02:52He mentioned to you that there may have been a meeting I missed where these ceilings are staying wood as is.

03:12The shorter the timeline, the higher the budget, you know, the more people at the table, the more complicated it can be.

03:25But when that decision has to go through six people, that can slow things down.
03:30And if everybody's not on the same page, that can cause a little extra stress.
03:36My plan here was to give these a refresh, but it doesn't have a real big change in layout.

07:21So this is the kind of thing that builds repeat business as well.

08:56There is no doubt that the timelines on this project, you know, I'll be honest, they were

09:02And when you're here on site and the delivery truck arrives and everyone's asking where it
09:07all goes, you need to be very respectful of everyone's time and be able to sort of know
09:12what's there, make sure everything is in good condition, and then get it into its final
09:16home.

12:51In the units that are on the stilts, we really have to go through this thing.
12:57Looking at it, and specifically on the deck on the front of this building, there's some
13:01serious structural issues that we need to address.
13:04Can you imagine, at one point, this was just welded on, and we'll see what happens?
13:08So we're going to have to re-engineer this whole thing, and at some point, probably pull
13:13it off and just redo it.
13:15You could have a bunch of guests going up those stairs, carrying their bags.
13:19The whole thing collapses.
13:20People get hurt.
13:21People get sued.
13:22Those are things to consider when you're in hospitality.
13:25It's very clear here what we're doing and the time frames, and at least we have a good
13:29set of plans.

14:12We have projects in multiple different countries, so we are usually either on-site or on a plane

14:19Canada remains home and headquarters for all of the Baumbler group of companies.

14:29businesses are operating the hub is central in Ontario.
14:33And when we're back home in Canada, we have a lot of large projects on the go right there.
14:38We're closing, and hopefully finishing up soon, the Ronald McDonald property.
14:43We are just at the beginning of the Princess Margaret Lottery Homes.
14:47We're back and forth as much as we can, just so we're connecting with that team and making
14:51sure that everything is staying, hopefully, on time.
14:54So there's a lot of traveling, but it keeps everything moving.

15:02The color renderings are the front and the rear elevation.
15:06It is exactly suitable for this neighborhood, but also for the lottery home that it's a little
15:11bit elevated above and beyond.
15:14I've had the opportunity to work with the Princess Margaret Lottery Home, the foundation,
15:18for a few years now.
15:20I have done some of their spring lottery homes before, and I've been usually brought in to
15:25do the interior design.
15:26This year, we have a different opportunity.
15:29We're actually involving the construction company as well.
15:32They will be doing the build.
15:33My team will be doing all the interior design work to be able to create some beautiful homes
15:38for their lottery that come out in spring of 2026 and 2027.
15:44All right, let's dig in.
15:46I think landing with a great room, looking out to sort of see that beautiful exterior is
15:51fabulous.
15:52Huge family movie viewing area here.
15:55And then the kitchen, the eat-in, sunrise lounge, cold plunge, spa, oversized shower, washer
16:04and dryer.
16:05I don't think there's anything else we could put in here.
16:08And then we need to start talking about the lot next door.

16:37The first leg of our trip on the sailboat, it was a little rough.
16:41We were in 18 to 20 foot seas getting knocked on our side.
16:44The boat handled it well.
16:46And now we're back.
16:48We're back on the water and we hope for fairer seas.
16:50This is attempt number two to get this sailboat to Cerro Lamar.

17:02If we could avoid 15 to 18 foot waves directly abeam, that would be a win.
17:09We can finally see Bimini from the Gulf Stream, which is great.
17:25Here we have a lot of sand that moves around with hurricanes and currents, so you can get
17:29yourself into some tight situations.
17:31But luckily, that was easy.
17:33Right into the channel, right into the marina, tied up to the dock, no issues.
17:39We'll get up early tomorrow and we'll head out on the Grand Bahama Bank.
17:44And it should be an easy sail right across the bank to North Ends.
17:49Coming into Bimini, we were at high tide, made into channel, no problem.
17:53Now that we're on our way out towards the Grand Bank, we're in the center of the channel.
17:57Things have shifted a little.
17:58We're at dead low tide.
18:00We've got a bit of an issue.
18:02You want to talk about the trip so far?
18:04First leg sucked.
18:05The first leg we got...

