00:00I'm pretty convinced that this might be the deal that we've been looking for.
00:04This is our first out of Central Texas project.
00:07How do you micromanage a project that I can't touch, feel, and be 10 minutes away from?
00:12Wow, it's tight.
00:13This is a zero bedroom house.
00:16We're partnering with someone here in this local ecosystem.
00:20The fireplace has me up at night.
00:21Oh, that's not what it's supposed to look like.
00:25Chip had this fun idea to let Ella tackle the little cottage as her first design project.
00:31It feels like this beautiful full circle moment.
00:34What fits through a window that small?
00:36He was a good-sized bear.
00:37I knew you were going to say bear.
00:38Wow, this place.
00:40I'm in a Bob Ross painting.
00:41Let's go!
00:54Hi, cutie.
00:57Hi.
00:58Yes, I brought my coffee.
01:00I added some coffee to your cream.
01:02Chilling with the puppies.
01:04We've got four dogs that are in line of sight, and we're missing a few dogs.
01:08Well, we are.
01:09I think we're missing four.
01:11Even though we have kids and all these puppies at the farm, it does feel like it's just a quieter season
01:16for us.
01:17I think the idea that the past 10 years has just felt so fast and furious with
01:22Man, the business.
01:22Fixer, Magnolia, the kids growing so fast.
01:26And in a couple years, the oldest four will be out of the house, and it's made Chip and I think more
01:31about the future and how do we keep this connection as a family.
01:36Obviously, the farm will always be our central place, but the thing that we have loved as a family is skiing.
01:44We started skiing, I think, 2016 with the family, and now every year we've gone back to the mountains.
01:55It has become our thing.
01:57I wonder, is it the mountains that we love, or is it just the nostalgia that I feel that
02:01I grew up doing it, so I sort of want my family to.
02:04Yeah, Chip grew up skiing.
02:05I did not grow up skiing.
02:07Just that change of scenery is really nice.
02:09Yeah, and the snow.
02:10Yeah.
02:10We don't get a lot of snow in Texas.
02:12Every time we've gone to the mountains, Chip has always peeled out one day where we go
02:15look at real estate just for fun.
02:17He always...
02:18We always love dinner, no matter where we go.
02:19No matter where we're at.
02:20Yeah.
02:20I would say Chip's dream has always been
02:23perched high on the mountain with the view all around.
02:27My dream has always been at the bottom of the mountain.
02:30I want the little house above the clouds up on the hill.
02:32I'm a valley girl.
02:33I'm not a mountaintop person.
02:34But it would be a dream to have a place where we could all go together.
02:37Not only our immediate family, but our parents, our sisters, their families.
02:42You know, I think I found the house.
02:44Why this house?
02:45It's been on the market for a while, so it just feels like
02:48the timing is really right for me to potentially make a really good deal on this property.
02:53I like that you're excited about it.
02:55Well, we're going to go check it out.
02:58Cheers.
02:59Cheers.
03:00Dink.
03:00Dink.
03:02Baby, you don't have to say dink.
03:03You know, the glasses do that kind of thing.
03:05Dink.
03:06Yeah, you just...
03:06This is fun.
03:15So we're in the beautiful state of Colorado, and it's winter.
03:18Gorgeous day, babe.
03:20Look at this.
03:21But this feels like I want to get outside, be in the sun, be in the snow.
03:24But you really don't just...
03:26You were just thinking about me skiing, but guess who may ski?
03:29Who?
03:30JoJo.
03:31Stop.
03:31Lies.
03:32Now, I'm not going to guarantee it.
03:33I'm not going to sign anything, but I'm just saying, I'm willing to try it.
03:37Lies.
03:38I'm willing to try it.
03:39Pinky promise.
03:40All right, we'll see.
03:44Okay, babe, I'm pretty convinced that this might be the deal that we've been looking for.
03:49You know, I think for me, the reservation has always been, if we were to get a second home
03:54somewhere outside of Waco, I want it to feel like something that I put together for my family.
04:00So how do we tackle a renovation project outside of Texas?
04:05It's going to be exciting.
04:06We're getting close.
04:07Look at the mountains.
04:09Look at the woods.
04:09So now we're going down.
04:11You notice.
04:14All right, here we go.
04:18This is the house?
04:19Well, the main house is basically just a little bit further into the woods here,
04:24but cottage number one and cottage number two.
04:28But what's the first impression?
04:29Be totally honest.
04:30Um, I'm going to explain it.
04:33Uh-oh.
04:33You hate it.
04:35What?
04:37Oh, babe.
04:40I'm surprised by this.
04:41It's because every listing you've shown me is a view.
04:44Yeah.
04:45And this is.
04:46Gosh, tucked away and hidden.
04:48Wait till you see it, babe.
04:49Come on, you ready to check it out?
04:50Yes.
04:51Okay.
04:54I didn't wear the right shoes.
04:58Now I know how Hansel and Gretel felt.
05:01That's what it feels like.
05:02Tip that sun coming in, those birds.
05:05Okay, babe.
05:06The main house has two bedrooms, two and a half baths,
05:09a wraparound deck, two additional guest cottages, plus access to the river.
05:15I love the light fixtures.
05:16I love the front door.
05:17Look at the door, babe.
05:19I want to go see this thing.
05:20Okay, here we go.
05:24Hey, what do you think about the little foyer?
05:25I like a distinct entry.
