Hey everybody this is Chris Berger — your Hudson Valley realtor — it’s time for a
Berger Point.
I wanted to talk to a little bit about buyers and sellers making an appointment.
Now it’s very important for the seller to set the time frame when they can expect visits from the buying agents and their clients now that’s important and to be consistent.
What I mean by that is this — you - the seller want to go Monday, Wednesday and Friday — 1pm to 5pm — as an example — just be consistent.
Of course, whatever something comes up all the time — but in today’s world, I don’t know if you’re aware of it, but it’s something called showing time and we as agents have access to that.
At that point, what the listing agent will do once they receive the information from their seller that — okay I can’t see anybody on Sunday for the next three week — that agent will black out that time on something called showing time.
Now me, as a buying agent, and I’m representing the buyers — I go into showing time and I say, “Oh, no Sundays. Okay, I get it.”
I look what’s available the rest of the week, and in turn, I tell my buyers that.
Now, it’s kind of important to just be consistent.
And again, what the sellers need to do is leave your lights on, make sure the pathways are clear, try not to have any clutter in the house because clutter is a detraction to the buyers and they sort of get a little different vibe when there’s just too much clutter —-
But as long as the rest of the house remains relatively clutter free — the lights are on — you have good access everywhere — upstairs/downstairs it’s a perfect time for showing!

You know, as you can probably tell from my previous videos, I’m a big time Beatles fan.
Just absolutely love the group in the 60s.
Always regretted that I never had the opportunity to go see them live because I did know some people who actually did.
But they said there was so much screaming anyway, they couldn’t listen to music.
So at any rate, I saw a tribute band called The Fab Four with my son up in New Hampshire.
He was gracious enough to give that to me for a birthday present and just had a great time.
I do appreciate people’s efforts when they try to put good music on the stage.
So go feel good and enjoy music.