18:09What happened?
18:11We're in the ground.
18:13The keel has made contact with the sand.
18:14So we've come to a dead stop and essentially beached the boat.
18:18On the bottom of the sailboat, there is a keel, which acts as a pressure against the water
18:24to allow you to sail and move forward.
18:26But it also means there's an incredible amount of weight that sticks six feet down below the
18:32boat.
18:32So when you find water that's less than six feet deep, you can beach the boat.
18:37And this is a 23-ton boat.
18:39So getting it off of the sand at low tide can be a real issue.
18:44Now we have to either wait for tide to come up or hope that we can back ourselves off the
18:48sandbar and work our way around it right in the middle of the channel.
18:51The Ronald McDonald project is a unique project.
19:05It is an incredible expansion and build in Halifax.
19:09They have hundreds of families coming in and out of this facility yearly.
19:13And the ability to offer this new build to so many more families in need in the east
19:20coast of Canada was something I knew we couldn't pass up.
19:23A few months back, I was able to travel to Halifax, meet with the team of Ronald McDonald's
19:28and tour the existing facility.
19:30It was a chance for me to understand, you know, what they needed, how we could design a functional
19:36space for them and obviously just expand their square footage as a whole to be able to up
19:41their offering.
19:41So realistically, this one space functions as six or seven rooms.
19:47Kinda.
19:48So the kitchen supports about 18 families that are staying with us on a typical night.
19:54We're definitely envisioning a larger facility, probably one that will accommodate twice as
19:58many families.
19:59And the rooms are definitely one of the things that we're going to focus on as well.
20:03If you have realistically three people sleeping in here and you're here for a few nights,
20:10it is tight.
20:12Yeah.

20:13I'm reading, I'm taking notes in my brain, all the things that we need to look at how
20:17we can incorporate for furniture layouts and planning.

20:21The biggest thing I took away from my first meeting with Lori was although we'll be expanding
20:27everything with respect to size, scale, offering, we still want it to feel inviting.
20:33That's really important and we want to keep that thread going in the new building.
20:42If you run aground, then you need to wait until the tide comes up.

20:49I mean, we came to a full stop.
20:51We're not on our side, we're not full of water, we're not swimming, so, you know, there could
20:57always be something worse.

21:31Sailing is very relaxing if you don't need to be anywhere.
21:37But when you have a destination and a schedule and the wind is not in your favor, it is not
21:43the most relaxing thing in the world.
21:46We're all exhausted and sweaty, and we smell a little bit, I think.
21:52You know, in general, I think the trip went pretty well.
21:55I mean, it was a battle.
21:56We learned a few things.
21:57We learned that the boat can handle a lot more than we can.
22:00It gave me a real respect for when my dad and my brother sailed across the North Atlantic
22:05to Europe.
22:06I can't even imagine what they went through there.
22:10But what an adventure.
22:15This is an exciting day for me.
22:20Not only do I get to do a walkthrough on the finished product of the Ronald McDonald House,
22:26but we actually get to share today with a family.
22:30And this family has been with the Ronald McDonald Group for a few years now.
22:35All of the work that the team has done has come to fruition, and we get to witness the sort
22:40of unveiling for this family today.

22:48The new facility will now be able to house 1,200 families annually, and we are going up
22:57to 40,000 square feet.
23:00This is a project that has come with years of work.
23:05Many people at the table, donors that have supported this from the beginning.
23:08It's a project well over 25 million, and it's a labor of love.
23:14The fact that the girls are just laughing and relaxing and maybe forgetting, you know,
23:23the reason that they need to be here at the Ronald McDonald House, that's what it's all
23:27about.
23:27The kids are just embracing being a child and exploring this space for the first time.
23:33I wish I could have this!
23:35This is so cute.
23:38It's like such a good nook for them to, like, snuggle and do it.
23:41They always, in the old house, used to make forts.
23:44But they used to put, you know, the sofas and the bedsheets.

