01:46When we first bought this home, we envisioned hosting our families.

01:50We did for maybe New Year's.
01:52I think that was like the one occasion that we had people over.
01:56It was hard to host because, one, the kitchen is so small.
01:59Like, kids are running around.
02:01We did in and out of the kitchen.
02:02It was very difficult and stressful.
02:05We had talked and we're like, uh, maybe next year your parents can host.
02:09You know, not being able to offer our home, it kind of just makes you feel bad, you know?
02:13It's our turn to host our parents.
02:16Let them sit back and let us, like, you know, prepare the food for them, have everyone come over.
02:21You want to be able to be great parents, but you also want to be great kids to your parents.
02:25Like, our parents have given up so much of their lives.
02:28They're both immigrants.
02:30They moved, you know, from the Philippines.
02:32And me growing up, I never really lived in a house before.
02:35I've always moved from apartment to apartment.
02:37This is our first home together.
02:39And you want to share that space, you know?
02:41It's pretty sad.
02:42Like, um, not being able to do that from occasion to occasion.
02:47And it's always a challenge looking for a space to host.
02:50Why this house instead of just moving outside the city?
02:54We grew up about 15 minutes away from here.
02:56Her parents live 15 minutes away.
02:58This home feels like the perfect location to raise our kids.
03:01Moving outside of the city with the same price point, like, would not be feasible for our family.
03:06We looked at 10, 15 houses before this one.
03:08Some of them only had one or two bedrooms or one bathroom.
03:12And that wouldn't work for having, like, kids.
03:14And we want to host a lot more because we're probably the most convenient location for all of our family.
03:22Ideally, we'd host our family outside.
03:23But our patio is so small and needs finishing.
03:26The only access point is through our bedroom.
03:28So it's hard for a guest to get outside.
03:30So that's why we're here.
03:31We want to help you make the best of this space.
03:33I mean, the easiest way to get more square footage, especially in somewhere like California,
03:38is to extend that entertaining space outside.
03:40If that's something you're open to, we can definitely look at that.
03:44That would be great because our living room space is also limited.
03:48And there's another issue.
03:49When it rains, we notice moisture come through the walls.
03:53And now the walls are very soft on this big window, especially down below here.
03:57I am noticing a lot of water damage here and rot on the wood.
04:01I saw when we were walking up, any moisture that's coming down from your roof, there's
04:05no overhang, there's no flashing.
04:06It's just coming right in behind the wood and then getting into the wall, which means
04:12you can also have a mold issue starting to develop.
04:15I can smell the mold.
04:16Little kids, especially babies, are very susceptible to respiratory problems, especially
04:22if you have mold spores in the air.
04:24So this is something we would want to rectify and make sure we allocate enough in the budget
04:28for that.
04:29Another huge worry is that our electrical is out of date.

04:35We'll check out the water problems.
04:36The house will be safe when we're done.
04:37We need to spend money on that side of things.
04:39We just need to make sure that we have enough to spend on what you need for function and

04:43One thing that isn't working for us is this angled wall.

11:57And most of the time, you only find out about this when there's a fire.

12:07If you ever assume that a house was a flip, you need a really good inspection.
12:13I mean, these guys even had an inspection and this work fooled the inspector.

12:23One thing a prospective buyer can do is check for the permits on work that was done
12:27to at least know if the renovation was legal.
12:29I'm actually going to poke my head up in the attic to just see where this gas line terminates,
12:32and then we should be able to pull these studs out.

12:42They cut out around it, and then they close this in on a pipe that they could have literally
12:47just taken out before they put this in.

12:59Because they've cut it here, you can see all these joists have been cut and modified.

21:01That gives you space for a two-foot by six-foot island right in the middle.
21:04The downside is you only have a little over three-feet clearance on both sides.

22:26Not to mention we want to get these walls insulated, so it's good to open them up anyway.
