00:15air so grab your sunscreen and join us on the hunt for the ultimate beach house.
00:20It's been a hard day hunting.
00:33Welcome to Frankston. This is the gateway to the Mornington Peninsula. It's a great spot
00:38with its long sandy beaches and fabulous urban living. Perfect for young families, investors
00:45or empty nesters. And I'm working with Jeanette today who is one of those looking to downsize
00:50and I think I've found three perfect homes. It's just which one fits. Let's find out.
01:04Good morning, Janet. Good morning, Shelley. It's not the most beautiful day in Frankston
01:09South today, I'm afraid. We know what it can be like so that's okay.
01:15So what are you and Geoff actually looking for, for your downsizer?
01:18We don't want to go too small. Something, we'd love a pool. Something with a bit of space
01:23for our grandchildren. Other than that, it just has to feel right.
01:31I'm house hunting by myself today. I have a husband, Geoff, but he's at work today. He's
01:36happy for me to do the groundwork. We've lived in Frankston for 40 years so we want to stay
01:41in this area. Just looking for something a bit smaller. I love the beach, the proximity
01:48to the Mornington Peninsula, but you can still get into the city easily. We've got great services
01:54here. There's shopping just close to so many things. We have family and friends here and
01:59it's a beautiful lifestyle. So this is the place for us.
02:03Our budget is 2 to 2.5 million. What we're looking for is something a bit similar to what
02:11we had, but smaller. So we'd love a pool. We'd love a wood fire. We'd love to be able
02:17to walk to coffee shops and nice walking trails. We love older homes. We don't really want something
02:25that's the same as the one next door. We're looking for something that's a bit different.
02:34Frankston is found just an hour south of Melbourne CBD, right on the edge of Port Phillip Bay.
02:41It boasts a relaxed coastal lifestyle with plenty to do and see for visitors and locals.
02:47With its proximity to the city, Mornington Peninsula and its dreamy beaches, it's not surprising
02:52why Janet and Jeff aren't leaving this beachside paradise.
03:01What we've got here is an incredible sort of mid-century modernist home and it's got this
03:07lovely flavour once you get in there. It's a four bedroom, two bathroom. A lot of space.
03:14Already does this feel a bit too big for a downsizer?
03:16I don't think so, but we'll see how it feels inside. Do you enjoy gardening, Janet?
03:23No. No? No.
03:26Alright. Do you think you might enjoy gardening if you had more time? No.
03:32First thoughts when I saw the front of the home was great bricks. I love the entry,
03:37love the steps up to it. I like the older style homes. Everything's not quite as cookie cutter.
03:42I just love that feeling. Are you ready to head inside? Sure. Let's go.

04:03Really nice feel. I love the sunken lounge and the gas fire with the flames. That's lovely.
04:08Does that count when you ask for an open fire? Is gas okay?
04:11It's a compromise, but it's okay. I love all the natural light. The big windows are beautiful.
04:19When I walked into the home and saw that sunken lounge room, I thought it felt really comfortable and relaxing.
04:25It's just a really nice feeling to have that as a separate lounge room.
04:28Obviously you'll add your own touch to the house, but the features that aren't going anywhere are the fish tank.
04:35Fish tank. That would be difficult to remove, but...
04:38It's kind of quite. It's really different, isn't it? We've never had fish.
04:41Whether we'll keep them alive, I don't know.
04:46There's plenty more to see. Okay.
04:51So should these fish be getting worried? If you're not much of a fish keeper?
04:56Yes, well maybe.
04:57The house has had a couple of renovations over its time, obviously, and as new kitchen.
05:03This area down here with the lounge and a second fireplace.
05:06That's good.
05:07Are you a gas person or do you like induction?
05:11My husband does the cooking, so I don't mind.
05:13Great. Great.
05:15But it is a good kitchen. It looks lovely.
05:17I love the kitchen, how it's tucked away and the dining area is a great size.
05:22So having that extra space, we could add another table at Christmas or for other events, which is really handy.
05:29Let's get out of the bedrooms.
05:40Two bedrooms there, but this is the primary suite.
05:44The blue wall. It's a bit different.
05:47It is a little different. Gives it that sort of coastal vibe, I suppose.
05:51It does, yes. It's beautiful being able to see the pool.
05:55And then these beautifully renovated bathrooms.
05:59Oh, that's a good size. It's really good, isn't it?