23:57For many of the parents and the families that are here that are bringing children for treatment,
24:03this is their home away from home and one of the most stressful and challenging times
24:08of their life.
24:09So, to create some warmth, some calmness, a little bit of, hopefully, reprieve from all
24:18of the worry that they're going through on a daily basis is really important.
24:24This is what Didi used to have in the hospital, you know?
24:26This is what made Alicia sleep through the, through after poster surgery.
24:31They, they had, they had given this to us in her, in her room in the hospital, and that's
24:36what helped her to sleep.
24:38Okay.
24:39So, this is the calm corner.
24:41So, this will be a spot.
24:42So, if there's nursing, meditation, prayer, quiet reading, really quiet reading.
24:49It's a beautiful spot.
24:50Be very calm.
24:51And the colors are very soothing.
24:53And this is what we need.

26:06When you're connecting with a family, when you're connecting with an organization like Ronald McDonald
26:10house, this is when it all comes together.
26:14This is what life is about, and this is why we do what we do.
26:18This feeling that I have, I wish I could bottle it up and share with everyone that has been
26:22a part of this project, because there is, there's nothing better than seeing those faces
26:27of those kids.
26:27There's a lot of work happening on the stilts building right now.

26:47We can't just put new deck boards on top of that.
26:49We can't do all this work on this property and have someone fall through the deck.

26:58Well, no, and we knew it was rusting out in areas.

27:03To try and put a new deck and railing on it was pointless.

27:06So we've replaced some of the C channel.

27:41Watching the new steel go in and get welded in to repair the structure of the deck on the
27:49stilts, it's a big relief.
27:50Now I know that things are going to be structurally sound.
27:53We'll be able to put a proper railing on, new deck boards down.
27:56Nobody's going to fall through the deck, fall off the deck, and it's going to look great.
28:00These poolside units, they are one-bedroom units, so they're a bit on the smaller side.
28:15But we can still have a lot of fun and a little bit of playful punch.

29:07When I was back in Florida, I had some time to sit with Jojo, actually, and start making
29:14selections on the photography for Pines and Palms.
29:17When you were at Pines and Palms, do you remember that the reception?
29:20So you sort of check in there, and then down at the other end of the reception, there's
29:25that grab-and-go area.
29:26Then they have all of the cool merchandise and things like that.
29:30So we have that wall that has the really beautiful coral color.
29:33So we're going to go through and try and find something that works in that coral color,
29:38like pinks, orangey, undertone.
29:41I like this snowy egret.
29:42He kind of looks cool.
29:44What about these guys?
29:46Yeah, yeah, yeah.
29:47So we get two of them, and they can go on that wall.
29:50Yeah.
29:51I love the cockatoo, so maybe we'll find somewhere on property for the cockatoo as well.

30:02So Dennis Goodman is a Floridian.
30:05He is a fabulous photographer.
30:07He has actually photographed a lot in the Keys.
30:10So we're picking pieces that are reminiscent of the Keys in general.
30:15Immediately when I saw these flamingos on his website, I knew we had to have them for Pines
30:21and Palms.
30:22They're perfect for the grab-and-go area.
30:24We have this beautiful punch with the coral coloring, and this is just a natural iteration
30:29of this colorway.
30:30The flamingos are gorgeous.
30:33And I think they just add another layer to the sophistication of these spaces.

30:54How are you doing, Vancouver?
31:01No matter how busy I am or how many projects I have on the go in how many different countries,
31:06I always find the time to commit to go to the different home shows and to meet people
31:11and talk to people and answer questions and talk about the building industry.
31:15You know, try and share some tips and tricks with people that are getting into renovations
31:19or builds of their own.
31:21I think it's great.
31:26How many of these fans have we got here?

