00:00That's very nice.
00:02Laura and Josh are leaving Boston and moving home to Kentucky to be near family.
00:07This is the size of our last house.
00:09Yeah.
00:10She wants a historic colonial in a walkable neighborhood like their place in Boston.
00:14Look at the cute porch.
00:16But he's looking for newer construction with lots of land.
00:20This is a yard.
00:21It is a lot of yard.
00:22This isn't a yard, this is land.
00:24Finding a home they both agree on is proving to be a challenge.
00:27This feels a little awkward like a drive-thru window.
00:30I mean you can't open the dishwasher and the other at the same time.
00:34Most people don't do that though.
00:35Right.
00:52I'm going to make the girls some pancakes.
00:53Can you get me some blueberries and chocolate chips?
00:56Yes, I can.
00:57I'm in marketing for an online e-commerce company.
00:59And I'm a finance manager at a tech company.
01:01We met our first year in college in Kentucky and we've been married for nine years.
01:06And we have two lovely little girls.
01:09Yep.
01:10Zoe who's almost four and Lila who is one.
01:13Do you think Lila can eat the blueberries?
01:15I think she can.
01:16Yeah.
01:17Both of us were born and raised in Kentucky.
01:19I grew up in Louisville.
01:20I grew up in Henderson, Kentucky, a rural area.
01:23I really like living in Louisville because it is more of that city feel.
01:28What kind do you want?
01:29I want chocolate chip.
01:30Two years after college we got married and we both ended up getting jobs in Boston.
01:35Yes.
01:36We rented a cute little basement apartment.
01:38And when we started our family we moved out to the suburbs and bought our first house.
01:41After our second child we realized this house isn't big enough for us.
01:44We also had both recently become fully remote.
01:47So we were both spending every day there doing our jobs.
01:50We knew coming back to Louisville that we could get a lot bigger house for our money.
01:53We also wanted to live closer to our families.
01:55Hi.
01:56Wow, you're making breakfast.
01:57Good morning.
01:58Yeah, good morning.
01:59We sold our house in Boston and so we've been living with my parents for about a month.
02:03We really need our own space so we're hoping to find a house really quickly.
02:06I would love to have at least an acre.
02:08You know I grew up with a lot like 50 acres around us.
02:12I just feel like with land you're going to have to go further out.
02:15So you're going to be not in a walkable neighborhood which is something that I'm looking for.
02:19What we could possibly do is just find a really good yard for you.
02:23I really want a ranch and all the bedrooms on the same floor that way we don't have to go up and down.
02:28Well when you guys were little we had a small ranch and it actually was really nice because all the kids were basically you could hear them through the night.
02:35Right.
02:36That's exactly what I want.
02:37When it comes to floor plan and layout I like having a more split floor plan.
02:42I like having the bedrooms upstairs in our living space on the first floor.
02:45The girls are always getting into stuff so being able to keep my eyes on them and not worrying about what they're doing upstairs is really important.
02:53So I prefer more colonial.
02:55I just love the charm that an old colonial has and the character.
02:58Yeah, character means old which means I'm going to have to fix everything.
03:03Our first home was a 1920s colonial and it was a huge fixer-upper.
03:08We took that on ourselves.
03:10Well, I took that on.
03:11You know, everything from the wallpaper to the kitchen to the bathrooms.
03:17It was a lot, a lot of work.
03:19It had that New England colonial charm that I just love.
03:22I need more chocolate chips.
03:23Do you need more chocolate chips?
03:24Okay, we'll work on that.
03:25Just like I'll work on a colonial house.
03:27We want a four bedroom house.
03:29That way the girls can have their own room, we can have our room, and we can use one of them for either a guest or an office.
03:35While I do want an older house, I think a newer kitchen would be awesome.
03:38But I also want a really big living room so we can host, you know, and kind of like open between the kitchen and the living room.
03:45That way you're not so separated.
03:46So I think I would like more of a defined floor plan.
