what do you expect if i
21:26know anything about the sir hands ryan likes what he sells voila you know he wants grand he wants luxury
21:36amelia's happy wherever she is as long as her family is with her she's not gonna be too picky
21:44he will be it just hit the market like two days ago welcome to the living dining room baseboards how
21:52high are these ceilings how many units are in this building eight units in the building is there a central
21:56vac in here i'm just talking with you no it's okay i have all the answers to this actually nice it's
22:02very nice we bought our house in brooklyn before we were even pregnant with xena and we designed the
22:08home to be perfect for us 20 million dollars is a great offer but it's also a meaningless offer unless
22:14i have some place to go
22:18so you have 51 feet of great room so you have you know more informal and formal living with the dining
22:27just shy of 4 600 interior and a little over 1 000 exterior they're coming from a huge single
22:35family townhouse in brooklyn with a backyard you have four private outdoor spaces so that's going
22:41to be a big adjustment moving back to manhattan you'll have the beautiful sunsets you know right
22:46over the hudson which way the sunsets are i got it let me just see this okay so big outdoor space
22:52if you took their house and put it in the west village like it's like a 30 million dollar
22:59house so to your right is the study okay i think this would be perfect for your office
23:05because it's separate from the sleeping quarters is that wood burning it's a wood burning and there's
23:10two of them did you do this i did i chopped it myself and lit it on fire such a broker
23:16head into the kitchen ooh chef's kitchen nice right i like the juxtaposition between the colors this is
23:23nice yeah no i do like open the kitchen i mean this is open ish exactly all right so let's head upstairs
23:34four bedrooms four and a half past beautiful generous sized primary bedroom it's pretty beautiful ensuite
23:46this is awesome reviews another fireplace another wood burning fireplace you're gonna have to come
23:52over every day to actually make it happen i will do you like the micro bevel me too it's nice it's got
23:59kind of like an old world charm and a brand new building in chelsea we love the old meets new i think
24:04it is really well priced and it is beautiful i agree yeah
24:13i think that this is going to move very quickly what do you think would you be happier here
24:20or would you be happy in manhattan again like it's just like there's a lot
24:26at the moment so to add a move on top of oh you know what else just happened you're gonna love it
24:34i just got a fedex from 96th street fired stop it terminated oh i'm sorry
24:46classic i hate to say i told you so but i know i know i should have backed you i was so nervous about
24:54company reputation i understand but that i backed the company instead of backing you and that was
25:00a mistake and i'm sorry i mean i i get where you were coming from you had to like protect the project
25:09keep it within the firm and it's a lesson for me another lesson amongst many that i'll never do again
25:15it's just a lot and also doing the deals at the same time 281 park aft south that i have a gun to my
25:20head to get done and it was my idea to sell it this way just like central park tower it was my idea
25:28to do it that way and when it doesn't work out it's my fault dealing with the different employees
25:34all their stress all their issues all their problems i just feel like there's so much
25:41pressure sometimes that i just can't take it but i have to be on all the time because it's my company
25:54and i'm the ceo and i'm the face and so what am i supposed to do let everybody down
25:58you have to put your own oxygen mask on before you help others
26:13what do you think would make you happy like first thing that comes to mind
26:17xena um being able to like take her to school and not stress about which appointment i'm missing or
26:28which agent i'm letting down or you owe that to yourself you know to have that time with her and
26:35have those memories with her i try
26:38i see other people who have like a nice house and life and three kids and they get their weekends and
26:48they like i don't know man it's just a lot you know yeah and i focus on the work because the work
27:01you know the work the work keeps you focused yeah you need a break you're like everywhere right now
27:16it's okay it's okay to have human emotion and feel you've been just going going going for as long as
27:37i've known you i would imagine it comes to a point where you just have to stop there's no time to stop
27:46there's so much opportunity right now there's always going to be opportunity the win is ours
27:53as long as i don't let up and i just have to suck it up you see like you're like an addict in that way
27:59too right like there's always going to be more more more more i've struggled with alcohol addiction
28:06for years you hide it you know what i mean you do everything you possibly can for the world not to see
