00:00shout out to fig because i had not seen this by myself but when he sent this to me
00:04my jaw nearly hit the ground john um there is quite the development that's happening here in
00:10the city houston and we got to get into a little stadium talk uh i don't know fortunately
00:13unfortunately is the case rodeo houston obviously institution biggest rodeo in all of the world
00:21really is is located and is you know calls rate reliant stadium their home and it's a great thing
00:27like obviously incredible events uh you know the excitement the uh it's the right word the
00:33carnival all of it it's an incredible thing that happens yearly we're so happy to be able to partner
00:38with them and all of that uh but they pose like the biggest or maybe not the biggest but one
00:43of
00:43the difficulties to what the thing that the texans have said that they've wanted all along which is
00:47like renovations to that building to be able to make upgrades and even if the money comes around
00:52and the agreement when do they do this was always a big question like because rodeo has their time
00:56and they're not giving that up does that change at all with this news of rodeo houston having an in
01:03a
01:04historic investment is what they call it which it seems like they are building their own arena and
01:10just like location away from reliant stadium it's a 300 million dollar project uh not necessarily on
01:18the reliant park i guess is what we're calling it now uh grounds but near the grounds it's going to
01:25have a new arena it's going to have i guess it says central building so i'm guessing that's offices
01:30and such uh ranching facilities look like a shopping center looks like it could be very much it could
01:36very much be an event center as well i think it will be agricultural complex uh near uh reliant stadium
01:44not necessarily on but it definitely this is what i think is important it affects reliant stadium it affects
01:52the the the dynamic over there i don't know how much directly it is like it's not taking up parking
01:59spaces per se uh which would you know legitimately irritate uh you know anybody like the texans you
02:07know that that uses that facility but it's it's definitely something that a dynamic over there and and and
02:14here's where i'm going with it please um they are going to break ground i believe in 2029 2027
02:21uh and they want to have it you know by 2030 operational so but why does 2030 remind me is
02:28that is that when
02:29the lease yeah yeah is that you're in my head okay i just wanted to make sure i was right
02:34there you're in
02:34my head the the the texans not the svu the texans lease expires in 2032 and 2032 is what they
02:44really
02:45want to highlight this facility for because that's the centennial of the houston road hell yeah brother
02:50yeah it's the centennial in 2032 coinciding with the lease running out in for the houston texans with
02:57the county and 2030 let's say it opens in 2030 that's when negotiations are happening hot and heavy
03:02uh in terms of a new lease or or whatever getting out of lease and all that so it's not
03:08like oh you
03:09know they're the texans are out they're going to build a new stadium i think it kind of gives them
03:13leverage i think actually it goes the other way i think this gives them a path forward to stay in
03:18that area and i know i see some people in text line texas need to get out of there i
03:21don't know how
03:22much you actually want the texans to go elsewhere really and truly and i to start with this is to
03:28be
03:28very clear um the livestock show and rodeo is announcing that they will have plans for a
03:34landmark livestock and agricultural industrial process uh complex rather along highway 288 so
03:41it's near that same area so i don't know if this is going to be separate and like the the
03:46rodeo is
03:46still going to be held here i feel like they would still want the rodeo to be held in the
03:50stadium yeah
03:52and they feel like at the very least rodeo is not leaving that stadium correct right like they they
03:57still fully plan on having that stadium be a center point for what they are doing right because
04:02unless they have a giant arena to be able to do this rodeo houston's not giving up being the great
04:07biggest rodeo in the world that that would be insane for them to do so they still need that stadium
04:11and 288 is still fairly close to that place like i think that they would want like they would still
04:16need to be the case so there's still going to be a stadium there in my mind does that feel
04:18like a
04:19fair thing to say absolutely because one of the other things the houston livestock show and rodeo
04:23uh said that during the rodeo it's it will host all horse show competition livestock shows not all
04:30some livestock shows uh the junior you know shows as well yeah um competitions educational so it is
04:39going to be integral as part of the rodeo just a little bit further away so they're going to be
04:44in
04:44the stadium i don't think that they make this move to be in the stadium and they said like they
04:47they
04:47want to remain it remain it reliant i don't think that they make this move independent of
04:52conversations with the county and with the texans absolutely and so that makes me feel like the
04:57texans and the county at least in conversations nothing has been hammered out so far as i know
05:01are in conversations to remain there and if if and when this gets done this opens the opportunity for
05:08outside of football season whatever renovations demolitions rebuildings whatever they want to do in
05:14that area can be done where we were wondering well february they have rodeo like the entire month
05:19that's that's out of the question and then all these other time periods that you that are you know
05:23this they're occupying the building they would have i imagine their facilities at this location this new
05:28location on highway 288 they'd be able to create more of that space an opportunity to do some of the
05:34you know add into that building with that space that is available to you as well like this feels like
05:39this is a big win for the nrg reliant complex there as opposed to the thoughts of the texans having
05:44some
05:45level of building in the outskirts or anywhere else i think it does both i said it gives the texans
05:50leverage i think it gives the texans leverage with their uh lease negotiation uh it with their uh desire
05:57to to have you know the complete uh remodel whatever you want to call it renovation of that stadium and
06:04that facility around the station the stadium it absolutely gives them leverage that i think it
06:09also gives them leverage in like hey you know what we're thinking about getting out of here i think
06:14it gives them both like you're doing all this you know over there and and it's and it's private
06:20privately fund by the way it funded it's not necessarily which is my music to my ears personally