05:28Yeah.
05:28Like, I can imagine all the boots, all the, like,
05:30making this really functional but cute.
05:32On this level, there's a sitting room off the entry, a galley kitchen,
05:36a giant living space, a deck, and an office.
05:40I love this fireplace.
05:42Wow.
05:43These floors are awesome.
05:44I love the floors.
05:45What do you think about the ceilings and the beams?
05:46I like the beams.
05:47It's cool the fireplace is there, but I wish it was in here.
05:52Like, this is huge.
05:53I know.
05:53I'm like, this is too big.
05:55I think this was their ballroom.
05:57I think they had a formal ballroom in this house.
06:00But for such a big space, the windows on that wall are tiny.
06:04All right, come on.
06:05Let's go check out the kitchen.
06:11It's small.
06:13I love this, but that's not going to be a big enough range.
06:17The way you build everything out of the kitchen, this would be tough.
06:20It feels like too small for our family and all the cooking that I love to do.
06:25So we would either have to go this way with this kitchen to give us the opportunity to really
06:30make this space work, or we've got to figure out another place in the house.
06:35I'm going to keep looking.
06:37Let's go see the office.
06:38And then that's it.
06:39I'm going to see the river and you can do whatever you want.
06:45Oh.
06:47Wow, it's tight.
06:48I mean, it's 12 by 12.
06:50So I was thinking this could be the primary, but there's no closet or bathroom.
06:55It's almost like built for a family with no kids because you really have one or two bedrooms.
07:00And then they would use this as like a study situation.
07:02Would you be fine with this being the primary, this size?
07:06I guess.
07:06I would.
07:07What do you say?
07:08I feel like I just have to get creative, but I want to see what else is happening.
07:12I want to see the river.
07:14And the more you talk, the dizzier I'm getting.
07:17You're actually making me kind of dizzy, but you go check the river out.
07:20I want you to see.
07:21This is the bathroom.
07:22Look at this.
07:24There's no shower.
07:25Stay open-minded, babe.
07:26Don't forget, a second ago, you cried.
07:28Good tears.
07:30So I felt like we had this like emotional high when we pulled in.
07:33But then we stepped into the house and I was like, happy feeling going there.
07:35Happy feeling started leaving the room for sure.
07:38And I think it was more like, oh, now I'm trying to force something that may just not be right.
07:44On the lower level, there's another small sitting room, two bedrooms and two bathrooms.
07:49Okay.
07:49So this is another bedroom, still no closet and no bathroom.
07:54So this really, technically speaking, isn't a bedroom and it's small.
07:58So I've got two people here, two folks here, that's four.
08:01And then trying to figure out this bathroom situation.
08:08Feels like a really large bathroom.
08:09You have your toilet, really good shower, double vanity with a lot of countertop space.
08:15This is pretty, but I almost feel like the bathroom feels bigger than the bedroom.
08:20And then down here, there's a nice walk-in closet.
08:24See what else we've got.
08:31And look at that, it's almost straight up.
08:36This is steep.
08:40Another massive bathroom, double vanity.
08:44You have a soaking tub, you have a shower.
08:46Like, you know, my kids are funny.
08:47They don't actually need this much space for a bathroom.
08:49So now I'm like, could this be a bedroom?
08:53I don't know.
08:54I really can't get my head around a full bedroom
08:57because there's not really a bathroom or a closet in any of them.
09:00It's like everything feels hard.
09:02And I don't know how we'd function in this space because we're just a bigger family.
09:07Okay, another sitting room off a fireplace.
09:09It's like this now reminds me of right when you walked into the house, you see that fireplace.
09:13I can only imagine the fireplace is right above it.
09:15It's literally like a copy and paste.
09:18Chip mentioned this room the couple used as their bedrooms.
09:22I think this is what they were calling the primary.
09:25This is where I see my family is like down here where we're playing games.
09:28You have that beautiful view.
09:29So to me, this is a zero bedroom house that Chip has found.
09:36This is their closet.
09:38Oh my goodness.
09:42So this closet is enormous.
09:45And this is where things start unlocking for me.
09:48I have all this space to work with.
09:50What else can I create?
09:51So this is where I'm thinking, this is where most of my kids could sleep.
09:54So this can then become the bunk room, a bathroom.
09:58They step out into the living room.
10:01So let me do my math.
10:02I've got four down here now.
10:04Two can sleep in that bedroom.
10:05That's six people can be down here.
10:07Two people upstairs.
10:08That's eight.
10:09There's seven people in our family.
10:10I'm going to go find Chip.
10:11Now I can see the river.
10:26Holy cow.
10:27Hi, Chip.
10:28Joe, you've got to see this.
10:31I see the river and I feel like there's like more reason to want this place.
10:36And I found that it's possible for eight people to sleep in this house.
10:42In my mind, I'm just stubborn enough to where if I feel like it's for us, I'm going to make it work.
10:50Hey, Chip, I want to see the cottages too.
10:52Babe, it's like heaven down there.
10:56It's like each unit I'm seeing.
10:58It's adorable.
10:59It seems like the main house could work.
11:01And these additional cottages would give us even more space for guests and family,
11:05like our parents.
11:06All right, let's check it out.
11:08I love these little stones.
11:09Look at the rocking chairs.
11:11That's where you'll find me.
11:12Oh, babe, this feels literally like a let's paint it.
