00:13and salty sea air so grab your sunscreen and join us on the hunt for the ultimate
00:19beach house I'm thrilled to welcome you to Harvey Bay on the Fraser Coast of
00:37Queensland this place is the definition of paradise it's not just for retirees but
00:43young families are starting to call this place home as well today I'm with Quentin
00:47and Michael they're brief for a home is fairly open and so is their budget so
00:51this is a wonderful chance to get to know real estate in Harvey Bay let's go
00:58I'm Quentin and I'm Michael and we're from Harvey Bay in Queensland
01:06there's nothing exciting I grew up in Harvey Bay so I've done all my schooling and
01:11not here and now I've just loved the place I've never really wanted to move
01:13away that's really friendly easy to get around and quite relaxed lifestyle we
01:22love living by the beach because it's safe and it's friendly for our kids to run
01:27and play they love jumping in the water and also the cafe culture we love just
01:31being able to walk down the street and grab a coffee whenever we want that's
01:34beautiful it's great we have renovated a couple of properties here in Harvey Bay
01:38and right now we're looking for something that is turnkey something that we could
01:42potentially live in or potentially rent out or Airbnb out something that's got
01:46some flexibility to it we've got a budget of between 1 to 2 million we'd like to
01:50keep it on the lower side of that obviously but for the right property we can
01:54extend and sort of push that budget a bit but it really just does depend on
01:58what the property is and what it can offer us yes Harvey Bay is just over two
02:04hours north of Noosa and is a go-to destination for its calm beaches whale
02:09watching and easy access to Fraser Island with a laid-back vibe and year-round
02:14beautiful weather it's no wonder our couple are focused on buying in this
02:18dreamy piece of beachside real estate

02:32gentlemen I feel like I'm in the hands of professionals today I'm just going to
02:36hang on for the ride you've lived here in Harvey Bay for over 20 years you know
02:40this industry inside out so this is going to be a great day of learning for me
02:44about real estate in Harvey Bay probably not we'll see but we're excited we're
02:50looking for a holiday house that we can potentially Airbnb out that we can have
02:56family come and stay something that's going to suit family something that's
03:00low-maintenance and something that's that's easy close to the beach close well
03:05that's the all-important so house number one what do you think of the Street
03:13appeal I think this is the kind of home that we are looking for we're looking
03:16for something modern low-maintenance and this fits the bill I'm brand new you
03:20could add your personal touch out here to the front yard so please excuse the path
03:23as we make our way in what's your step that's all right that's just a little
03:26bit of landscaping there that's no big deal ready to go inside
03:35so on entry we have a junior suite which I think is really handy to have some
03:39bedrooms on the bottom floor your double garage obviously media room it's very
03:47open and airy I like it I like the thick countertops on the island too and the
03:52different color it's interesting is it because they could have gone for just a
03:55very white color palette but the fact they've added some color into the island
03:59bench there they've put some color on the walls it makes it feel more homely
04:03straight away it's easy to maintain it's not huge are we into the laminate
04:07flooring or would you have done tiles do you have a preference I think this is
04:11low-maintenance I like it this is great for a beach location sand comes off nice
04:15and easy doesn't scratch well upstairs are all the bedrooms so head up there have a
04:19look around I'll be out here looking at the new pool so I'll meet you there thank

04:35this is nice nice and big very roomy I love the doors there the color is
04:39beautiful yeah it matches the front door it looks very nice I like the primary
04:42bedroom it's quite big and spacious it's very open got a good size walk-in robe and
04:46the ensuite is very well done it's very nice big children's room huge room how
04:52many beds are in this room yes lots of good for Airbnb and it's got an
04:57adjoining bathroom that joins them to the other bedroom as well so that's great
05:00yes I like this room that it's a perfect Airbnb room the kids bunk room is
05:04amazing it's really spacious it's good can fit a whole bunch of beds and it's
05:08got its own ensuite as well so that's a bonus
05:12oh I love a blank canvas don't you or what are we going to do out here it's
05:17there it just needs a little bit I think that all the concrete sort of in your
05:21face a little bit but that's easy a little bit of greenery around the sides I
05:24think would help with that and maybe we could even know some nice tile out here
05:28yeah put some tile or something over the concrete a little bit of fun
05:31actually some color and movement out here would be great I think I like having
05:36something to do ourselves putting our own touches on it I think it gives us
05:39the personality that we want in our house all right well let's talk price
05:44what do you think this is on the market for it's a tough one this one isn't it
05:49I'm gonna say you have to be around that 1.5 to 1.6 well I would go a bit
05:56lower
05:56about 1.3 they are asking between 1.5 and 1.6 so you're spot on the asking price is
06:03high but it's worth it I mean you're literally across the road from the
06:06beach and the bonuses you've got the pool and you've got the granny flat on the
06:10side so I think it's it's worth it's asking price house number two let's go
06:14let's go after you coming up it's a different market it's very executive so
06:19if we were to let this out I think we would be targeting more executive couples
06:35we love living by the beach because it's safe and it's friendly for our kids to run and play they
06:41love jumping in the water it's great to see you lovely to meet you lovely to meet you hi I

