00:05year after year the zombie flipping teams scour the neighborhoods of America to fix neglected
00:11and decaying homes eliminating neighborhood eyesores one monster flip at a time from
00:18life-threatening situations has do completely lost his mind this is how people get killed
00:23to life-changing paydays that's more profit than we've ever seen in our whole life when it comes
00:29to reviving zombies deadlines and budgets are the least of their worries what's up wait what the
00:36now we're revisiting some of the most astonishing clips from our past seasons on this special episode
00:47the team attempts to transform these Franken zombies into high-end homes prime to make serious
00:52bank this is a cartoon of a house this is scorched earth yeah this house is clucked up it feels
01:03like
01:03a death trap and I know at least one raccoon that would agree oh my god we're gonna get rabies
01:09this
01:12is zombie house flipping back to the flip Rex to riches isn't it funny that Duke called us earlier
01:22he called and told me he had a project yeah you know what though for him to call us out
01:26of the blue and
01:27say he wants to show us something I feel like we're gonna get pumped where are we going somewhere on
01:32Rayford yeah he said it's like Bumby and Rayford you know that I know that area pretty well I'm trying
01:37to imagine what could be over there there's that house that's been abandoned on the corner for like
01:42a hundred years someone with a really steep roof yeah that's a tarps guys that's a scrape though like
01:48that's not you know how much you hates old houses like really old houses he wouldn't have anything to
01:53do with that all right here we come well that's it yeah that's the address and it looks worse than
02:02I
02:13remember this is a cartoon of a house look at the roof it's like folded up and falling inwards
02:20it's not even a zombie this is scorched earth seriously nightmares are made here
02:29oh my goodness what's up this thing is gnarly huh yeah this is a funny prank uh it's not actually
02:36like I really think this house has hope wait until you see the numbers on this project okay
02:40I guarantee you you'll find the strength to pull through this what can you tell us about the property
02:45so it's a two-story home on a big corner lot and it's just over 1800 square feet the downstairs
02:51has a
02:51huge living and dining area and what could be the primary bedroom the second floor has got three
02:56more bedrooms a bathroom even this cool bonus room and plus there's that separate garage
03:04come on this way into the belly of the beast we go
03:13oh man oh my god this is way worse than I thought it was gonna be this is this is
03:19awful guys I can see
03:20the sky I can literally see the sky from here look the skylight the rug is rotten so rotten that
03:26it's
03:26like it's part of the floor now oh look at that beautiful hardwood under there we can look this out
03:35nice and open here to the outside of the world yes yes that whole wall should be rebuilt oh my
03:44god
03:44we're gonna get babies let's get out of here that's ridiculous if that's not a sign that we should
03:49split I don't know what is you want to sit on the front porch and miss out on this lotto
03:52ticket
03:52come on oh god this kitchen's ugly nothing in here can be saved look how straight all the floor joists
04:02are this house can be saved okay let's go check the second floor because I have a feeling it's going
04:06to get worse I can't even believe I'm going up here wait guys I found a great bathroom oh god
04:12well that's horrible look at this hidden troll room here all right so there's like a closet that leads
04:18into it's really awkwardly shaped could we make it into a bathroom or something yeah I think it'd be
04:25cool with the cool ceiling I think this is where we start the fire that burns the house down so
04:29that
04:29we can build something new this is the last bedroom oh my god right this room is so jack
04:39don't go outside oh my god the door don't go outside like I need a warning yeah well maybe you
04:44do oh my
04:44god Keith watch that yeah careful where you step away that's the whole wall yeah yeah Keith I wouldn't
04:48even lean on that wall I mean it's all cracking off you're just gonna fall through does this still
04:53seem like a good idea to you this can be fixed you get a frame right here clear all this
04:58mess off and
04:59start putting it back together in two or three days you'll have a new wall why on earth would
05:02you want to do this you hate projects like this we have a chance to make some real money and
05:06I think
05:06you guys are specially equipped to do it this house all fixed up can I say 500 in this area