06:25yeah but but at the same time it's like what are we getting you know we you know i think
06:29it gives you
06:29leverage on both ends you think so stay or go you think this is rodeo leverage you're saying no texans
06:35leverage yeah i think it gives you texans leverage because you know they've been beating their head
06:39against the wall just trying to get you know the plumbing fixed uh with the county you know and they
06:44have to go through all these channels and the rodeo footprint as much as they are great partners they
06:49really do work well together the rodeo and the texans they like each other and they understand each
06:53other it's still an inconvenience you know it's still a very very much i mean they can't even go to
06:58their offices during the rodeo right and so i think if they want to stay it gives them leverage
07:03but if they want to go i think it also gives them i think i think the offices thing has
07:06been
07:06kind of cleaned up because of the headquarters that'll be over there in bridgeland that will no
07:11longer be an issue having the stadium there and boy it would be a really i mean what you're talking
07:17about like the idea of leverage they do have that to some degree i guess because rodeo needs a built
07:22needs that stadium to remain there and if the texans do like do want to go somewhere is the county
07:27just
07:27going to have the stadium simply for rodeo or like i think that that is something there but
07:31that would make me think that there's been conversations here i will say personally though
07:35outside of like the larger overarching i think that this means that that's there's a stadium that
07:40remains in that part of town whether it's that same stadium redone or a new stadium i think that
07:44that pushes further there right that yeah i think i can agree with that because uh you know clearly
07:49they need that stadium with the rodeo if they're building a million square feet of space i also wonder
07:54if that doesn't make like reliant arena over there like uh some of those other things maybe that is
07:59where you get some of the space to do some of the other things that we've talked about land
08:02development wise that you would want to do those are all questions me personally hey man rodeo used
08:07to be one big thing on the same area yeah what am i supposed to do now that they're in
08:11two separate
08:11areas well they're in the vicinity yeah but am i walking to the other to the other location got trams
08:17they got uh you know all those golf carts we saw everywhere you know i mean like am i walking
08:21to
08:21that location is the carnival still going to be right there carnal's got to be there right
08:24so i get at the current location yeah that's what i'm saying like if once once this is built
08:28which i look let's let's just for the for argument's sake like a mile away i don't know exactly where
08:33it is i don't i can't pinpoint this on the map right now but let's say it's a mile away
08:36from the
08:37other stuff that they have are they just are they just taking the gamble that most of the people
08:41that are going to these events are maybe not going to the carnival at the same time uh and so
08:45they're
08:46just like hey y'all are going to the carnival y'all are getting your turkey legs and your brisket
08:50and your funnel cakes you going in mark a mccollum right you're doing that he's got it all wired right
08:56you're doing that and you're probably not also at the same time going to see you know the horse
09:01exhibition or whatever else is happening at the same time so maybe that's the gamble that they're
09:04making i guess me personally because it was a couple times where i just wanted to go to the
09:08carnival kind of chill out but it was a big old concert like a i guess chris stapleton or somebody
09:14like that where it was just jam-packed yeah where i'm like man i don't even feel like going because
09:18i
09:19got to deal with the people at the concert and i'm just trying to go get a funnel cake and
09:23just
09:23kind of walk around a little bit i think i would like it more if they did maybe have the
09:28carnival in
09:28their own space yeah where if you just want to do the carnival and the other stuff they got going
09:34on
09:34in that area that's one thing but if you want to just go strictly go to the concert you could
09:39just go
09:39over to nrg i do think it also gives you the option i mean there's all kinds of options that
09:44i'm sure
09:45they're they're weighing right now of getting rid of some of these older buildings not not the
09:49astrodome you know i'm talking about like the other ones like the astrodome yeah but yes but i
09:53mean you get my point like where they had all these events like the agricultural shows and maybe that
09:58is a you know sort of a carrot for the texans to stay you know we're going to get rid
10:03of all
10:04these buildings we're going to build such and such you know right this this is where the toro bar
10:08goes whatever like this is how we then also create that district that helps anchor that might be a great
10:13incentive it's possible it is quite possible all this is and maybe that's maybe there's a parking
10:17structure that goes over there so there's actually uh you know opportunity to have more uh folks in
10:22that area the possibilities i think of this that this opens up is huge like because again i i personally
10:28thought that this was going to be a relationship where they find something to do there but have a
10:33good answer for how do you get this done and when do you get any updates or any buildings of
10:37a new
10:37building done i didn't have a good answer the answer opens up with this i agree all right we'll see
10:42i know
10:42there's some people on the text line that are still in a place where they're like i don't even
10:45care get it out of that area i don't i don't know if i agree with the idea of just
10:49put it on the
10:49suburbs especially because the infrastructure investment that you need on top of the building
10:53is a lot more than i think the average person considers in fact it's it's the reason why we
10:57should not have to consider it that's the reason why government entities should be when they're doing
11:01their job considering that i think that the infrastructure that you already have here even if it's
11:05insufficient it can be upgraded better than you could build a whole new one i think yeah at least maybe
11:09all right you're in the loop right here on sports radio 610 rodeo uh moving some of their stuff uh
11:15into a private property nearby to the uh reliant park area fly too man i mean the rendering do yeah
11:21renders renderings always look fly i i would i would venture the guess and you you correct me if i'm
11:26wrong when it comes to rendering versus actual thing i think it's about 40 hit rate yeah i was gonna
11:31say
11:31they about about 60 maybe i know where the rangers played when we saw that rendering we was kind of
11:36like uh that was not fly it was not no
