00:00Hello and welcome to the show. Now, if you've thought about investing at auction but haven't quite summed up the
00:09whatever it takes to do it yet, that's what we're here to show you.
00:13It's not as scary as you might think when you buy your home under the hammer.
00:43Well, property renovation should be fun. Yes, it has its ups and downs, but that's part of the enjoyment.
00:51So, how did the buyers on today's show go? What did they buy? Let's have a look.
00:58I start in Bath and first impressions hang heavy in the air.
01:03It definitely smells a bit musty the moment you come through the door.
01:08Then Dion discovers a bathroom that's big on vanity.
01:12And we have mirrors everywhere. Full mirrors here.
01:18And Jack is in Norfolk where a closer look could reveal hidden issues.
01:22Lots of damp here. Maybe have an investigative look at the guttering.
01:30All these properties have been sold at auction and we'll find out who bought them and what they paid for
01:35them when they went under the hammer.
01:41We are headed to the delightful city of Bath, brimming with eloquent Georgian architecture, most notably its stunning Royal Crescent.
01:51A row of 30 Grade 1 listed terraced houses completed in 1775 that contributes to Bath's UNESCO World Heritage status.
02:03Here's hoping the auction lot I'm here to see lives up to its surroundings.
02:08Well, just on the outskirts of beautiful Bath is the property I am here to see.
02:14And it's actually a studio flat in this classic kind of Bath-style property, the Bath Stone.
02:21They're just beautiful Jordan-style architecture. We love it already.
02:25£155,000 plus, what's the guide price?
02:30The studio flat sounds like a lot, but it is Bath. Let's have a look.
02:42Oh, wow!
02:45That's an impressive little entrance area.
02:48It's about as big as some flats.
02:50Our actual flat is here.
02:55Definitely smells a bit musty the moment you come through the door.
02:59That could just be that it hasn't been used for a while. It certainly doesn't seem to have been.
03:04What have we got? A little entrance area here.
03:07Bathroom there looks to be a little bit dark and dingy.
03:12Probably want to sparkle that up.
03:13And the kitchen, likewise.
03:16Not huge, but it is only a studio flat.
03:18You've only got one other room, so this is it.
03:22It is your, therefore, bedroom, living room.
03:25Good news, though, you've got this really nice bay window.
03:29Also, because of these buildings and the age and the design, really high ceilings.
03:34So, although the flat itself isn't massive, the fact you've got that head height means it doesn't feel claustrophobic.
03:41Also, the fact you've got this view out the window and lots of light coming in from that.
03:46So, it is what it is, but what it is, I think, is something which could be, with a bit
03:54of time, energy and money, really, really lovely.
03:59Along with the high ceilings and bay window, there's cornissing and picture rails that add to the period charm of
04:06the living space.
04:08It's not all good, though. The musty smell of my arrival looks like it could be down to a damp
04:14issue in the bathroom, which will need to be investigated.
04:18It's clear from the condition of the communal areas that the building is well maintained.
04:22And although this studio flat doesn't come with any garden space to speak of, there's a bit more to see
04:28outside.
04:31Well, to the front of the property, and yes, you can see that bay window from this side. It's actually
04:38really beautiful here, isn't it?
04:39Look at the carvings above the window there. Absolutely glorious.
04:45So, when it comes to buying flats, two things that are really important. One, it's likely to be a leasehold.
04:50So, how long is the lease? Good news, 999 years. So, it's just been renewed.
04:54So, that's the first box ticked. Secondly, what are the management charges?
04:59As in, what do you have to pay to the management organisation who are presumably maintaining the communal areas, the
05:05garden, things like that?
05:06That's £179 a month. That doesn't sound too bad to me.
05:10So, two big things that could be a problem aren't for you.
05:15The terms here are favourable, but as a leasehold property, it does mean that you would need to seek the
05:22freeholder's permission for any major internal changes.
05:26But around the back, this little flat has an ace up its sleeve.
05:30Well, sort of.
05:32Well, one thing that's absolutely at a premium in Bath, like many cities, is parking.
05:38So, one of the good bits of news is that the flat does come with parking, but it's shared parking.
