00:00I just wanted to find out are you on your way to Carolyn's? Remember two kids?
00:21I think she's just fed up. They've moved so many times they don't want to move anymore.
00:36She's had enough stress, so I will be there soon. How long do you think you'll be?
00:41Okay, then I'll beat you there because I'll be there in 15.
00:51This is my nightmare. It's really frustrating. Oh, this is not good. What? I'm stressed.
00:58You're not alone. This all has to be ripped out. I kind of feel like throwing up. And rebuilt.
01:04I don't want to finish a beautiful house and then they aren't happy. No pressure. My hope is that they
01:09will see this house as everything they've dreamed of. I love the house now. Before it was a love-hate.
01:21We're here to find out exactly what Carolyn hates about her house. But that's the easy part. The hard
01:26part, fixing those problems so she can actually love her house. How you doing? I'm good. I'm better
01:32that you're here. Oh my gosh. Wow, look at the space here. This is great. So here's my dilemma. The house
01:38is chaos. I can't get anything done. I hate it. You clearly have an incredible artist here working.
01:43Yes, both my girls. But do you see what they put? They put for sale. Before I had them, my passion
01:50was renovating. So I would move into a house, renovate it, and then I would move, right? And then
01:56since having the girls, we've done six houses in 11 years. Oh my God. And I love this neighborhood.
02:04We have our friends directly across the street. The girls can walk to all sorts of amazing things.
02:09But every day I wake up, and I'm instantly overwhelmed because the house isn't working
02:13for us. Yeah. The girls and I don't have our own spaces. Okay. So we definitely need bedrooms.
02:18You all sleep in one room? What? It feels that way. No, it's two bedrooms and we need three.
02:24So you have a 12 and a 7-year-old living in the same bedroom? They were. And then my oldest needed
02:28more privacy. So I switched with her. So now I share a bedroom and a bathroom with Ruby.
02:34You share with, you gave, well, that is a mom of the year award that you gave your daughter her
02:38own privacy. You need privacy. I do. But I wanted her to be happy and I wanted the household to feel
02:43better. It didn't really solve the problem. You know, kids, they need to have some sense of calm
02:48and some sense of consistency. Right. And moving six times in 12 years, like that, that would be hard
02:54on you. It would be hard on them. I can see this is upsetting. Do you think that you've almost given up
02:58on the house and you just want to move again? I can't move again. And I can't ask my girls to move again.
03:04They're done. You've gotten used to chaos, but we can get rid of that. I'm glad that we can be
03:09here to help you with that. Me too. People think I like to move. I don't like to move. I'm always
03:13trying to figure out the best next step for my family. When they're really little, I think it was
03:20kind of fun. But as they've gotten older, it's gotten harder and harder. What kind of a house do you like,
03:24though? Because this is like a cottage kind of a feel. Right. I prefer modern, streamlined.
03:29Yeah. I designed this in here. Oh, okay. So this is more my style. So you've done some work
03:35already. That's kind of where I was hoping I would go with the house. Well, why don't we do this?
03:39Show us the bedrooms because it sounds like that needs a lot of work. It's so embarrassing. Watch
03:42your step. This was my room before I switched with Tukey. This is a great size bedroom for a kid.
03:51What are the things that you think she needs? One thing I'd really like to see is that the girls
03:54have their own bathroom. I think it's super important that they learn to share something.
03:58Oh, so you want a shared bathroom. I would like a shared bathroom for them. I need my own. They
04:03need one they can share. We have to have a better situation. We all need our own space. We need
04:08some place to go that's ours, that's private, and we don't have it right now. She needs a real desk,
04:14and maybe we could get rid of the horrible mirrored slidey doors. We could have better
04:18organization, but also better built-in solutions and furniture placement. Yeah, all of it. So Tukey
04:24would not let me buy her any real furniture until the house was done. I'm not kidding. Really?
04:31No. Kind of smart. Torturing herself until change is made in this world. I mean,
04:38the trickiest thing will definitely be figuring out that shared bath.
04:42Like, what's on the other side of this wall? Let's go look. So, um, this over here is what I,
04:47I guess, could call pet land. It's kind of a waste of space. It's a very awkward space. I don't know what
04:52to do with it. I know it's a waste. This is the bathroom you all share? Uh, there is another one.
04:57This, this one I'm letting Tukey use by herself. Again, the privacy thing. What is the wall situation
05:03here? So, oh my gosh. This was one big bedroom. Did you do this? I had help, but yeah. The wall
05:12is solid. It's just not finished. I just knew that eventually I would continue it and find another way
05:18into the back bedroom. The most important thing you have to tell me, did you get a permit for this?
05:22No. Yeah. So we, we're going to have to resubmit everything to do it properly. I know. Would Ruby
05:28be sad if this went away and it was a more size appropriate bed? Yeah. As long as she's
05:33up off the floor and feels secure. What are her fears? She's afraid of the dark,
05:39so she sleeps with the closet light on, which is why I hung the curtain, because when I go to bed,
05:44it's bright. We need to rethink this whole area because you need proper separation. These two
05:49rooms should not be connected because you deserve your own privacy. I think we can steal a little
05:53bit of room from Tukey's side to accommodate a shared bath, and then we'll look at eliminating the
05:58hallway bathroom so you can add a new entrance for your bedroom. Yeah, I couldn't figure out how to make
06:04that all happen. I'm a little worried that we can't actually get everything on the wish list. Like,
06:11I don't know how we get both bathrooms and all the bedrooms and the functionality
06:18without it feeling super tight. Am I going to need, like, a safety helmet?
