00:09and where we need to be.
00:11We've still got more than 20 units left to finish.
00:14The deadline to the opening is fast approaching.
00:17We have some units that are almost there.
00:20There's some other units that will be almost there
00:22the day before we open.
00:24There is so much land available on this island.
00:27The potential of owning 600 acres of raw land,
00:31it's daunting.
00:33There are so many ideas floating around in our heads.
00:49We're a couple of weeks to the official opening
00:52for Pines and Palms.
00:54It's a very intense time on property as a whole.
00:57We still have a great deal of trades here,
00:59but now we also have a lot of the team back on site.
01:07Today I have Karlyn on site and Michelle on site,
01:09so that doesn't feel so lonely.
01:11What I would like to do,
01:13while we don't have too much stuff in here,
01:15we'll get this sofa reorientated,
01:18which will take all of us.
01:20So Michelle, I know we did a lot in the other unit,
01:23so it's just duplicating here.

02:18What no one is thinking about is that these rooms have to be cleaned,
02:22all of the wallpaper installed, all of the furniture assembled,
02:25all of the fits and finishes with artwork, mirror, lighting, decor.
02:29That's kind of where you take over.
02:31That's your window.
02:32When we did the very first schedule.
02:33And everyone's been pushed.
02:34I allocated X number of days per unit to get in there and do all those finishes.
02:39And in grand total, it was probably about a month's worth of work.

02:43And is that all condensed now?
02:44That doesn't even exist on a schedule anymore.

02:49So, it can always be done, but what it means is we're going to be paying, like,
02:53the installer to come back, like, seven, eight times as a single room is ready,
02:58instead of saying bring your team of six and blitz the property.
03:01That is hard to finish one space and then go back.
03:04From the construction perspective, they want to wrap up and finish.

03:08But that's when people assume that means we can open the doors.

05:12We're just trying to at least finish off some of these, like, smaller little units to just cross them off the list.
05:21Although the property as a whole has not finished construction, we do have certain units that are ready for furnishing.
05:27So we're unpacking furniture and construction is going on all at the same time.
05:33I was wondering if you could do me a bit of a favor, though, before you come down tomorrow.
05:36Like, if you could just bring your tool kit, bring a drill, bring a hammer, bring all that stuff so you can help.

05:57At this stage of construction, we are into the PDI, which is the pre-delivery inspection.
06:02You kind of go through every room.
06:04You're making notes like, oh, this light is not in the right spot.
06:07This piece of furniture isn't correct.
06:09We're missing this.
06:10We're missing that.
06:11It is the very final list of elements to complete that room, close the door so it's ready for guests.
06:16And I guess some of that list is coming my way.
06:20In the poolside unit, Sarah has bought some linear tables that go against the wall just for a couple of chairs to go in.
06:26There's not a ton of space in these units, so she's got to maximize the usage that she can get out of that furniture.
06:32Well, the legs are a little closer together than she was hoping.
06:36It's a bit tight for the chairs, so I need to modify this furniture.
06:43They're also just, you know, one more thing off the list, so I'm not really one to just stand around.
06:51He's still got it, folks.

07:02And now, two chairs fit nice and comfortably under the table.

07:59And then the battery light came on and my car literally shut down.

08:09And she may regret calling me in the first place.

08:29There's her car.
08:34Yo, the battery light isn't on anymore.
08:36But that would be an engine light on.
08:38The check engine light's on, yes.
08:41You did get it home, but lo and behold, my battery didn't need to be replaced.
08:45I'm very grateful that my husband came and rescued me from being stranded.
08:52This is just a myriad of things that have gone wrong, unfortunately.
08:56This is a huge oversight, putting a skimmer in when the pool is already complete.
09:03It should have been done two months ago.
09:05It's the area that it kind of sucks water off the top, so any leaves or floating debris go into the skimmer, they get caught in the filter, it goes to the pump, filters everything, pumps the water back into the pool.
09:18So it's a pretty integral and required part of the pool plumbing.
09:33For some reason off the original architectural, the drawing set from the pool company, the skimmer was missing.
09:47So when the pool was redone and retiled and filled with water and completed, they realized upon inspection that there was no skimmer.
09:57Which means we have to go back to go forward.
10:00The reality is this was supposed to be a simple fix, but there's nothing here that says this is simple.
10:10It's been a day and a half of digging this all up.
10:13And now it looks like we have to run all of the new piping tied into the skimmer into the pool, then re-pour all this concrete, relay all the pavers.
10:24You know, we're going backwards.
10:39We are down to some of the finishing touches and installing artwork is one of those last items that we put into each of these rooms.

