00:00Hello, ladies.
00:03Hello.
00:04I got another trouble house for you guys.
00:06Yeah, what's this great deal you found?
00:08Keisha said you'll explain when you got here.
00:10So I got this contractor friend, Jay,
00:13and he has this house that he's been sitting on
00:15for quite some time.
00:16He's busy building other projects for other people,
00:19and he hasn't had the bandwidth to take this one on.
00:21So we thought that we could probably collaborate
00:24and do something together.
00:26So the good news is he already owns the house.
00:28He bought it for $112,000.
00:30Right now he's telling me that the renovation cost
00:32is going to be around $95,000.
00:34So I'll take out a loan for that.
00:36Well, what sort of split are we looking at with Jay?
00:38So we'll be a little over $200,000 all in.
00:41Okay.
00:42And when we sell it, we'll split the profits 50-50.
00:45So what's the ARV on this?
00:47About $425,000.
00:49Ooh.
00:50We're looking at potentially a $200,000 profit
00:53that we get to split.
00:54Ooh, that means there's a design buffer budget.
00:57Here we go.
00:58Yeah.
00:59And the other good news is he already has plans.
01:01So those plans are at the city right now getting approved.
01:04So once they're approved for permits,
01:06we can probably get this house done in like 60 days, I think.
01:09Well, let's take a look at the project
01:11that you're going to be working on.
01:12Okay.
01:13See if you like it.
01:14Clearly the roof is caved in.
01:16There's a lot of debris and elements from outside
01:19that have been coming into the house.
01:21I mean, it's messy in pictures,
01:22but it's beautiful in numbers.
01:24Yeah, well, I wanted you here especially
01:26because I need you to go look at the house with Domar.
01:28I can't go and look at it.
01:30I've got five other houses I'm working on right now.
01:31Okay.
01:32Sam can walk it as well.
01:33Okay.
01:34She can't do demo, but she'll be there to walk it.
01:36Oh.
01:37Are you going to do demo?
01:38No.
01:39No?
01:40No.
01:41Okay.
01:42Yes, I'm so still.
01:43So when do you want to go see it?
01:45I mean, ASAP.
01:46Let's go.
01:47Let's do tomorrow.
01:56River Grove is a great area.
01:57I like that the water's right here.
01:59This is very nice.
02:00The Hillsborough River,
02:01it's so close to everything.
02:03You just can't go wrong
02:04when you're in a neighborhood like this.
02:06The neighborhood of River Grove
02:08is only a 15 minute drive to downtown Tampa.
02:10It's close to the beautiful Hillsborough River
02:12and it's only a short drive from great dining and shopping
02:15while still maintaining a family-friendly vibe.
02:18So doing a house like this in that neighborhood,
02:21I'm confident that the house will sell very quickly.
02:24All right.
02:25This is the street the house is on.
02:26Look at these trees, right?
02:27So this is the house right here.
02:29Oh, wow.
02:30My God.
02:31Yeah.
02:32It looks way worse in person.
02:33This is zombie house flipping Tampa.
02:39The roof is shot.
02:42Everything's boarded up.
02:44Look at this.
02:46This right here.
02:48That means code enforcement came by
02:52and either kicked people out that live in the house.
02:54So it's uninhabitable.
02:55So you vacated them.
02:56Or there were squatters here
02:57and they had to kick them out.
02:58Well, front door is locked up.
03:01You can walk around.
03:02That's boarded up.
03:03You can walk around.
03:04That's boarded up.
03:06Isn't this the most zombiest garage you've ever seen?
03:09Look at all the spider webs.
03:11Ugh.
03:12It's like a time capsule.
03:13We got to get rid of all of this stuff.
03:15This is ancient and old.
03:17So we need a new air handler.
03:18Yes.
03:19Water heater, electrical,
03:20all of these things just in this space
03:22already have to be upgraded.
03:23Actually, hold on.
03:25Let me pull it apart.
03:26All right, you guys ready?
03:29This three bedroom, two bath,
03:312,147 square foot single level zombie
03:34sits on a large overgrown lot
03:36in a nice neighborhood.
03:38It can be a great investment
03:39if we can overcome its obvious challenges.