11:16Tiny, cool kitchenette.
11:19It's got the butcher block.
11:20This is cute.
11:20It's got these plaster walls you've got in the tongue and groove ceiling.
11:24It's like when the kids get older and they've got a family of their own,
11:27they stay here and, you know, and then you just use the main house.
11:30It's like the headquarters.
11:31Right.
11:31You've got all the options.
11:32Come look in here.
11:34Little bedroom.
11:35Like this all feels easy.
11:37Joey.
11:38Oh my gosh.
11:39You went that way?
11:40Yeah.
11:41Let's see.
11:41Wait, okay.
11:42Sorry.
11:43Okay.
11:43You go that way and I'll go this way.
11:45What?
11:46This is perfect.
11:48Wow.
11:48This is a little tight.
11:50And this tile definitely needs an update.
11:53This is kind of just like a let's paint wallpaper, a little refresh.
11:56All right.
11:57Let's go check out the tiniest of the three.
11:59Okay, this is adorable.
12:04Whoa, this is awesome.
12:07Look at this, babe.
12:09Could I put like a queen mattress up there?
12:11Seems like it's big enough.
12:13I kept the best for last.
12:14Oh my goodness.
12:16Look at this tiny little kitchenette, shower.
12:20Okay, so there's a full bath.
12:22This is perfect for me.
12:23I mean, this is where all right.
12:24So the equivalent of like the shoe shit, I'll find you here.
12:28Yes.
12:28I love it, Chip.
12:30Yes.
12:31Out of all the properties in your entire career.
12:36Well done.
12:36Wow.
12:38Well done.
12:39You need to just hurry up and buy it.
12:42I would say the only thing that really does feel like a reservation for Joe and I is just
12:46the idea of doing a project of this magnitude outside of the central Texas area.
12:51I can't imagine.
12:52Well, how do you micromanage a project that I can't touch, feel, and be 10 minutes away from?
12:58I think we've landed on the idea of partnering with someone here in this
13:02local ecosystem that knows the greatest plumbers and knows the best electricians and they can
13:07kind of be our eyes and ears while we're, you know, headquartered out of Waco, Texas.
13:11I love it.
13:12I don't want to sit here and chat too much longer because it is on the market and I don't want you
13:17Let me get after.
13:18Missing the opportunity.
13:18Let me get after.
13:19I'm going to go back inside.
13:20I'm going to start dreaming.
13:21Adios.
13:21Babe, you've got to call the realtor.
13:28Okay, I'm going to go call him right now.
13:30I love you, babe.
13:31Good job.
13:32No, you good job.
13:33Look at the dog.
13:34Hi puppy.
13:35Please don't eat us.
13:41It's been about a month since we first saw the Mountain House and Chip has closed the deal.
13:46So we're back in Colorado.
13:48The kids are here with us, so we wanted to come straight to the house.
13:52They were seeing it for the first time.
13:54The kids love the river.
13:55A little tricky to get down.
13:57We got a rental nearby and the kids did some skiing.
14:02Today, Chip and I wanted to come to the property and to walk through the final plans
14:06for how we're going to transform the main house and our new local contractor is going to stop by.
14:11Okay, how we doing?
14:12It looks and like feels different now that it's ours.
14:15I know.
14:15Things are starting to get real.
14:18I want to go into what's going to be the primary suite, but right now is the office.
14:23This wall goes.
14:24Ooh, demo.
14:25Okay, this is what I'm going to turn into the primary bedroom.
14:29But it needs a bathroom and a closet.
14:32All this will kind of be pushed into the hallway and into the bathroom.
14:35So it just gives you a little more breathing room in here.
14:38So you've got an opening here, shower, double vanity, tub, closet, water closet.
14:43But the guests, how do they have a restroom?
14:47You read my mind.
14:49It's right here.
14:50It's right here.
14:51Do you remember what's on the other side of this?
14:52Kitchen.
14:53Kitchen.
14:53We're taking that all out and adding a much larger kitchen in the living room.
14:57Now this becomes a little powder bath.
14:59There's a toilet, a little corner sink.
15:01It's tight, but it's nice because our guests have a place.
15:04So the railing goes.
15:06This railing goes?
15:07Uh-huh.
15:12Baby, don't fall down the stairs.
15:14I don't want to be a part of this.
15:16When you go places, what is that exactly?
15:18Unbelievable.
15:23I'm glad I got to demo that stair rail.
15:26Yeah, that really felt great.
15:28We're done.
15:28I wouldn't like demo at all.
15:30I was like, damn, meh.
15:34You won't do that in every room when I say that's going away.
15:37We're all just trying to be efficient here.
15:38We've only got so many hours.
15:40We live in Waco.
15:41Because from Jo's perspective, this isn't drastically different.
15:44I mean, a lot of the things that she does with a project happens on a screen or in an office.
15:49It's kind of me that's getting left out of the process to some extent.
15:53You demoed that railing like a champ.
15:56It's fine to take a break.
16:01We're going to take the kitchen out.
16:03So you come around here.
16:04Here's our little half bath.
16:05Yeah, I got it.
16:06This all goes away.
16:07And then this will be a wood-burning stove.
16:10And then this will just become shelving for books.
16:12Okay.
16:12This becomes a little built-in bench moment.
16:16Cool.
16:16So this is like a little reading room.
16:19And this is our bathroom.