06:45this is the kind of home that we are looking for we're looking for something
06:48modern low maintenance and this fits the bill they are asking between 1.5 and 1.6
07:01Quentin and Michael I don't think we could get much closer to the water it is literally a stone
07:07stroke perfect location straight across from the beach and grab the kayaks they're in the water in
07:12less than three minutes that's perfect this is one property over 600 square meters there's some
07:19very interesting features inside so let's dive straight into this one with that door shut it
07:33feels like we're in a bunker now you can't really hear the road at all so you've got all the
07:38bedrooms
07:38down here plus a study this feature of the glass through to the garage is pretty unique as are the
07:45fixtures and finishings in this home so there's a lot of personal touches in this place I don't know
07:51how to describe the character character can be very eclectic to the person I think it's something that
07:59we'll look at maybe changing when we purchased it now I know there is a lot to take in it
08:12feels like
08:13this sort of grand foyer or open space but once you break it down into the zones it's a great
08:19layout
08:19I mean it's an entertainers kitchen it almost feels like a commercial kitchen I like the kitchen and I
08:24love this timber thing here is a couple of stools at the end beautiful it's a very open plan feeling
08:30up in the kitchen and that bar area is definitely something else love that bar area I can see
08:34everyone hanging around that bar area even if they're not drinking having a meal doing whatever
08:38in there playing games even so the primary suites just here have a look there I am going to see
08:43what
08:44I can see off the balcony I know there's water will I spot a whale maybe not this time but
08:49it's worth a
08:49look I'll see you out there see you out there wow this room is huge it's very big and look

09:00you can actually see the ocean you can be lying in bed and have a look at that ocean very