03:49If we're hosting, we can be cooking in one place and hosting in another place.
03:53I want a basement for this specific reason.
03:55She's had a half a cup of chocolate chips at minimum.
03:58In about an hour, you're going to wish you had a basement so you could get away.
04:02I'm thinking closer to 3,000 square feet.
04:05But 2,500 square feet with a more divided floor plan, I think that was going to feel a lot bigger than you're thinking.
04:10I think buying as much square footage as you can afford, you won't be disappointed.
04:15I'm thinking like $550.
04:17We can afford that, which is nice, and we can buy exactly what we need instead of giving up some of the things that we actually want in the house.
04:24First up, Laura and Josh are headed to see a ranch priced at $550,000.
04:32I'm excited to look at this one. Everything's on the same floor.
04:35So this house only has three bedrooms.
04:38But it does have a finished basement.
04:40And from the pictures, I think we could potentially put a fourth bedroom downstairs.
04:45Look at that.
04:47It's a nice house.
04:49It's got like the nice little keystone.
04:51We can put lots of hydrangeas in here.
04:53Yeah, the grass is already green.
04:55Yeah.
04:56That's applause.
04:57Wow.
04:58Wow.
04:59Hey.
05:00Hi.
05:01Good to see you.
05:02How do you love that entryway?
05:04That's very nice.
05:05Very grand.
05:06I'm already like...
05:07Look at this chandelier.
05:08Yeah, it's beautiful.
05:10And all the crown molding.
05:11The great thing about this community is there is an HOA.
05:14It's only $1,300 a year.
05:15You have access to a swimming pool, a clubhouse, there's a nature trail.
05:19The real estate market in Louisville is pretty competitive right now.
05:22There is still a limited number of inventory and there's not a lot of homes on the market.
05:27It's not the colonial that Laura necessarily wants, but it has a lot of those charming details.
05:33Man.
05:34Big, big living room.
05:35This window's a little weird.
05:36I actually like...
05:37I feel like we could just leave the wall completely closed, but...
05:40I actually like it.
05:41I think that you can see the girls in here while you're in there or if I'm cooking.
05:46Yeah.
05:47Maybe.
05:48Yeah.
05:51Not a fan of the brown.
05:53Yeah.
05:54It's a little outdated.
05:55It's move-in ready, but down the road, you know, it's $12,000.
05:58You can probably update this and it'll be exactly what you want.
06:01New countertops and paint in the cabinets.
06:03And I do want an island eventually.
06:08Well, it's definitely not an acre.
06:09It's plenty big for us.
06:11But the deck is really nice.
06:12The deck is huge and it's a great plus.
06:14The size of the backyard is a little disappointing.
06:17I want something that is much larger.
06:20Wow, it's a very large primary bedroom.
06:23Yeah, it's really big.
06:24This is the size of our last house.
06:26Yeah, one thing I don't love is the carpet.
06:28I would prefer hardwood in all of the rooms as well.
06:31Yeah, I mean, I think it could use a cleaning.
06:34Maybe some new carpet.
06:35All right, let's see this primary bath.
06:38It's large.
06:39It's on the big side.
06:40Big mirror so we don't have to stand behind each other when we're getting ready.
06:43Yeah.
06:44So in your other house, like, was your bathroom really small?
06:46Yeah.
06:47We are getting ready like this.
06:48So you're like resting your teeth together.
06:49Yeah.
06:51All right, let's go check out the other two bedrooms.
06:53They're in the front of the house?
06:54They are in the front of the house.
06:55Okay.
06:56There are nice vaulted ceilings.
06:58Yes.
06:59So the space seems a little bit bigger than it actually looks.
07:01More high ceilings.
07:02Yeah, they're a little on the smaller side and we know how I feel about carpet.
07:05The girls sleeping with traffic and being able to see in here is a little odd to me, but it is a nice room.
07:13Let's check it out.
07:14Nice little bathroom.
07:15It would be convenient having a bathroom between the two rooms.
