00:00Emily and Andrew both work in the music industry in Nashville and are eager to buy their first home there.
00:05My favorite thing is actually the backsplash.
00:07These creatives have strong opinions about what they like and what they don't.
00:12I feel like the shutters could go.
00:14Definitely replacing the cabinets.
00:16Yeah.
00:16Carpet would need to be ripped up.
00:17These are like the worst floors.
00:19The floor, the grave floor is my worst nightmare.
00:20I don't like that.
00:21It'll be a challenge for them to look past the flaws.
00:24One bathroom, huh?
00:26Oh, God.
00:26I know it has potential, it's just so hard to see past the lake.
00:30Yeah.
00:31And they'll have to figure out if they want something cozy in the city or more space in the burbs.
00:35So you're not hooked up to city sewer.
00:37You guys have to pay to dump the tank in your septic inspections.
00:40I just don't want to do anything where I have to use the words dump the tank.
00:44Yeah.
00:56I made you a smoothie.
00:59No, thank you.
01:01I'm Emily and I'm 29.
01:03I am an artist, musician, songwriter.
01:06I am just trying to figure out the acoustic version.
01:09I'm proud of you.
01:10Thanks, baby.
01:11I'm Andrew and I'm 32.
01:12I'm a graphic designer and creative director in the music industry.
01:16How's the project going?
01:17Good.
01:18They're sending it off to print this weekend.
01:20Yay.
01:20I am from a small town in Florida called Merritt Island.
01:23I moved to Nashville for a year when I was 19.
01:27We met actually then.
01:29I moved to LA for six years.
01:31I was on a job where I was going to LA frequently.
01:34Every time I was there, we connected and hung out and had a blast.
01:38This is delicious.
01:39You like it?
01:39I love it.
01:40We have one dog.
01:41His name is Brinkley.
01:42He is literally the center of our attention and thoughts.
01:45He's really our best friend.
01:46Right now, we are in a triplex.
01:48We honestly love it.
01:49The location is amazing.
01:50We're right in East Nashville, walkable to our favorite restaurants.
01:54I am a first-time homebuyer.
01:56I am very excited to have something to call my own and not be paying somebody else's mortgage.
02:02Even though I'm not technically purchasing the home myself, I will be contributing to paying the mortgage.
02:08I love a bungalow.
02:09I grew up in a really small house.
02:11I actually thought it was great, especially for just closeness with just the two of us in Brinkley.
02:15Bungalow to me just kind of insinuates smaller.
02:18You know I want a big, open kitchen.
02:20I love to cook.
02:21If it's too small and it feels crammed, I'm really not going to enjoy it.
02:25I definitely want a big yard, not only for Brinkley, but to learn to garden and be able to grow my own vegetables and herbs.
02:31Which is why I lean towards more of a farmhouse vibe, something that's just open, spacious, high ceilings.
02:37You know, I know you wanted an arch doorway.
02:39I mean, super ideally, we would have three bedrooms.
02:42So we could have bedroom for us, studio, slash office space, and then guest room.
02:47I would love to have two bathrooms.
02:49I think I would love to just have my own bathroom to myself.
02:51Yeah, that would be great.
02:52Have all of my stuff in there, and then you never have to worry about it.
02:55She'd have all the space in the world to put all of her hair and makeup stuff, while I can also have a bathroom that maybe I use that's a little more clean and saved for guests and stuff like that.
03:07There's just something about walking into a home that's been lived in, and just the wanderlust of that.
03:13I want to be in an older home, but I do not want to be in an older home with carpet, because that sounds disgusting.
03:19I just want an open concept vibe.
03:21Like, I want to be able to have a place that we can host and have people over.
03:26Have you given any more thought to just possibly being a little bit further outside the city?
03:31I think in the long run, for us to grow into, to build a family.
03:34I feel like it would benefit both of us to be in East.
03:36I love just being able to step out of my house and know that I can either walk to restaurants and bars.
03:43Just being further out, I guarantee you we're going to have more space to work with.