03:44Oh, look.
03:45This is bad in here.
03:46Over here is pretty bad.
03:47It smells like wet in here.
03:49Yeah.
03:50There's holes in the roof.
03:51I mean, 40 years.
03:52All right, so I'm not shocked about this at all
03:54because it's been vacant so long.
03:56Right.
03:57We have a lot of wood rot up here,
03:58water damage.
03:59So this roof, as we saw from outside,
04:02has to be...
04:03It's gone.
04:04Definitely has to go.
04:05Oh, yeah.
04:06Hopefully, we can save some trusses, though.
04:08This is interesting.
04:09What are these?
04:11I think you can fit.
04:12These look like planters,
04:13and this looks like this was an add-on.
04:17After we fix this roof,
04:19we need new floors, walls,
04:22new everything.
04:23Wow, this kitchen is so vintage.
04:31We got yellow countertops, wooden cabinets.
04:35Look at all the rot.
04:37Like, this is all going to have to go.
04:40Hey, quiet for a second.
04:46You guys hear that?
04:47I hear something.
04:48I hear it.
04:49What is that?
04:50Bats?
04:51Rats?
04:52There's something living up there.
04:54So it looks like the utility basement's over here.
04:56Right.
04:57So we'll have to definitely move that
04:59to make this kitchen more functional.
05:01Let's keep an eye out on where we can move that.
05:03Let's look at the living room,
05:04because I want to see if we're opening up this wall,
05:06like what we're actually dealing with once it's opened up.
05:08Okay.
05:12All right, we've got to replace all the windows.
05:14Not to mention the flooring.
05:15Actually, we should be gutting everything in here.
05:18I do like when they come through the front door,
05:20this wall being down, it's wide open.
05:22Yes.
05:23So this kitchen needs to look very nice, very high-end.
05:27Mm-hmm.
05:28So when bars walk through, it's like,
05:29it's a wow moment for them.
05:30Yes.
05:31This is kind of a small living room.
05:32So if we add, like, the bar and the seating area,
05:36that will connect the spaces better.
05:38Let's check out a bedroom.
05:41Holy cow, Amanda.
05:43Look at that.
05:44Pink and purple.
05:45Look at the freaking holes.
05:46I know, right?
05:47Same story as the rest of the house.
05:50Patch the holes, new flooring, and a paint job.
05:52Okay.
05:53Next.
05:54Let's go.
05:56Wow.
05:57This is nasty.
05:58Look at this bathroom.
05:59This bathroom's just freaking gross.
06:01Blue toilet, blue sink, with beige tile.
06:04I'm assuming we won't keep the tub in here, right?
06:06We'll get rid of it and make a stand-up?
06:08Yes.
06:09Let's look at the other room and see what's going on
06:11with the bathroom over there.
06:12Okay.
06:13Okay.
06:14Oh, this one is nasty.
06:17Oh, man.
06:18I love how they took the toilet seat off the toilet
06:21and put it, what is that, a bucket?
06:22A bucket.
06:23Oh, my God.
06:24Not opening that.
06:25Not opening that.
06:26Not opening that.
06:27I'm not even, no.
06:28So a full gut in here.
06:29Then we'll add some high-end features
06:31to make this a more appealing primary suite.
06:34We're gonna move away from there,
06:35because that's nasty.
06:36All right.
06:37We're in the primary suite.
06:39Ew, gross floors.
06:41And sort of a small room, too.
06:43We have a closet there.
06:45Yeah.
06:46And another closet right there.
06:47Would you make the closet bigger
06:48or make the bathroom bigger?
06:50Both.
06:51Yeah.
06:52We're gonna combine those spaces.
06:54We're gonna enlarge the closet
06:55and enlarge the bathroom.
06:57I think we might want to combine
06:59both tiny bathrooms into one large bathroom.
07:02Yes, that would be amazing.
07:04Mm-hmm.
07:05But you guys, this is the primary,
07:06and we've only gone in two bedrooms.
07:07Where is the third bedroom?
07:08I think the back room is considered
07:10the third bedroom here.
07:11Are you thinking this should be the...
07:13Dining.
07:14Dining? Yeah.
07:15Dining room for sure.
07:16Okay.