06:22Yeah. I got my safety helmet. You just might.
06:25Actually, you know why you need a safety helmet? Oh, hit by the shower curtain.
06:29You just might just go away forever. We started the renovation. Please.
06:32Okay, so you have a main bath? Yeah, this is the main bath, and the reason it was good
06:36for sharing is because it has two vanities. But again, it's a neat, ridiculous waste of space.
06:41You could do a bath, shower, something. You could fit it all.
06:44Well, we could do, I mean, it's up to you, too. A lot of people like to have in the main
06:46suite bathroom, they like to have the two vanities. If you just want one larger one and lots of
06:50storage, lots of drawers, we can do that. And a door.
06:54Oh, yeah. Do you see a running theme?
06:56Yeah. You know, same thing in here. The furniture is not the right size for the space.
07:02Right. You could definitely have
07:04better storage solutions within the closet. Yeah.
07:06So you want to keep doors back here. Would you want to do...
07:09I want to do something else because I feel like the swing takes up too much space in a small room.
07:14And with pets, I want a screen. Oh, yeah. What is this?
07:17Okay, so because the floors are cold, I had got heated beds for the hairless cats.
07:23But then my chihuahua took them over. So now I have to have heated beds for him, too. So I've always
07:30wanted heated floors in every room. I've never had a client ask for heated floors in every room.
07:36I had a house that had them and I loved them madly. The house just always felt good.
07:41If you want this to be your sanctuary, what do you actually want it to look like?
07:45I want warm tones, beiges and taupes and creams and stuff. But I also like my pops of color.
07:52If you were thinking about your comfort in the home and what's actually going to make life easier,
07:58where would you focus? The bedrooms and bathrooms.
08:01Okay. It's not sustainable. Yeah.
08:03I'm going to lose my mind. We can't move again.
08:06Yeah. We just can't do it. Okay.
08:09Okay. Well, let's make this place perfect. Let's make it perfect, yeah.
08:12All I want to give my girls is a peaceful enough home life that they can fully blossom into whatever
08:21they're meant to be. And I feel like if they're constantly living in chaos and we're all constantly
08:26upset it's not going to happen.
08:38Carolyn has a really good renovation budget, $215,000, and she has a $30,000 contingency,
08:45which is key because this house is almost 100 years old. When we start ripping open walls,
08:49who knows what we're going to find? And not having privacy, that's stressful for Carolyn and the kids.
08:54So our main challenge with this smaller footprint is turning the two existing bedrooms into three
08:58while relocating and creating a new shared bathroom for the girls.
09:02Fixing the layout they disliked so much will hopefully get rid of some of that daily angst
09:06so they can just enjoy the house. Is this a relief or is it stressful that we're finally at this point
09:14where it's happening? Both.
09:17Correct answer. What would you rather do, Ashley? You tell me. Carefully take out all of the screws
09:23or just whack the wall? I just want to hit things.
09:28I love your honesty. It's great. What do you want? Do you want to carefully take out some screws?
09:33Whack the wall. What? Carefully take out the screws?
09:36All right, we'll start with the screws and we'll see how that goes, all right?
09:40I can do it, Mom. Okay, okay. Don't help me, Mom.
09:48Wait, wait, wait. Ruby and Tukey are awesome.
09:51Maybe I count. Three, two, one.
09:55Smash! Nice! All right.
09:57And I saw a little grin at a Tukey. This is maybe something that could be a new hobby for her.
10:03If she gets frustrated, I'll have her come over on the demo team and she can smash out a wall.
10:09I'm impressed that this was a temporary wall that Carolyn put up, but it's going to be easier and
10:15it'll make me feel better if we take it all down and reframe it properly. Carolyn is living a very
10:20challenging lifestyle. If the kids can kind of come in at any time, if there can always be that chaos,
10:26you cannot recharge. Everything will be easier if we can give her that private space.
10:33I do want this to be pretty perfect for Tukey. There are a couple of weird things happening
10:38in his closet, so I want to poke some holes and see what's going on here. Can you grab this ladder?
10:42Okay. What a waste of space. We're trying to put a bathroom in here so we need every square inch.
10:53I've been in the attic and I've never seen anything coming down there.
10:57There's like an old round cut. I wonder if this used to be a vent pipe.
11:03Maybe. Let's open it up.
11:08It's newer drywall. It is. What is hiding in here?
11:12Oh, what is going on? Treasure?
11:16No. No. It might actually not be good. Oh. Oh. Is that what I think it is? It starts with an A?
11:25You are a lucky duck. I thought this was asbestos. It's not. Oh, it's not? No, it's metal.
11:33It's actually just painted. Oh, yay. Woo! It is some kind of a vent. Where's your current furnace?
11:39In the attic. It's right there. Yeah.
11:42I want to see if there is anything up above. Okay, so this is so bizarre. They're using this
11:50old HVAC pipe to run the condensate from your furnace as well as a gas line through it.
11:58You're not supposed to have your gas line in anything that could ever become electrified. A metal sleeve
12:05around it can cause an explosion. Yeah, it's scary. What worries me about this is, is what else are we
12:10going to find? I'm going to take a look underneath and see how that comes out and how it terminates.