16:21We'll add a wall here, tub by the windows, and a double vanity.
16:24So when you think about opening up that bedroom that we were just in, this wall.
16:28This is all for the primary bath.
16:30I mean, that's going to double the size of that space.
16:32I know.
16:33I mean, the bathroom's going to be as big as the bedroom.
16:35Right.
16:36Okay.
16:36Keep coming.
16:37Okay.
16:38This is like a little sitting room.
16:40And then basically our living room starts here.
16:43I would not touch these floors.
16:45Okay.
16:45Great.
16:46What's going to happen in here is this whole space is going to become a large open kitchen
16:50that will fit all of our kids plus the extended family.
16:53This is going to be a fridge, cabinetry, range, vent hood, countertops, and then your double ovens.
17:00Right down the middle, I'm thinking a long, beautiful table instead of an island.
17:04And then on the other side, there's sink, cabinets, dishwasher.
17:08So it'll feel balanced.
17:09Awesome.
17:10While I'm cooking or whatever, I want y'all to be like off the kitchen.
17:13Y'all are playing a game.
17:14We're going to add two chairs here, coffee table, sofa.
17:18We'll add floor to ceiling windows to bring in more light.
17:22And then where you're standing, moving those French doors over and adding a small little wood
17:28burning stove.
17:29But when you think about sitting around a beautiful fireplace, it's not a pot belly stove.
17:34When I think about a room like this, I think about a big fireplace on the end of this wall.
17:39Yeah.
17:39You want a focal point.
17:41Yeah.
17:41I thought the pot belly stove was cute because it was minimal.
17:45I was doing the wood burning.
17:46Is it strange at all to have that big of a focal point right next to that big of a focal point?
17:51I don't think so.
17:51I just want to make sure it's possible.
17:54I've heard there's concrete here.
17:56Maybe it's not concrete.
17:58Hey, guys.
17:58Hey.
17:59How are you?
18:00Perfect timing.
18:00I was going to say.
18:01Your ears may have been burning.
18:03Were you saying good things?
18:04Yeah.
18:04Hi.
18:05Nice to meet you in person.
18:07Steve's going to be the GC here in Colorado.
18:09And he has decades of experience doing renovations in this area.
18:12So he's going to be our connection point and partnering with us to get this project finished.
18:16We were just debating.
18:17We've got this big, amazing room.
18:19It's just almost like we've decided on a fireplace that points in this direction.
18:23I mean, does this seem complicated and problematic?
18:27I don't think it'd be problematic.
18:28I think it would be totally doable.
18:30Okay.
18:31If we're already doing that work, then to go down to the bottom floor,
18:35could we add a fireplace in the downstairs den right below the one in this room?
18:39You want to double stack, which is totally, yeah, we can do that.
18:43And if he's approving, that's a change order on him, which feels great.
18:46Is that your change order?
18:47Yeah, well, which is very rare.
18:49Now I've become the change order king, it looks like.
18:52So number one is yours.
18:53I guess so.
18:53First change order.
18:54That's it.
18:54So it was nice to actually have that first interaction with Steve.
18:57And I think I thought it was more complex for that fireplace.
19:01We can look at it and go, is it worth this cost?
19:03Or do we just go back to what I had originally planned?
19:05This is our first out of Central Texas project.
19:08So partnering with you, it's like a new step in our little journey.
19:11We've been doing this for 25 plus years.
19:13You've been doing it even longer.
19:14But the fact that you're local and you're going to be here on our behalf means a lot, man.
19:17Oh, I'm looking forward to it.
19:18We're going to have a blast.
19:20You bet.
19:20Let's go.
19:21Thank you, man.
19:21Good to see you.
19:22Thank you, Steve.
19:23You popped in at the perfect time.
19:24All right.
19:25All right.
19:25See you guys.
19:25Bye-bye.
19:26You know, with us, with our business in Waco, obviously our family, everything that we're
19:31doing and managing there, the distance is going to be a huge challenge.
19:36We have to trust who's on the ground here.
19:38We're going to see a lot of photos, video.
19:40When we can come to kind of see it in person, we're going to maximize those times.
19:44We're aiming to finish the house by first snow, which usually happens in early fall.
19:49This gives us about six months.
19:52When we head back to Waco, I think the first thing I've got to tackle is I need to pick
19:55out flooring, tile, paint color.
19:57So that's the next step in finalizing this process.
20:00It's weird to think that the next time we stand right here-
20:03I mean, everything's going to have changed.
20:04It will have been demoed and here we go.
20:07Oh, that's sad.
20:07Well, I should have said that dirt.
20:09I forgot about demo.
20:09Maybe I did my last demo.
20:11Oh, dear God.
20:12Yeah.
20:12Cue the fifth midlife crisis for you.
20:15Maybe I can call Steve and sneak out on a red eye.
20:20You know, just demo a little.
20:21I'll find you something to demo, babe.
20:24So the rest of the week, we're going to just spend time as a family, hunker down.
20:27We're going to do some skiing, sitting by the fire.
20:30We're doing breakfast tacos to just fill up for the slopes.
20:34And then everyone's stressed and we're leaving in 10 minutes.
20:38I'm terrified of most things in life, but this is the most scary thing.
20:51You got it, babe.
21:01You're doing great.
21:08Today, I'm going to show you the final design on the mountain house.
21:17I'd say the hardest thing with this project has been we can't just jump over to the house
21:22to double check something or step in the space to imagine it.