07:17This is not a bedroom either,
07:18so the only thing left is this bathroom.
07:22Wow.
07:23Oh, my goodness.
07:26Is that water in there?
07:28Okay, guys.
07:29I'm having an issue in here already.
07:30If this is the third bedroom,
07:32this is tiny and, like, tight feeling in here.
07:35We actually have a lot of space we could utilize.
07:37Like, can we get a little creative
07:39and do something a little bigger back here?
07:40Maybe make this a primary
07:42instead of the tiny little one back there?
07:44Oh, and have the two secondary bedrooms over there,
07:47primary suite away from the other two bedrooms.
07:50I like that.
07:51I like separating the primary bedroom
07:53away from the other bedroom.
07:54Buyers like that, too.
07:55Yes.
07:56All right, so let me just talk through this
07:57to make sure I follow you.
07:58We are standing in what will become the primary bathroom.
08:03That room over there will be the primary bedroom.
08:06That's a huge primary suite.
08:08Yeah, so this becomes the primary suite,
08:11the bedroom specifically, and the bathroom back there.
08:14We're going to put a wall up here.
08:15Right.
08:16They'll enter the room through some door
08:19that goes in this corner right here.
08:21I love how much space this is going to be for a primary.
08:24Buyers are going to love how big this is.
08:26It's a big space.
08:27Let's make our way out the backyard
08:29so we could see what we're working with.
08:31Can we get through over there?
08:32Yeah, let's just go around the house.
08:33Okay.
08:38All right, so it's really overgrown back here.
08:40You got to be careful of snakes
08:42and other critters back here.
08:44Whoa, look at this backyard.
08:46It's huge, actually, which is super exciting.
08:50You know, it really feels like we're walking through a zombie apocalypse
08:58with all the growth that's going in here.
09:00Yeah.
09:01Take a look at this.
09:02We can move the washer dryer hookup to over here
09:05because that's the door from the kitchen.
09:07Okay.
09:08So we could build this as a utility room
09:10but make it an indoor utility space.
09:13And then this door can get you outside as well.
09:16I love these big, mature trees.
09:18They're beautiful.
09:19But look at the branches.
09:20We're going to have to do some tree work and yard work back here.
09:22Yeah, let's get a better look at it from the middle of the yard.
09:24As long as you don't kill the trees.
09:26Realistically, they're hanging over the house.
09:28So this becomes a concern because, one,
09:31buyers don't like seeing limbs hanging over the house like that.
09:34If any storm or anything comes through and knocks these down,
09:38especially after we replace the roof,
09:40that could cost us a whole other roof.
09:41Right.
09:42But either way, this is still a good deal.
09:44All right.
09:45I can't wait to get my design eyes and hands on this.
09:49This is super exciting, guys.
09:50I really like this one.
09:51Yeah.
09:55Jay purchased this house for $112,000
09:57and already had plans and permits approved.
10:00He wants me to provide $95,000 for its renovation.
10:03So I'm going to bring in one of our private lenders
10:05to fund this deal for us.
10:07Our goal is to fix this zombie up in 60 days.
10:10Together, our agent fees and closing costs
10:12will be about $21,250.
10:15And our loan interest will be around $2,400.
10:18This means the total investment between Jay and I
10:20will be $230,650.
10:24Comps in the area are $425,000,
10:27giving us a potential profit of $194,350,
10:32which we will split with Jay.
10:34This is one zombie that's going to take a lot of work
10:37to bring back to life.
10:39We'll begin in the small, rotted, rat-infested kitchen.
10:43Down will go the walls in order to open the space up.
10:46Then, in goes a large island for extra seating and storage,
10:49as well as brand new cabinets and countertops.
10:52The two bathrooms near our former primary suites
10:55and second bedroom are too small to be the sexy luxury
10:58we're looking for.
10:59So, we're combining them into one large, decadent bathroom
11:03with high-end finishes that will catch the eye of any buyer.
11:06Then, say goodbye to those strange brick columns
11:08in the rundown Florida room,
11:10because we're adding a wall and transforming it
11:12into a large primary bedroom with its own sexy bathroom,
11:16complete with a corner double vanity, new fixtures,
11:19and an opulent shower.