03:46The lower we go, the more freedom we have to make it exactly how we want it.
03:50You know, we work together on a lot of things, and he helps me bring a lot of my visions to life.
03:56I have never done renovations before, but how hard can it be?
04:04I love it.
04:05I feel like we're half a mile from where we are right now.
04:07It's not as walkable, but there is still a lot going on, and we're, like, five to ten minutes from downtown.
04:13At that price, even if it's not, you know, quite where we want it to be, we'll have a lot of freedom to make it how we want it.
04:20Well, here's the house.
04:22Wow.
04:23It is a corner lot, which actually is great.
04:25I don't know what this greenway, like, leads to, but...
04:27Looks like a pedestrian bridge.
04:29I love the brick.
04:30I like the white brick.
04:30See?
04:31On the same page.
04:35It's not a farmhouse, but...
04:37No, but it's cute.
04:39New front door would really make this place brighten up.
04:42What about these shutters?
04:42I feel like the shutters could go.
04:45Hi, guys!
04:45Hey!
04:46Come on in!
04:47This house is a steal.
04:49It is not common to get a home under $350 in East Nashville.
04:54So they've never done renovations before.
04:56I know they are very creative people.
04:58They have a ton of great ideas.
05:00But what really scares me is the little things that you don't expect.
05:03That's going to be the biggest challenge for them.
05:05Hardwood floors.
05:06Excited about that.
05:07Yes.
05:08Obviously, they do need a little bit of love.
05:10I don't know.
05:10How much would something like that cost to have these refinished?
05:13So since this house is under 1,000 square feet, it's probably only going to be like $3,000 to $6,000.
05:17Okay.
05:18So honestly, not that bad.
05:20Better than putting in all new floors.
05:21Yeah.
05:21Yeah.
05:22I guess this is some kind of pedestrian bridge.
05:25Yeah, so that bridge does take you over to the other side of East Nashville.
05:28That is going to be a con of this house is seeing people walk across this bridge.
05:32Yeah, it's kind of like a little less private than I'd like.
05:35We have new marble countertops, a nice big farmhouse sink.
05:40Yeah, don't love this.
05:42Definitely replacing the cabinet.
05:43Yeah, absolutely.
05:44But I do like the space.
05:46I could even envision a small island or something, possibly.
05:49There's no room in here for an island.
05:51But if, yeah.
05:53Especially with the washer dryer in here, I'm like, what are we going to do with that?
05:56That's a problem.
05:57It's going to be a couple thousand dollars to reroute that.
06:00Oh, really?
06:00Yeah, so if you guys can get creative, I would get stackables, put like maybe some doors over top of it.
06:06This for me is just not the open concept feel that I wanted.
06:09I feel like I don't care that much about the kitchen, but I care about being able to have people over and have dinner parties.
06:16Do we think that it would be possible to just like expand the kitchen, like take this wall down?
06:21Yeah, let's go see the other room.
06:23So technically this house is a three bedroom.
06:26This is your third bedroom.
06:27So if you do knock down that wall, you are losing the fact that this is a three bedroom, which appreciation value wise, that might hurt you a little bit.
06:35Okay.
06:36But if you make this open, a lot of people want an open kitchen.
06:40What is the like cost usually of taking a wall down?
06:43You're probably looking anywhere from like around $5,000.
06:46Also depends what you find when you knock down the wall.
06:48What is going on on this wall over here though?
06:50It looks like somebody wallpapered it and tried to peel it off.
06:55There are like neon colors under here.
06:58I don't like that.
06:59So I want to show you guys the other two bedrooms.
07:02So either one could potentially be your primary.
07:05Well, you can kind of see right into the neighbor's yard here, which is maybe not the most private.
07:09Maybe this room would be like the studio.
07:11I mean, honestly, the acoustics in an empty room are so nice.
07:14The only thing I'm worried about too is storage.
07:17I guess this is a closet.
07:19Not very big.
07:20Like 60s East Nashville homes, they have zero storage.
07:24That's why I feel like if we were a little bit further out, like I just know the space is going to be there.