21:26And so I want to show you today each of the spaces in the main house.
21:29So right when you step in, I'm excited about the entry just because I feel like it is that
21:35nod to mountain house.
21:36You've got light oak on the walls.
21:38It feels inviting.
21:40You go into the sitting room.
21:42We're going to add tongue and groove on the ceiling.
21:44And we're going to plaster the walls in a warm gray tone.
21:48The light oak wood is really the foundation of most of the spaces,
21:52whether that be the paneling on the walls or the existing flooring.
21:56The colors that we're going to contrast with are going to be a little darker.
22:00As you move into the main living space, we're going to add floor to ceiling windows,
22:04paneling on the walls and ceiling, and the bigger statement fireplace Chip's really wanting.
22:09And then leading into the new kitchen, you'll see the range, the vent hood, the paneled fridge,
22:14the double ovens, and a large dining table that can fit all the cousins and grandparents.
22:19But then I love this green tile that has, you know, a bit of a shimmer to it that will be a nice contrast to the wood.
22:28So I do feel like you're going to see this really beautiful blend of a mountain-style home
22:33that has all that beautiful oak wood and those harder surfaces, but then mixed with that more
22:39cottage vibe with the colors, the patterns, feeling masculine and feminine, cottagey mountain house.
22:46There's going to be a lot of kind of opposites attracting in this space.
22:50I want to show you what I'm doing with the space that the kitchen was in.
22:53Part of the space will be in the new primary bath, and then we're turning the other half into a reading room.
23:00So now as you step in, you'll see this nice little reading nook with custom fabric that feels kind of whimsical and fun.
23:06I'm going to do this antique parquet flooring.
23:09We're playing with paneling, some vertical, some horizontal, so that it just feels a little more interesting.
23:14It's a smaller space.
23:15As you move out of this little reading nook around the corner into the hallway,
23:19we're going to add this cutie powder bath.
23:22We're going to do an angled sink and a hand-painted towel backsplash.
23:25I love this tile.
23:26It's like this little scallop.
23:27There's some floral motifs on it that are hand-painted.
23:30Knowing I couldn't do this like in the main space because of the cost,
23:34I'm going to do this in the tiny powder bath so that we can get a lot of impact.
23:38So now we're moving into the primary.
23:41I'm going to add this beautiful light oak paneling that has a little bit of this feminine
23:45detail at the top with this curve, adding wallpaper, opening up the entry into the bathroom,
23:51which extends all the way through the old half bath and part of the old kitchen.
23:55We'll add a darker backsplash and then bring in some character with some brass sconces.
24:01I feel like now what we've solved for is we've created this primary suite,
24:04which didn't exist before.
24:05And then right below the primary downstairs is a second bedroom.
24:11We're going to add a walk-in closet and a walk-in bathroom, trying to create practicality for
24:16both of these bedrooms because they didn't have that to begin with.
24:19And in that hallway downstairs, we're adding a recessed nook that I think the kids will love.
24:24And then the laundry was in a closet in the hallway, which is too small.
24:29We have seven people in our family and then you think about all the stuff with scheme.
24:33So now I'm opening everything up, doing a burgundy backsplash, light oak paneling,
24:39and then a fun wallpaper.
24:40And then as you move into that den, I really want to cozy it up by adding a snack bar for the kids,
24:47more wood paneling on the walls, and then a fireplace to match the one upstairs.
24:51Since this was the primary and you went into this back room, it was their primary closet,
24:56which I feel like was the largest space in the entire house.
24:59So now we're transforming that huge space into a bunk room and a bath for the kids.
25:04We'll have a window here, four bunks with that same oak paneling,
25:08and a floral green wallpaper to bring in some color.
25:12Just these more saturated earthy colors.
25:14And so that's really what you'll see on display is, you know, what would you find in nature?
25:19So it just feels like a beautiful reflection of what we're seeing outside.
25:23And then all of that plays well together.
25:26And now we're going to hand all of this over to Steve and then get rolling.
25:29Now that Joe's finalized the design, Demo is in full swing in Colorado.
25:42Upstairs, we're tearing out the walls in that living area, ripping out that old kitchen,
25:47which will now be the new reading room, taking down the wall between the office and the half bath
25:53so we can turn that into the primary suite.
25:56Downstairs, we're really transforming that space.
25:59Demoing one of the large bathrooms and connecting it to the bedroom,
26:03taking out what used to be the primary bath to make room for a new laundry room.
26:08And we're turning that massive closet into an awesome bunk room for the kids.
26:12We're getting to the point where this project can really take off and run.
26:19Joe and I are in Waco, so today we have a call with our contractor, Steve, to get an update.
26:24Good to see you, Steve.
26:25We made a mess of your house.
26:29We're about 95% done with our demo.
26:31Oh my gosh, I was jealous.
26:32We're trying to do a little bit of framing.
26:34So this is where your new primary bathroom is going to be.
26:38So we've got this wall between the old kitchen and the old bathroom that we're going to have to
26:42do another header beam up here to carry the ridge.
26:45Okay.
26:46In order to make that open primary suite happen, we've got to take out that wall
26:50that's currently bearing a ton of weight.
26:52Yeah, we'll have to take this header all the way down to the floor and put in a footing down below.
26:57So we have structural support here as well.
26:59So this was a bit of an unknown until we opened it up.