11:27Demo day!
11:28You ready?
11:29I'm ready.
11:30Even though we have a big profit spread on this house,
11:32I still want to roll up my sleeves and get involved in demos
11:35so I can be there for any surprises.
11:37Our partner Jay is already at the house working.
11:40Man, they got started early.
11:42Jay!
11:43Dolmar, I'm in the garage.
11:46What's up, man?
11:47What's up?
11:48How you doing, bro?
11:49Hey.
11:50Everything good?
11:51Good.
11:52Yeah.
11:53I'm ready again.
11:54How's everything?
11:55Good. Everything good?
11:56Yeah.
11:57I washed this nail right here.
11:58Okay, yeah.
11:59This is my favorite day.
12:00Mine too.
12:02Woo!
12:03Whoa!
12:04We have no room.
12:05The whole thing came down already.
12:06This is a bunch of nails,
12:08and we're gonna take everything out.
12:10All that's coming in.
12:12Look at that.
12:13Easy.
12:14Great.
12:19Yeah, it's gone.
12:32What's up, Amanda?
12:33I can see clearly now.
12:35Look, we got some termite damage here.
12:38Look at all this.
12:40Oh, look at that.
12:41You see it?
12:42Oh, no.
12:43That's not good.
12:50Finding termite damage on top of water damage is not unexpected, but it's certainly disappointing.
12:56While we are gonna be removing a lot of wood and drywall from this house, we want to keep as much as possible to keep our costs low.
13:02Let's hope the water and termite damage doesn't extend too far.
13:05Yeah.
13:06All right, let's hit this kitchen.
13:07Three, two, three, one.
13:09Hold it.
13:10Yep.
13:11I got the top.
13:12Oh, there we go.
13:13Wow.
13:18There we go.
13:19Woo!
13:22There we go.
13:23Now we're good.
13:25Let's get this out, and then we can get out.
13:29There we go.
13:31You're pulling that way.
13:32We're pulling away.
13:33All right.
13:34One, two, three, four.
13:36There we go.
13:42Got it?
13:43Got it?
13:46Once we get the kitchen knocked out, we let the rest of Jay's crew, Finry, take over.
13:51Before we finish clearing out the rest of the house, we need to get rid of the unstable portions of the roof.
13:57But before we can do that, we need our crew to cut back the trees and branches that have grown out of control and are hanging too far over the house.
14:09Once they are removed, the team starts removing the damaged portions of the roof.
14:12The shingles are all coming off, and then the team also takes out any rotten trusses they can find.
14:18The crew also begins removing any damaged drywall and wood.
14:21They're looking for any termite damage and water damage, but we'll leave anything behind that escape the elements.
14:27Hopefully, when they're done, we have something left.
14:36I was driving with Ethan the other day, and he was driving through this exact neighborhood with me.
14:41And he was like, Dad, I would have paid more than $10,000 for that house.
14:45I would pay $5,000 for that one.
14:46I'm like, my boy.
14:48Oh, my God.
14:50Jay's calling.
14:51Hold on one second.
14:53Hey, Jay, what's up, man?
14:54What's up, man?
14:56I just got a call from the crew.
14:59Something went down on the property.
15:00I need you guys to come up here.
15:03Okay.
15:04Is it bad?
15:06It sounds...
15:07You sound concerned.
15:08I just need you to see.
15:09All right.
15:10I'll see you there.
15:11All right.
15:12Sounds good.
15:14That did not sound good.
15:17He sounded a little serious, but I mean, let's just see what happens.
15:21Sometimes some people can be dramatic for no reason at all.
15:28Okay.
15:29We'll figure it out.
15:36I had to drop Keisha off at another work site first, but now I'm ready for what Jay has in store for me.
15:40Don Mar.
15:46What?
15:47Bro, what?
15:48What happened here?
15:50Um...
15:51Where's the roof?
15:52Where's the framing?
15:53We're pretty much down to the shell.
15:54That's why I wanted you to come by.
15:56I didn't know we were doing this.
15:58Um, I didn't even know myself.
16:00I thought we were going down to the studs, not down to the brick.
16:02I'm going to show you why it happened this way, and I'll explain everything.
