Hey, good afternoon, everybody. This is Chris Berger, your licensed real estate agent in the Hudson Valley.
It’s time for a Berger Point.
You know, down through the years, I talked to many different sellers and buyers, of course, and they all had one question sort of in common.
What is the cycle of buying and selling?
When’s a good time to buy and when’s a good time to sell?
And how does it work?
And how do you know?
And all that kind of stuff.
Well, I’m going to say in general that the buying season, if you can picture like an airplane taking off.
So January 1st, that airplane starts to take off.
And just as it reaches its first amount of altitude, say 5,000 feet, I consider that January 15th because the first part of January, not a lot is happening because you’re coming off of Christmas and you’re coming off of New Year’s and it’s cold out,particularly here in New York.
So how does that accelerate?
Well, by mid-March, March 15th, things start to melt.
People get a little better feeling.
Houses come on the market because the sellers have been doing what they had to d over the past couple of months, and they put it on the market.
So the peak selling time really is March 15th.
So let’s say I call it June 30th.
Now, of course, there’s always exceptions.
I get that, but if you just think in terms of a buyer and a seller, what’s available, what’s not available, and just sort of keep those months in mind.
Because by June 30th, people want to close.
They want to be in the house over the summer so that they can register the kids for school come September.
Now, mid-July, I’m going to say even earlier than that, July 4th, 5th,
It starts to slow down.
Nothing much is going on and right through the end of August.
So come September 1st, the pace starts to pick up again.
And especially after Labor Day.

So I will say Labor Day until Thanksgiving. It stays busy and active.
But of course, as I mentioned before, once Thanksgiving comes into play, that time for Christmas up to January 15th, it’s pretty quiet.
So keep that in mind when and if you want to sell your house and when and if you want to buy a house.

But tomorrow I’m going to take a two-day trip up to the North Country.