07:18This is a nice room.
07:19Yeah, a little bit bigger than the other one.
07:21Still got the carpet.
07:22Still got the carpet.
07:23This could be the baby's room, Lila's room.
07:26Big stairwell here.
07:27Lots of carpet down here.
07:29It looks cozy.
07:30It's a huge space.
07:31This is massive.
07:32Yeah, it is.
07:33Yeah.
07:34Look at this.
07:35Big TV on this wall.
07:36Couch here.
07:37Oh, wow.
07:38So this could be our fourth bedroom.
07:41I mean, I don't know, a guest room or low ground.
07:44I think I just have a different vision for a guest room.
07:47What, you want upstairs all bright?
07:49Yeah, more light.
07:50Love the light.
07:51This could potentially be an office.
07:56This whole place got a wow factor to it.
07:59An open floor plan.
08:00It's like airy.
08:01There's just a lot of light.
08:03It's at $5.50.
08:04I love the price.
08:05I mean, we're pretty far away from local coffee shops, restaurants, etc.
08:09But it isn't that walkable neighborhood.
08:11Yeah, I mean, the kitchen definitely needs to be renovated.
08:14I did not love the picture window that looks through to the kitchen.
08:18This feels a little awkward, like a drive-thru window.
08:21While this house is really nice, it just doesn't have that character and charm that I usually love in a colonial.
08:27Their agent finds a house that has the charm Laura's been missing, but Josh might not be totally on board.
08:35Oh, boy.
08:43Laura and Josh are seeing a 1920s Cape Cod, which, at $520,000, is well below what both want to spend.
08:50So, the house size is three bedrooms, which is also something that is a little smaller than we had hoped for.
08:56Three bedrooms is not a deal-breaker if there's a guest space in the basement.
09:03I just love this neighborhood.
09:05There's so much to do down here, and it's so walkable.
09:12Looks a little small.
09:13Check out this cute porch.
09:16Cute little yard.
09:17I mean, low-maintenance, right?
09:18Every yard is low-maintenance for you.
09:20Sure.
09:21You can definitely see the age on the roof out here, though.
09:26Hey!
09:27Hey!
09:28Hi!
09:29Good to see you!
09:30Good to see you!
09:31Are you guys ready?
09:32Look at this!
09:33Yes!
09:34Oh my gosh, it looks really familiar!
09:35I was gonna say, I bet it does!
09:37So much like our old house.
09:39I love it.
09:40Built-ins are nice.
09:41The hard floors, these are probably original.
09:43Walking in, it feels just like our old house.
09:46It's really dated.
09:47The floors are pretty creaky as well, and I'm kind of over that with the last house we had.
09:52It's big, open.
09:53It does have wider doorways.
09:55You can tell that there were, like, French doors on here.
09:58Yeah, and so having that door right there, I think it makes it feel a little bit more open
10:03without having an actual open floor plan, so that's nice.
10:06Yeah, I mean, it might be hard to hear in there, though.
10:09Do you hear that?
10:10Yes!
10:11That's the intake for the HVAC.
10:12I wonder why it's so loud.
10:14It looks nice.
10:15At least it's not metal.
10:16Yeah, they went it into the wood.
10:18It blends in, but not sound-wise.
10:20It is a little bit noisy.
10:22So it is updated.
10:24Okay.
10:25Yeah, it is.
10:26Nice countertops.
10:27They're newer.
10:28It's not very big anyways.
10:29It's very similar to our last kitchen.
10:31It doesn't wow me.
10:33Yeah, I mean, it's nice that it has all the updated appliances.
10:36There is room to cook.
10:38All right, let's go into the primary bedroom.
10:41This isn't very big for a primary.
10:43I think it's big enough.
10:45Here we have your primary bathroom, which is the only bathroom on this floor.
10:51Oh, fun.
10:52Yes.
10:53So everybody gets to see all our stuff.
10:55Yes.
10:56So that's a bummer.
