01:13love everything flourished from there one of our biggest adventures in the last two years was
01:18building a custom home we have decided to move into our next adventure which would be buying a
01:23lakefront property and use it as an income property and we would use it for our own vacation as well
01:27one of the things on our wish list is lots of natural light chef's kitchen is really important
01:32large island we both like rustic elements makes us feel like we're on vacation we're looking forward
01:38to finding a lake house and we will be inviting my uncle agent Emily or will be working with Rob

01:47Adriana to help them find their dream waterfront home with rental potential Rob and Adriana are
01:52looking for a vacation home as well as some potential rental income today I'm going to show them this

03:09far so let's check out the kitchen oh wow wow this kitchen is stunning it does flow really nicely from
03:18the great room they've even mimicked that same transom window above the cabinets to let in all that
03:23natural light this island is approximately five feet by nine feet and the sink faces the view as a
03:31primary cook I love the way the kitchen flows the big islands great for prep professional grade
03:36appliances also works well I'm not sure that I would have put that natural stone on the backsplash
03:42things can get pretty messy and maybe a little tough to clean there's so many things in this room that
03:46make a statement from the large chandelier to the grand trusses there is a little bit of a basic piece
03:52the hood does feel a little store-bought money can fix anything the primary bedroom is also on the main
04:00floor let's go check it out this is beautiful it holds a king-size bed and there is a really

04:07walkout to a three-season room great size space it works I find a bit of a difference when going

04:14such a grand vaulted ceiling to a lower ceiling here it brings the vibe of the room down really
04:21hoping I can win you back when we check out the ensuite oh this is a really nice size we've

04:26the double vanity soaker tub and this shower behind the door it's a good size I love the double sinks
04:32whether we're here or we're using it as a rental fits the bill perfect the shower is underwhelming but
04:37it's something that we could change down the road as well for sure why don't we carry on and check

04:42the outside welcome to the deck wow fantastic we have so many different areas overlooking this
04:50incredible view the cooking area is great for me with the flat top and the smoker the only thing is
04:55the colors on the house when you come here you'd be looking for a drive-through for a hamburger my
05:02my suggestion would be to just paint siding yeah anything's doable for sure now let's go check out
05:08the lakefront oh wow this is exactly what we're looking for this is fantastic we see a lot of
05:16waterfront properties but this one particularly is beautiful the thing I can't get enough of is the
05:23granite yeah and we have a couple of jet skis so good to see that there's two slips there I
05:28think that
05:29granite bluff is a great distraction from that red roof I agree so why don't we head back in and
05:35recap the property Adriana and Rob we have just gone through this beautiful property 3100 square feet
05:43four bedrooms three bathrooms 350 feet of waterfront with a list price of 4.8 million I think that's a
05:53fair price for all the things that you're getting with this house it's a beautiful place when we first
05:58walked into the great room I couldn't get enough of the view of the water and the granite bluffs I
06:03love that that vaulted ceiling carried right through into the kitchen when we walked into
06:07the primary I wish the ceilings were vaulted like the great room I really thought that the lake was
06:12perfect and had all the great vistas my biggest challenge with this property is the red roof and the
06:18yellow siding that being said I think we'd like to look at another property something where we don't
06:22have to work on the outside of the home and a little more rustic on the inside let me see

06:27I can find we really like this house I think for the next property exterior should be finished and
06:35the inside needs to be a little more rustic Rob and Adriana are searching for a lakefront vacation home

08:51the lake fantastic and right off of the kitchen is the formal dining room great potential for renters
08:57however I do see it as a little bit of wasted space for just Rob and I I think the

09:36uh I can see from the looks on your faces that you're not overly impressed with this en suite I
09:43think the space is kind of tight even if we gutted it completely which is really not something that we
09:49want to do on a new property we don't want to get into projects that large yeah I'd have to

09:53is a mess for us I am going to win you guys back when I show you the outside this

10:00and a half acres oh my goodness and like as you can see there's trails beautiful it's coming around
10:06the corner this is your boat house wow that's a great view from here it's staged almost like a
10:13porch on the second floor there are three bedrooms a bathroom over a thousand square feet of living space
10:21and a full kitchenette this could also be amazing rental income for you guys fantastic yeah perfect yeah
10:29Rob and Adriana we have just seen this beautiful property 3 500 square feet 1 200 feet of waterfront
10:37four bedrooms three bathrooms plus the additional boathouse self-contained apartment with a list price of
10:445.6 million a little higher than I thought it would be but at 4.5 acres that makes sense
10:51when we walked
10:52into the living room this is exactly what I was thinking of for rustic I was really impressed with
10:57all the wood beams and the structural craftsmanship when we walked into the kitchen I really loved the
11:03country charm and I couldn't believe the size of the island great place for us to prep food in the
11:08primary bedroom the slanted ceilings really closed the space in the ensuite was a complete miss to gut that
11:14would be a little overwhelming I love the boathouse I think that would be a big win for rental income
11:20Emily it's really funny in the last house I loved the interior more than I did the exterior at this
11:27property it's the opposite we'd like to look at maybe another property that has a little less work
11:31to do on the inside not a problem I'll see what I can do this property is amazing maybe for
11:38the next one
11:39a little more turnkey on the inside Rob and Adriana are on the hunt for a family vacation home on