12:15I'm starting to get that red flag feeling with this house. We're coming across really sketchy stuff,
12:24and that makes me worried if this could snowball very easily. So you can see the two condensate lines.
12:31So this is that condensate line. I don't know why, because the furnace is right over here up top. We
12:39should have come down the wall straight to it, but that's it over there. There's a gas line coming
12:46out of it as well. It's going back and out the other side. All of that needs to come out.
12:52It's hard when you're six foot five and 230 pounds. Hey, all right. Hey, okay. I know what's going on.
13:04The original heat source was underneath, but when they did the new system up top,
13:08they needed to get gas up to it. They could have very easily just had that gas line underneath the
13:12house run all the way over and have everything go up nice and clean. So we find a better way to
13:17get the condensate out. I mean, the downside is it's going to end up being like an additional
13:21$800 to $1,000 right now. What? So please, please, please, please don't find any more.
13:26I can't promise.
13:34Now that Carolyn's temporary bedroom wall is gone, we are ripping everything down to the studs and
13:39subfloor. This house is almost a hundred years old and we want to make sure there are no more hidden
13:44surprises. A big stress point for Carolyn was her lack of privacy, so we're giving her bedroom a proper door.
13:50But first we've got to create an entryway where her door is going to go. Never fails. Of course,
13:55there is a giant pipe right in the middle of that. We'll just cut it out and the plumber will move it.
14:06It's adding extra stuff, it's adding extra expense, but at least we can move this stack.
14:09I'd like to put a note out to all plumbers, contractors, when you're building a house,
14:15just tuck all your mechanical and your plumbing away in the corners, not where somebody may
14:20potentially put a door in the future. Thank you. Signed, Jonathan. Thank you.
14:26All right. Now we have a doorway. Don't mind if I do. One doorway down. Now it's onto Carolyn's
14:34bathroom where we've ripped out the shower to make way for the tub she wants. This is so soft, eh? What on earth?
14:40This is where the shower was. Especially if you were to put a tub in here, this feels like it would
14:43just collapse right through. Filled with water? Absolutely. Hold on.
14:47Hey! We're sharing joists here. Don't do that. Let's pull up some of these floorboards and just
14:52see how bad the joists are. Nope. There's a water line. Short.
14:59God! I just went through the floor. Jesus.
15:02You went through the floor? I just went through right there.
15:04All right. The amount of joists that you have across here.
15:09Why is this so bouncy? I can see right there. It's split underneath.
15:15Oh, my God. Look at that. That entire joist just came up.
15:18Oh. Well, there's your problem.
15:21That's the problem? Here. Termites. It's all termites.
15:24Oh. Well, there's your problem. It's completely eaten inside termites. That's why it's split.
15:34There's no strength in it. So it's detached from the plate on the outside.
15:37Oh, yeah. It's actually being held up by the water line.
15:40Oh, my God. That's ridiculous.
15:42I'm surprised that pipe didn't burst if all this weight is sitting right on top of the plumbing.
15:45Okay. I'll just get Carolyn over here to talk to her about this.
15:59Do I what? Oh, hi. Oh, hi. Oh, you have company.
16:02Yeah, I'm here with my mom, Judy. Oh, nice to meet you, Judy.
16:07Uh, we have a couple of things we need to discuss with you if you can come over.
16:10Is it good or bad?
16:12Um, you know, it could be good and bad. But, uh, we definitely have to talk about numbers.
16:18Okay. I'm okay. Well, we'll come by.
16:22Thanks.
16:26This is where you'll see a little bit has happened.
16:30Yeah, take a left.
16:31It smells good.
16:32I have the smell of wood.
16:33Yeah, it feels like progress.
16:35What do you think, Mom?
16:36I think it's good.
16:37When she said there's two rooms, but I'm gonna make three,
16:40I was afraid that it would be too small.
16:43Tuki's room is the smallest, Ruby's a little bit bigger,
16:46and then yours is the biggest out of all the rooms.
16:48This will be the bathroom.
16:50That'll be a tub on that side with clean off white vertical tiles and a shower niche.
16:54And over on this side, a double vanity, half moon mirror,
16:57and terrazzo tiles on the floor to keep with the modern streamline look you like.
17:01The main thing that I wanted to go over with you today,
17:03we were ripping up in your old bathroom there.
17:07Yes.
17:07And it turns out that the old joists here, termite damage has caused it to be completely brittle.
17:14That one's totally detached.
17:15Your water lines are actually holding it up.
17:17Underneath where you were standing, where your shower was,
17:19was nothing.
17:20Was nothing.
17:21That's horrible.
17:22We could have had such an enormous leak and we all could have just fallen through.
17:26Did you guys find any active termites?
17:28I don't see any active termites at all.
17:31I think this is old, which is funny because I think this bathroom renovation
17:34was newer than a lot of the other renovations.
17:36This all has to be ripped out and rebuilt.
17:38What are you hearing right now?
17:40Money.
17:41It's just going money, money, money, money.
17:42Yeah.
17:43No, that's exactly it.
17:43I mean, this has to be done, but it's new plumbing.
17:46It's new joists.
17:48It's new subfloor.
17:49And then on top of that, we had a plumbing stack.
17:51It was in this wall we had to take out that we have to rerun elsewhere.