10:57That's the benefit of having en suite is that it's private, whereas this would be shared
11:00with any guests that come over.
11:02It's just a pain to have to have it, you know, nice and tidy.
11:06This is really nice.
11:07Yeah, it is super cute, honestly, but it's not big at all.
11:12Yeah, I mean, I know this isn't the land that you're looking for.
11:15I have to get some citronella candles.
11:17It's definitely going to be buggy in here.
11:18Yeah.
11:19Well, actually, you have a screen and porch, so you could just sit out there.
11:22Oh, look at that.
11:23Nice.
11:24I didn't even see that from the kitchen.
11:25Yeah, so that comes off the kitchen.
11:27Yes, this is definitely bigger than the primary.
11:33Don't you think?
11:34It feels bigger.
11:35It really feels like it.
11:36Yes.
11:37Yeah, I mean, it definitely would work for Zoe.
11:40I like that it has some natural light.
11:42So this is the other bedroom.
11:43Right across the hall.
11:44It is right across the hall.
11:45Which is cute.
11:46I like the idea of them being right across the hall from each other.
11:48Yeah.
11:49About the same size.
11:50I'm a little concerned about the primary being downstairs and them both being up here.
11:54And the girls would be sharing a bathroom, which is right in here.
11:58A little on the smaller side.
12:00Oh, boy.
12:01Yeah.
12:02Look at this tile.
12:03It's definitely a choice.
12:05And there's the vent right there as well.
12:07Right in the middle.
12:09I would definitely move that and new tile.
12:11Yeah.
12:12So this would have to be fully redone.
12:14Yeah.
12:15So that's what?
12:1625,000, you think?
12:17Yeah.
12:18It is nice that there's a bathtub and a shower up here.
12:21Mm-hmm.
12:22And look at this thing.
12:23Oh, my gosh.
12:24Isn't that the cutest thing ever?
12:25I mean, I do love that.
12:26Yeah.
12:27I do love it.
12:32So down here, we do have a full bathroom, which is nice.
12:34Okay.
12:35Okay.
12:36Definitely needs to be updated.
12:37We do have this area here that could be potentially used as, like, an office.
12:41I mean, I think we could use it for a guest room.
12:43This is very oddly laid out.
12:45Mm-hmm.
12:46We've got these vents exposed.
12:48All that's going to have to get covered up.
12:50To make this fully functional, you're going to have to redo all of it.
12:53But with the bathroom included, probably 40 grand at least.
13:00Squeaky floors.
13:01Mm.
13:02Very squeaky.
13:03What are we thinking?
13:04Yeah.
13:05So obviously, I love this neighborhood.
13:07You know, the walkability has that charm that our colonial back in Boston had.
13:12Everything from the, you know, the white fireplace to the built-ins.
13:15I mean, I think the floors are beautiful, but I'm just ready for a house that doesn't creak every step I take.
13:21The backyard, it's cute.
13:22I'll give you that.
13:23Was amazing.
13:24I'll give you that.
13:25It's amazing.
13:26I love that this house is only $520, so it's well below what we were wanting to spend, which gives us plenty of room to make those renovations.
13:34Yeah, but all the renovations that we've talked about are going to put us well above, so I think we should just buy something at $625 and get more.
13:43Their agent might have found the perfect compromise, but...
13:47I don't love this.
13:54Laura and Josh are checking out an updated colonial for $509,000 that could give them what they both want.
14:01I am excited about the yard.
14:04I mean, it's got an acre.
14:05We're about 30 minutes from downtown, and I think even the nearest park is like 15 minutes away.
14:11We could build a park on an acre.
14:13I don't know about that.
14:20Yeah, it's so cute.
14:22Definitely a colonial.
14:23I love the landscape, lots of trees and the siding.
14:26Yeah, plenty of vinyl.
14:28Yeah.
14:30Hey.
14:31Hi.
14:32So good to see you all.
14:33How are you?
14:34Good to see you.
14:35Good to see you too.
14:36Look at this.