05:45And apparently, there are five flats and three parking spaces, but it does say that it's on a first-come
05:52-first basis.
05:54So, you can imagine that being a bit of a problem.
05:56There's people scrabble to be the first to park.
05:59But I'm sure if you're friendly with your neighbours, you'll be able to work it out.
06:09This studio flat is an attractive choice in a competitive market, with the guide price sitting at £155,000.
06:18But what's the perspective of a professional?
06:22We invited along a property expert from the auction house, who sold it, to get their thoughts and valuations.

06:31Really good-looking Victorian villa, so sevens-attached villa that's been split into individual flats.
06:37We're in the hall floor at the front, so you could argue the plumb room in the whole building.
06:44It may be the best of the bunch, but can anything be done to make it feel a little more
06:49spacious?
06:52Being a studio flat, there is only so much you can do.
06:55However, we have got a separate kitchen we're in here now.
06:58I would potentially look at turning this into the bedroom,
07:01and then kicking the kitchen into that big room next door with the bay window.
07:05That will transform it from a studio flat to a one-bedroom flat.
07:11And after renovation, how would its value as a studio flat compare to its value as a one-bedroom flat?
07:20Once renovated as a studio flat, so keeping the original layout,
07:25you're looking at a resale value of approximately £180,000.
07:28If you tweak the configuration into a one-bedroom flat,
07:31you're looking at a resale value of approximately £190,000.
07:36And for rental?
07:39As a studio flat, you're looking to achieve somewhere around £1,100 per calendar month.
07:43As a one-bedroom flat, that would kick up to £1,200 per calendar month.
07:49Well, flats in Bath are never going to come cheap,
07:51but I think this is a great opportunity to get a good-sized flat
07:55in a really nice building and a good location for a decent amount of cash.
08:01So, let's see who bought it when it went under the hammer.
08:07This lot was part of a remote auction with bids taking place online.
08:12Sold.
08:16With a winning bid of £160,000, it was bought by Jack.
08:21He met me back at the studio flat to tell me what he had planned for his auction purchase.

08:36Tell me why you wanted to buy this flat.
08:38Yeah, I was just really impressed coming into this flat with, firstly, the price it was on for.
08:42It was on for quite a good price for a small flat in Bath.
08:45And its location as well.
08:46It's right opposite the hospital, so it'll be a really good rental potentially in the future.
08:51And I will live here for a bit too, so it looks like a nice place to live once it
08:55all comes together.
08:55Let's talk about the Bath property market in general.
08:57Quite high, would you say? I mean, it's a beautiful city, isn't it?
09:01Yeah, it's a competitive market, especially at this entry level.
09:04There are lots of people who can afford at this price point where they can't at a higher price point,
09:08but managed to get it in the auction, which was great.
09:11You did. You didn't pay that much more than the guy price, did you?
09:14Yeah, £160 it went for.
09:16So, what's the plan for it then?
09:19Yes, so currently it's configured as a studio flat.
09:22And you've got the kitchen separate, and this is your living and bedroom space.
09:26This space is going to become the kitchen and living area.
09:29The kitchen's going to become the bedroom.
09:31Wow, is it big enough?
09:32It is, and you'll see there's a little void space.
09:34So, in between the kitchen and the bathroom, there's 700ml of void space,
09:38which you're going to go into to just expand the space of that bedroom.
09:42And then the kitchen's going to go along the corner in here.
09:44So, the thought being that you just basically sleep in the bedroom,
09:48and actually, why not make the most of this space, really?
09:54Yes, exactly. And from a value point of view...
09:56And it becomes a one bed then, of course.
09:57Yes, exactly. As a one bed flat versus a studio, you do add a lot of value to it.
10:01And then the bathroom, just smarten the bathroom up?
10:04Bathroom's going to be smartened up.
10:05You'll see there's a little recess next to the bathtub of about 20cm,
10:09which we're going to go into to make it a little bit bigger.
10:11It'll mean that it has to be a smaller bathtub in there,
10:14but it'll just make it a little bit more spacious.