07:29Andrew is a little bit older than me and he's in kind of more of a place where he wants to have more space and feel like he's like really settling down.
07:39We can do that in the future.
07:40Maybe we're thinking about kids.
07:42But right now, this is more so my first starter home.
07:47This one definitely has a lot more lighting in it.
07:49Way more lighting.
07:50I immediately like this one more.
07:52The closet's kind of the same size though.
07:54Same issue there.
07:55What's it like to, I don't know, say expand a closet?
07:57So on the other side of this closet is the bathroom.
08:00So really, our only other option is to make this a primary suite.
08:04I kind of love that.
08:06I want to show you because that is another thing with these East Nashville homes is getting more than one bathroom is impossible.
08:13One bathroom, huh?
08:14Oh God.
08:15See, that's what I'm saying.
08:16We might want to be further out.
08:17So I want to show you guys the backyard so you can see this bridge and I want you to hear this train.
08:22I can hear it.
08:24You can hear it from inside?
08:26A little bit.
08:26Yeah.
08:28Oh yeah.
08:29So that is definitely going to be something you need to consider.
08:33It's pretty loud out here.
08:35Why is it relaxing low-key?
08:37The further outside the city, less chance we're going to be around trains and stuff like that.
08:40Frankly's going to really love the size of the backyard.
08:43There's room too to start a garden.
08:45Well, I do love it, but I don't like that there's only one bathroom.
08:50It's definitely going to take some work.
08:51I'm, after hearing the train and seeing the location, I definitely feel like I want to see something a little further out.
09:00So that's where they head next, and he does his best to sell her on more space.
09:05Both of these closets are twice the size of any closet we've had.
09:07Emily and Andrew are seeing a farmhouse-style bungalow just outside of Nashville, in Hermitage.
09:21What do you think?
09:22The outside.
09:23It's kind of noisy for being all the way out here.
09:25I guess because of the bridge.
09:26Yeah, that's true.
09:27Wow.
09:28I mean, it does kind of feel like a farmhouse.
09:30I think it's giving bungalow, but I don't like the siding.
09:33Yeah.
09:34The cute tree.
09:35I like the little pathway here.
09:36Yeah.
09:37It feels very homey, you know?
09:39Hi, guys.
09:40Hi.
09:41Welcome.
09:42Good to see you.
09:42Good to see you.
09:43How was your drive in?
09:45Long.
09:46How long did it take you to get here?
09:47I mean, like 20 minutes.
09:49Was I on traffic?
09:50Nope, just far away.
09:51Yeah, no traffic.
09:52Okay.
09:53As soon as we come in, we have a fireplace, super cozy.
09:56I like the fireplace.
09:57I think it could be renovated for sure.
09:59Yeah.
09:59I like the idea of it, but...
10:01Growing up, my family had one exactly like that.
10:04I love this little walkway, and the hardwood is really cute.
10:07So we got original hardwood.
10:09It does look like they need to be refinished, as you'll see throughout the house.
10:12I know you like to entertain.
10:13So this also opens up into the dining area and the kitchen.
10:18Oh, my God.
10:18I hate this kitchen.
10:20This is, like, the worst kitchen I've ever been.
10:22Okay, what do you hate about it?
10:23It's so sterile.
10:24I feel like I'm in a hospital room.
10:25Yeah.
10:25These countertops are super cheap looking.
10:27I hate these.
10:28These are, like, the worst floors.
10:29The floor, the grave floor is my worst nightmare.
10:31Everything would have to get changed.
10:32The transition from this living space to here, it needs some work.
10:38These cabinets are definitely more on the cheaper side.
10:41Yeah, they certainly didn't go the extra mile in here.
10:43Yeah.
10:43I like the layout.
10:45Like, it's kind of nice having this and the extra counter space.
10:48I'm telling you, this light is making it ten times worse.
10:51Yeah.
10:51Yeah.
10:51With the natural light in here, there are some nice big windows right over the sink, which I love.
10:55This is a third bedroom?
10:58Yeah.