17:54You're easily looking at another five grand, so it just keeps adding up.
17:56You wanted to do electric in-floor heating throughout the entire space.
18:02It's, yes.
18:03It does cost about $14,000 to do that.
18:06Yeah, yeah.
18:07If you wanted to modify that and only do maybe certain areas.
18:11Like the bathrooms?
18:12Yeah, like that, no, not an option.
18:15I would rather search and find what we need than to give up on having the electric heat.
18:23I would like her to be happy at the end.
18:25That's all I want.
18:26I know what I want is permanency.
18:30So I'm hoping by making very specific choices, I don't feel that urge to keep trying to upgrade
18:35and do something else.
18:36Yeah.
18:36Hopefully we don't find any more big hits to the budget.
18:40If more things come up that eat into our contingency, it's terrifying.
18:45Because like any parent I'm trying to save for my kid's future, I would like to have money left
18:49for college and I would like it not all going to problems that somebody else made.
18:54Finding those things that we found makes me wonder about the entire house.
18:58Like now I wonder, is there anything done correctly?
19:03Yeah.
19:04Yeah.
19:05Yeah.
19:06While our team is busy replacing all the termite damaged joists and subfloor in Carolyn's bathroom,
19:10I'm taking her and Tukey shopping.
19:12I'm determined to find a way to get both Carolyn and her kids to not hate but rather enjoy living
19:17in their house.
19:18And what better way to do that than through personalized decor shopping for Tukey's room?
19:21I'm excited.
19:22Me too.
19:22This is the place I shop all the time.
19:24But Tukey, it's up to you.
19:25What are you looking for?
19:26I like a lot of like a cozy space instead of like...
19:29She likes clutter.
19:29I know.
19:30I'm happy.
19:30Cozy in character.
19:31This is not your mom's space.
19:33Ooh.
19:34I'll take it all.
19:35One of everything.
19:36This is a very specific shopping trip.
19:39I need to make sure that it's not Carolyn, it's not me that are making the choices.
19:42It's all about Tukey and what she wants in her room.
19:44I like really like vintage mirrors, gold accents in it.
19:49Some place to put my records.
19:51You may think that vintage shopping for a preteen is not the smart way to start,
19:54but in reality it is because this is a way of putting down roots and making sure that Tukey
19:58and Ruby feel at home.
19:59There's a lot to choose from.
20:01This would be great for records.
20:02Do you like the look of a tower or something like that?
20:04Um, not really.
20:06No?
20:06Mm-mm.
20:07I would like, you know the magazine holders?
20:09How it's like, you can like put it like vertically.
20:11Yeah.
20:12Oh, you access it from the top.
20:13Yeah.
20:13What about character pieces?
20:14What about just something like an old globe or...
20:17I like glass bowls.
20:18Glass bowls?
20:19To put things in.
20:21All right, all right.
20:22I'm looking around.
20:23All right.
20:24I'm looking for things metal, things glass.
20:27Or there's a pretty little box.
20:28Here's some cute pieces.
20:30Anything?
20:30I like this one.
20:31The little one?
20:32Okay.
20:32You don't like any of these?
20:34No?
20:35No.
20:36No?
20:36What about some intricate work like somebody who's done some glass blowing or anything like that?
20:39No.
20:40No?
20:40No.
20:41Wallpaper?
20:42No.
20:42No wallpaper?
20:44I hate wallpapers.
20:46This is not going to be the easiest design challenge.
20:50Is there anything when you look at this that stands out that says, this is my chair?
20:54No.
20:56Okay.
20:57We'll keep looking.
20:58You know, I think maybe Tukey's at that age where this could be a little combative.
21:01It's a little challenging.
21:01I like those little tables.
21:03For a bedside table though, it's really functional to have a drawer.
21:06So, would you want that for your bedside table?
21:10Check.
21:11No!
21:12You don't want a drawer?
21:13No!
21:13You need...
21:13What?
21:14I do feel that she's being honest with the things she does and doesn't like.
21:17I just want to make sure that she's not stuck on something aesthetically that she likes,
21:21but it will absolutely not be functional for the space.
21:24I'm going to have to rein your style back in.
21:26I think that that is, you're going to like it for a minute and then you're going to be like,
21:29I really wish I listened to Drew.
21:31It might be better to get something a little bigger with a drawer.
21:33Or at least with, um, somewhere underneath that you could put...
21:36You know what?
21:36Actually, we could even have your records in the side table.
21:38If we had a big open area under the drawer, you could also put your records there.
21:42Oh, sure.
21:42Would that work?
21:43No.
21:43Okay.
21:44I tried.
21:45We'll get there.
21:47Sorry.
21:47Woo!
21:48Out of all the cool vintage pieces in this whole store, I'm going home with a ring dish.
21:53It's within my budget.
21:55That's a good thing.
21:56Small steps.
21:57Small, small, really small steps.
22:01Good, like you know you should.
22:03Come and show me what you got.
22:05I'm going to be coming in hot.
22:08Carolyn cannot put her family through another move,
22:10so we have to find a way to make this house work for them.
22:13Their previous bathroom setup was a real pain point,
22:15so she really wants daughters Tukey and Ruby to share a bathroom.
22:19Want to try putting in the pocket door?
22:21But because of the limited footprint we're working with, it's a challenge.
22:25This pocket door is such a good space saver.