10:16And then, sort of, talking through the design in here,
10:19where's the kitchen going to go, and how's it going to be?
10:22Yes, the kitchen's going to be in this far corner here, in an L shape,
10:25and then you're going to have your living area on this side.
10:28You'll have to probably move the storage heaters around for furniture.
10:32And then, I guess, I can just imagine a sofa in the bay window, almost.
10:37Yeah, exactly. You want the living space, really, on this side,
10:40the kitchen on the far side, because you've got great light coming in here.
10:43Now, there is a bit of a musty smell when you come in.
10:46Do you have any idea what that is?
10:48Well, it's been vacant for a while,
10:50so I'm hoping that it is just that it hasn't been lived in for a while.
10:53It does look like, potentially, there is a little bit of damp
10:55in the top corner of the bathroom.
10:57It feels like it's dried out, but maybe that's contributed to it.
11:01But, yeah, once we start to peel everything back,
11:03I'm sure we'll find out if there's anything else hidden.

11:09Do you have an idea what it might be worth?
11:11Well, I'm hoping around 225 done up.
11:14That would be great, but we'll have to wait and see.
11:16That's not your primary driver, can you say you're going to live here?
11:19Yes, definitely for a year or two,
11:20and then the option would either be to sell it and move on,
11:23or to rent it out.
11:24OK. You sound like you're pretty switched on
11:26in terms of what you're going to do.
11:27Is this something you do a lot of?
11:29This is my first time doing it.

11:33But with the work that I do, I've seen lots of other people
11:35have a crack at it. What do you do?
11:36I'm an estate agent myself. Oh, you are? OK.
11:38So I've seen lots of people purchase properties,
11:41do them up themselves and flip them,
11:43and thought it's time for me to have a crack at it as well.
11:45So you have... How long have you been an estate agent for?
11:48Six years now.
11:49So you've had six years to see other people buy things,
11:52selling other people things,
11:53but you didn't have your own place.
11:55Yeah, no, this is the first one.
11:57Wow! So what kind of budget have you got?
12:00Yeah, so I anticipate hopefully costs will be about 25,000.
12:04And are you going to do any of the work,
12:06or is it bringing people in?
12:07So I will help out with the strip out,
12:09they're sort of getting everything out,
12:11taking down the wallpaper, taking up the floors here,
12:13the vinyl flooring in there,
12:15and then I've got all the tradespeople to do the hard part.
12:17So it's obviously a leasehold flat,
12:20but you're talking about doing some internal work,
12:22so you need to get approval from the freeholder.
12:24Have you got that already?
12:25Yeah, they've been very cooperative, actually,
12:27and got back to me quickly,
12:28so they've given permission for the internal works.
12:30Now, one thing I did notice is that they said
12:32there's three parking spaces but five flats.
12:35Yes, yeah, that will be a scramble,
12:37but it's no permit parking on the main street here,
12:40so it's first-come, first-served for the street as well.
12:43So you can just park on the road.
12:44And also, I've noticed that there's a bus stop
12:46literally right outside the front door.
12:48So what time scale have you got?
12:50I'm hoping eight to twelve weeks for everything to be done.

12:54So work should commence pretty much right away,
12:57and, yeah, we'll see, but hopefully within three months.

13:31and in the area of Daybrook.
13:35Once home to the home brewery company,
13:38the now Grade II listed building
13:40is still a prominent landmark in the area,
13:42but it's now a county council office.
13:45But has Dion found his own home from home?
13:49I am north of Nottingham in a place called Daybrook.
13:52I can tell you, though,
13:54the transport links into the centre of Nottingham are fantastic.
13:57So we're in a good location.

26:03And while it is now Jack's new home, he hasn't moved in alone.
26:08So I'm living here with my girlfriend Lizzie.
26:11It's our first time moving in together, so we lived separately before, so it's sort of a big leaf.
26:16Yeah, she's been very, very helpful, and yeah, we're just really happy to be here and loving it here.
26:27With the kitchen relocated, there's now a proper bedroom, and Jack and Lizzie have kept some of the flat's Georgian
26:34charm.