14:37Yeah, wow.
14:38I love this stairway when you first walk in.
14:40It's a good focal point.
14:41Yeah.
14:42I'm not a fan of how close everything is in here.
14:45It feels really claustrophobic.
14:46I think it's cute.
14:47I think it's colonial.
14:48Yeah, that's true.
14:49Yeah, that's what it is.
14:51Well, let's go check out this room that I think might make a great office.
14:54It has a lot of natural light.
14:56Yeah.
14:57Which I really like.
14:58I do like that there's wood floors.
15:00We're going to go through here into the dining room.
15:04Yeah.
15:05I like the chair rail.
15:06You do love the chair rail.
15:07It adds some character for sure.
15:09Is the chandelier a little low?
15:11Maybe.
15:12The ceilings aren't very high.
15:14I mean, you could get a decent sized formal dining table in here.
15:18Oh, it's brand new.
15:20Love the giant island.
15:23Yeah, it is nice.
15:24I do like this countertop.
15:25Yes.
15:26I love that it's all the same height.
15:27I do like that it has a really modern feel.
15:29Yeah.
15:30I think while I like charm, I really wanted a modern kitchen.
15:33Do you think it's too small though?
15:35I mean, you can't open the dishwasher and the oven at the same time.
15:39Most people don't do that though.
15:41Right.
15:42This is what I'm talking about.
15:47Yeah.
15:48This is a yard.
15:49It is a lot of yard.
15:50This isn't a yard.
15:51This is land.
15:52Yeah.
15:53Look at all the frolicking you could do out here.
15:55There's so much frolicking space here.
15:57Yeah.
15:58I mean, you're a big frolicker, so.
15:59I definitely think we would want to add a fence though and probably extend this patio
16:04or put in a deck, right?
16:05What does that cost?
16:06Yeah.
16:07I mean, a deck is going to run us like 40 grand for a covered one.
16:09Covered one, yeah.
16:10And then the fence is going to be probably 10 to 15.
16:12I mean, I do love the space though.
16:16I just really love this staircase.
16:18It is really nice.
16:19It's very cute.
16:20Yeah.
16:21So this is, you're going to be your primary bedroom.
16:25Got some nice light in here.
16:27Yeah.
16:28It's a little on the smaller side.
16:29Yeah, especially for a primary.
16:30For a primary.
16:31I really like that there's hardwood floors in here.
16:34This is really updated.
16:36It's nice and modern.
16:37Yeah.
16:38Look at that shower.
16:39Yes.
16:40Oh, that's really nice.
16:41Yeah.
16:42Got a nice little foyer area.
16:43Yeah.
16:44I like the landing.
16:45It's cute.
16:46Okay.
16:47You've got another full bath here with dual sand.
16:49Oh, yeah.
16:50So this will be good for the girls.
16:51Yes.
16:52Yeah.
16:53One for each girl.
16:54Got some nice bright light in here.
16:55Yeah.
16:56Yeah.
16:57More natural light from the front.
16:58Yeah.
16:59This is definitely smaller than the first one we looked at.
17:02I mean, the space is fine, but I would prefer to have it all on one level.
17:07This house has two stories and it makes me a bit nervous to have the girls upstairs in
17:11their bedroom while we're downstairs in the living room.
17:14Not being able to hear them or see them or keep an eye on them.
17:17Okay.
17:18So this is it.
17:20You can tell that there's beams and then HVAC here.
17:24I mean, it's just not super functional.
17:27You know, I don't love this.
17:29Yeah.
17:30I mean, it would be fine for a play space for the girls, but I don't know there'd be much more
17:33that we could do.
17:34This is really low.
17:35Can we go back upstairs?
17:36Yes.
17:37Okay.
17:38Let's go back upstairs.
17:39I love the outside.
17:41It's definitely that traditional colonial, a little bit New England style that I was looking
17:46for.
17:47Yeah.
17:48It's definitely got the yard I'm looking for, right?