22:27Nothing would be worse for a bathroom like this size than having two doors swinging into it.
22:32No, and the nice thing too is it could be open, easy flow between the two rooms,
22:36even though sisters likely are not going to want to have each other in their rooms.
22:39Sharing a bathroom with you, you would always lock my side and I could never get in,
22:44and then I would have to go all the way around and in from your side.
22:47You would always forget to unlock it.
22:48Yeah.
22:49Well, I was actually doing it for your favor.
22:52Yeah.
22:52Danger.
22:53Do not enter.
22:54But no, this is going to be great.
22:56And also, knowing that the only way we could accommodate the extra bedroom
23:00was to make the rooms a little bit smaller, so our furniture placement is going to be key.
23:04Getting Tukey and Ruby's shared bathroom right depends on if we can maximize the space in the
23:08bathroom while making sure their bedrooms don't feel too cramped.
23:11I just hope we can relieve, not add to the sibling stress in this household.
23:15I guess we'll find out.
23:16Before the night is over, before we're out of time,
23:22Come on over here, boogie down, bring another round.
23:26Our plumber put in all new piping and replaced the stack that we removed,
23:30and now the new bedroom wall is going up.
23:32Now that we're done fixing all the old problems,
23:34we can start focusing on giving Carolyn and her kids the function that they need.
23:46Hey, hey.
23:50Boss man, am I happy to see you?
23:52You're clearly not happy to see me.
23:54Well, I have bad news.
23:56Oh no.
23:56Then I'm not happy to see you either.
23:58So the electrician, when he was up in the attic, he found all this old wire.
24:03We are rewiring the whole backside of the house.
24:06Right.
24:06The bedrooms, the bathrooms, but the living room, the kitchen, the dining room,
24:11all of her receptacles are this old wire.
24:14Oh yeah.
24:14So it's a whole house rewire.
24:15I'm going to hop up in the attic.
24:17You want to check to take a look at that?
24:17Yeah, let's take a look.
24:20You got your flashlight?
24:21I do.
24:22All right.
24:23Oh boy.
24:25All right.
24:26So he's pulled all the knob and tube out.
24:36Yeah.
24:36And these are the bedrooms, right?
24:38So this is all the new wiring.
24:41What's happening back here with this?
24:46Oh my gosh.
24:47I don't understand.
24:48This is the original exterior wall.
24:50You can't just cut these all off.
24:54What is holding up the roof here?
24:56This is the termination point for the roof.
25:00There's literally nothing holding up the back of the house.
25:04Follow me.
25:04Uh, okay.
25:05We got stuff to see.
25:07All right.
25:08Guess what?
25:09What?
25:10We have a floor.
25:11Oh, that's exciting.
25:13And walls.
25:14Real wall.
25:14A real wall and a door.
25:15And a pocket door.
25:16Yeah.
25:17Well, we have all of the things coming together.
25:19I feel a butt.
25:21There's a big butt coming in.
25:22Okay.
25:22Show and tell.
25:23I'll show you.
25:24One sec.
25:24This is what was up there.
25:28And, you know, you might just think, oh, it's old house, old wiring.
25:32No.
25:33There were so many completely illegal things that were done that someone hid.
25:38It's original knob and tube wiring with a more modern sheeting over top of it.
25:43This is them tying in brand new copper electrical, totally illegal, fire hazard.
25:48This is one that has arced.
25:50You would electrocute yourself if you touched there.
25:52Yeah, it's a bare wire.
25:53Not cool.
25:54Not at all.
25:55I'm amazed that you didn't have an air fire.
25:56I'm amazed looking at this too.
25:58So we basically have to rip all of it out.
26:02And there's more.
26:05Not to do with electrical.
26:06To do with structure.
26:07At some point, this was an addition.
26:10Right.
26:11The original wall of the house was back, I think it's about here.
26:14Yeah, I can see the roof line on the outside is different, right?
26:16So you see the gable roof, right?
26:18So it comes across and then there's a flat wall.
26:20That is the back of the original house.
26:23Those are all cut.
26:24There's nothing supporting all of that weight right now.
26:28The reason they did that is because when they closed this addition,
26:30they wanted this to look like one room.
26:32So they basically cut all the support out of the way of the new ceiling.
26:35So they could run the ceiling, but then they didn't reconnect anything.
26:38They could have.
26:38Well, the only way they'd be able to reconnect is if they ran a beam.
26:41They didn't run a beam there.
26:42Oh, I gotcha.
26:42To support that.
26:43I'm amazed that we haven't had anything catastrophic or severe happen.
26:49So there will be some work to re-support it.
26:52Well, it's disappointing.
26:53The house is 91 years old.
26:55And I know that there's things that people have done over the years.
26:58Yeah.
26:58But I didn't know it would be this.
26:59I feel like every time you come here, I give you bad news.
27:03But we want to make sure that everything is rock solid and safe.
27:06And right now the house is not.
27:08I had the assumption of safety that a house that I bought,
27:11that I spent good money for, would at very least be safe.
27:15And so it's very disheartening.
27:17It's very hard for me to imagine being happy in this house.
27:20Things can be repaired and things can be beautiful.
27:23But emotionally, getting from here to there seems impossible right now.
27:28What else could be wrong with this house?
27:29Let me jump something new for you.
27:34When I rhythm hit you, I got you feeling euphoric.