10:59Carpet would need to be ripped up.
11:01Yeah.
11:01Hardwood floors would need to be put in.
11:03And then also, yeah, I just don't like the idea of this being the third bedroom.
11:07Like...
11:07Could you use this as a studio?
11:08I think it could be.
11:10It would just take a lot of renovations.
11:12Can you even get rid of popcorn ceiling?
11:14You can.
11:14You can change this?
11:15Yeah, you can change it.
11:16It's a ton of work.
11:17You would have to redo the entire thing because these walls have that texture, too.
11:20There is a bathroom up here that I want to show you guys, too.
11:23I know the space might be a little awkward, but having a second bathroom is huge.
11:28I do like the idea of, like, when you're doing your thing in the bathroom downstairs, I could use this and not be in your way.
11:33Yeah.
11:33You're going to come up here and use this bathroom?
11:34Okay.
11:38So we have built-in shelving.
11:40Yeah, it is a little small in here.
11:42A lot of lighting, though.
11:43Yeah, there is a lot of nice natural light.
11:44Yeah, these are nice big windows, and I don't even mind the little shelving unit there.
11:48Honestly, also, if that's really small, we could add something in here to make it, like, a second closet space.
11:53Mm-hmm.
11:55Okay.
11:56Oh, interesting.
11:57I know it has potential.
11:58It's just so hard to see past the, like...
12:00Yeah, well, this tile looks pretty new in the bathroom, which is a good sign.
12:03I do think this bathroom doesn't need fully gutted.
12:06Again, it's this light thing.
12:08Like, you turn this off, and you just let the natural light do the work.
12:10It's already nicer.
12:11It's so much nicer.
12:13This is cute in here, though.
12:15So this would be your primary.
12:16Looks like this used to be two separate rooms.
12:19Imagine this just being one nice piece of...
12:22Yeah, this room has the most potential, for sure.
12:24It's beautiful and already has big, open window light.
12:27These are big closets.
12:28They're not walk-in closets, but they're twice...
12:31Both of these closets are twice the size of any closet we've had.
12:36It's really pretty.
12:37I love this tree and even this little porch, you know?
12:41Is this all our land?
12:43It can't be.
12:44So this house is only on half an acre.
12:47Okay.
12:47Only.
12:48The majority of it is going to be on this side of the house.
12:51Where you see that bench, that's your property line.
12:54I mean, it's still a big yard.
12:55Once we fence this in, it's not going to look like that big of a yard.
12:58And that's so unfortunate we would have to fence it because it just looks so beautiful out there.
13:02A real fence back here is going to cost you, for this whole yard, at least $15,000.
13:06It's adding up.
13:06This house does have a new roof.
13:09The HVAC is 2021.
13:11Your major stuff looks good.
13:13This house is on septic.
13:14It's pretty common in Tennessee when you're further away from the city, so you're not hooked up to city sewer.
13:19It's going to be about an extra $1,000 because you guys have to pay to dump the tank in your septic inspections.
13:23I just don't want to do anything where I have to use the words, dump the tank.
13:27Yeah.
13:29So Jen finds an updated option, but that might not be a good thing.
13:33Yeah, the accent walls are sending me.
13:36I saw a blue bird.
13:44That's a good sign.
13:46I'm pretty sure your favorite spot is around here, that Mexican restaurant.
13:50Yes.
13:51I like this part of East.
13:53It's like not super walkable, though.
13:55So this house was $400,000.
13:57You know, that's definitely higher than I think you should go.
14:00It does look like from the pictures that it's updated and modernized.
14:04Yeah, that's what I'm not 100% sure about.
14:07Well, yeah, that's a big front yard.
14:09Very cute.
14:13Well, it looks like the roof is pretty new, which is always a good sign.
14:16Yeah.
14:17The driveway is a little wonky right here, but.
14:19Yeah, I think they had to cut a tree down or something.
14:22Well, you can put a little tomato garden there or something.
14:24Yeah.
14:25I really wish this was brick.
14:27I do love this big open window, though.
14:29Love it.