16:06So let's go inside real quick.
16:11Jay, we have no roof.
16:12Apparently, once we started tearing it out, it was just too rotted.
16:15It was too far gone.
16:17There was no other choice.
16:18That's not the only thing we don't have.
16:19There's no steel reinforcement at all in this house.
16:23The only rebar that we have is just the tie beams.
16:27That is all.
16:29This house was built in 1958, and for some reason or another, it wasn't part of the code.
16:32So what does that mean?
16:35That means our budget just went up.
16:37By how much?
16:39At least another $10,000.
16:41For rebar and to fill the blocks?
16:42Well, that's not all.
16:44So what we're doing is we're going to fill the blocks.
16:47We're going to basically put all new rebars across the entire house, all the exterior walls, every 48 inches.
16:53We have to take out all of the lintel block, remove the tie beam, and then also add two courses.
17:02And I don't know if you noticed.
17:04Did you look at the back?
17:13Are you kidding me, Jay?
17:15Where's the room?
17:16There was a room back there.
17:17So something else happened.
17:19This whole room fell down?
17:20The bright side is now we're going to go ahead and bring it to the same level of the rest of the house, and it can be considered heated square footage.
17:29Jay, we have no roof.
17:31That wasn't part of the plan.
17:32At least it's not the plan I knew about.
17:35So we need trust now.
17:37That's another $15,000.
17:39It's not going to be $15,000 for us because we're going to go ahead and take care of that.
17:43This is the benefit of working with a general contractor.
17:46They can pull deals for you on materials and labor.
17:50If I didn't have Jay, I'd be sunk.
17:53Well, I still might be, but we'll see.
17:56Material and labor is going to be like around $7,800.
17:59All right, I'm trying to do the math in my head.
18:02All right, so $10,000 to put rebar, fill the cells in the block.
18:07$7,000 for the truss.
18:09Then the roof is probably another $15,000.
18:12That we knew about, but this $10,000 plus the $7,000 for the truss, that's new.
18:17So that's $17,000 right there.
18:19How much to do this back room to raise it and rebuild the walls?
18:22This demo, $600.
18:25Then we're going to go ahead and do the footing, all brand new footing.
18:29And then all brand new pour for a monolithic slab.
18:33And that's going to be another like maybe like $3,000 with materials.
18:38And then $5,000 for the labor to do all the rebars.
18:43And then once we make sure that it's all done, then we'll go ahead and call in for the pour.
18:49We'll do the pour and then we have to have another inspection.
18:52And at that point, we can even start thinking about like putting trusses up.
18:55Because until we've done that, like this house is not stable enough.
18:59It can fall apart.
19:03I just counted $20,000 in additional expenses.
19:06Yeah, I hope it's $20,000.
19:09Bro, what does that mean?
19:15I'm going to try to keep it as low as possible.
19:17The budget, if I remember correctly, was supposed to be $19,000 to $95,000.
19:20Now we're talking about $20,000 more than that.
19:23So we're looking at $110,000, $115,000.
19:26Yeah, we're closer to $133,000 at this point.
19:29Just to make sure that we're also covering any miscellaneous stuff that may pop up.
19:33Jay, $133,000 is way more than $20,000.
19:37Remember, we had a lot of margin in the beginning.
19:38So...
19:40Yeah, that's why I decided to partner on the deal, though.
19:43Yeah.
19:44It's not looking that sexy anymore.
19:46Yeah.
19:47It's supposed to be a juicy deal, and it's quickly evaporating.
19:50I think in the next couple of days, we're going to go ahead and get all the permits through.
19:54And at that point, we're looking at probably getting done fairly fast.
20:00What does fast mean?
20:02We're looking at probably another 30, 40 days.
20:06Let me get you with Keisha, and we'll start working on the rest of the plan for this house.
20:11So, Ethan, how you been doing in school?
20:23It's been good.
20:24I've been getting a lot of good grades.
20:26We've been learning a bunch of poetry and long division.
20:30Also, P.E.
20:31You like P.E.?
20:32So, Dad was really good at P.E.
20:34Hold on, Mom's calling.
20:37Hey, honey.
20:38Hey, Mom.
20:39Listen, Jay just called me.