27:37When the whole room like royals, like royals.
27:40You hotter than a pop when it boils.
27:44At last, some good news.
27:45Carolyn's new sliding door for her bedroom came in on schedule.
27:50And with all the mudding and sanding done, we can start painting the girls' rooms.
27:54At least we know we won't find any problems hiding in these walls,
27:57because we put them up and we installed the door.
28:00No!
28:01Oh no, Jonathan's boots and work pants are painted on.
28:04But why there?
28:05Put it anywhere else where we're not working.
28:07It's like...
28:08No matter where I put it, you would step in it.
28:09Here, pass me that rag there.
28:11A nice rag.
28:13I like these jeans too.
28:14Now that Carolyn's bathroom can properly support the weight of her new tub shower,
28:26we can move ahead with the thailand.
28:28Finally, progress.
28:30And we're going to inspect the new structural support we've added.
28:37All right, a little attic tour.
28:39You can see all the rewiring is done.
28:41That cost an additional 10 and a half thousand dollars.
28:43And the post and structural beam added another 1,600.
28:46Yeah.
28:46We're dipping into Carolyn's $30,000 contingency fund again to cover those costs.
28:51So I really hope we don't find anything else.
28:53Everything we found was basically going to cause a future problem.
28:55Yeah.
28:56So I want to leave this house knowing that Carolyn is totally taken care of.
29:00I feel good about that.
29:01Now let's get out of this sweaty attic.
29:03I'm sweaty.
29:11Watch your fingers.
29:26That is about as tight as it gets.
29:28Before I even comment on the vanity, the floors look incredible.
29:32The tile is amazing.
29:33And I like this because it's giving you that upscale,
29:35terrazzo look without the crazy expense.
29:37Yeah.
29:38Let's get the sink.
29:40I love how a world of difference to having it prefab.
29:43I like that these are so light though,
29:44compared to the old bunch of fingers.
29:47We're too tight.
29:48What's going on here?
29:50No.
29:50No, we're good.
29:51What is going on?
29:53No, it's too tight.
29:55Hold on, hold on.
29:56Okay, I'm going to come up a little bit.
29:59What is going on here?
30:00Dude, you sized this, right?
30:03What is going on here?
30:08Five and a quarter.
30:14That's almost five on the dot.
30:15Why will this double sink not fit?
30:17So, that's weird though.
30:19It shrinks here, of all places.
30:21So the front up here and back there is the same,
30:23but this is more narrow?
30:25Yeah, right here.
30:26So where the stud is here.
30:28One of these studs must have been out slightly.
30:32It's right there.
30:33I could lift this on, get this side in first,
30:37and then bring the other side down.
30:38I'm going to push against both walls with my body.
30:40And watch, I will give you just enough space to get it in.
30:43Grab it.
30:44All right, so here, I'll take the bottom.
30:46All right, all right.
30:50This is not going to work.
30:51Why don't I see if I've got a jack or something?
30:53Hold up.
30:53Why have a jack when you have a drill?
30:55Okay, get that side in.
30:58All right, watch, ready?
31:00Can you make sure it doesn't slam down on this side?
31:02I mean, it's not going anywhere.
31:06Push down on it.
31:06It's actually going to work.
31:08Push down on it.
31:10Yeah, it actually works.
31:11Oh my god.
31:13This is crazy.
31:15Well, that saved us a lot of hassle.
31:16Hey, high five.
31:17Catch a 10, 10, 10 in my gold trends and burning bright, so bright, till the lights go down.
31:30As we continue to leave all of these other problems behind us, there's still one big issue we have
31:35to tackle, and that's how do we make Tukey's room perfect so she feels right at home.
31:40I've come up with an idea, but I am going to need Carolyn's help.
31:43Getting inside the head of a preteen is a little bit of a challenge.
31:47I feel like we should slow motion run toward each other.
31:51Hi!
31:51Oh my god.
31:52I have something you need.
31:55Rubber duckies.
31:56This is exciting.
31:57It is exciting.
31:57It's a beautiful day.
31:59I'm not bringing you bad news.
32:00Yay!
32:01I obviously heard about Drew's shopping trip with Tukey.
32:04Yes.
32:04Didn't go so well.
32:05She's her own human.
32:06Drew said he wasn't getting anything out of her, and she was very reserved.
32:09Like, when I was walking around Tukey's room with her, she was chatting away.
32:12We were talking about all the things she wanted.
32:13In fact, the very first thing she said that she loves were these rubber duckies.
32:18If I had just like a bookshop, then I can like put like books in there,
32:20and then I can like just like put up some stuff I have, like my rubber duckies and stuff.
32:24Amazing.
32:26Oh, you have a whole collection.
32:27Yeah.
32:27I like rubber duckies.
32:28That'd be great.
32:29How cool would it be to surprise her with like a little shelf around the room.
32:35Okay.
32:35Where we put those rubber duckies that she loves so much, and maybe another hundred of them.
32:41I like it.
32:43You know, as she gets older, if she decides she wants to change things out, she can.
32:46But knowing that this already means something to her.
32:48Right.
32:49Adding on to that, I think would be great.
32:50We'll either get a smile or we'll get the like grown ups.
32:54We'll see.
32:55I'll take those.
32:56Yes, yes.
32:56If you do find any more, let me know.
32:57Yeah, I'll keep looking.
