You know, recently, I was out with a client, a couple, and we were looking at various homes and they came across a three bedroom three bath home.

Now, that’s pretty nice, and I always try to encourage space when you’re buying a home because as long as you have the space there at some point if you want to expand and make it into a four bedroom — for example or add a bath — you have to have the space and the yardage outside to go with it.

However, in the bottom of this listing it said illegal two-bedroom home.

Okay, that is a big red flag!

Why? Because it’s not registered with the town as a three-bedroom, yet the listing is showing a three-bedroom.

It’s not going to work!

So you can buy the home of course, if you have cash. Well, that makes it a whole lot easier, but if you’re trying to get a mortgage and it’s listed as a legal two-bedroom that’s all you’re going to get a mortgage for.

Okay, put that all aside.

So say you want to buy this house and flip it — Well, what happens is that you now own title to the house, but the first thing you have to do is go to the town and convert it to a legal three bedroom home and that might involve plans.

It might be easy. It might present a lot of problems, a lot of roadblocks.

That’s my point.