20:42He told you about how the house had no rebar, right?
20:44Yeah.
20:45He said that we're going to have to redo it, and it'll take a little bit of time.
20:48Huh.
20:49A little bit of time?
20:50No.
20:51This is going to take a lot of extra time.
20:53The city just kicked back the permits because they found out we didn't have rebar.
20:57And now they're saying that the plans weren't accurate.
21:00I mean, we didn't know that the house didn't have rebar until we demoed the house down to the brick.
21:04And it's not like we presented inaccurate plans intentionally.
21:07Look, babe, it doesn't matter.
21:09Now we're just waiting to give them the new plans so that we can finally move forward on the house.
21:14Okay.
21:15So how long is that going to take?
21:16Maybe around four to five months.
21:19All right.
21:20Well, I guess we have no choice but to move forward with getting the plans updated and plead with the engineer to move as fast as possible.
21:27All right.
21:28Bye, guys.
21:29Bye.
21:30Bye-bye.
21:31I know.
21:32We try to keep everyone moving as quickly as possible on this house, but thanks to delays on our permits, it did add four more months of waiting to our timeline.
21:42That's four more months of interest on the loan I took out to rehab this house.
21:44on the loan I took out to rehab this house but thankfully we can get started
21:47now on the block and rebar issues because the block in this house has no
21:54rebar and is not up to code it all has to come down and then Jay's company
21:58Finrete essentially starts from scratch adding rows and rows of new cylinder
22:03blocks and proper rebar to rebuild this home that definitely was not in the
22:08budget with much of the shell of the home in place we move on to plumbing we
22:13need to update it to all PVC pipe so the team cuts into the cement slab so they
22:18can lay down our new main water lines with the block and rebar completed the
22:24city has now go check to make sure that everything was done up to code that means
22:28more waiting at this stage I have racked up $5,000 in interest on a loan I took out
22:33to rehab the house plus an additional $6,000 to Jay's loan to buy the house this
22:38all comes out of our profit at the end but we've got some good news we've passed
22:42our latest inspections so now it's time to head out to meet Jay
22:45Big house on the hills, leather seats is my throne
22:47Yeah we started from the bottom of my team
22:49We young, we young, we young, we young, we young, we young, we young, we young
22:55What's up Jay?
22:57How are you?
22:59How are you guys doing?
23:01Good man, you working today?
23:03A lot of work
23:04This property's been sitting for that long
23:07I mean to have all these leaves
23:09Yeah at least five months right?
23:10Yeah
23:11All right let me take this off real quick
23:12I'm gonna show you some of the stuff that Keisha's gonna be taking over
23:16because Keisha you gonna save me
23:18Oh my goodness
23:18This has been such a headache for me
23:20Yeah
23:21Can you open your hands?
23:22Sure
23:23You gonna give it to me?
23:24My headaches
23:25Oh thanks, I'll give my headaches to this one
23:28No you can keep them
23:29Let me just kind of show you guys around
23:31Let's see what's the next step
23:33We did cut out the trenches
23:35Okay
23:35The trench is brand new PVC
23:38So this is the primary suite here
23:40Yep
23:41And then this is the bathroom
23:42Primary suite
23:43Right, and then we had to do the footers for that as well
23:46You see a bunch of cutouts?
23:47Yeah
23:48That way we can see where we were putting the rebars all the way through
23:51Yeah
23:52And now we have solid exterior walls
23:54Let's just thank our lucky stars that now we can get started on this project
23:58Now that the permits have been approved, engineering drawings, all that stuff is behind us
24:02So now it's like full steam ahead
24:04What are we looking at in terms of timeline?
24:06I think we have approximately like two months left
24:09I'll make sure that we call and schedule all the inspections when the time comes
24:12Then also once we have walls up, at that point I'd like to bring Amanda back and see what her vision is for the design so we can get started there too
24:19Yeah
24:20Alright, I love it
24:21Full steam ahead now
24:22Full steam ahead
24:23Well I appreciate you man
24:24Thank you
24:25Thank you so much
24:26I appreciate you
24:27With the blocks in place and the rebar in the correct spot, it's time for the cement pour
24:33This will lock the entire structure of the house and allow us to move on to our next steps
24:38One of which is the new roof truss
24:41The truss is the frame of the roof
24:43And it's the structure that the new plywood and eventually the new shingles will be laid over
24:50Inside the house, we can finally begin to frame out the rooms
24:53Which means it's time to bring in Amanda for design
24:55Look at this though
25:08Dang!