05:12I would list it for 495 or 499 yeah okay so if we say 500 repairs what are the repair
05:18bids for this
05:18house who's got your estimates I've got 175 let's just say you take off a 175 repair from the 500
05:25you're
05:25at three and a quarter yeah okay I deliver the house to you for 200,000 that's our cost basis
05:32leaving a spread of 125 you take off some commissions you're making six figures sure all right man you're sure
05:39yeah all right put it there all right let's save a house I'm really excited the team's on board I'm
05:45not
05:45even that worried about making money myself on this flip the house is an eyesore that's bringing down the whole
05:50neighborhood there's one detail I need to share with you before we get into this this house has a
05:57code enforcement lien on it I've been negotiating with the county I think I've got it where we can get
06:01it reduced to zero if we complete all the repairs within 90 days okay otherwise we're on the hook for
06:10three hundred and fifty one thousand dollars what that's they're gonna give you 90 days to fix all of
06:17this if we can fix everything up and get all the issues addressed within 90 days they'll zero it out
06:23this place is a disaster it's gonna need everything it's gonna need new everything you know if it was
06:29easy someone else would have done it I still say we do it dude are you serious oh my god
06:36god
06:40Duke made good on his word and bought this house for two hundred thousand dollars he's also fronting
06:45us a hundred and seventy grand for the renovation budget and here's the best part since he's using
06:50his own money we're not making any interest payments on this three-month flip we anticipate
06:55closing costs when we sell to hit twenty seven thousand five hundred which puts our all-in cost around
07:01three hundred and ninety seven thousand five hundred dollars that means that if we hit our sale price of
07:07five hundred grand we'll net just over a hundred and two thousand dollars which means over seventy six
07:13thousand for our team the house needs a ton of work starting with a more optimal layout the first thing
07:20we'll do is reclaim that trashed rear covered porch as quality interior space the corners can be transformed
07:26into a new primary bathroom complete with dual sinks and a large shower that will allow us to shrink the
07:32other bathroom into a central half bath giving us a pathway to a new primary walk-in closet then we're
07:39going to strip out the old kitchen and turn that space into a proper formal dining area while also tearing
07:44out the wall that separates it from the front room that's going to move the kitchen out there
07:48featuring two walls of cabinets and appliances and a central island with bar seating for the perfect social
07:53hangout I've never seen a house more in need of demo day than this one
08:02this house is crumbling it's frightening how easily this place has fallen apart you barely sneeze on
08:08something and it just crumbles honestly it feels like a death trap and I know at least one raccoon that
08:17would agree we've made a big enough mess of this place so it's time to have our crew come in
08:26and clean
08:26this house out but there is one thing we will clean up ourselves let's go pay our respects to this
08:32raccoon
08:32yeah put him in his final resting spot and let's wait for the pros to get back here yeah
08:40the team faces mounting complications as the clock ticks on the tight 90-day deadline
08:46I cannot believe we're still doing framing this is absolutely the craziest flip we've ever got
08:52involved with no nobody in their right mind would do this the entire house is brand new construction
08:58we're using the old hardwood floors for subfloors we're a third of the way through our 90-day flip
09:04and it's already feeling like a lost cause everything's taken longer than expected we're
09:09spending way more money than we intended and I don't think Duke really understands how bad things are
09:14I asked him to come meet us today because we gotta have a talk about this place what's up man
09:19do you
09:19remember the original conversation we had about this place it was like yeah it'll just take a
09:23little bit of this a little bit of that every bit of siding on the house is new all the
09:28interior
09:28wood the headers like every this is a new construction house at this point mm-hmm we've done all these
09:34things on houses previously we never did everything on one house we're fixing it and we're doing it
09:39right what do you want to do like cut corners midway through I mean we all got into this project
09:44knowing this house needed a ton of stuff so I'm really I'm really surprised that Keith is surprised
