04:26Those are like the giant, these are the things that grow so big you can stand under them.

04:40He's been spending more time on the island lately, fishing and diving.
04:44And he's actually come to us with some great ideas to up the offering for the guests that are there.
04:49There's some higher-end fishing charters and spearfishing charters that do generate, you know, a significant amount of revenue.
04:55They know our weak spots.
04:57And when it comes to boating, fishing, scuba diving, snorkeling, anything on the water,
05:04he's going to go to his dad because he's going to convince him that this is a great opportunity.
05:08If he wants to turn that into a business, scale back on riding, go to the island and work and learn and run charters and get involved with the business,
05:18I would have no problem buying that boat.
05:20Maybe.
05:21Maybe.
05:21But it's a harsh dose of reality coming his way.
05:31We've been coming down here for so long.
05:33We've got so many friends down here.
05:35It feels like one of our homes.

05:40And we're finally doing some business here.

05:43And I also think it's nice that we know the area, know the community.
05:48Like, I kind of feel a step ahead already.
05:51It's not like a brand-new project in a brand-new city and we're trying to just acclimatize the environment.

05:58And it's a great partnership.

06:30What is going to set us apart is the fact that we're doing something that is not on any other island in the Bahamas.
06:42So I don't really want to take something and replicate what's already working here in the Keys because we both agree that's not going to work on Andros.

06:49But some of the decisions right off the bat in Bahamas, we really need to spend some, like, time, resources, energy, putting down on paper what we really want.

08:03As we progress and we're sort of deep into construction, it makes me excited for our next adventure.

08:28First thing you see when you drive into the resort is the office and reception building.
08:34Across, there are two garden view cabins.
08:37Towards the center of the property, there are two additional garden view cabins, including
08:42a fisherman's cottage.
08:44There's also a row of suites that are up on stilts.
08:47Moving closer to the water, there are five poolside cabins, which of course line up with
08:52the pool, bar, and cabanas.
08:55Facing the ocean, there are six ocean view cabins.
08:58And two large townhomes.
09:04Ted is the project manager on site here.
09:06He really knows every nook and cranny and is just keeping things moving here on site.
09:12The new framed wall looks fabulous, Ted.

09:18We have a cracked high bean.

09:23The issue here is we've got a lot of spalling, which means just that the concrete is flaking
09:28and coming off.
09:29And the reason for that is that the rebar inside the concrete is rusting.
09:33So in the Bahamas, every post looked like that.
09:35So we ended up having to chip a lot of them out one by one.
09:39We had to plant new rebar.
09:40We had to pack it all non-shrink.
09:42And we had to paint it with non-corrosion.
09:44That's why our six months went to like two years to rebuild that.
09:47We had hoped to open this up as much as we can.
09:49Obviously, it's oceanfront prime money.
09:53I just want to know structurally what we can do.

09:57Well, if this is like the other units, it's a full concrete lintel.
10:02But if it's spalled like that, that's going to be an issue.
10:04That's my problem.
10:05I think, like, look at this up here.

10:50Seeing the structural issues makes me wonder what else we're going to find.

11:37then we're going to have to basically re-pour it or replace it with steel.
11:42If this is spalled the way that is, we'd end up having to re-pour that beam.

11:49That's not a bearing wall, which is better news at least.
11:53That could probably just be repaired.
11:56But if you're looking to take this out and they want that same structure there,
12:00that's bigger...
12:02I feel like I'm in the Bahamas all over again.

12:24The first day we arrived, there were a lot of people that said,
12:28we don't give you guys two weeks, we don't give you a month, we don't give you six months.
12:31They didn't know how off our rockers we are.
12:34I keep thinking about what other opportunities are here on the island,
12:39what else could we add, and then there are days that I feel like it's so challenging.
12:43I'm like, do we have it in us to do this for another five or ten years?
12:47I mean, there's opportunities available.
12:49Other properties, more land, expansion, evolution.
12:54We're on the same page that we want to continue to offer more for our guests.
12:57Yeah.
12:57And we need to understand what that looks like.
12:59I don't think you and I, not that we're not on the same page yet,
13:02but I think there are very different opportunities out there.

13:07There has to be that reality conversation that you and I are going to have to have at some point,
13:10being like, we have had a lot of hardships on this island.