14:29Love the door.
14:31Hi, guys.
14:32Welcome in.
14:33Hello.
14:34Good, how are you?
14:35Hi.
14:35Wow.
14:36Wow.
14:36There's a lot going on right away.
14:38There is a lot going on.
14:39From first glance, I think it's kind of hard for me, like, initially walking in, seeing,
14:42like, the way things are designed.
14:44Yeah, like, what is this?
14:45They just add, like, wood.
14:47So these are coffered ceilings.
14:48This was something that they did.
14:50I don't mind those ceilings.
14:51They're interesting.
14:51It's better than the, like, popcorn ceilings.
14:53Like, I think for being a little under 1,000 square feet, it's been utilized really nicely
14:58in here.
14:59The closer you are to the city, the smaller the home for the price point.
15:02What kind of flooring is this?
15:04So this is engineered hardwood.
15:05It makes me wonder what's under it.
15:08Yeah, I mean, I love these older homes.
15:09I just, sometimes I feel like when people come in them and they renovate, they take all
15:13the charm out of it.
15:14Yeah.
15:14So this is an entertainer's kitchen.
15:16Yeah, I mean, obviously, I want a space to host, and I like the idea of an open concept.
15:21I do feel like there's plenty of room for prep when I'm cooking, making drinks, whatever.
15:25People can sit here and hang out.
15:26And my favorite thing is actually the backsplash.
15:28I love it.
15:29You know, I would like to upgrade the countertop.
15:31Okay.
15:31We'd probably, like, replace the hardware.
15:33The cabinets, but I like the cabinets overall.
15:35I don't think we have too much room to do renovations.
15:38So the second you move in, you don't have to replace these things.
15:41You can still live in the home and then upgrade this as time goes on.
15:44Wow, this is beautiful.
15:48I love this backyard.
15:49Wow.
15:50They have, like, a little TV area set up.
15:52So cool.
15:52It's just so cute and such a big backyard.
15:55I mean, Brinkley would thrive.
15:56He would just sprint.
15:57More than enough room for a garden.
15:59It's funny because the lawn is a bit uneven, so I'd have to kind of feel it out.
16:03This side, you can kind of see the entire neighbor's backyard.
16:06Yeah, I feel like a privacy fence would be pretty needed.
16:09Since it is on the property lines, you could kind of work with the neighbors and see if maybe
16:12they would split that with you.
16:13Sometimes neighbors will, sometimes neighbors won't.
16:15Yeah, this is great.
16:17Oh, the gray wall.
16:18We're back into the living room.
16:20This is your one and only bathroom in the entire home.
16:23Okay.
16:24I mean, it's not awful, but for the one bathroom.
16:28I like this counter, like, in sync.
16:30It's kind of nice.
16:30It's cute.
16:32One of the bedrooms.
16:33Oh, my God.
16:34The lion scared me.
16:35Whoa.
16:36What's going on?
16:36I had the same exact reaction.
16:38I was like, is this just a massive dog chilling in here?
16:41No, it scared me, too.
16:41So this would be Brinkley's room.
16:43Wallpaper here that it looks like they DIY'd.
16:45This would probably have to be, like, the studio or the office space because it's a little
16:49small in here.
16:50Yeah.
16:50I think this black wall makes it feel a lot smaller than it actually is, too.
16:54Absolutely, yeah.
16:54Let me show you guys the primary.
16:56Okay.
16:57This is a king-sized bed to give you an idea of what the size looks like.
17:01At least there's some space in here, and there's these two big windows.
17:04I feel like if we had those open and some lighter curtains, then it would feel a lot more fresh
17:08and airy in here, which I think would be nice.
17:11Yeah, the accent walls are sending me.
17:13It's so funny.
17:14They really got carried away with the woodwork.
17:17I really like the backyard and that there's already a deck.
17:20Otherwise, it does kind of feel like it's just things that I'm paying to fix stylistically.
17:25Kitchen is beautiful.
17:26It's open.
17:27Needs a few renovations.
17:28I know, like, more warm lighting would help.