09:49about all the work we're doing here but maybe it's just that thing where expectations kind of clash
09:55with execution and it's just not what he thought he was getting into I think the biggest impediment
10:00right now is Keith's attitude the amount of time it's taken to do all this stuff I mean is it
10:05absurd
10:06this house had a lot of stuff hidden we didn't know about and we're fixing it as we go yeah
10:11if we don't
10:12get it done within the 90 days you know where that leads us so why are we talking let's get
10:15back to work
10:16and get stuff done what else needs to be done in this place here come on I mean you can
10:20see that it's
10:20progressing right yeah it's ready for electrical to be finished it's ready for the plumbing wait let me
10:25interrupt it's ready for electrical to be started I don't see a single electrical wire up here sorry
10:30that's true too starting tomorrow if I know how to do electric I would be here at night with a
10:35spotlight doing it right but I don't so find someone that can and give them what they need to get
10:39it
10:39done quick Duke thinks we can just say the word and make this stuff happen as if all this stuff
10:44doesn't take a tremendous amount of time the problem is he's right about our situation we've already
10:50invested time in this house so the only way to get paid is to see it through and hope this
10:55doesn't
10:55turn out to be a house of cards okay well the electrician is coming tomorrow this new construction
11:11I've ever seen Ash hey drywall looks good it's completely crazy to see it with drywall right yeah
11:17no I mean now you can see the rooms it's been sticks for so long yeah but now we have
11:22to wait for the
11:22mud and tape and they don't have a date for when they're gonna start that really we're just oh they
11:27don't have anybody to do it they're just so busy then they're so slammed that they said that they
11:31can't send anyone today or tomorrow and they're not sure when the drywall is up but that's only
11:36like 40 percent of the job the real work goes into it when you do the taping and the mudding
11:40and the
11:41texturing you said not today not tomorrow and they don't know when so what does that mean they're
11:45figuring it out people are working everywhere and it's just I don't know this housing market's crazy
11:50you know yeah but that sounds like we're heading towards like a week of standing still with nobody
11:55working that we can't have that yeah I know this is a big job this is a lot of mud
11:58and tape that's
11:59gonna take a full week itself yeah you know and that compounds because then all the other trades we
12:04have scheduled you know are out of luck and maybe I understand it's crazy without the mud and tape we
12:10can't do the trim the doors the flooring the kitchen the everything I mean we're at a standstill what's
12:17really annoying is there's four pallets of flooring that's ready to be picked up that I thought would
12:20be starting to be installed soon oh my god are you guys not worried about the massive lien $351,000
12:26oh for sure I went by the house on Rayford and that drywall should have been done a week ago
12:36I've
12:37been calling they're just not available this project wasn't ever supposed to take this long
12:41this wasn't supposed to turn into a new construction project $351,000 that's a huge amount of money dude
12:48let's not think about that let's think about what it's going to take to get these drywallers yeah
12:51certainly less than $351,000 right for sure so find some job sites that are you know in that stage
12:57and go find some guys and pirate them give them money take them lunch buy them beers I don't know
13:03give them a nice back rub do something to entice these guys to drop what they're doing and give an
13:07excuse to someone else and give us their labor with six figures on the line Keith and Justin scramble for
13:16a bold fix you know what I do know a job site where there's some where there's drywall actively going
13:21on and I recognize a few of the guys if they recognize me maybe we can work something out yeah
13:26yeah go visit them please we're gonna go try to hijack a drywall crew for real or we pay the
13:32$351,000
13:33code enforcement lien that would saddle us with a debt it could take years to pay off and it would
13:38cut
13:38into our profits on every single flip we do until that time all right this looks like the place yeah
13:52hey my name's Keith how you doing nice to meet a pleasure Ron yes hey nice pleasure we have a
13:57two
13:57story house that we're trying to finish our drywall crew bailed we have to get this house done we need
14:02a crew oh hey hey what's up man so I was just explaining right we got a house it's probably
