Buyer Beware! Signs Of An Oil Tank To Avoid Problems

You know, when I'm out with a buying client, I like to look around the outside of the house first.

What am I looking for?

Well, I'm looking to see how it's heated. Of course, here in the Northeast, oil heat is huge, baseboard, hot water.

So, that has to be supplied by an oil burner downstairs that heats your house.

But the big thing is that you have to look for an oil tank.

So, where is the oil tank and how do you find it?

Well, basically here now in today's standards, a buried oil tank most clients will want removed before they proceed with buying the house.

Why is that?

Well, because if that oil tank has been leaking over the years, whoever owns the property when it's inspected is now responsible for that oil leak.

That can cost a lot of money for cleanup.

So, therefore, buyers will insist that the oil tank is remediated before the closing.

Because again, whoever owns that oil tank at the time is responsible for the oil leak. Doesn't matter whether it took place 10 years ago or one day after you boil.

So, let me show you what I found.

Walking around the house, this is what an oil fill looks like.

So, the filters on the left. The vent is on the right. and because it's going into the house, of course, this would indicate that the oil tank is inside the house, normally in the basement.

That's what we're going to look for. I'll show you.

So, as you can see, sure enough, the oil tank is located inside. That's a good sign. You don't have to go looking for any buried oil tanks.

Of course, the oil line, which is that orange line, that feeds the oil burner from the tank.

At this point, of course, you have your chimney. So the chimney pipe goes up and up through the middle of the house. And that's how it works.

That's my point!