17:30I also know, like, we love just fresh white walls, but there's definitely potential here.
17:35It's cute.
17:36The biggest thing I say about a house is you can change the house, but you can't change
17:39the location.
17:40This one doesn't have walkability.
17:42No.
17:42And there's not even, like, one coffee shop.
17:45Yeah.
17:45You're going to have to drive.
17:46You can't walk.
17:47It's been on the market for about 30 days.
17:49If you guys want to move on this one, we're going to need to decide quickly.
17:52A lot of pressure.
17:53Yeah.
17:54A lot to think about.
17:54Oh, that felt great.
18:03Yeah, that was a great yoga class.
18:05Emily and Andrew now have to decide between space and location.
18:10We got the white brick bungalow.
18:12Yes.
18:12I think it's super charming and cute.
18:15I love the brick exterior.
18:16That one's going to take a lot of work, but I think the price point is so good and location
18:21is so great.
18:22A few things to consider.
18:23The loudness of the train, the kind of lack of privacy with a pedestrian bridge, one bathroom.
18:29From a comfort level, it kind of just doesn't feel super worth it to me.
18:34The one at Hermitage, that more farmhouse vibe, it was really fun to see what kind of space
18:38you can get.
18:39And it allows us a place to grow into, and it felt like the perfect space for us to just
18:45get creative in.
18:46I did really like the primary room, two closets, which is nice for us.
18:50That house was the only one that has two bathrooms.
18:53I do like the fact that there's more space, but I do think it's going to be a lot more
18:56work.
18:57There's no fence.
18:58It's definitely a little further out, but it's also on a road that's pretty noisy.
19:02So what did you like about the renovated ranch?
19:06I did like the open windows.
19:09I loved the big backyard.
19:10But again, I feel like it was a little far out, and it wasn't super walkable to anything.
19:15The kitchen was nice and open, which I'm a big fan of.
19:18The deck in the backyard was amazing.
19:20It looked nice and serene.
19:21Like, that is ideal.
19:22I am definitely worried about the price and how much we'd want to do.
19:26Right.
19:26I think the plus side is that all the major renovations are done.
19:30It wouldn't really need any huge lift.
19:44Hey, baby.
19:45Oh, yay.
19:46You want to go outside?
19:47We went with the White Brick Bungalow in East Nashville.
19:50We're in a super central location.
19:54We have a big backyard for Brinkley.
19:56Hey, boy.
19:57You want to go get the ball?
19:58It's just such a great blank canvas, and we're both artists and creatives.
20:02So I think we're just excited to get in and start putting our own spin on it.
20:06Look at the ball.
20:08Cookie.
20:08We got the hardwood floors that we want.
20:10It feels like a really fresh palette, though it's a little smaller than I'd hoped.
20:15Oh.
20:17So that's the train.
20:18Um, I think we're going to have to learn to get used to that.
20:21Come on, boys.
20:21Come on, go outside.
20:22Come on, Mickey.
20:23We're not thrilled about the train sounds, definitely.
20:26There's brand new windows, and we really can't hear too much from the inside.
20:30I don't think we should start refinishing the floors until we get this wall down.
20:34Because I got such a good deal on the house, I have a lot of room to work with for renovations.
20:39I'm not entirely sure how much everything's going to cost yet.
20:42Right now, I'm just getting quotes for everything.
20:45Throw a hole in it.
20:47See what happens.
20:48Maybe we wait on that.
20:50I think once we take that wall down, the kitchen is going to be amazing.
20:54We don't have experience, so we'll see how this goes.
20:57Can't be that hard.
20:59Let's see how big these actually are.
21:02We definitely still need to decide what we're going to do with the washer and dryer.
21:06If we're going to move the hookups to another part of the house or create more of a cabinet
21:09to obscure it a little bit.
21:11We could even build kind of more of an intentional cabinet.
21:14I think we're going to make it a home together, and there's a lot of potential for us to grow
21:19into our careers, into our relationship.
21:21I think it's just going to be like a nice little new era for us.