26:38The bathroom stays in its original spot, but every inch of space has been put to good use, even the
26:44old recess, as a little extra room was borrowed for the new bedroom next door.
26:49A trickier task than Jack had anticipated.
26:54There was this cupboard room between the then kitchen and the bathroom.
27:00We thought it'd be easy to just knock out that wall to extend the bedroom.
27:05However, when we did that, we discovered that all of the power cables going to the upstairs flat ran through
27:10basically the middle of that room.
27:13And so we then had to get permission from the freeholder, work with the other flats when we could get
27:17their power switched off.
27:18So it did delay the process, but thankfully everyone was very cooperative and we worked together really well, and we
27:24got it fixed and sorted.
27:28Another complication with removing the whole cupboard was it stored the old water tank, but Jack has cleverly used the
27:34bathroom ceiling height to hide it away.
27:38Then there was also the potential damp issue to resolve.
27:43Thankfully it was an easy fix. The gutter coming down from the outside was quite cracked, and so whenever it
27:49was raining there was water leaking in through that gutter.
27:52Got that restored by the freeholder. Thankfully it dried out, plastered over and all fixed.
27:58Jack Project managed the work alongside his full-time job as an estate agent, bringing in local trades to tackle
28:06the build, while Lizzie added her eye for style.
28:10As I'm sure everyone knows, when you move into somewhere, you think you've got everything you need and you discover
28:15fairly quickly that you don't.
28:17So there's still a few trips to the shops to buy some extra items and pieces of furniture.
28:21Long term I think the plan is probably will be here for the next year or two, but I think
28:26probably the number one thing that we are considering doing right now is to take a mortgage out on this
28:31at its new inflated valuation,
28:33to fund both an onward purchase of another project to be another buy-to-let and also fund a home
28:40for ourselves in the future.
28:47With a £25,000 budget in mind, Jack and Lizzie threw themselves into creating their first home together.
28:54But as often happens with these first projects, their final figure ended up a little higher than planned.
29:01We'll probably come in at around £36,000 as the total cost of refurbishment throughout.
29:10After spending £11,000 more than planned to make their first home together feel just right, will the numbers still
29:16stack up?
29:18Long term the plan is to rent or sell and with Jack, a local estate agent, it's time to hear
29:24another professional's view.
29:27Let's see what an expert from the auction house makes of it and find out whether their valuations match his
29:33own.
29:35This is the second time I've visited this property. What a change.
29:39I'm so pleased they've bitten the bullet and rearranged that layout in the bathroom and the bedroom.
29:44It's made all the difference. It's now a properly functioning one-bedroom flat.
29:50Let's weigh up Jack's options then.
29:52So, after spending a total of £196,000, including the original purchase,
29:57what does the agent think it could now be worth as a one-bed flat?
30:02I would say the value is going to be somewhere around £185,000 to £190,000.
30:08I think it's slightly lower than what I would hope for and what I've looked at in terms of looking
30:13at comparables.
30:14In terms of what we budget and factored for, we're hoping to get minimum of £210,000, maybe close to
30:20£220,000 all going well.
30:22So, I think that's a little bit below what I'm hoping for.
30:25And hopefully, if we do look to sell, it won't be at that level.
30:29Taking Jack's figure, he'd be hoping for a pre-tax profit of between £14,000 to £24,000.
30:35But what about its potential rental value?
30:39You'd achieve £1,500 per calendar month.
30:42£1,500 per calendar month is better than expected.
30:45So, the sales valuation is a little bit below where I'd hoped.
30:47But the great news is that on the rental valuation, it's higher than I'd expected.
30:51I'd expected probably around £1,350, maybe £1,400 if we were doing really, really well.
30:56So, that's great and I think really steers us towards in the future looking more at renting out this flat
31:02rather than selling it.
31:05With a potential annual pre-tax income of £18,000, if he decided to rent, Jack could see the numbers
31:12working.
31:13But for now, the focus is on enjoying the flat as their first home together and looking ahead to future
31:20projects.
31:25Yeah, very exciting. Happy to be here to make it a home and be sort of our first place living
31:30together.