27:02But we'll have to make some adjustments.
27:04Because I know you want to have an eight-foot ceiling in the primary,
27:08and that's what our goal is.
27:09How tall is it currently?
27:11Seven foot six.
27:13So we really have to do something to raise it.
27:15Okay.
27:16Let's just keep marching.
27:17Sounds good.
27:18The idea that it's seven and a half foot ceilings versus eight foot ceilings,
27:22you know, in so many ways, you're like,
27:23why would you spend the extra money for that extra six inches?
27:27But in the same token, I think it's going to be important that we do that.
27:31And so I love the way he's optimistic and addressing these issues.
27:35I mean, this is why we hired Steve.
27:37We'll be there soon to kind of look at these issues in person.
27:40We can't wait to see the house, but we're excited about getting back up there.
27:43We'll see you guys.
27:45Yes, sir.
27:46Demo's now almost complete.
27:48And with that, we've got to go and look at the space,
27:51make sure that the next steps that we plan for from a design standpoint actually make sense.
28:04We're back in Colorado for the week,
28:05and Steve's crew has started framing out the spaces downstairs and prepping for the plumbing
28:10we'll need for the new bathroom next to the bunk room.
28:13And then upstairs, the new entryway to the primary has been framed.
28:17Today, we're meeting with Steve.
28:19He's going to show us some of the things that he found during demo.
28:22We're also going to finalize paint color for the exterior.
28:25But first, Steve wanted to show us something in the reading room.
28:27We had a visitor over the weekend.
28:30Uh-oh.
28:31And you can see he left his little paw prints on the wall.
28:34What fits through a window that small?
28:37You know, he was a pretty good-sized bear to fit through that window.
28:40I knew you were going to say bear.
28:41So he came in from the outside, wandered around the house, and then he went back out the window.
28:46As I come out the front door, he's coming down the front steps.
28:49He's looking at me.
28:49I'm looking at him.
28:50OK.
28:51I yell.
28:52And then he just kind of wanders off like I didn't even bother him.
28:54Oh, my gosh.
28:56What he doesn't know is he's, like, touched on a very deep-seated fear in my heart and soul.
29:02I'm trying to think.
29:03Is there any other access point that this guy can get in?
29:06Oh, he, like, ate our window.
29:08Oh, yeah.
29:09This is where he came through.
29:10And you can see his paw prints.
29:11Unbelievable.
29:13Good night.
29:13I don't want a bear on my porch.
29:16So can we create some type of fence seat?
29:19Yep.
29:19The day we were leaving to come to Colorado, I had woken up from a dream, a nightmare.
29:24This is a reoccurring dream that I have.
29:26And it was a bear that was chasing me.
29:28And it chased me into this home.
29:30I'm saying all this because it was a foreshadowing that probably while I was having that dream,
29:36that bear was climbing through that little window into this house.
29:41Steve, the green is the exterior paint color.
29:44Yeah.
29:45I love it.
29:46OK.
29:47Great.
29:47I like it on.
29:48Final answer.
29:49Final answer.
29:49On all three of the structures.
29:51Uh-huh.
29:51So we have witnesses.
29:52We're good?
29:53Are you good?
29:54I don't know.
29:55I'm kind of 50-50 on it.
29:56But do you feel like it's too army green?
29:58This is the story of our lives here.
29:59If she gets complete clarity, I get a little insecure.
30:02This green versus the brown, like this is a perfect example.
30:06This is the brown, basically, of the house.
30:08And in my opinion, when I turn this direction and look at it, I think it looks great.
30:12It kind of feels like a cabin in the woods.
30:14Can we do this color, the front little tiny cottage?
30:18Oh, there you go.
30:18Just so when we drive up and then we can see all the trees behind it.
30:22What I would love to see is when you pull into the property, what does that look like with that
30:25green?
30:26And then hopefully Chip will love it.
30:27But this will be one where I think Chip wants to keep the house brown.
30:32And I'm telling you, there's like 0% chance we're keeping the house this color.
30:35Stop.
30:36I'll be inside if y'all need me.
30:37All right.
30:38Have fun.
30:39Hey, let's go check out that little trail.
30:44Well, so I'm just kind of big picture curious, you know, as my parents and in-laws have both
30:49gotten a little bit older, you know, I'm just trying to figure out how do we configure this
30:54awesome trail to where not only could you and I get down here easily, but also somebody maybe
31:00older than us.
31:01So what do you think we should do here?
31:03We're thinking about running a timber kind of a border on the downhill slope.
31:07I see.
31:08And then we can make all of these steps a little wider.
31:11And then when we have it really steep and it feels uncomfortable, we can do like a pipe rail.
31:15Oh, that's awesome.
31:15For someone to hold on to.
31:16The river is really why we bought this place.
31:19Golly.
31:20It's heaven.
31:21It's just like a dream.
31:28In true Colorado style, we had a surprise spring snowstorm last night.
31:32But today I'm excited because I'm here with my daughter Ella.
31:36Chip has always told Ella, hey, before you go to college, I want you to flip a house,
31:41do a project.
31:42She's always mentioned that she wants to do something in design.
31:46We've actually looked for houses in Waco, didn't find anything.
31:48But Chip had this fun idea to let her tackle the little pottage as her first design project.
31:56Ella, I feel like this will be a space that guests can come.
31:59So what do you think?
32:01What is like the feel, first of all?