25:09We have a house
25:10You wanna see inside?
25:11Yes
25:16What's up guys?
25:17Hey
25:18It doesn't even feel like the same space or house
25:22Not at all
25:24Well, right now we're standing in the kitchen
25:26Right
25:27Yeah
25:28So imagine walking through this front door and you just have this big grand kitchen
25:33Yeah, with a nice big island right here
25:35Yeah
25:36The bedrooms are still on this side so we have two bedrooms over here
25:39Here's the primary suite
25:40I like the windows, allows a lot of natural light
25:43This is gonna be a really good sized primary bedroom and then the bathroom and the closet over here
25:50Yeah
25:51Yeah
25:52Look at how huge this is
25:53I really, really love this primary bathroom space
25:57I'm glad we took the patio area and made it the primary bathroom
26:01I mean, and then look, we've got the closet right here
26:04Toilet goes where I'm standing
26:05Yep
26:06Big shower over there
26:07Yep
26:08Dual vanities
26:09We also built a brand new laundry room
26:11We brought the laundry inside the house
26:12Okay
26:13Let's go take a look
26:14Nice
26:15Laundry room right here
26:16I like that we have a laundry room slash mud room
26:19Yeah
26:20That's connecting to the outside
26:21Exactly
26:22Yep
26:23Once the drywall comes up, I will come back and remeasure everything
26:26Cool
26:27Just to make sure that the kitchen is laid out right
26:29All right, well, let's get out of here
26:31All right
26:32Get the guys to continue working
26:33Cool
26:34Now that we've got some framing in place inside the house, we can start installing our windows and doors
26:41It's also time to put in our new HVAC system
26:47With the walls open, the team can easily position our new vents throughout the home
26:51Outside, the underlayment for the roof is going down
26:57Flashing is being added and our shingles are being delivered
27:01Good morning
27:11What's up?
27:12What's up, guys?
27:13What's up, Domar?
27:14I got you coffee just the way you like it
27:15What?
27:16Is this?
27:17I got you straight black
27:18I figured you'd like it like that
27:19Okay
27:20So what's going on? I see they're prepping for stucco
27:22Yeah, so we're prepping for stucco
27:23We have literally all of the trim
27:26And we have the J channels at the top for the soffits just to be ready for the soffits to get installed
27:31The one thing that's holding us back from doing the stucco is this one little post
27:37So
27:38We cannot afford another delay
27:41What's the issue with the post?
27:48Because it's an older home, they want to make sure that the footer is actually there or thickened edges
27:54But we won't have to do a revision
27:56All we're doing is an RFI, a request for information
27:58The RFI, is that something the engineer can just write a letter for?
28:01Yes, he's just writing up some details to be able to stamp it and get it submitted
28:06I see the yard's cleaned up
28:08Yeah, I just had the skid seer and the backhoe brought out here and cleaned it up
28:13We still have to sod the front yard and the back
28:15But, hear me out, we could just do seating
28:19And we use a lot
28:21Five bags
28:22I think they cover what, like 250 square feet each?
28:25That never worked for me
28:27Every time I've done seating before, it's never worked
28:30Yeah
28:31It's always patchy
28:32Like it grows
28:33How many bags are you using?
28:35One
28:36Yeah, we said we were going to use five and water every day
28:39I think it should be good
28:40I love that
28:41In terms of cost
28:42I mean we're talking about a couple hundred bucks if we really do it right
28:45Versus thousands of dollars inside for the front and the back
28:48We could try it
28:49And if it doesn't work, then we go to plan B
28:52Just don't let Domar seed or water it
28:55Nope, nope, nope
28:56I like it
28:57I like it too
28:58Alright, cool
29:01Luckily, the city accepted our information about the porch post
29:04And we can now move forward on getting a coat of stucco on this home
29:08Back inside, with all the framing in place, we can add in insulation and drywall throughout this home
29:15The exterior and interior are getting painted and eye-catching white
29:21While the bathrooms are getting floor-to-ceiling tile
29:32We got the samples from Final Touch counters, they dropped them off
29:36That's a lot of samples
29:37Fifty shades of gray
29:38Fifty shades of white
29:39Right, exactly
29:40So I'm thinking for the bathrooms and the kitchen to do white
29:46I like it
29:48What is going on?