10:50Pasta has been working so hard around the clock on creating these beautiful custom pieces of art.
10:56Being a local artist, being sort of the heart of Isla Mirada, it's really important to the partners to have some of his pieces within each of these rooms.

11:10So could you just lean it on the table for the time being?
11:13Oh, perfect. Installed.
11:15The clock is counting down until guests are driving through the front gate and occupying these rooms.
11:21Like we could center it here and just move this table over.
11:23I just don't want the table encroaching on the bedroom.
11:26It's not going to encroach if you move that table five inches to the right.

11:43Right now all I can see is that to-do list of things that still have to be done.
11:49So it's the fight to the finish to make sure absolutely everything is perfect.
11:54Every towel is folded beautifully.
11:56Every bed is ironed and ready for guests.
11:59These are the things that keep me up at night.
12:01But I feel like we are getting very near to the finish line.

12:17There's less and less trades on site.
12:19We've got 48 hours left.
12:21Things are starting to get buttoned up.
12:22We're checking items off the list.
12:24For the past few days, Sarah has been just, you know, fully immersed,
12:28trying to get all the deliveries in here, unpacking the boxes,
12:31putting furniture together.
12:32Things arrive damaged.
12:33They need to be replaced.
12:34And the clock is ticking.
12:35We have guests coming into these rooms.
12:37They have to be fully set up, operational, functional.
12:40They have to look great.
12:41So this is the part of the job when there are just a ton of demands on Sarah and her time.
12:49We are in the finishing touches stage, but we are definitely not at the finish line.

13:17The ocean view unit was a challenge with the rusted rebar in the beam, the spalling concrete, the plumbing, the electrical.
13:25The proximity to the ocean, the salt air had just eaten away at these units.
13:30They're some of the original units on property and we saw it firsthand.
13:35These units ate up a majority of the budget structurally, for sure.
13:46These units are why people come to the Keys.
13:49People want that true oceanfront living.
13:54They want to wake up.
13:56They want to sit on their patio in their bare feet and walk steps right out into the ocean.
14:04We really wanted to just maximize the view.
14:07All new windows were really important in this space.
14:10Even how we treated the drapery, but also the bed area so that you could create a beautiful view at different times of day in each of the areas of the room.
14:19On the construction side, the design team asked us to remove fairly significant concrete posts.
14:32We were able to cut back a stub in the wall to open up the area between the kitchen and the living room, which I think was really helpful.
14:38And take away part of that dividing wall as well to open up the space.
14:42It solved two problems with one solution.
14:46We had to repair the beam anyway for the rusted rebar and the spalling.
14:51And it ended up giving us more space that we wanted.
14:59I am pleased with how these units have turned out.
15:03I think they've come together beautifully.
15:04I still think they feel resort-esque, kesey, relaxed, casual vibe.
15:10I also know we have work ahead of us.
15:17The pool is still weighing on my mind a little bit.
15:20This is a huge feature.
15:21We don't know if it will be completed.
15:23And there are still other units that need some finishing touches.
15:26So it's not time to take a rest.
15:29It's time to just go full throttle ahead.
15:31I think when we first looked at this project and, you know, we met with the partners and we walked through the property, everybody had the rose-colored glasses on as you always do at the beginning of a project like this.
15:52We should be under budget and on time.
15:54We were excited about the concept of taking something iconic in the Keys and just, you know, bringing it up to modern standard and bringing more people down to actually enjoy that property.
16:07But you do certainly go through, you know, the physical, the financial, and the emotional up and down in a project like this.
16:17I think that's part of the problem with six people at the table is everyone just keeps saying, sure, sure, sure, sure.
16:23You know, there's a lot of decisions being made.
16:25The budgets are going up and up and up.
16:27We're not extending the schedule as far ahead as we should be with the scope of work.
16:33We've still got guests coming on property mid-renovation.
16:38We've got to shut everything down for weddings and resort buyouts.
16:42This was a heavy lift in a very short amount of time.
16:45As a group, I think we all did want to think optimistically, but once you start pulling back drywall and seeing what was existing, we had to really put on the brakes and go back.
16:59We weren't dealing with the same thing in every unit.
17:02We saw mold in some of the units.
17:04We saw termite damage in other units.
17:06We saw structural issues.
17:08We saw the corrosion of the metal in some of the townhouse units.
17:12Like, every single unit had its own problems, and they were different than the other unit.
17:17It's definitely worth mentioning that on a project like this, you know, it's not just us.
17:22It wasn't just Nick and Rainey or Chad and Katie.
17:26It's Brett that's on site with his guys.
17:28It's Ted.
17:29It's Ed.
17:30It's Joe.
17:31Byba.
17:32It's all of the staff, all of the trades.
17:34Everybody that's coming together.
17:36And you're really in a project like this, create an entirely new community.
17:50Installing this skimmer, it's a lot easier before you finish the pool.
17:54We've got to drain the water.
17:56They've got to cut into the concrete.
17:57They've got to lift a path through the new decking of the pool material.
18:02Over the edge, we've got to run new plumbing in.
18:05Get the skimmer installed.
18:06Get the mortar and the grout, all the concrete, the tiles back in place.
18:10Put the deck down.
18:11You know, make sure it's operating properly.
18:13This may be the very last thing completed before guests come through the front door.
18:27I'm sort of breathing a sigh of relief.
18:29This pool is one of the key features on property here.
18:33This pool is known in Isla Murata as one of the most beautiful pools because it's basically on top of the ocean.
18:39This is a key feature.
18:41So there was no opening without it.
18:44So I'm just happy that it has been completed and we can officially open the doors.