13:13Do we want to continue, or do we want to say, we've done an incredible job with Cyril Lamar?
13:19How far can we go?
13:20Yeah.
13:20Do we want to push the envelope?
13:22Because the reality is, it's not just, oh, we'd like to develop more.
13:25I think we start with some of the basics, some of the tourist destinations, the Blue Hole tours.
13:31We start with some activities, and then we start looking at family opportunities,
13:35start looking at, how do we house more people?
13:37How do we get long-term rentals?
13:38Usually, you and I find something, and in 24 hours, we have made a crazy decision,
13:44and we just stick with it.
13:45Well, maybe you're maturing.
13:47I don't want to mature.
13:49I want to just, I don't know, there's something, there's some freedom about just being like,
13:53this is cool, let's just do it and sink or swim.
13:56That's what we do best.
13:58I think here on South Andros, it's either go big or go home.
14:04And we're already home.

14:17I think at the time, we thought we were done.

14:21We left the island.
14:24But I think there's more Bahamas in our future.
14:28This land parcel that we're going to acquire is owned by four different people, and there's
14:38going to be 10 different generational claims on this land.
14:42This is not going to be an easy path forward here.
14:44I mean, there's lots of room here for a brand new island community.
14:48We also need restaurants.
14:50We need little markets.
14:52We need little stores and coffee shops.
14:54Like, this is a community, not just another hotel.
14:57The only easy path forward from the standpoint of...
14:59Is to sell the hotel?
15:01No.
15:01You said we focus...
15:03We have the hotel.
15:06We focus on this other acquisition.
15:10We focus on connecting those dots.
15:13I've been trying to wrap my head around the scope of this.
15:16This would be by far the biggest thing we've ever tackled.
15:21If we want to commit to this, everything else is going to have to shift.
15:27We're talking about agriculture.
15:28We're talking about solar, wind.
15:30We're talking something that's not on any other island in the Bahamas.
15:33So we can't even say, look what they did.
15:35We'll just do this.
15:37This is going to take a lot of diplomacy.
15:39There's a lot of people in here, a lot of generational homes.
15:43We have to get everybody on board, including the local government.
15:48I think most of the island, the people have seen now that for the past six years, we're
15:52there too.
15:53And that we're not going anywhere.
15:54How many people thought we would have failed?
15:57A lot of people didn't think we'd come back after the first visit.

16:00And the second.
16:01This is the island that everybody says cannot be developed.

16:08We're going to have every door slammed in our face.
16:11We had every eyebrow raised when we said we were going to look at this place in the
16:15first place.

16:18But now they, I think as a whole, we are part of this community.

16:52I don't care what it takes.
16:53But there's so many elements of this that we need to learn more about and we need to ask
17:00for help.

17:03This is a make it or break it decision.

17:07I think we are ready to take another huge leap to tackle something we have never done before.
17:16And I feel, I feel like it's our time.

18:15That kind of makes me scared to think what's in every wall of every hotel we've ever stayed at.

18:46If that beam is all the way out to the, basically, the perimeter, that eight-inch post,
18:51we're good, because it can hold the span.

19:13But the amount of work that we're doing right now and the amount of problems we're heading off at the pass
19:16and trying to intervene when we can and make this go as smoothly as it can,
19:21I think we're doing okay.

19:51My only concern is the pool bar was meant to be, we were just looking at kind of redoing surface level,
20:01but this is more than surface level back here.
20:04This is months for permitting, too.
20:05Like, completely redesign this area.

20:08We're going to still keep the walls and redo the roof structure,
20:12but we would take all of this out.

26:19It's not what Brian and I would do in this situation, but at this point we just have to
26:25agree to it and try and find a solution that keeps everyone happy and still working
26:31and progressing.

27:54As soon as you move up the timelines and you want things completed faster, that means
27:58you need more labor on site.
27:59You're either going to spend that labor over a longer period, or you're going to spend that
28:04labor over a shorter period.
28:06And to do that, you need more people working to do more work in a shorter amount of time.
28:11They need to get you a tool bill.
28:12I was hoping that the project here in the Keys would be a little easier, less stress, but
28:20now we've got to move things up.