14:08about 2,000 square feet yeah we've probably got a hundred boards but I just don't have a crew to
14:12put
14:12it together if we could just steer crew now now we're on this job for another four days we'd make
14:17it worth both y'alls while if I were willing to pay your your crews double their day rate and
14:23then if I
14:24broke you off two grand well that sounds like a good offer but I would prefer 4,500 okay yeah
14:35I
14:35mean so 4,500 bucks yeah so that works for you that works for me it works for you okay
14:40I thought paying
14:41the guy two thousand dollars to hijack his crew was fair and then pay the drywall crew double he
14:48didn't see it that way we're gonna wind up paying 4,500 but you know what at the end of
14:52the day anything's
14:53better than three hundred fifty one thousand dollars dude we pulled it off well let's not
14:56celebrate yet yeah but I think we're getting close now that we have a drywall mud team we can get
15:04cranking on all the remaining fixes with just about a week left it's time to tackle our big finishes in
15:13the primary shower we're installing large format 30 by 60 inch porcelain wall tiles they're white with
15:21ribbons of gray and brown that pair perfectly with the floors then in the kitchen we're adding some
15:28style with their cabinets choosing a color called Wichita vessel blue for the countertops we're going
15:35with quartzite a durable material that's highly resistant both heat and water we finish things off
15:42with a set of matching energy-efficient appliances in stainless steel color for a beautiful modern look
15:49I'm not sure how we pulled it off but we finished this flip on time and we avoided a financial
15:54disaster it cost us a steep price though because the 170 grand we had for reno wasn't enough we ended
16:00up spending over 203,000 which cut into our potential profits by more than 33 grand look at this house
16:08I
16:08cannot believe the transformation do you remember what this thing looked like it was ready to fall right
16:13into the dumpster that we know it had the roof was caved in there was a door up there that
16:18was
16:18falling in flavors of tarps up there it looked like a sailing ship with the mast collapse right
16:23this was absolutely the worst house we've ever laid our hands on but now it's got beautiful curb appeal
16:29love the paint color don't you guys gray and white seem like really basic colors but when you put
16:34together it's an incredibly sharp look it all looks gorgeous now we have to check out the inside of
16:38this house yeah yeah let's go when we first walked in this room it was leaking ceiling dusty carpet and
16:45then there were boxes everywhere we could see the outside from the inside by looking up but now oh my
16:52goodness it's so cool and beautiful in here it's gorgeous this place is such a huge transformation
16:58what do you guys think about the floors everywhere the same beautiful floor yeah I love how light they
17:04are it brightens this place up for sure Ashley your idea with the kitchen was probably the biggest change
17:09to the whole house what was this room before it was the kitchen this is kind of a huge open
17:13living
17:14area yeah and then it had a little door going into a closed-off kitchen over there but now it's
17:20a
17:20great layout I really like the use of space it looks incredible it really flows right yeah this
17:25is like a dine-in kitchen but we also have the dining room over here plenty of space on this
17:29side of the
17:30kitchen used to be do you remember the big hole in the ceiling right there yeah and the plaster was
17:34coming down there's just a mess there's a lot of small details that went into like all of the things
17:39we did to renovate and make the floor plan work better and it's all connected so you can see your
17:43guests when they're in your living space guys should we go check out the primary bedroom that's now
17:47downstairs yes yeah sure do you remember when we first came in it was pile of trash tarp dead
17:52raccoon yeah it looked very peaceful and relaxed it was the worst look at the room now it's absolutely
18:00fabulous well it was a tiny little bedroom but what happened was we captured that space off of that back
18:04area and incorporated it to make that the bathroom for this bedroom here and so it's got that it's got
18:09a
18:09nice walk-in closet you know actually two of them this thing exploded it's got so much room now yeah
18:14it's amazing check out the bath yeah I love that tile choice so light and bright in here yeah yeah
18:21yeah with the new skylight the skylight's a big deal the natural light that it lets in here makes the
18:25place just dance in the daytime looking good this whole bedroom suite is a giant transformation I want