06:19So the backyard is a little bit sectioned off, which I think is great.
06:23There's different areas for everyone.
06:27I feel like we've just been teleported to Fiji or somewhere.

06:33I never imagined having a spa, but that looks great.

06:40It's not big. It just looks quite manageable.

07:54It's a low maintenance block, so again, don't have to worry about the green thumbs.

14:47This place is growing on me.
14:48Whether I want to do the work, I don't know, but it's certainly got heaps of potential
14:52and could be a wonderful home.

15:08Again, it's down the back of the block, so it is beautiful and quiet.
15:12And it's a good size.
15:13It is.
15:13And great storage.
15:15And again, if you just updated the wardrobe, you don't have to add a whole new one by any means.
15:20The bathroom could do with an update, of course, but not hard.
15:24The paint is a bit dark, so I think lighter paint would lift it and make it feel bigger.
15:28And a change of floor coverings would make all the difference.

15:45So you've got pretty much Melbourne to Geelong through here.
15:49On a clear date, this would be a different story.

16:04And it has everything replicated, really.

16:09The upstairs has got lots of potential as well, and more views.
16:14What do you think this is on the market for?
16:17Maybe 1.5 to allow for the renovation.

16:22They're looking for a little bit over that.
16:24It is a buyer's market.

16:28Obviously, there's a lot of money to spend on it.
16:30But at that asking price, you could spend the money
16:33and make something amazing.
16:36So many different things about the three of them.

17:10I bumped into a couple of locals who told me about what makes Frankston such a special place.

17:22Absolutely.
17:22And actually, our house is literally just around the corner.
17:25Well, you are one of the lucky ones that lives on the beach.

17:28What else do you love about the area beside that golden sand?
17:32It is cool.
17:33So much for young families.
17:35We have festivals.
17:36We've got the beach.
17:37It's got bayside shopping.
17:40It's close to the freeway, the infrastructure, the community.
17:44We've actually looked at different areas to live, but we always come back to Frankston.

17:49So it's not just the gateway to the Mornington Peninsula.

17:52This really is a destination on its own.
17:54It has become a destination on its own.
17:56Beautiful Jeanette that we were working with to help her find her downsizing home.
18:01The choice is quite extraordinary when you're thinking it's either beachfront
18:05or you've got these amazing nature reserves.
18:08Glorious family homes.
18:10And what we've found is the mid-century vibe is so in vogue right now.
18:15They're just a renovator's dream.
18:17You can really have a lot of nostalgia with the home that you're buying
18:20and then turn it into whatever you want.
18:23You moved here and set up a business here servicing this community.
18:27Now, to me, that screams love.
18:29You know, for us, we needed to make an impact.
18:33It's all about the community.
18:35It's always lovely to hear from locals who truly love their area.
18:41And I can see that Frankston really is your home.

19:25Well, let's talk through the three houses that we saw together.
19:28Yep.
19:28House number one, that incredible mid-century modern home.
19:32It had all the trimmings.
19:33We had spas.
19:34We had pools.
19:36I loved it.
19:37I think the minute you walk in, it just feels like a home.
19:40It feels really comfortable.
19:42And those things are all such a bonus to have a pool, a spa, a wood fire.
19:46And it's near the coffee shops that we love, so we can walk to there, to the beach.
19:50It really does tick a lot of boxes, that one.
19:54House number two, that brand new build, another great option.
19:58Such a pretty house.
20:00That's just absolutely perfect from when you walked up right through to the back.
20:04Everything was just so beautiful, so beautifully done.
20:07A lot to look at in that house, but it still felt cosy and not too overwhelming
20:12because you could close off an area and still other little places to sit and a beautiful home.
20:18And then house number three, I know when we stood outside I said,
20:21be open-minded about it.
20:23I really felt like it grew on you once we got inside.
20:27It did.
20:27It's always overwhelming when you look at a place like that and think,
20:31what could you do?
20:31And then within minutes you're starting to think of things you could do.
20:34But it had a lot of interesting features and the view of that one was sensational.
20:39That's when you know you've got the renovating bug.
20:42When you walk into a place and suddenly the light bulb comes on.
20:46You're like, right, I know exactly what to do here.
20:48We could do this, yeah.
20:49No, it was an incredible property.
20:52We had a bit of a chat about it all and we think we've decided on something.

21:35They're now enjoying their downsize while still being nice and close to the beach and everything Frankston has to offer.