28:14it um but people see it they're two very different things but his addiction is work work and being
28:24ryan being ryan is ryan's own addiction and it's unsustainable
28:32it is it's totally unsustainable but it comes to a point where it's like enough is enough
28:41if you tell anyone i'll i'll never tell anyone
28:55i have told nobody about this because on one hand i'm like terrified that i will go horribly wrong
29:08and on the other hand this is for me here we are because of this musical i've had two really big
29:17broadway casting directors reach out to have me come sing for them in person hello how's it going
29:24hey 20 year old chloe would never believe this are you nervous a little don't have to i'm excited i'm
29:34really excited what is the theme of the song of the characters before we get into it it's called fly
29:38high yeah and to me it's all about embracing all the possibilities whatever they may be who are you
29:47speaking to in this song i'm speaking to my daughter going into college and and that's such like a
29:56crossroads because i don't want to say i gave up on myself but a little bit you know i didn't just go
30:02straight for my dreams yeah and maybe i could have done it sooner if i would have just gone for it
30:07yeah so it's me saying you know don't be me don't be me go for the things you want i'm gonna try
30:12something yeah i'm gonna read your daughter what's your daughter's name charlie charlie that's right
30:16me charlie oh okay mom i just don't i can't do anything charlie anything charlie yes listen to me okay
30:27am i talking or am i singing no talking we're talking okay when you want to put the um the
30:31enjoy coffee okay yep mom i'm a failure charlie listen to me listen to me what do not make the
30:38mistakes i made oh you're miss perfect what mistakes you have no idea what it was like for me when i was
30:43your age you have no clue i don't know it looks so easy for you everything looks so easy for you
30:49it's not easy for me but it will be how because you can how just one step what and suddenly what
30:58you said what a world of possibilities really just one step i don't know and i could be suspended in
31:10mid-air take a chance take a breath and gaze into the dawn waiting there are dreams i wish upon
31:28it has been a long time since i've sung in front of a casting director but i feel like the time away
31:35has really made me come into my own be free like the wind on the sea gazing on all i know
31:47past the highest of mountains over water so deep safe as high as a rocket
31:58can't be free like the wind on the sea regardless of what happens if they never call me again or
32:07you know i don't get anything from this you know this is for chloe this is for
32:13baby chloe and you know my daughter it's for it's for me
32:20to let go
32:38gosh darn it does motherhood look good on you it does cause i got one life one chance i've never felt
32:46already i feel adrenaline coming through big moon shining through the sky so high above me
32:54let's we know it's my turn hello hi uh ryan serhant sorry
33:02ah you're in that conference room okay right this way nice here good luck thank you appreciate it
33:16no i ain't gonna play
33:22hey hey don't get up okay how are you good busy here he is hello harley miller ryan serhant harley
33:33nice to meet you ryan good to meet you he and i have done a number of deals together good to see
33:36buddy look you and i've been talking for a while you know we want to be in the ryan serhant business
33:47with all respect intended i don't even think you know how big of a business you can build
33:53but we see so many potential expansion possibilities what was your old line expand always and always
34:05something like that right yeah we can do that we invest in growth stage fast growing companies they
34:16want to expand their vision and build new products launch new markets that's usually where we come into
34:21the the picture you know i'm open to conversations but i also have my name on the door and it's my
34:33life right and i also understand that that's complicated because i'm a solo founder being a
34:39solo founder is to be a lonely existence
34:45what you might need or what you might appreciate is having thought partners and sparring partners as
34:49you think about building this business how do you build an iconic business a 10 billion plus
34:54company right that has synergies i think you're going to need help and people who have seen that
34:58journey before this is a term sheet okay we want to build this business we want to be your long-term
35:07partner this memorializes that this document helps provide the basis for what a partnership could look
35:15like the operative word is partner i am fully aware of what capital can do i've had people make
35:24offers 10 million and take 20 million dollars one of my fears of taking money is losing control of my
35:31company you keep on throwing out these numbers 10 20 million 10 20 million we've been talking about
35:39something bigger okay 45 million okay we want to put some serious firepower behind your business
