14:07But before we can do that, we need our crew to cut back the trees and branches that have grown out of control
14:12and are hanging too far over the house.
14:18Once they are removed, the team starts removing the damaged portions of the roof.
14:22The shingles are all coming off.
14:23And then the team also takes out any rotten trusses they can find.
14:27The crew also begins removing any damaged drywall and wood.
14:30They're looking for any termite damage and water damage.
14:33But we'll leave anything behind that escape the elements.

16:54So what we're doing is we're going to fill the blocks.
16:56We're going to basically put all new rebars across the entire house,
17:01all the exterior walls, every 48 inches.
17:03We have to take out all of the lintel block, remove the tie beam,
17:08and then also add two courses.

18:39and then all brand new pour for a monolithic slab.

18:47And then $5,000 for the labor to do all the rebars.
18:52And then once we make sure that it's all done, then we'll go ahead and call in for the pour.
18:58We'll do the pour, and then we have to have another inspection.
19:01And at that point, we can even start thinking about like putting trusses up.
19:05Because until we've done that, like this house is not stable enough.

19:13I just counted $20,000 in additional expenses.

21:47but thanks to delays in our permits,
21:49it did add four more months of waiting to our timeline.
21:52That's four more months of interest on the loan I took out to rehab this house.
21:56But thankfully, we can get started now on the block and rebar issues.
22:02Because the block in this house has no rebar and is not up to code,
22:05it all has to come down.
22:07And then Jay's company, Finreit, essentially starts from scratch.
22:11Add in rows and rows of new cylinder blocks and proper rebar to rebuild this home.
22:16That definitely was not in the budget.
22:19With much of the shell of the home in place, we move on to plumbing.
22:22We need to update it to all PVC pipe.
22:25So the team cuts into the cement slab so they can lay down our new main water lines.
22:32With the block and rebar completed, the city has to now go check to make sure that everything was
22:36done up to code. That means more waiting. At this stage, I have racked up $5,000 in interest on the loan I took out to rehab the house,
22:44plus an additional $6,000 to Jay's loan to buy the house.
22:48This all comes out of our profit at the end, but we've got some good news.
22:51We've passed our latest inspections, so now it's time to head out to meet Jay.

24:45This will lock the entire structure of the house and allow us to move on to our next steps,
24:49one of which is the new roof truss.
24:52The truss is the frame of the roof and it's the structure that the new plywood
24:55and eventually the new shingles will be laid over.

25:03which means it's time to bring Amanda for design.

35:03With all of our work done, it's now up to step-by-stage to make this place look and feel like a home.