31:31That's really exciting.
31:32But then also it's exciting from a future development and investment perspective to hopefully maybe expanding it and doing it
31:39more in years to come.
31:48Located slap bang in the centre of Norfolk is the charming village of Shipdom.
31:55Back in November 1981, it was part of a nationwide tornado outbreak.
32:02And it's here that Jackie's checking out our next auction lot.
32:09Well, I'm in the lovely village of Shipton.
32:11It's about halfway between Norwich and Kingsland.
32:15And the property I'm here to see is on the main road of the village.
32:19And it's quite imposing and it comes on quite a sizeable plot.
32:24And it is this.
32:25It is a two bed detached house that went to auction with a guide price of £160,000 to £165
32:33,000.
32:35There is a lot to see. Let's take a look.
32:48Oh, no luck. Let's try there.
32:52Thankfully, there's another way in via the large back garden.
32:57Aha! Great. OK, so I've come in through the conservatory, which doesn't actually fit in with the age of the
33:05property.
33:06I think this has to go.
33:08And then you are into the kitchen.
33:12Now, you know me, I always think, is there a way that we can salvage anything here?
33:16I don't think you would.
33:18Everything here needs stripping out, to be honest with you.
33:22A lot of work so far.
33:23Let's carry on.
33:25Wow. This is a bit different.
33:28So you've got this sort of space here.
33:31Look at this.
33:32I mean, I know this property is old, but that needs to be looked at.
33:35So you've got a separate toilet there and your bathroom there.
33:40I don't mind a separate toilet and bathroom.
33:42I just find it strange sort of being in this bit here.
33:47And then, oh, look at this.
33:50You know, this really harks back to the age of the property.
33:53But you've got a boiler right there and it says, do not use.
33:57Of course, if you're going to reinstate the central heating, you have to get the boiler checked out.
34:02Yeah.
34:02A lot of work.
34:04Again.
34:06So into your living room, there's the main door that I couldn't get into, the main entrance in.
34:12And you're straight into your living room.
34:14They have got double glazing, which is really good because we are on the main street.
34:17And it really just blocks that road noise.
34:21And I can see lots of damp here.
34:24Maybe have an investigative look at the guttering or maybe what's going on upstairs.
34:30But the size of the room, not too bad.
34:33Just very dated.
34:34I'm going to check out upstairs and see what that's like.
34:42Lots of damp on the walls there.
34:46I thought there was meant to be two bedrooms.
34:49There's just this one room.
34:53Ah.
34:53And another smaller room.
34:56But you have to go through this bedroom to access bedroom number two.
35:02Not ideal.
35:04And unless you reconfigured the stairs and added a corridor, you would really limit the space up here.
35:12But I think there's a way that we could increase the space because we've got a massive garden.
35:24A full revamp is needed here.
35:27And that makes it an ideal time to think green with better insulation or consider replacing the boiler with an
35:34air or ground source heat pump.
35:36Then you need to decide if the house needs extra space.
35:42So back through the conservatory and into, look at this, the garden.
35:49This is more than just a garden.
35:51This is a plot of land.
35:53There is a garage and it looks fairly new.
35:56Next to that you've also got a decent sized outhouse.
35:59I would keep those two.
36:00There are plenty of sheds.
36:03And then look.
36:05This little timber summer house.
36:09I would keep this as well.
36:11All of those rickety ones get rid of.
36:14Definitely keep this.
36:16But standing here and looking at the property, this is where it gets really interesting.
36:21What I would do is extend out and create a really beautiful, cohesive, naturally sort of flowing ground floor.
36:33But then upstairs, I think you could even go for four bedrooms upstairs.
36:38Maybe one with an ensuite, create a family bathroom up there.
36:42If you did that on this plot of land, this could be simply stunning.
36:54This property has potential written all over it, but it'll need a strong vision to declutter the layout and make
37:01the most of the space.
37:04So, what does a local estate agent think?
37:07We asked one along for his thoughts and valuations on this two-bed detached property that came with a guide
37:13of £160,000 to £165,000.