32:03I think I'd love it to feel like a little cottage.
32:08Okay.
32:08Moody or light?
32:10I think I love like greens and blues.
32:13I think it would be fun.
32:14Show me.
32:15Wait, there was one that was like, yes.
32:18Oh, you want it moody.
32:20There's really no wrong answer.
32:22You get to do whatever you want.
32:24If you want to paint it black, I'm going to let you paint it black.
32:27You know, there's this general rule, like in smaller spaces,
32:30the lighter the color, it makes it feel bigger.
32:32I don't know if our goal is to make it feel bigger.
32:35We want it to feel like moody.
32:36So I want you to feel like if your gut is dark, we go dark.
32:40We're very similar in our styles.
32:42We both love plants.
32:43We love charming cottagey things.
32:46We love story.
32:47This is your homework.
32:48Okay.
32:49I need to know what kind of flooring, paint color, light fixtures.
32:53And then do you want to keep these closets?
32:55What do you want?
32:57I feel like I would want to take them out.
33:01So my biggest hope with letting her tackle this cottage is that it builds confidence in her.
33:07Okay.
33:08In here, I need paint color, countertop option.
33:11I need tile in here.
33:13Uh-huh.
33:14And then this is the whole wall tile.
33:16This whole wall you can pick a tile for, but we don't tile that.
33:21Mm-hmm.
33:22Okay.
33:22Bathroom, same as kitchen.
33:24I need tile.
33:25Pick out a cool mirror.
33:26Are you accepting the challenge?
33:28Or you're like, never mind.
33:29I don't want to do it.
33:29I'm accepting the challenge.
33:31Seriously.
33:32The idea that my daughter, who is now an adult, has decided to take on what her mother does,
33:40and I get to teach her, I don't know, it just feels like this beautiful full circle moment.
33:45This is going to be fun, babe.
33:56So it's our last day in Colorado before we head back to Waco.
33:59So today, I'm here with the Design Girls, Kristin, Laura, and Lindsey.
34:02They've been with us for almost 14 years, and I'm just so grateful they wanted to be a part of this.
34:07A lot of our decision-making has been in Waco, getting a good idea for colors and textures.
34:12So this is the first time we're together, walking the space.
34:16We basically just have a very small amount of time to make a lot of decisions.
34:22While we're doing that, Chip and crew are down by the river trying to catch some fish.
34:26What's the biggest fish you've ever caught in your whole life?
34:31That's as big as you.
34:33And then look, buddy, in case we need it, okay?
34:36We'll be ready.
34:36I think let's start in here. Any final questions?
34:44I have the range hood taped out.
34:45Yes.
34:46This is where your wall of millwork is going to go, your fridge, your double oven.
34:51I just wanted to see, before we press go, how you feel about that size.
34:54I think drop it four inches.
34:56Okay, great.
34:57Fireplace?
34:59Yes.
34:59I think go wider.
35:01Chip would want it a little bigger.
35:02Okay.
35:03So we changed from a wood burning stove to the mason fireplace on the upstairs and the
35:09downstairs level.
35:10Chip wanted it to be a little bigger.
35:12And then I think the overall design is going to just be, you know, the square base,
35:17bringing in just a little bit to make it feel a little more feminine and not so bulky.
35:22Let's move on to plaster.
35:25That little sitting room right off the entry.
35:27Just trying to find the perfect shade for the plaster that we're going to be doing on the wall.
35:31Option one, it's gorgeous, but it looks like concrete.
35:35Yeah.
35:36Yeah, I see that.
35:36There's something about the way you feel when you're in a space versus just looking
35:40down at a 3D rendering or even pictures.
35:43Second option, I think that's pretty.
35:46My muscle clock is ticking.
35:50Hurry, muscle clock is ticking.
35:52Okay.
35:52Well, that is heavy.
35:53Great thing.
35:54Option three, we've built this design over the last couple of months together.
35:58Just helps us either go, it's exactly what we want or we need to modify it a little bit.
36:02Oh, I don't like that one as much.
36:04Yeah, that has a little more brown in it, which I like.
36:06Okay.
36:06So second option is my favorite.
36:09Okay, y'all, let's go downstairs because I want to look at the colors we're choosing
36:13for the sitting room down there.
36:14I think we designed this room to be moody, bluish color, where it's the dark paneling.
36:23I think we go lighter.
36:25Tongue and groove, creamy.
36:26Creamy.
36:28Just so it feels like really smooth into that all wood paneled living room.
36:35Okay, good job, y'all.
36:36So as we are wrapping things up here, headed home, I feel like the team feels really good
36:44about the next steps.
36:45Anytime I get to spend time with them, it's always like my favorite thing to do.
36:49But honestly, the highlight of this trip is crew caught two rainbow trout down at that river.
36:56That's a large level.
36:57Let's go!
36:59I mean, you can't wish for anything better than that.
37:04How amazing is that?
37:06Steve and the crew had been super busy with all the framing.
37:16On the main level, we added a new cased opening leading into the primary hallway.
37:20The supporting beam for the expanded primary bath went in.
37:24The living room walls had to be open for the larger windows.
37:28And we removed the wrap on the beams to expose that original wood.
37:32We started installing the new electrical and plumbing.
37:35And outside, the guys had been crushing it on that updated river path.
37:39And here in Waco, Ella has been working on the design for her tiny cottage.