32:58I'll get my rubber duckies out here, and I'll let you know if we have any updates.
33:01Okay, I'll keep looking.
33:02See ya.
33:02Okay, bye.
33:03One, two, three, go.
33:08I know we were teasing Carolyn about, you know, maybe there's one thing we can lose in the budget,
33:29and it's all the heated floors everywhere, but if this is important to her and she wants it, we gotta do it.
33:33So cute.
33:39Oh my gosh, I am still a little nervous.
33:55Making teenagers happy, that's a hard task.
33:58Well, it is, and also taking Tukey out to shop and to try and understand what her style is.
34:03She has some old world charm.
34:06She has her collectibles.
34:07I hope we got it.
34:08This was a big project.
34:09We ended up finding out that Carolyn's house was a lemon.
34:12Everywhere we looked, everything we opened up had a problem.
34:15We fixed all their problems.
34:16I'm just hoping that we've given them enough function, style, and privacy so that they don't hate their house anymore.
34:21Oh, here they come, here they come.
34:27The emotional journey's interesting.
34:29Right now, it's pretty surreal.
34:30I definitely, um, am a little apprehensive, not about the guy's ability, because I know that the ability's there.
34:37It's, it's how much can you actually fit within the footprint that we have.
34:42There's just only so much you can do.
34:45Come on in.
34:47Welcome, welcome.
34:49Wow.
34:51Huge difference.
34:52Really pretty.
34:53We know the main focus were the bedrooms.
34:56Right.
34:57With new floors.
34:58That's beautiful.
34:59You even have in-floor heat all through here as well.
35:03Oh my gosh, the cats are going to be so excited.
35:05We have a lot to look at.
35:07Okay.
35:08I feel maybe we should start with Tukey's room.
35:10Tukey, you want to go first?
35:11No.
35:13Are you nervous at all?
35:14Scared.
35:15Like, scared that we didn't get it right?
35:16Yes.
35:17I hope you like it.
35:18He was so nervous, because he wanted to make sure that he found some stuff
35:21you would really like.
35:22Same for you, Ruby.
35:23We wanted to make sure your room was perfect.
35:25All right, let's do it.
35:25Okay.
35:26All right, baby.
35:27We can go for usher.
35:28Seen it for the first time.
35:34Wow.
35:35Wow.
35:36Seen it for the first time.
35:44Wow.
35:44Whoa.
35:47That's so pretty.
35:50Good.
35:50You like it?
35:51Did we get it right?
35:52Yes.
35:53Yeah.
35:53Amazing.
35:54That's pretty much the biggest smile I've seen since the beginning of middle school.
35:59Oh.
35:59Yeah.
36:00That means we got something right.
36:01Mm-hmm.
36:03Don't shut down on us now.
36:04Yeah, baby, I'm sorry.
36:05I'm going to cry if you asked me not to.
36:08It's gorgeous.
36:09It's really pretty.
36:10You guys captured her so well.
36:11As time passes, you may decide to change out some of the art and the frames and pictures
36:16and whatever you do.
36:17You can now make this even more your own, but I think this is just an incredible starting place for you.
36:22I was a little concerned about when we broke up the space that the room would feel small,
36:26and it doesn't at all.
36:27Look how pretty it is.
36:29Before I, like, did never really, like, do anything with my room, because I didn't think
36:33we would actually, like, stay here because we moved a lot, but now we're going to, like,
36:36actually stay here.
36:37So I want to, like, live in it more.
36:39I'm glad she's happy.
36:40Even Ruby likes it.
36:41All right, Tiki, you told me that you loved your rubber duckies.
36:45So I went rubber ducky shopping, and I added on to your collection.
36:49We gave you this whole shelf up here.
36:52I like the colors.
36:53I love it.
36:54I really like my closet.
36:56Hop in there.
36:57Go have a look.
37:00What do you think?
37:00Mom, it's bigger.
37:01Is it?
37:02Yeah.
37:02Awesome.
37:03Oh, your little ring tray is there.
37:05You got it.
37:06The one thing out of all the things in this store.
37:09That ring tray was the one thing she said she loved.
37:12I'm so excited for you.
37:14I really like the room.
37:15Finally, a room that feels like you.
37:18Yay!
37:19Not designed by mom.
37:20How does the desk work?
37:21Do you think this is going to...
37:22I think the chair is amazing.
37:23Yeah, I really do.
37:24I like it a lot.
37:25If it can support my weight, you're good.
37:26Well, also the beauty of having floors that are indestructible.
37:29Exactly.
37:30I say we head to the bathroom, check it out.
37:34Let's see.
37:36It's beautiful.
37:38Oh, it is beautiful, honey.
37:40And it's all yours.
37:41I like it.
37:42I think it's going to be an interesting journey and sharing.
37:45It gives me my own space.
37:46It's nice that they get the double sinks.
37:48I love the silver tub.
37:50I like all the detailing.
37:51The terrazzo's beautiful.
37:53And it works really well in here with all the colors.
37:55Guys, I hate to point something out here.
37:57What?
37:57I think Ruby's completely distracted.
37:59Oh!
38:00I think Ruby got a sneak peek.
38:01Did you see your room?
38:03Shall we go into your room?
38:04Yeah.
38:07Ooh!
38:07It's beautiful, baby.
38:12I like it.
38:13You like it?