11:50water with additional income potential the first property had sweeping views of the granite bluff and
11:55surrounding bay while the second home offered rustic charm cozy contemporary is a four-bedroom

12:40very nice welcome to the great room beautiful shiplap ceiling with these beams ran it fireplace
12:47huge picture window really nice space love the ceilings love the beam work window is great but no
12:53lake views which is a bit of a mess for me as much as I love the stonework I'm assuming

12:59fireplace I would have just preferred to see a real flame I'm going to try to win you back over
13:04let's go check out the kitchen wow wow this is spectacular although this is the smallest home that
13:11we've seen so far it does have the largest kitchen this island actually has a prep sink in it this

13:19to be great for cooking family dinners for sure ample space in the perimeter of the kitchen the
13:25appliances are all high-end and the two-tone cabinetry Emily in one of the other properties
13:30the hood was a little store-bought I love this one the detail of the wood to tie in the
13:35cabinets
13:36is fantastic the windows are great it kind of gives me that feel of country chic the other two homes

13:42that lake view this one is a little bit disappointing something we'll have to consider directly behind you
13:47there is a dining room this table could extend you could see 10 people in here I think this space

13:53little better suited for just being the two of us for most of the time but you guys have been

13:58in front of these farm doors why don't you guys pull them apart and see what's there oh it's a
14:04laundry room whoa I'm not sure I would have put a laundry room beside the dining room but I could

14:09pulling that washer and dryer out maybe turning that into a little speakeasy bar I love that idea it
14:15is brilliant let's go check out the primary welcome to the primary bedroom this is pretty yeah they
14:23have carried throughout that flooring into this room and they've done a feature wall with the
14:27shiplap the other properties had a walkout or some bench seating I need a little something more with
14:33this primary why don't we check out that ensuite oh this is a pretty ensuite yeah custom vanity ports
14:41countertop hexagon flooring and then they've done a really nice wood grain accented by that Carrera
14:48it's trimmed out really nicely I love how they carried everything through the entire house why

15:49square feet four bedroom three bathroom with a list price of four million I think for a new build the
15:57price is on point when we walked into the great room even though it was a little smaller than some
16:02of the other properties the vaulted ceilings and the timber beams really was a nice touch we walked
16:07into the kitchen I really loved how big the island was the dining space was perfect for the two of
16:13us I
16:13thought it was a strange place to put a laundry room right beside a dining room biggest issue for me
16:17in
16:17this house the windows look out on to the forest no lake view the primary it was a little underwhelming
16:23but when we got over to the dock and saw the boat that was included with it that could sway
16:28us just a
16:29little bit Emily you've shown us three really great properties we have a lot to think about for our next
16:34adventure this was a really beautiful home very contemporary with a little bit of a rustic feel
16:40we're gonna have a tough decision to make on which one we go with
16:50agent Emily or has shown Rob and Adriana three stunning lakefront homes each thoughtfully designed
16:56to meet their family's vacation needs while offering rental potential fantastic first impression oh this
17:03is so pretty renters will love the space but which beautiful lake home will they choose Adriana and Rob we
17:12have just seen three incredible properties what are your thoughts on the first one relaxation retreat

20:02I loved how bright everything was and the vaulted ceilings but I thought overall the living space was
20:08a bit too small there was no lake views which was kind of disappointing walking into the kitchen I loved

20:14big the island was and that it had a prep sink I thought the finishings in the ensuite were beautiful
20:19outside I was happy to see that there was additional sleeping space for rental income but I felt the
20:24waterfront was underwhelming compared to all of the other properties okay guys what property are you
20:29going to eliminate we are going to eliminate cozy contemporary for that price point I think the
20:35outdoor features were quite minimal so have you made a decision we chose relaxation retreat that
20:44property had everything the exterior wasn't our favorite but the suggestions that you gave painting
20:50the siding gray I think that'll really work for what we're looking for and that granite wall was
20:56spectacular we are really looking forward to our next adventure in this property making new memories and
