01:40that's going to be set up for multiple generations of adults.
01:43We were looking for a starter house
01:44because we wanted to at least be somewhere nice.

01:48The kids have been sharing a room basically since birth.

01:54was probably going to be five years of living here
01:57and then we were going to move to somewhere else
01:59to get at least that third bedroom.

08:54and then maybe still do a little bit of a spruce up here,

13:46So this means it's low-bearing,
13:47because I can look up here,
13:48I can see there's roof load coming down on it.
13:51We'd have to see if the city would approve us
13:53to put a beam up in the attic
13:55that will hold that load,
13:57but also provide some sort of shear strength.
14:00Even though technically the load of the roof
14:03would be covered with the beam we put in,
14:05it doesn't mean that we've got enough shear factor,
14:08because your house shifts and moves and rocks,
14:10that's what shear is for,
14:11to prevent that kind of emotion.
14:12So the only question mark is whether we'll have enough shear value
14:17in the existing structure where we can take this wall out.
14:21We might not get away with having this going completely,
14:23or at least we'd have to have a post here.

14:26is to get rid of the wall and open everything up.

14:30I mean, it's going to change everything.

15:02and then the cost ramifications for it.

15:13is to fur out the whole wall and just drywall it.

15:47do a nice, like, Roman clay finish,
15:50do an electric fireplace,
15:52you're looking at probably a little over 20 grand.

15:55The heat that comes off an electric
15:56when you're blowing that out
15:57is not the same as the heat that comes off of a gas fireplace.
16:00Which you would need to heat a big room like this on a cold night.
16:03If you wanted to go with a real gas fireplace,
16:05do all of the work on the backside
16:07to adjust the chimney, the build-out,
16:09deal with the venting,
16:11you're probably looking at closer to 35 grand.

16:15But gas would be a totally functional option for this room.

18:29and then we don't have to worry about the demolition.

19:23all highlighted by a yellow backsplash
19:25to provide that pop of color that you wanted.
19:27But unfortunately, we've discovered something
19:30that you won't like.

19:34Yeah, as we opened up the kitchen ceiling,
19:36we found yet another problem.
19:38Obviously, you can see that there's a beam
19:40coming across here as supported by this wall.
19:43It looks like that's an artificial beam over there,
19:46but in reality, you see that big beam at the back?

19:50There's a change in roofline structure.
19:52You'll see there's a split right there
19:55that means this is load-bearing
19:57at that point right there.
19:58We can't just take it out.
20:01Otherwise, you'd have your roof fall down.
20:04The good news is the engineer said
20:05that there's actually enough sheer wall strength,
20:07so nothing needed to add for that.
20:09However, for this unexpected load,
20:11we'll have to sneak in one more little beam here
20:14and pour some new footings to support it.
20:16Then we can remove this wall
20:17and stick to the original kitchen design.
20:19We're going to have to find a way
20:20to shuffle things around,
20:22figure out how to pay for that within the design.
20:25We may have to reconsider
20:26the gas fireplace you wanted.
20:28The other thing,
20:29there is an asbestos pipe that we found in the wall,
20:32so we have to have a team come in
20:33and professionally remove that,
20:35make sure that there's no hazard in the space.
20:37That'll cost about $500 to remove.
20:40You know, there's some issues with the subfloor.
20:42We're going to have to redo our sheeting.
20:45There's a couple areas that's a little soft,
20:46so you want to watch your footing.
20:47So, unfortunately, between the floors,
20:50the asbestos pipe,
20:51and then realizing this is load-bearing,
20:53we are going to be looking at around $15,000 in overages.
20:57We have to fix these.
20:59Hopefully there's nothing else,
21:01because we're not out of the woods yet.
21:02We still have some inspections to pass and whatnot.
21:05All this will delay us a couple of weeks.

21:09of extending your rental place,

22:07to have the post inside the exterior wall,
22:10we would have to have underpinned it,
22:12but because of this little wing wall
22:14we're bringing out,
22:15the post is actually in a way easier spot.

22:19it's going to be fine.