17:49Kitchen-wise, I love that it's updated.
17:51Yeah.
17:52I think it's a little on the smaller side, honestly.
17:53I do like knowing that, you know, a lot of this stuff in here is new and I don't have
17:58to fool with it all the time.
17:59Yeah.
18:00I mean, at 509, we're well below what we wanted to spend.
18:03So we've got some room to spend some extra cash to make the changes that we wanted,
18:07but it feels really claustrophobic to me.
18:10It takes away from that new build feeling I'm looking for.
18:12What is the orange stuff?
18:21Pimento cheese.
18:22Yeah.
18:23Awesome.
18:24Thank you so much.
18:25Laura and Josh are happy to be back in Louisville and are ready to decide on a new home.
18:30Let's talk about the large brick ranch.
18:33It was three bedroom, three and a half bath.
18:36When you walk in, it's got that wow factor with the high ceilings and the open floor plan.
18:40It's listed at 550.
18:42It does need some updating.
18:44The kitchen is kind of outdated and I did like the basement though.
18:47It does have that spare bedroom that we're looking for too.
18:50And it's new, right?
18:51It's a new build.
18:52The biggest thing holding me back with that house is probably the size of the backyard.
18:57The archways and the entryway did add some additional charm that you would normally see in a newer build,
19:02but it still doesn't have the charm that an older house would usually have.
19:07And that location in that neighborhood is not giving me the walkability to walk to restaurants and shops.
19:13The Cape Cod style house that we saw was the neighborhood I was looking for.
19:18Yeah, I know.
19:19It has that walkability, you know.
19:20The kitchen was renovated.
19:22The backyard, while not the size that I wanted, was really cute and had a nice vibe.
19:27It reminded me so much of our first house in Boston.
19:30Yeah, it did.
19:31I think maybe too much for me, honestly.
19:33At 520, it's still below, you know, kind of what we were looking to spend.
19:36Let's talk about the colonial with lots of land and it was at 509.
19:40I mean, it was kind of plain.
19:42Wasn't crazy about the basement.
19:44Mm-hmm.
19:45And it wasn't really an open floor plan either.
19:47It had beautiful trees in the back.
19:49It had a humongous lot, right?
19:51I really appreciated that it was renovated fully.
19:54The only updates we would, or money we would spend, would be outside on the backyard and the deck and fence.
20:00It had that colonial exterior that I love.
20:03Location-wise, it's not near a whole lot.
20:04It's kind of definitely out in a more remote area.
20:07However, I did love the kitchen.
20:09The kitchen was very bright, airy.
20:10I love that.
20:11As well as the ensuite bathroom.
20:13That bathroom was really nice as well.
20:14Yeah, that was really nice.
20:16Oh, you want ice cream?
20:26Yeah.
20:27Okay.
20:28We decided to go with a large brick ranch.
20:29It had a lot of what we were both looking for.
20:32Plenty of space for the girls.
20:33Plenty of space for us.
20:35Ready to go outside?
20:36Let's go play.
20:37This house was listed at $5.50.
20:39We ended up buying it at $5.45.
20:41What sold me on this house is that while it was the size and wow factor that Josh wanted,
20:46it still had that character that I was looking for.
20:49And it just felt like this was the house that we could stay in for a while.
20:52Cool.
20:53Oh, get it.
20:54Can you get it?
20:55Go get it.
20:56We've been in the house about six weeks, and it's been a whirlwind, but we're almost there in terms of getting settled.
21:01In the future, I think we'll remodel the kitchen and the bathrooms. Not anytime soon, though.
21:06Three.
21:09I don't have to work on it every weekend. I get to save some time and spend quality time with my girls.
21:16Now that we've moved into our house, we're able to spend so much more time with our friends and family, and it has just been even greater than we imagined.
21:23It's just so special being able to raise our daughters where I grew up. I'm just so excited to see what the rest of the future holds.
21:30Let's see.
21:31Let's see.
21:32Let's see.
21:33Let's see.