38:14What's the biggest change to you?
38:15Everything.
38:17True.
38:17You had this monster of a bed before.
38:20You liked color.
38:21You wanted something.
38:22You felt comfortable and safe to sleep in.
38:25This isn't a mosquito net.
38:26This is actually a monster net.
38:28So at nighttime, when you sleep, you just toss it around here.
38:31Nothing can penetrate.
38:32Monster?
38:35Now when you're sleeping at night, you'll
38:36feel protected.
38:38And then when you wake up in the morning,
38:41back to normal.
38:41It's amazing.
38:43Boom!
38:45You know what else we snuck in here?
38:47A second bed.
38:48If you want to have a friend over for a sleepover,
38:52it's a trundle.
38:53So there's a whole bed that pulls out just like that.
38:57This is a pretty sweet room.
38:58And I like how it's a very different vibe from your room as well.
39:00You guys have your own personalities.
39:02You guys did do an amazing job of making rooms that they can grow
39:06up in.
39:07I could already see her in here as a teenager.
39:09Mm-hmm.
39:09But I think one thing we should do is we should probably leave both of you
39:12in your rooms to hang out.
39:13And then mom, can we take you, show you the rest?
39:15Sure.
39:15We'll show you the cat space first.
39:17Oh, awesome.
39:17Uh-huh.
39:19Notice anything?
39:20Well, yeah, everything.
39:22So how did we wind up with like all the built-ins and all the storage,
39:26and yet the hall actually feels bigger?
39:28You literally have three times the storage that you had before.
39:31Yeah.
39:31Are you okay with the fact that you don't have the bathroom here?
39:35Because now you have-
39:36Well, yeah.
39:36This is a much better use of space.
39:38I think it's amazing that they have one that they can share,
39:41and then we have all this for everything else.
39:43We also have storage over here and a little something extra.
39:46Oh, yeah.
39:47Ooh, kitty station.
39:48We've shown you the kid spaces.
39:50Yes.
39:50We've shown you the cat spaces.
39:52Yes.
39:52It's time for you to see your little slice of heaven.
39:55My oasis.
39:56The biggest change.
39:58Yeah.
39:59Door.
40:00You have a door.
40:01Don't make me cry.
40:03Look how pretty.
40:06Wow.
40:08I've never had anything so pretty.
40:10The most amazing thing to me is instantly, well, one, the color palette,
40:13because it's incredibly peaceful, but two, the room is really quiet.
40:18Yeah.
40:19I haven't had a quiet room in I don't even know how long.
40:22You have kids.
40:23You haven't had a quiet moment.
40:24That's true.
40:25Like, I can tell that when I actually sleep in here,
40:28I will be able to sleep in here.
40:29It's going to be peaceful.
40:30It's surprising what a wall between you and the kids can do for keeping a room quiet.
40:34Who knew?
40:35Check out your new bathroom.
40:36Oh, it's beautiful.
40:39Oh, wow.
40:39Look how pretty.
40:40The tile is gorgeous.
40:42The colors are amazing.
40:45I have two vanities, so, you know, someday.
40:49I still have storage on the end, storage beneath, storage, storage, storage.
40:53Very pretty.
40:54It's very serene.
40:55Step back one here.
40:56I know.
40:57I got another door.
40:59Bye.
41:00And it locks.
41:01I mean, I have two doors and I can sit.
41:03It's super weird.
41:04Lift those shoes up for a second.
41:05Feel the heated floors.
41:06You know, I know you guys probably thought I was insane, but I love them so much.
41:11Like, I can't even tell you why that makes me so happy.
41:14I think it's beautiful.
41:15It's been a really long time since I had a room that was done.
41:19So, it's amazing.
41:21I love everything about it.
41:22And what is it that chokes you up a little bit when you're thinking about this?
41:26Just how long it's been.
41:27Since we've been able to relax as a family.
41:35It's really nice.
41:37You're welcome.
41:38It was so important for us to take all of these worries off your plate.
41:43Yeah.
41:43Fix the structural issues with the roof, the electrical, the gas, the floor in here that
41:48was falling through.
41:49Right.
41:49And just make sure that everything was not only safe, but beautiful and done.
41:55It's phenomenal.
41:57It's so beautiful.
41:58You do everything for the girls.
42:00And now that you know that they are settled in the space that they love.
42:03Right.
42:03You can kind of take that weight off your shoulders.
42:05And now you have the chance to relax and enjoy your space.
42:08Yeah.
42:09And it's so fun for me that I get the room that has the indoor-outdoor.
42:15Because in my mind, I have that dream of getting up in the morning and sneaking outside
42:21and having a moment before they stir.
42:25Yeah.
42:26And I could never do it before.
42:27You know what?
42:27What?
42:28Take this moment.
42:29Have one more moment of peace.
42:30Okay.
42:32I had many moments where I wasn't sure it was all going to be worth it,
42:36because there was so much stress.
42:38Right now, it's pretty surreal.
42:39I really don't feel like I fully grasp just how lucky we are.
42:44The bathroom wasn't here.
42:45The closet wasn't here.
42:46Oh, my.
42:47It's really exciting as their mom to know that they're happy and that we can settle.
42:53I'm really happy with our house.
42:54We will get much more enjoyment now.
42:56It's safe and it's clean and it's beautiful.
42:59We won't be moving anytime soon.