37:20The property offers ample potential to both grow and succeed in its character features that it offers, both on the
37:29frontage and within the inside.
37:32There's room to improve, but what's the expected value of the property once renovated in its current footprint?
37:41The property once renovated without the extension would achieve in the region of £380,000 to £400,000.
37:47For the rental market, without the extension, I would be saying it would be £1,200 to £1,300 per
37:53calendar month.
37:55And what if a buyer carried out a full renovation and double-storey extension to create more living space and
38:02add two more bedrooms?
38:04When the property has been renovated and extended within the sales market, I believe the property would sit in a
38:09value of £500,000.
38:11For the rental market, once again renovated and extended, I would say the market value would be in the region
38:17of £1,600 per calendar month.
38:20Wow. What can I say about this property? There are so many possibilities.
38:27One thing for sure that we do know, there is an awful lot of work to be done here.
38:31But I think, in the right hand, if you got this back to brick, strip it out and gave it
38:37the renovation it deserves,
38:39well, this could be a truly stunning home for someone.
38:43So, who had the vision to bring this house back to life?

39:21They met with Jackie to tell her their plans.

42:57Now, although this is Loretta and Josh's second time doing a property renovation,
43:03they don't seem fazed by it at all.
43:06In fact, Josh is planning to do all of the work himself.

43:40It all works.
43:42The layout's good.
43:42It's just dated.
43:45Tempted by this dated but well-laid-out house were a retired couple, Peter and Vicky, who bought it at
43:51auction for $136,000.
43:55And Vicky was certain one thing was definitely changing.
43:59We're having a new kitchen.
44:01OK.
44:02You said it so quietly.
44:04We're having a new kitchen.
44:05We had a full discussion.
44:06We had a full discussion last week.
44:07Did you really?
44:09I lost.
44:10Yes.
44:11With Vicky keen to make sure the house would get what it deserved,
44:15Peter pushed the budget up to $30,000 and they hoped their regular builder, Andy,
44:20could complete the work in four months, getting it ready for the rental market.
44:24Six months on, we're back.
44:32Well, it's a great start outside and inside.
44:36We've stripped the place out, re-plastered, re-decorated.
44:42New fireplace.
44:47And with new laminated flooring throughout, downstairs the house not only looks modern,
44:52but flows seamlessly into the kitchen diner area.
44:57But did Vicky get the new kitchen she requested?
45:02Of course she did.
45:10And the upgrades don't stop there.
45:13Well, we've re-plumbed.
45:14We've moved the new central heating boiler,
45:17moved the radiators the way you would expect them to be like on the windows rather than internal walls,
45:21and we've completely rewired the place to make it safe.
45:30Upstairs, the two bedrooms are bright and light.
45:37And the old shower room is now a proper bathroom.
45:41The inside is looking fantastic, but what about at the rear of the property?
45:46Well, we had an asbestos garage and that's been removed professionally.
45:55Made it secure at the back with a new fence and untidied up as best we can.
46:04So, a full and comprehensive job done to the property,
46:07but what on the face of it was a straightforward refurb turned out to be anything but.
46:14The archway into the kitchen, when we took the paper off,
46:17we found a crack and found out there was nothing supporting the back wall.
46:20We've had it all out, it's got two steels in there now, and it's perfectly safe.
46:25Which is why we're standing under it.
46:27Slightly scary to think that the back end of the house wasn't properly supported.
46:32It just goes to show you can never judge a book by its cover.
46:36But at least now they've got a structurally sound house at the back.
46:40And at the front, well, things had to change there too.
46:44Well, we did hope initially to drop the curb, but because of the telephone connection box outside,
46:51it would have been quite difficult to do that.
46:53So we decided just to tidy it up and make it presentable for somebody else.
46:57Yes, it turned out the cost of moving, the communication box was too high to make it worthwhile.
47:02You ain't gonna get rid of me that easy.
47:08However, inside there were things that were entirely in their hands to get rid of and change.
47:14And it was perhaps no surprise who got the casting vote.
47:18Well, the fireplace was my choice, and I was overruled by Peter and our builder.