18:32to see what the stagers did to the secret nook yeah remember this was like that dank little room in
18:37the attic like one misstep and you're going down dude I love this nook the hidden room man and
18:43honestly the stagers kind of uh nailed this one like this house was nothing but drama now that it's done
18:51let's go get some boutique beers that's what we need right there first sell then celebrate okay yeah okay
19:01we conquered this was the riskiest job we've ever done and I would not make this deal ever again but
19:07things ended up working out we listed this property for 500,000 and soon got an offer for 515 the
19:13purchase
19:13price was 200 grand and our reno cost reached 203,000 we had no loan interest thanks to Duke
19:19putting up the money and the closing cost hit just over 28 grand that makes an all-in cost of
19:24over 431,000
19:26so this sale price creates a profit of more than 83 grand three-quarters of which goes to the zombie
19:32team it's money in the bank which I thought might not be a possible outcome on this house I got
19:38something else I want to talk to you guys about yeah I have something else waiting in the wings I've
19:42got
19:42another house I mean if you thought this place is bad this place is really gonna take this you guys
19:49have proven yourself on this one I think I think you can make some know this other house dude we
19:52proved
19:53ourselves yeah all this proved is we should not listen to Duke anymore yeah these reno disasters
20:01are straight from the crypt can the team cash in like crypto up next a homeless wreck trapped in
20:101960s decor an unlikely choice for turning a profit okay so this is the neighborhood yeah we shouldn't
20:18back because the lake is right back there it's all one of these little quiet cul-de-sac streets here
20:22Duke and I got a lead on a house that's smack in the middle of Winter Park which is an
20:25absolutely
20:26gorgeous neighborhood in Orlando look at this grass is this a duplex it's got these dueling doors here
20:32I'm not sure which one's actually the real entrance I'm pretty sure they did a garage conversion so they
20:36could have like an illegal duplex wait now you're saying it's a garage conversion because the driveway
20:41dead ends in the front of the house yes that would make it kind of obvious what's up with these
20:47overhangs they look big like eyebrows and that one's all sagging down I know this one's held up by a
20:51gutter
20:52oh it's working it's a structural item yeah this one's locked this one's wide open look it's open
21:00it's just it's there it's sitting open wow someone go in first just in case our door works
21:07welcome home
21:11wow this box has got something to say for it I tell you what something to say if this house
21:15had something to say it would be help me
21:19at least there's high ceilings so you got a bedroom on the left this pink carpet is hideous
21:26what's underneath these carpets do we know this house does seem elevated though so it could be
21:31wood floors it's hollow it's yeah it's got a subfloor oh what you got I'm in here
21:38yeah it looks good right now we have wood floors this looks nice cool yeah we can sand these down
21:43and
21:43refinish it wow that's awesome lots of savings well it's more than an offset by this doo-doo brown
21:49bathroom I just discovered so check this out this is a regular five by eight foot bathroom it needs
21:54completely gutted to the studs let's keep going is that a kitchen what's in there with the exposed
22:01air handler this can't be the kitchen in this house that could definitely be the kitchen look there's a
22:05washer dryer hookups there so this is like a wet room I don't know if this is a like really
22:10small
22:11weird kitchen or if this is like a way too big of a laundry room but either way this is
22:15a funky
22:16layout and if we decide to flip this house this is like one of the first things we need to
22:20address
22:22oh here's the real kitchen this thing makes me want to get onto my horse and ride off into the
22:28sunset
22:29it's like a Roy Rogers kitchen at least it's a good size look at this guys the curtains match the
22:35little rug the same chicken that's the exact same rooster guys yeah this house is clucked up
22:46the okay corral here folks we got wooden walls wooden floors wooden doors guys look at the closet
22:53this is not the only closet it's all busted up too sorry man I didn't know it was booby-trapped
23:02good one oh look at the shower I have to turn sideways to get into the shower look at this
23:07look your shoulders are too wide oh my god look at this when you get in there does it go
23:13back
