00:13know it's getting that time of year early March and people are starting to think about buying a
00:17home well what do you have to do to be prepared well the number one thing is that as a
00:23buyer you
00:24have to get pre-qualified and how do I get pre-qualified for a mortgage well you can go
00:31to a bank and if you have a good relationship with a bank you can go in and speak to
00:36the mortgage
00:37lending department and get a rate however if you need a wider option of mortgages selection what
00:46you can do is contact a mortgage broker and at this point the bank or a mortgage broker
00:53will pre-qualify you and to be pre-qualified it's a really a simple procedure you're just telling
01:00them your income you give them your social security number and and they run your credit and you're good
01:04to go and keep that in mind because as a buyer you need that pre-qualification to go look at
01:13a home
01:13with a real estate agent and in addition to that the seller will many times ask the agents are they
01:20pre-qualified or are they qualified so you got to do that it's a big step and of course if
01:27you have
01:27cash you still need a qualification letter stating that you have cash to cover the amount of the home
01:34that you want to purchase all this will make the buying process much easier for you in the long run
01:41because at this point when you're ready to make an offer and you make the offer that pre-qualified
01:49letter states that you're ready to go to the next step in the mortgage process so keep that in mind