19:39We did here add the shower as well by the Cabana Bass.

19:44Oh, because before they were showering over there and like splashing people in the pool.

19:53The color of the ceiling, all the white, like it just makes everything feel so much bigger.

20:45And then you had to step up to actually get in the pool.

20:53And the fact that there was no sunshade, so we've added some umbrellas, even just bringing
20:57in the palm trees.

20:59I was adverse to building in the trees into the deck and Mike, the landscape architect.

21:06And he was right.
21:08The new pool is amazing.
21:09I would challenge anyone to find something nicer.
21:12I mean, you can't lose.
21:14Because you have all the glass, people are going to, depending on the time of day,
21:17take their chairs, turn them around so they're staring at the ocean.
21:20So how does this look at night?

22:21Coming back today, seeing guests walking in bathing suits again on property.

22:34All right, Pines and Palms.
22:51So first impressions, it looks a lot cleaner.
22:54The reception in particular sort of sets the mood for the rest of the property.
22:59It's fun.
23:00It's whimsical.
23:01It's tropical.
23:02Brand-new kitchen that you and Brett did, which I love.
23:08And then the grab-and-go, so that is also a source of revenue.
23:11That's great.
23:12And the two-story units here.
23:16What a nightmare that was downstairs.
23:18When we first opened this one up, I mean, rot falling apart.
23:21The water damage, the improper framing.
23:24Now it's accessible, full kitchen, tile floor.
23:29Upstairs is great.
23:31Nice big unit for a family.
23:32People can split costs.
23:35And the all-new windows and doors, I think, has really helped as well.
23:39Everything feels a little bit brighter.
23:40Yeah.
23:41Still a bit of work happening on the stilts.
23:43A few final touches, but I am glad we did that structural work.
23:46Got the new railings up, the decking down.
23:48Out of all the rooms and projects on property, I think the stilt units were probably the ones that I didn't think were going to make it.
23:56So much structural work to do now that all the work has been done.
24:01I mean, the decks are bigger.
24:02They're safe.
24:03The rooms across the top and the stilt just look inviting.
24:06Mm-hmm.
24:07The first time we walked in and walked on site, there's water damage.
24:10There's mold.
24:11Hmm?
24:12History.