47:25And I persisted, and I got what I wanted, and I'm really pleased with it.
47:32She's got just what she always wanted.
47:39I think it's not just Vicky, but Peter as well, who has got what they really wanted from this house.
47:46But who completed their wanted list for them?
47:50Our son, Guy, did a lot of work.
47:53He took all the polystyrene tiles off, stripping wallpaper, taking out wardrobes upstairs.
48:02But in fairness, we had a builder who did the main construction work.
48:06We did some work. We tidied up outside.
48:08We did a bit of gardening, but other than that...
48:10I did the cleaning.
48:13They're reliable builder Andy and his team have done it again for Peter and Vicky.
48:18And with initial delays getting power connected to the house,
48:21the work actually started two months after the purchase.
48:25And the majority of it has been done in the last four months.
48:28So they weren't far off their timescale.
48:32But what about their budget?
48:35The original budget was in the order of $30,000 to $40,000.
48:39We spent about, and I'm still waiting for the final bills to come in,
48:43but we're looking at about $45,000.
48:46So we're looking at about $195,000 here.
48:53Yes, with other fees, Peter feels the whole project has cost them $195,000.
48:59So, money well spent, what does the agent that saw it last time think?
49:03The finish of the property is absolutely amazing.
49:05What they've done to it is, you know, turnkey condition.
49:08You can walk in, move straight in.
49:10Perfect for selling the property or letting it out.
49:15I think the selling feature is obviously you've got the kitchen diner,
49:19especially for a two-bed, having a bit open plan is lovely.
49:22And you've got the two good-sized bedrooms as well, which is perfect.
49:25You don't really have a box room, which sometimes isn't really used.
49:29Initially, Peter and Vicky were planning on renting this house out,
49:32but they've now decided their preferred option would be to sell it.
49:36So what kind of returns could they see on their £195,000 investment?
49:42I believe in the sales market this property would achieve
49:45in the range of £200,000 to £210,000.
49:49I think it's a bit low.
49:51We've been told £220,000 and £240,000 by two other agents
49:54who know the local area well.
49:56So I think the answer is somewhere between those two.
49:59OK, so a variable pre-tax profit potentially between £5,000 and £45,000.
50:05And if they could only get the lower figure,
50:08they would reconsider the rental option,
50:10which the agent thought would be £950 per calendar month,
50:14which equates to a yield of just below 6%.
50:19So as seasoned property developers,
50:22do they have any advice for those thinking
50:24about making this step into the property world?
50:30Don't dither.
50:32When we first started 14 years ago,
50:36we undenired whether we should do it,
50:39and I wish we'd done it sooner.
50:47We're going back to Shipdom in Norfolk,
50:49where we saw a two-bed detached house guided at £160,000 to £165,000.
50:55It was full of charm, but also full of challenges.
51:00You have to go through this bedroom to access bedroom number two.
51:07Not ideal.
51:09Still there was a silver lining, or rather a green one, at the back.
51:12Look at this.
51:14The garden.
51:21The new owners and couple Josh and Loretta certainly had it in their sights,
51:27paying £180,000 and drawing up plans for a sizeable extension.
51:32With Joshy's construction skills and Loretta's eye for detail,
51:37they were keen to turn it into a five-bed family home.
51:40And who's going to do all this work?
51:42Me.
51:44It's very good.
51:45Yeah, very good.
51:47With a budget of £60,000 to £70,000,
51:50they hope to wrap things up in seven months,
51:53depending on planning, and then either rent or sell.
51:56A year and four months later,
51:58we're back to see what this couple have achieved.
52:02I'll give up, I'll give up on you.
52:07And it seems that Josh and Loretta didn't give up on their plans.
52:11They got the green light from the local planning authority
52:14for a large double-storey extension.
52:17It used to be a two-bed.
52:20Yeah.
52:20And now it's a four-slash-five.
52:25Outside, everything has been landscaped.
52:27The garage and outbuildings have been spruced up.
52:30The old sheds are gone, but the summer house has remained,
52:34although it still needs a lick of paint.
52:37There's now a driveway and the main entrance has shifted
52:40to the new extension.
