Western Australia's environmental watchdog has recommended a controversial coastal tourism development in Yallingup be approved, despite community opposition. The development is expected to cost $280 million and includes a hotel and holiday homes at Smiths Beach.

00:00It's a coastal paradise some have spent years trying to protect.
00:06Totally surprised this morning to read the outcome of the EPA's report and absolutely
00:13dumbfounded.
00:14Opponents to the Smiths Beach development today disappointed with the Environmental
00:18Protection Authority's recommendation that the Coastal Tourism Village go ahead.
00:23They've just ignored their previous recommendations and delivered the developer everything they
00:29asked for without modification.
00:32Spearheaded by Perth developer Adrian Finney, the proposal is expected to cost $280 million
00:38and include a hotel, 61 holiday homes and a campground, the EPA recommending restrictions
00:44to limit the amount of native vegetation cleared and protect native species.
00:49The development needed to be constrained into that eastern portion to protect all these
00:53incredible values across the western headland and we're not seeing that at all.
00:59Examples have also raised concerns over bushfire risks and traffic impacts which will be
01:03considered by government authorities before the development gets the final green light.
01:08The developer scaled back its proposal last year removing a highly criticised seawall access
01:13ramp to the beach.
01:15In a statement the developer said the recommendation for approval is another important step in the
01:20process to date.
01:22And it brings them closer to realising their vision of creating a world class seaside village
01:27for the benefit of WA and the south west.
01:30In some sort of ironic way people go there because they want to be part of this pristine
01:35landscape and see our beautiful sort of coastline and we're actually eroding that through these
01:40projects that are putting people there so you know we need to actually find a better way
01:44to do this.
01:45There is now a three week appeals period before the proposal goes to the WA Environment Minister
01:50for a final decision.