09:08it check out that tile that mosaic tile is beautiful let's go check out the view I do love
09:21the way that that natural stone flooring has carried from the inside through to the outside
09:24and with your doors all the way back it'd be a great living indoor outdoor living this way there's
09:30not a lot of places in Harvey Bay that you can actually see the ocean from your front veranda or
09:34your porch and this is one of them so that's a very unique feature for this property how are you
09:38feeling about this home it's a different market it's very executive so if we were to let this out
09:44I think we would be targeting more executive couples per se rather than families I think this is probably
09:49less family friendly than some of the others that we've seen but still a lovely home so Michael this
09:54one's for you well I think it's going to be up there about 1.5 I reckon 1.5 no
10:00higher than that it's
10:01got to be 1.8 1.9 the vendors are hoping for between 2 and 2.4 yeah yeah yeah
10:11I think this house is a
10:12little bit high for price point for what we're looking to do with the airbnb okay third and final
10:18let's go coming up you've lived here for a long time now what's the attraction for you it's just a
10:26very special place I have watched around the world and nothing compares to Harvey Bay
10:41previously Quentin and Michael I don't think we could get much closer to the water it is literally
10:47a stone's throw I don't know how to describe the character character can be very eclectic to the
10:55person I think all right lucky last possibly it's a townhome wasn't looking for a unit having said
11:09that it doesn't feel like a unit because it faces the esplanade yeah it's got its own driveway and
11:15separate entry which is quite nice which gives it that more of a house feel we've got four bedrooms
11:19three and a half bathroom so whereas the last property had a lot of space for minimal bedrooms
11:24this one's got a lot of bedrooms packed in so again a different market I like the stone feature
11:29work out the front there that's beautiful let's cut to the chase let's go have a look
11:39walking into the home you're greeted by a whole bunch of stairs which isn't ideal I think
11:44especially with having young children so once you do get up the stairs obviously you'd want to spend
11:54all day up here and then only head back down to your bedrooms for your siesta or nighttime I think
11:58once you go get up the stairs up to that kitchen living dining it's very open and planned living up
12:02there nice view out to the ocean and you've got everything you need upstairs once you get there
12:06yeah I think that view is the the key thing there that's the winner of that house
12:12they've got a good-sized kitchen living and dining all in this space and when the kids are sleeping
12:18downstairs you can be up here and you're not disturbing them so there's advantages to the
12:21stairs as well go and take a good look around down there and then we'll do some dugong spotting off
12:26the deck
12:38good little rental income this is completely self-contained and for a townhome of this size
12:43that's actually quite a lot of outdoor space which is great let's go and find out what the price is
12:47let's do it
12:51I get it life here in Harvey Bay seems to have a little bit of something for everyone
12:57you can imagine summers barbecue family around perfect good sea breeze
13:05I love the view from the balcony I think that's what the the key feature is here is that view
13:09you get the ocean it's big enough that you can have the whole family around for barbecue and eat
13:13out there on that deck I think that would be amazing
13:16so whether you are talking a retiring market or the executive market young families feel like this
13:22property number three could sort of fit all of those categories yeah this one's a little bit
13:26different it's um it's probably not as high-end as some of the other ones that we've seen today but
13:31it's certainly got your space and it's got your view and it's got everything you need
13:35where do you feel this home sits in the market at the moment look I think we'll be under a
13:39million in
13:40this one I think this is probably the cheapest one that we've seen today I'm going to put my figure
13:45around the 950 mark oh I'm going to go slightly higher about one 1.1 I think I think the
13:50vendors
13:51would be very happy to speak to you boys they're hoping between 970 and 105
13:56price is reasonable on this one it's um obviously it's a unit so we've got that to consider there's
14:01not a lot of yard space but um the price is lower so that's something to consider
14:07amazing options and potentials I think the dual rental income definitely appeals to us especially where
14:12you can rent one out and still be living in the other would work quite well take your time I'll
14:17be hanging around in the bay for as long as you need if you make a decision just give me
14:21a buzz
14:32harvey bay is famous as a whale watches paradise so I made time for a chat with vicky from tasman
14:39venture
14:39to learn some more about what exactly is on offer in this unique coastal location
14:45vicky I want you to sell me the dream of harvey bay I know we all have an idea that
14:50it's all about
14:51the whales and whale watching here in the season but you've lived here for a long time now what's the
14:56attraction for you it was a small town very cruisy very uh quiet but now we have you know restaurants
15:03that cater for fine dining we have great accommodation um options we have wineries out
15:08the back we have art galleries we have a lot of history in Maryborough and of course the beaches
15:13are safe so it's great for families to come and holiday at it's such a beautiful area the whales brought
15:20you here 27 years ago you were just going to come in and do the tour and leave what happened
15:25um I stayed and
15:27the reason being is harvey bay is one of the best places if not the best place in the world
15:33to watch
15:33humpback whales and the thing that sets us apart from anywhere else the whales come in they stop over
15:39here so you can whale watch anywhere up and down the coast but they're moving they're on a mission
15:43they're migrating here we have whale stay two or three weeks they give birth here they mate here they
15:49actually get really curious because they're so relaxed and stopped here they come up to the vessels and
15:54they look at us and they check us out we even have swimming options with them now and you know
15:59it's
15:59just a very special place i have watched around the world and nothing compares to harvey bay um plus the
16:05marine environment out there we have dugongs and dolphins and you know rays and fish and seabirds and
16:12it's just a paradise out there
16:18it sounds like an absolute family playground it is it is it's a marine playground
16:23it's um nature based as well we have you know wildlife sanctuaries um you know there's places
16:29that kids can go and check out australia's most beautiful animals and there's just so many options
16:34so now you found yourself the greatest job on earth what do you do every day vicky yeah so i
16:40moved here
16:41as i got a job with tasman venture which is a locally operated family business and we started very
16:47you know humble beginnings but over time now it's grown into this amazing unique tour
16:52and we go up the west coast of the island and it's a very quiet side a very peaceful um
16:59the
16:59scenery is outstanding a lot of creeks so we kayak and we get into the creeks we don't hear a
17:04single
17:04thing except for the birds and the water running and it's just yeah beautiful it sounds like it'd take
17:09you 60 years to get through all the activities that are on offer up this way exactly you can do
17:13as
17:14little or as much as you like on our tour um but there is a lot of options and we
17:18have you know
17:19beautiful staff that look after everyone from day to day and yeah very established
17:31now that michael and quinton have had a bit of time to think about the three properties we toured
17:35together i'm keen to meet up again to see if one of those homes has won them over it's my
17:41turn to walk
17:42in on you how are you doing hi i found you a beautiful spot this is my goodness amazing
17:50it's great to see you both again let's start with house number one brand new build obviously
17:55still had a little bit of work left to go which i think would be a lovely way to sort
17:58of personalize
17:59it a bit yeah and i like that i like that we could make our own personal touches on that
18:03property we
18:03could and it wasn't much it was just the outside area and some planting and some landscaping which
18:07wouldn't take us very long at all to do so otherwise that was turnkey and ready to go and
18:12then house number two the dark and moody one right there on the esplanade great location location was
18:18perfect it is very nice right across from the beach interior we would have to put our own touches on
18:23it
18:24was probably not to our taste it was a low maintenance block which we really like but the price point
18:30was
18:30obviously that little bit higher as well so we've just got to take that into consideration and whether that
18:35would fit again with your executive rental as we spoke on the day whether you could find that uh
18:40doctor couple that have moved up to harvey bay and aren't ready to commit to buying their own yet
18:44that sort of see i see where that would sit yeah for that one and then house three three stories
18:49still on the esplanade again a different market altogether really depending on what you guys want
18:54to do with it we hadn't thought about a unit so that wasn't what we were looking at initially but
18:58that
18:59unit was very individual it had uh its own access so that was that was great didn't feel like a
19:04unit
19:04and it certainly had the space that we wanted and the downstairs granny flat was was great and access
19:09to the outside so that's a good contender i think one two or three any interest in putting an offer
19:16in
19:16on any of those i think number one seems to be the one to go to a nice and open
19:21airy feeling nice new
19:23build and with just minimal work to complete it to have it ready to go yeah had the granny flat
19:28there as
19:28well so potentially a dual income earner there so i think we need to perhaps go back and have a
19:35look
19:35at that one again sounds like a great idea well please keep me posted thank you