31:32I've been appearing at home shows, I would say, 18, 19 years.
31:37Long time.
31:38We're building houses, and if you want to learn how to do it and do it yourself, you can.
31:42It's going to take longer.
31:43You're going to spend money.
31:44You're going to do it the way I did it when I started at 14.
31:47One of the things I enjoy most about doing that home show circuit is a lot of young people
31:52come to the shows to ask questions about the industry or learn about things.
31:56So it's kind of a teaching moment for me.
31:58Talk to them about getting into the trades, and it's about how entrepreneurial you can be
32:03within the trades.
32:05I think it would be unfair not to share those experiences, not to promote the trades, not
32:13to talk about construction, not to talk to people about how to invest in their homes.
32:19I think it's really rewarding that I do have those experiences and I can share them with
32:23people.
32:24It's great.
32:25I mean, it keeps me connected.
32:27It keeps me sharp.
32:28It's one of the benefits of the job.
32:29I'm heading to the office today to work through some of the logistics for the Bahamas development.
32:44It's really important that our team is brought on from the early stages.
32:48I wanted to secure where our warehouse space is and if we put sort of a timeline on that.
32:54Because right now, this new acquisition is completely water access only.
33:00When you look at a map, Tiamo and our property Cerule Mar, they're quite close.
33:06They're just over a kilometer apart.
33:08However, where Tiamo is situated on the island is water access only, but it's also very shallow
33:13water.
33:14So what that means is none of the larger shipments, the sort of commercial boats, they'll have
33:21to come into the main harbor.
33:22Everything would have to be offloaded into a smaller boat and then boated over to the
33:28Tiamo docks and then again unloaded and carried up onto property.
33:32It is situated so beautifully that it is hundreds of acres around it that are completely undisturbed
33:38wildlife.
33:39We don't want to put anything more than like walking past trails.
33:44There's more blue holes.
33:45So we will always remain sort of water access for materials.

33:52This is why we're only talking phase one.

34:17This was the one we were worried we wouldn't have permits on.

34:26This is not a remodel.

34:29And they used to have guests in here.

34:30The Fisherman's Cottage, it really did need to be torn down.
34:36We just had so much termite infestation.
34:39We had tree roots growing up and through the flooring.
34:42We had water leaks.
34:44We had mold.
34:45It was a difficult decision financially.
34:48But in the long run, I am so happy and grateful that they did tear it down and start from scratch.
34:54So it looks like they brought it up.

34:57This is about a foot and a half higher than the original one was.
35:00It's all about that floodplain, right?
35:01Yep.
35:01If they get either the hurricane or the 100-year flood level, then your floors will stay dry.
35:08So I believe, and correct me if I'm wrong, when the rest of the hotel is open, we're going to continue to dispense off this as a construction area?
35:16Yeah, because this is not going to be done for the grand opening.

35:19So we'll just let Brett and his crew continue to work, and away we go.

35:37There is a lot that still needs to happen on property at Pines and Palms.
35:50And I think what we're starting to see is how all of these teams have come together to make sure that we are meeting these deadlines and we are crossing these finish lines.
36:00Everyone is really working towards the collective good of reaching that opening day, and there is a lot of stress.
36:10Emotions are running high.
36:11People are exhausted.
36:12Nobody's sleeping.
36:13So I am concerned at this stage, nervous about where we're at today and where we need to be.
36:23Obviously, I'm optimistic.
36:25We want to get this finished and wrapped up for everyone and this property open and operational.
36:30But we have a lot of work to do to get there.

36:40I just need these photos hung because we have a fabulous electrical box.
36:4730 years of backbreaking labor, and here I am on a Sunday hanging pictures.

38:06We're at the stage where we actually have some rooms that are ready, that are completed.
38:26And there's a few that aren't, but Brett and I are going to wander into the lower garden unit and have a look.
38:32It is a garden view unit that's very close to the reception area.
38:37It's often a space that's used to tour guests.

38:49It's one heck of a change from what it was.
38:53I think it was, like, a hot water heater overflow pan.
38:58It was catching water from a sewer drain leak.

