00:06Pines and Palms is really in need of a refresh.
00:09We set out this year understanding that we would need to divide and conquer a little bit.
00:13My parents bought some property on Georgian Bay.
00:15This is not a full remodel redesign. This is really remediation.
00:20Due to our time constraints here, the property is open and operational.
00:24I'm a bit of a nervous wreck because this place is falling apart.

01:24When we're in some of these finishing stages, it's nice to have some or all of the kids with me.

01:47This unit in particular, look, we have a kitchen almost.

01:56All the windows have been replaced, they're all hurricane rated.
01:59We had a little bit of an issue structurally on that corner post, but it's completely fixed now, brand new.

02:08Then, at this point, the shell, they've really finished, replaced some of the drywall.
02:12Right now, we have it primed, almost ready for a finished coat of paint.
02:16Upstairs, I think I've been hearing them, are still working on baseboards, casing.

02:22So, two bedroom, two bath upstairs, powder in this room down here, so.
02:26So, this one's going good, but how are the other units?

02:41We go room to room, and any little thing that isn't exactly perfect,

02:59I'm trying to bring this back to life a little bit, modernize it a little bit,

03:22The siding at the front of the cottage has taken a beating from the weather over the years.
03:25I'm hoping if I scrape a lot of this paint off that we can save that siding.

03:33For now, I'm just going to scrape and see what I can do.
03:36The backsplash that was in the kitchen had seen its day.
03:45Trying to pick a backsplash tile without Sarah's help, it's difficult.

04:30but everything else is still in a state of chaos.

04:37of exactly where we are in the construction.

05:12Even the landscaping and the common spaces are under construction.

05:21getting the rough plumbing in, the electrical,

06:11is pretty high.
06:12We're with a solar company,
06:14and looking at that,
06:15you know, you can install the solar on the roof
06:18during most of the year when you're not there

06:22you're backfeeding
06:23and actually selling power back into the grid,
06:25which will offset the cost for you going forward.
06:28Over time, it's going to eliminate the expense
06:31of having power at the cost, which is great.

09:57where we're at at this point and what still has to be completed.

11:20And I think the timeframe, because as much as we've been putting a push to get everything
11:24done before this resort buyout, it's no longer go in, clean things up, fresh paint,
11:29some new millwork, and we're ready to reopen them.
11:32So, I think that we need to be realistic with that deadline.
11:36Because once we take a unit offline, there's no revenue coming in either.

11:41Which we have to consider.
11:42But we're also being a lot more disruptive to the guest experience than originally anticipated.

13:06But to deliver the product that everybody wants to put forth to the guests that ultimately come and stay at the hotel, this is where we're at.
13:13Makes sense for all of us, I know Nick couldn't be here, but to get together and just talk about the scope,
13:18how we started with the idea of like a refresh, how some of these units, it's looking like far larger of a lift than just ever.
13:26No more buildings.

13:28I always imagined this as a remodel, but now that we're opening walls and floors, I feel like it's a complete rebuild.
13:34I mean, Pines and Palms is definitely in better shape than Cerule Lamar was when we started digging into it.
13:40But it's about the same vintage, so we, you know, we expected to find some of the same issues.
13:45Still, the amount of work that has to be done is so much more than we thought, so that not only affects the time, but it affects the budget.
13:53I think that's part of the problem with six people at the table is that everyone just keeps saying,
13:57Sure, sure, sure, sure.

14:01You also look at the cost to stop in another year and go back and do rice.

14:36It honestly, the thought of closing just like makes me sick.

14:43I think about these guests that come year after year after year and it's not just like guests driving down from West Palm.
14:48It's guests that have flights booked and they're coming from Chicago and this is their yearly summer vacation.
14:54Like I don't want to let them down, but you want to keep that clientele.

14:59Because there's two ways to look at it.
15:00And sometimes being honest with them and giving them an opportunity to come when the hotel is reopened and incentives to revisit versus having them stay here, not having a good experience, ruining their vision of what Pines and Palms is.

15:13I mean, I care about the guest experience too, but what about revenue?
15:17If we're not bringing in money, I mean, the budget is already gone above what we anticipated.

15:24And it's not just construction costs.

19:19Um, we average about a hundred.
19:21Um, but it really varies.
19:22We can get one turtle in a two-week period, or I've gotten as many as forty in one night.

21:04They don't have medical insurance coming in from the wild, so what we do is we collect an admission fee to the turtle hospital.