24:14That's what I call that.
24:15It did not look like somewhere that I could convince Sarah to stay for a night.
24:19The stilt units in particular, we put in all new windows and doors, which I think really opened up the space.
24:27What's the kitchen?
24:28Floor plan will stay the same, but this will all be ripped out.
24:31When we're looking at the layout, the layout didn't change all that much.
24:35We still had the central living space when you first walked in.
24:38We did reconfigure the kitchen with all new cabinetry and appliances.
24:43Bathroom.
24:45I think we can just better use this real estate.
24:49All of these walls need to come down.
24:51We've moved the sink into the bathroom.
24:54We've created sort of a more standardized look and feel for the bathroom.
24:58It does feel new, improved, fresh, clean.
25:02And then you still have the privacy of a bedroom at the back of the property.
25:06So it does feel like a completely new take on these old units.
25:10This in here, remember we had the road going right down, so we'd have trucks and cars, people trying to put boats in.
25:16Now it's in one way, out the other to limit cars driving everywhere.
25:21This becomes this sort of wandering path for bikes and for kids to play on.
25:25Once this landscaping grows in, it's going to add a lot of privacy too.
25:28And you know what? The numbers look fantastic.
25:31You like the numbers?
25:32They are hung with precision.
25:36The poolside units are kind of where we started.
25:39Looking back how dated they were, it's a completely different unit.
25:45We had some fun here, I think, with the finishes as well.
25:48I love the way the green wallpaper came out.
25:52We wanted to give it some personality, but we didn't want these spaces to feel too overpowering.
25:58And the thing with the hotel is you never want your hotel to feel outdated.
26:03So you're looking for classic things that will sort of stand the test of time.
26:09The views are still spectacular from these units, and they are wonderful proximity to the ocean and the pool.

26:16Like these are going to rent quite quickly, I think.
26:19Getting rid of the boat ramp and putting the grass in here, I think, was a great idea.
26:22It's a bit of a play area.
26:23This is the view here.
26:24This is the $12 million view.
26:27Walking around the property and looking at, you know, Pines and Palms now and just kind of breathing it in.
26:32It feels like the keys.
26:35New life that has been brought back to this property.
26:38It feels familiar.

26:40And I think it'll feel familiar for a lot of people that come down and visit.

27:50This was quite a symphony for her to compose.
27:53Our timeline here was much compressed.
27:56And we need the time to focus on the expansion.
27:59I want to 100% focus on the Bahamas' development, on what that's going to take.

28:04Is this finally the project where you realized you can't do it all?
28:10Hell no.
28:12I like to bite off more than I can chew.
28:15I also like to prove myself wrong.
28:18I always want to do more, bigger, better.
28:21I like to push myself.

29:25But she wants to do that circuit of the cold plunge into the sauna, into the pool.
29:32So I decided to surprise her with a sauna.
29:36It's been beautiful and sunny all day.
29:39This truck shows up.
29:42The heavens have opened up.
29:44It's raining.
29:47Sarah's not at the house for a couple of days.
29:49So I want to get this thing built and installed before she gets back.

29:58I found a great sauna company to work with.
30:01And we're going to build this beautiful, modern sauna with a couple of glass walls
30:06and an outdoor shower that would be great to have in the backyard here.

30:15Before you know it, I'll be doing the thermal circuit, yoga in the morning, Pilates in the afternoon.

32:37Maurizio is a neighbor and a good friend of mine that has a small island not too far from the hotel.
32:43He reached out to me recently because he's looking at, you know, potentially doing some development or monetizing or doing something.
32:50It could be an incredible amenity for the resort if we do some type of collab.
32:55So an extension of activities or things that we currently offer our guests you're talking about.
32:59Yeah.
33:00Or maybe it's some type of collaboration on operations.
33:03Maybe it's a partnership.
33:04Maybe it's an acquisition.
33:05I don't, I don't know.
33:06We definitely need to take a closer look at Victoria Key to see if there's some synergies between, you know, Sarul Amar and that piece of property and Maurizio and ourselves.

33:39South Andros is a very historical, very natural piece of, piece of land with family that have hundreds of years of history.
33:47So we think it's really important to sit down with our local staff and find out like, what does everybody want?

33:56You ladies have been with us for a number of years.
33:58For a long time, yeah.
33:59And I think you know, you know us well, you know the staff here well, you know what we kind of went through to get this to the place that it is now.