23:14let's see not much I can touch my elbows in the walls I can barely get in oh I can't
23:17get in
23:18besides ripping out this bathroom for purely aesthetic reasons we got to rip this thing out
23:23just to meet a building inspection oh my nice thing is you can go out take see save time in
23:28the
23:28morning here brush your teeth this thing is all mismatched cobbled together sewn up stitched up
23:37it it's like frankenzombie man that is the bottom of the barrel right there I like this I think we
23:46can make money still you buy it for 160 yeah put 70 into it okay we're at 230 you sell
23:51it for 260
23:52okay so there's like 30 G's there in a most likely scenario if we do end up flipping
23:58this house we really ought to not spend the 70 grand that Duke thinks we need to okay let's buy
24:03this house the bank had this has listed for 160 thousand dollars but I put a lowball offer in of
24:09145 and actually they accepted it there is a lot we need to do to this frankenzombie to get it
24:15back
24:15to life and Justin has given us a time frame of only four weeks plus fifty thousand dollars of
24:20rehab that gives us an all-in expense of a hundred ninety five thousand dollars once this house is
24:26all fixed up we plan on putting it on the market for two hundred sixty thousand dollars and we would
24:31stand to make about sixty five thousand dollars if that happens which is way better than the
24:35projected profit Duke thought of thirty thousand dollars our main goal in rehabbing this frankenzombie
24:41is to make it feel like one cohesive home which is gonna be kind of tough to do with fifty
24:45thousand
24:45dollars to start with the bathroom is completely dysfunctional we're gonna tear it all out and
24:50reframe it so that it makes sense and has a better functionality and right now there's a large laundry
24:55room that's eating up space right in the center of the living room so we're gonna move the laundry
24:59room to a better area where it's not in the way it'll give us all the space we need
25:20the kitchen in this house is extremely dated
25:27we're taking it all out so we can get a fresh start
25:36this bathroom had to have been an afterthought and built completely without permits
25:42it's so small it's just beat up rundown it doesn't work we have no choice but to gut it
25:51I'm guessing this old laundry room used to be the house's original kitchen until somebody added on to
26:00the house but either way it's a waste of space and it's got to go
26:15hey hey Keith is always joking around and trying to play pranks so any chance we get to mess with
26:21him
26:22come on there's no handle we love it there's no handle here it might come back around to bite us
26:28and ask but it's worth it
26:35oh oh when I get out of here I'm coming after you
26:41this franken zombie may be the worst reno of all time
26:45this house is crumbling
26:46so can a little mischief ease the tension
26:51hey come on there's no handle
26:54love it there's no handle here
27:00oh oh when I get out of here I'm coming after you
27:06that is so good
27:20I can't even believe these fools thought it was a good idea to prank me I'm the king of pranks
27:28they have to know that
27:29dude that's all right I'll get you back
27:31that wasn't that hard to get out of
27:33I will get you back
27:34and now because they did that I get to prank them back
27:38I'm not even going to be able to sleep tonight thinking about all the ways that I am going to
27:42get them back
27:42game on team
27:49we did a lot of demo yesterday
27:51there's still a lot of loose ends to tie up
27:54now we have a pretty tight timeline on a house this size
27:58there's still a long way to go if we want to meet an open house in just four weeks
28:05damn that's not good
28:10I was in the guest bathroom trying to tighten one of the pipes
28:13had a small leak the whole pipe snapped off
28:15come on
28:16the water starts shooting out like a geyser
28:21this sucks
28:22hey dude
28:24I got a water leak
28:25it's spraying all over the place
28:28can you get over here do you have a water key
28:30yeah I'm on my way already
28:33look for the key see if there's a key in the back of the truck
28:39Keith called us this morning and said there was a serious problem
28:41come on the house is flooding out please Liam
28:46we need to get this water shut off before the whole house floods and messes up more stuff
28:50so many floods
28:51there it is
28:53found it
28:54yeah it's like burying in weeds
28:56right here right here
28:56come on
28:58you cut it
28:59it should be off
29:03I'm feeling a little silly
29:04a little embarrassed
29:06but mostly aggravated
29:07I've never had a pipe break off that easily
29:10piece of crap
29:11this stuff here goes brittle
29:14what is it CPBC?