39:02So we fixed that, though.
39:04This entire unit was ready for the dumpster the first time we walked through it.
39:09It was full of mold, full of bugs.
39:11There were things growing in there.
39:12There were plumbing leaks and the garbage bags hanging from the ceiling.
39:16It just wasn't habitable.
39:20We changed the layout in the lower garden view room.
39:24Reason being, first and foremost, was to make sure that we were fully accessible across all areas of this unit.
39:33We have done still the custom cabinetry that we've done throughout the property,
39:37but obviously made sure that we have all the appliances that are accessible at their heights.
39:43We did a small little dining area with chairs that are easily movable so you can have a wheelchair up at the table.
39:51And we still created a space that feels open and airy.
39:54So taking advantage of the natural light of the outdoor space with the positioning of the bed.
39:59These are nice, too, with that kind of linen finish.
40:03You've got the curbless shower and the bathroom looks great, too.
40:07We've really honed in on expanding that bathroom space to make it much more comfortable and livable.
40:13Should feel warm and welcome and still have the accessibility that some people will require.
40:19And it's all updated and new.
40:22Like, this room would make anybody feel, you know, happy about being here.
40:25For sure.
40:27So we're almost done.
40:29Good to trim the finish.

40:33A few little punch items, and then suddenly we're ready to open.

40:47This Garden View Suite is really a first impression unit.
40:51It's three bedroom, two beautiful baths.
40:54It has an open concept kitchen and living area.
40:57When we first walked through it, I mean, there was a risk you could fall through the floor in the bathroom.
41:02It felt old and tired and dirty.
41:07In this unit, we actually changed the entry of the doors and the windows.
41:12By relocating the doors and creating more of a central entry area into the dining space and in the kitchen,
41:19when you walk in, there's more of a first impression now.
41:22It doesn't feel cramped as if there's too much furniture in the space.
41:25It feels open and airy.
41:28And we had a little bit of fun with this, with different dark cabinetry.
41:34We have a beautiful dining space for six.
41:36It feels like you're home away from home.
41:40Although we didn't change the actual square footage of these bedrooms,
41:43we did give them a complete overhaul with respect to the finishes.
41:46So, all new furniture, new bedding.
41:50We have streamlined the cabinetry across the property as a whole so that it is standardized.
41:55And everything still feels coastal, but soft and warm and inviting.
42:02The washrooms, well, they had some structural issues that we needed to deal with.
42:08They were holy.
42:09They were very holy.
42:11We've now put beautiful new tile.
42:13We've done a standardized cabinetry.
42:16They feel safe.
42:18They feel inviting.
42:19They feel luxurious.
42:21All the things we're hoping for.
42:23It just feels very warm and welcoming.
42:25With the deck replaced outside as well, it just feels safe.
42:29It feels like a brand new unit that, you know, a couple of families can share and enjoy their time in.
42:40We've still got more than 20 units left to finish.
42:46So, while it's great to have two checked off, you know, we've still got electricians, plumbers, all the trades on the site.
42:52There's still a lot of work happening here.
42:56The deadline to the opening is fast approaching.
43:00We have some units that are almost there.
43:03There's some other units that will be, you know, almost there the day before we open.
43:06Everyone is really coming together to meet this deadline, and things are progressing every day on site.
43:13Hopefully, if we do one or two units, then we can say, copy, paste.
43:18Brian and Sarah have done this.
43:20Now the team can roll out the rest of them.
43:22Yeah.
43:24We're getting there.
43:25The clock is ticking.
43:33We have guests coming into these rooms.
43:35They have to be fully set up, operational, functional.
43:37They have to look great.
43:38Probably about a month's worth of work.

43:41And is that all condensed now?
43:43That doesn't even exist on a schedule anymore.
43:45This is a huge oversight.
43:47We're going backwards a month at least.
43:49Is this finally the project where you realized you can't do it all?

43:59I want to 100% focus on the Bahamas development.
44:03There's still a lot that needs to go into this.
44:05But it's going to be epic.