34:07But we kind of want to know from people that we respect and trust, what are the guests asking for?
34:13They want the bar to be open a little bit longer.

34:18And then entertainment.

34:20We used to do live entertainment.

34:24And I would like to bring that back.

34:27One of the markets would be incredible, whether it's here on property or somewhere nearby, where the guests can go.
34:32And you guys know, we're like, get on the bike, go to the little artisan market and shop and explore.

35:08I think that we can benefit from tourist attraction.
35:11If we have something to offer, we definitely could have more guests come into the island.
35:16Seeing that Andres is the biggest island in Bahamas, like farming.
35:21We plan our own food.
35:23The hotel can transport, export.

35:27One of the things we're looking at is creating a co-op, farm to table, putting in the infrastructure,
35:32the wells, the machinery as a co-op that we can partner with locals on.
35:37We can produce way more food than we can consume here.
35:40Fishing too, because we don't have a fish house or a packing house.

35:44Where you can, like, if you have your stuff, where you still have to send them to Nassau.
35:48Right.
35:49And I think we can draw a lot more people here as well with fishing.
35:52We do the bone fishing.

35:55That's our main capital, right?

35:58We want everyone's sort of best interest.
35:59And I know for, we are talking medical as well, that we feel was one of the reasons we
36:04did never move forward with having young children here.

36:08Because it was a little bit worrisome without a regular doctor.

36:11It's really, really lacking.
36:12We do have a lot of inquiries about younger kids.

36:17It's great to know that our visions for the island are aligned with people on the island.
36:22We want to know that we're helping and doing the right thing and not showing up and doing
36:27something that isn't wanted in the neighborhood.
36:29Every time Brian and I sort of share our vision out loud, it reinforces it to one another,
36:37but also it starts to sort of grow that seed.
36:41I think for this, we're, you know, there's more to it than just the bottom line.

37:02The Rusty Barge Bar and Grill is a really interesting piece of property.
37:05It's a government building down by the boat ramp and the literal rusty barge sitting in the water.
37:10The problem is the Rusty Barge is just a concrete wall with two tiny windows, a 12-foot gap,
37:17and then the foundation for what could be an incredible deck.
37:23Today, Quentin and Lawrence and a couple of guys from the island are getting started.
37:27So it's been sitting.
37:28We've been watching it just decay over the last eight years.
37:31We're going to pull it apart, reuse what we can.
37:35Many hands make light work.
37:37Working on the Rusty Barge, fixing things up here, you know,
37:40that kind of fits in perfectly with what we were discussing with Jazz and Nicky and Stephanie about,
37:46you know, helping out the community, everybody coming together,
37:48doing things that everyone will benefit from.

38:55Victoria Key is a small private island in the south by just a little bit north of Cyril Mar.
39:00It's owned by a good friend of ours and neighbor Maurizio.
39:03And it could be a great addition to the offering we have at Cyril Mar.

39:35He asked if I'd come over and talk, and he does have some ideas for overwater villas, for some high-end villas, and was thinking with our plans there might be room for the perfect trifecta here.
39:48When I talk about the perfect trifecta when it comes to hospitality, you know, we're looking at the older crowd of the friends and couples at Cyril Lamar, the younger families with the younger kids, you know, enjoying themselves on the backside of the south by the Tiamo.
40:05And, you know, something a little more elevated, the exclusive private reserve on Victoria Quay.
40:11He's got residences here, he's got staff residences out back.

40:16You could have your marina, I mean, look at the kids.

40:20You can have people come out here for the day, do all their waters, but it's almost like the cruise ship island.

40:51Talk to a lot of friends and mentors in the business who say, you know, some say you have to focus on one thing, you can't be everything to everybody.
40:58But then, you know, other properties offer a little something for everybody.

41:10Well, and I was thinking about you and the whole wellness and the retreat kind of thing.

41:25Looking at adding Victoria Key into this mix, we could now have that exclusive private members club that's a little bit more expensive, that's a little bit more exclusive, that has the different amenities and experiences, so that we're offering something for everybody.

41:47The idea is to put overwater villas with dockage at the end.
41:52We've got deep water there that's accessible from deep water so we can get yacht traffic in.