29:15CPBC
29:16after about 10 years this goes very brittle with the water
29:18this is very common
29:19so we need to re-plumb this entire house
29:23yes
29:24this is a pretty big hit to our budget
29:26because not only is it a couple thousand bucks to re-pipe the house
29:29it also means we got to tear out all the drywall to run the pipes
29:33so this sucks
29:35turn the water off next time
29:37demo
29:47having to re-pipe this house may be a benefit to the future owners
29:51but it's a real setback to the short timeline we've been given to get this house turned around
29:57we were supposed to have the drywall done last week
30:00we should be painting these walls now
30:02but we're still doing plumbing
30:04I just hope we can get this turned around fast and get back on track
30:12that's not good
30:14on second thought
30:15this might take a little longer than we've been thinking
30:24oh my goodness
30:25why is the garden all dug up like that
30:28it's a trench
30:29a water line
30:32is this our main water line from the meter into the house
30:35yeah it is
30:36oh my god
30:37this is our main water line
30:37this does not look good
30:40it must have a leak somewhere
30:42it's so rotted out
30:44they're going to have to replace all of that
30:48oh the drywall's not even done
30:50yo is this a joke
30:51this was scheduled for last week
30:53yo keith
30:5420 boxes of mud
30:56what's happening with all of this
30:57hey
30:57thought we were supposed to have this drywall hung finished textured by now
31:01yeah it was on the schedule for last week
31:02yeah
31:03okay so
31:04you know how construction goes
31:06we just had some delays
31:07we're waiting for the plumbing to get roughed out
31:11plumbing is still having a
31:12why is the main line pulled out
31:15yeah we had pinholes
31:16we had to replace the whole main supply line to the house
31:20most of the house contained cpvc plumbing
31:23which we know we had to replace
31:25but the supply line running from the street into the house was old cast iron
31:30and it turned out to be extremely deteriorated
31:33that was something we did not anticipate
31:35and that slowed us down a whole bunch
31:37we are busting ass
31:38everybody's working their hardest
31:39but we're not ready for drywall yet
31:42and it's going to throw our entire timeline out of schedule
31:45and that really sucks
31:54house that will never end
31:56this place is like a ghost town today
31:58whoa there's a hole there
32:00you gotta fix that
32:04what the is that
32:05hey you guys set this up man
32:08trap here
32:09oh
32:14gotcha
32:15look i'm sure keith is upset and wants to get us back for locking him in the closet
32:18but an air horn prank really
32:20is as good as he can do
32:22that's amateur hour
32:25all right
32:25look it's pretty strong
32:27and annoying
32:34today there's a lot of work going on
32:36we've got the siding going on
32:40there's a deck off of the french doors in the back of the house
32:44and fencing all around the property
32:46to give the new owners some privacy
32:58hey
32:59hey man
33:00hey guys
33:01listen i'm beyond frustrated
33:03i don't know what to do

33:07the high efficiency one
33:08that we just bought
33:09yeah
33:09we're not hooking up today
33:11well it got stolen overnight
33:14somebody left it in the shed

33:25and stole our water heater
33:27well it got stolen overnight
33:29somebody left it in the shed
33:31unlocked
33:32and it got stolen overnight
33:34now this is the kind of mistake that really gets me pissed off
33:37human error
33:39someone forgot to lock the place up at the end of the day
33:41and now we have a missing appliance
33:43come on
33:43i don't even want to deal with it
33:44i'm so angry
33:45and to top it off
33:47today is the last day the plumbers are here to trim out the house
33:49and they need that hot water heater to complete their install
33:52yeah those plumbers are going to charge us anyway
33:55whoa

34:40so we are here today at the nursery to come up with a landscaping plan
34:43that is going to obscure that side door to the kitchen
34:46and it's going to highlight the other door as the main entrance to this house
34:49what you guys up to what do y'all need
34:51we have a problem we have a house that has kind of two front doors
34:54well there's one

34:58yeah yeah
34:58it's not a duplex
34:59we're going to make it not look like a duplex
35:01okay cool
35:02so we need some kind of hedge

35:31because we have sod coming in right after them
35:41i'm really happy with what we picked out at the nursery
35:44we got really nice landscaping that's definitely going to highlight the front door
35:49and obscure that side door
35:51so potential buyers are going to know where's the front entryway
