00:12discussing with my client who was selling their house the disclosure document that they have to
00:19fill out and basically on this disclosure document they have to put material facts that are wrong
00:26with the house. And everybody's pretty much open with it but sometimes things can get hidden and
00:31sometimes the seller is not even aware of it until the inspection is actually made. And let's give an
00:37example of a material fact. Well a buried oil tank is a material fact. Something you can't hide. It
00:44has to be remedied. Most buyers will demand before you sell your house and there's a number of ways
00:50of doing that. It can be filled in with sand. It also for the most part is removed but getting
00:57back to the material fact that has to be placed in the disclosure form. Now it was pointed out to
01:03me
01:03and you really should set the tone as a seller right from the beginning to set up an appointment
01:09with your attorney because you already have a real estate attorney and a real estate attorney is
01:14familiar with these forms and you sit down with him and you tell him what you need to disclose.
01:21By doing this you protect yourself. So that's my point. Set it up with your attorney. It seems like a
01:28simple thing to do but many many people just skip this. Well today I'm wearing my Beach Boy hat,
01:35Beach Boy colors, because it's been 90 degrees in New York in May and the pools are starting to be
01:42opened
01:42and people are excited about the spring and summer to come. So we play baseball, we have