37:44Today, Joe and I are checking in with Steve to hear the latest.
37:47All right.
37:48Hey, Steve, how you doing, buddy?
37:50Good, Chip.
37:51Joe, how are you guys?
37:52So we always love connecting with Steve.
37:54It's fun to see him there at the property, giving us these, you know, weekly updates.
38:00Do you remember that main beam that was going between the kitchen and the great room?
38:03Yep.
38:04Well, as we opened it up and we unboxed it, we found this steel artist work done around this ivy.
38:10Wow.
38:11Wait.
38:11No kidding.
38:12That's crazy.
38:13It was wrapped with an oak plywood, so we never knew what was in there.
38:18It's always fun when you tackle these projects.
38:21And as you are peeling back layers, you see story, whether that's wallpaper, metal art.
38:26I always think, you know, that's part of the history of the house.
38:28So how do we play that up and honor it?
38:30Any way we leave it and kind of bring it back to life?
38:33Or would that screw you up, Joe?
38:35I don't think it screwed me up.
38:36I think it just, it doesn't feel like the vibe.
38:38I think I wanted it pretty simple up there.
38:41So I am trying to think, like, do you put it, you know, somewhere on the side of the house?
38:45Maybe on the back porch, down by the river, we do hooks on it.
38:48And it's, for me, practical for drying flowers, hanging them upside down.
38:52For the kids, it's the rods, the fishing rods.
38:55It's chips, waders.
38:56We could hook squirrels upside down from it?
38:58We won't do that.
38:59Maybe it'll be a bear deterrent.
39:01She only wants to do things that were decorative and logical.
39:04And I only want to do things that are illogical and sort of, like, dangerous.
39:09If it's not hard to remove, remove it, Steve.
39:12And then we'll figure out a fun place to kind of honor the history and the art.
39:15It should come down as one big piece.
39:17And then you guys can decide what you want to do with it.
39:19Okay.
39:20I also want to see the green paint on the small cottage.
39:22We'll have it done next week.
39:24How do you feel about the trail?
39:26I think you're going to like it.
39:27So you've got plenty of room, really solid.
39:29Yeah, I can't wait to see that.
39:31I love that you love the way it's coming together.
39:33That's exciting. Well done.
39:34Yeah.
39:35Don't forget the bear fence, Steve.
39:38That's on my mind.
39:39We haven't seen that little critter at all since that last time.
39:42He'll be back.
39:43Uh-oh.
39:43Let's plan for that, okay?
39:44Uh-oh.
39:45Just don't cool your pies in the windowsill like they do.
39:48Yeah, there you go.
39:49Awesome, Steve.
39:50Good to see you, buddy.
39:51You too, guys.
39:52Take care.
39:53Bye, Steve.
40:03I hope you like it.
40:21Babe, wow, the green.
40:23Even the aspen, the contrast.
40:26I honestly thought the brown was the best color, but it was like it should have been this to begin with.
40:31All the original light fixtures look really good because it was brown.
40:36Totally.
40:37Think about it.
40:37Those all were totally invisible.
40:40The roof was invisible.
40:41Now you can see it.
40:42I love the brown.
40:43I still stand by my argument for the brown, but I love the green more, you know, and that's cool.
40:49That's fun.
40:49You did it.
40:51Okay, let's go check out the river.
40:52Let's go to the river.
40:55This looks so good.
40:55Wow, I do love that.
40:57This is like actual steps, babe.
40:59Wow.
41:00Isn't that crazy?
41:00Every time you come here, it's like a totally different universe.
41:04I am imagining snow everywhere, and that's where I get a little nervous.
41:10So kind of figuring out like the most treacherous part.
41:14Where can we put just a simple black railing?
41:16I see.
41:17But is this what you were envisioning, Chip?
41:19Yeah, this is great.
41:21I love this crushed granite.
41:24Wow.
41:25Wait, let's look.
41:25I want to look that way.
41:27I want to see what this looks like, like just from here.
41:30Man, I just love the fact that this trail just kind of disappears into the wilderness.
41:36You know, Steve just crushed it.
41:38We've made it a lot easier for the bears to come up, so that's really good too.
41:42Man, look at the river.
41:44That is gorgeous.
41:47Do you kind of feel like you're in a Bob Ross painting?
41:50Yeah, that's how I feel.
41:52Him doing those trees, they looked exactly like these.
41:54I'm in a Bob Ross painting.
41:57Ah, this place.
41:58You come here and you're like, this is a magical paradise in the winter.
42:03I think in the spring, it's better.
42:05I would love to learn fly fishing, but maybe not rafting down the river, you know?
42:10But who knows?
42:11I could surprise myself.
42:12Every year I surprise myself, so who knows?
42:14Look at the workout we could be getting.
42:16Yeah.
42:17I could become a mountain biker.
42:18What if we were dual, single kayakers, but like racing one another?
42:23You never know.
42:28Steve was like, Joe, you've got to quickly make a decision.
42:31Oh, that's not what it's supposed to look like.
42:33Oh!
42:33Every project we've done, there's always that one thing that likes to taunt me.
42:38The fireplace has me up at night. There's a lot of components come together on that.
42:41These hand-painted tile take the color differently each time they do a new batch.
42:48Oh no.
42:49This already looks night and day different.
42:51My little bear can climb in and...
42:56Oh my gosh, it's a bear.
42:59Crap.