52:43When you walk through the front door, you have the foyer,
52:46and then you come into the kitchen, stroke, diner, stroke living room.
52:56Off the kitchen, the old corridor has been reworked with added character,
53:00leading to a utility and a downstairs WC.
53:06Then, in what was the old reception room,
53:08there is now a flexible space that could be used as a snug or a fifth bedroom.
53:14And then upstairs, at the end of the corridor,
53:16you have the main bedroom with an ensuite.
53:21And then you have your three bedrooms,
53:24with a little cupboard for storage there as well.
53:29It's quite the transformation upstairs,
53:32thanks to the extra space and moving the stairs into the new extension.
53:38Where there was once two awkwardly laid-out bedrooms,
53:41there are now four, plus a brand-new family bathroom.
53:47And with this practically being a new home,
53:50issues like damp have finally been sorted.
53:53A lot of it, obviously, we stripped right back anyway
53:57because we put a new roof right through.
53:59We had a couple of problems with some old walls felt fallen down,
54:02which we had to rebuild.
54:03But apart from that, it was all pretty straightforward, plain sailing, really.
54:11This was the couple's second project together.
54:14And once planning approval was in place,
54:17Loretta took the reins on project management,
54:19while Josh rolled up his sleeves on-site.
54:25Basically, apart from the electrics, plumbing,
54:29tiling the roof and hanging the doors,
54:32everything else, you see, I did.
54:35So, yeah, it's been a long, long time.
54:38Yeah, you've done a great job, though.
54:40But it's not been as bad as what we thought, has it?
54:42No.
54:44Once work started, it took eight months to complete,
54:48with one unexpected setback along the way.
54:52Yeah, I broke my hand.
54:54Yeah.
54:55I fell through some joists.
54:57I fell through some old joists, which were rotten,
54:59which I didn't realise.
55:01I've been falling down again, falling down again, falling down again,
55:07falling down again, falling down again.
55:09Yeah.
55:09That set us back a little bit, didn't it?
55:11Yeah, it probably set us back about four weeks.
55:16Once Josh had recovered, it was all hands on deck, so to speak.
55:21The pair now hoped to sell the house, but how much did the work cost?
55:25Loretta thought it would be around 60,000,
55:28and Josh reckoned it would be closer to 70,000.
55:35So, neither of us were right.
55:37So, with the materials, because we had a loan to do it,
55:40with all the interest and everything, it was about 200,000.
55:44So, we're way off, really.
55:46Yeah, we're way off.
55:49Ouch!
55:50That's well over double their predicted budget.
55:53But hopefully the numbers will still work out
55:55now that they plan to sell.
55:59Time to bring in a local estate agent
56:01to value this newly extended four-slash-five-bedroom family home.
56:08It's a superb property, really lovely presented.
56:11They've obviously taken a lot of care when renovating the property.
56:14It's a great property in a great location
56:16and very suitable for modern family life.
56:20A positive start, but let's get into those figures.
56:24Although Josh and Loretta planned to sell,
56:26looking at the renter market first,
56:28what sort of income are they passing up?
56:32I think if they chose to rent the property,
56:34they would be looking to achieve around £2,500 per calendar month.
56:39That would be a healthy yield of nearly 8%.
56:42But sales is the plan.
56:44So, after spending a total of £380,000, including the purchase price,
56:49how much could the house now be worth?
56:54Anywhere in the region of £575,000 to £600,000.
56:58Yeah.
56:59It's about what we looked at, yeah, so...
57:01Happy with that.
57:02Yeah, definitely.
57:03No wonder, as that could mean a pre-tax profit of £220,000.
57:09So, despite the overspend, their second project together
57:12looks like it's been a roaring success.
57:17It's been stressful at times, hasn't it?
57:19It has, but we make a good team, don't we?
57:22Yeah.
57:22We've worked through it.
57:23We've completed it, if done.
57:25I think without Loretta doing the paper side
57:27and all the material finding, it would be a lot more difficult, so...
57:31Yeah, she takes a lot of weight off my shoulders.
57:32So, if you really love me, come on and let it show...