29:50Oh my goodness
29:51I got the hood
29:52You got the hood
29:53Yeah, I got the hood
29:54Oh
29:55You got the hood on your back
29:56Seems like it
29:57You look like Lumberjack Jeff
29:58What's going on here?
29:59What's up?
30:00Hey
30:01Oh, nice
30:02Nice black hood
30:03Black hood
30:04Black cabinets
30:05Yeah
30:06And that would pop with the white countertops
30:08Mm-hmm
30:09What color are you thinking hardware?
30:11Black
30:12Or gold
30:13Ooh
30:14Cause we have gold already in the bathrooms
30:16Yes
30:17I know, that's gonna be beautiful
30:18Mm-hmm
30:19Flooring
30:20Flooring is gonna be the last thing
30:21Because we have to acclimate the vinyl
30:23I don't want the vinyl to contract
30:25Because it's so hot right now
30:27It's so humid
30:28Yeah
30:29That once we turn that AC on
30:30It'll just shrink
30:31Okay
30:32Because right now it's basically gonna be expanded
30:33Yeah
30:34So, um, I don't want it to shrink
30:36So we're gonna basically turn it on
30:37Once we get the power release
30:39And get all the, pretty much everything like, pretty much done
30:43The only thing that's really gonna take long is
30:46Getting that power release
30:48Yeah
30:49Um
30:50Because, you know, our, our electric company is
30:53Oh, I know
30:54It's probably gonna take like 14 to 21 days
30:55Oh, I know
30:56So
30:57On the 21 day side
30:58Yeah
30:59Mm-hmm
31:00Well, it better be sooner than that
31:01Because I have a commercial project starting in a few weeks
31:04And in the meantime
31:05I'll see if maybe I can go down to the, you know, power office
31:10And see if it could help
31:13Yeah, maybe, whatever
31:15All hands on deck
31:17So, floors, cabinets, countertops, electricity, and we're out of here
31:22Yep
31:23And we're done
31:24Okay
31:25Done
31:26Speaking of, let's get out of here
31:27Yeah
31:28The cabinets in power aren't the only things we're waiting on
31:31We're keeping an eye on our grass seeds
31:33Which don't seem to be growing
31:34I must have cursed them
31:36So if they don't sprout soon
31:38We're gonna have to spend extra money on sod
31:40Inside, we're still without power
31:42So our team is installing our white and black kitchen cabinets with battery powered drills
31:47Yeah
31:48Yeah
31:49Yeah
31:50Yeah
31:51Hey
31:52Hey
31:53Hey
31:54Hey
31:55Hey
31:56Hey
31:57Hey
31:58Hey
31:59Hey
32:00Baby girl
32:01Hey baby
32:02How are you?
32:03This is looking good
32:04Good, yeah
32:05Yeah
32:06It's looking really good
32:07We've got cabinets here in the kitchen
32:09Cabinets in the bathroom
32:11Not quite done, but
32:12Oh, okay
32:13I wanna see it
32:14Yeah
32:15Wow
32:16This is so nice
32:19I'm taking it all in
32:20I can see the vision
32:21This whole primary suite is going to be magnificent
32:24Definitely coming to life
32:25I love it
32:26But
32:28Where are all the workers anyway?
32:30What's going on?
32:31Why is no one here working today?
32:33Well, everything is at a standstill right now
32:36What?
32:37We still don't have power
32:39We don't have the power release
32:41We still don't have it yet?
32:42We still don't have it
32:43Why?
32:50They're backed up
32:51I've been back and forth on the phone with Jay
32:53Back and forth on the phone with Power Company
32:54Because Jay doesn't wanna really move forward with flooring
32:56And stuff like that
32:57Until we get the power
32:58Because he's afraid of it, you know, warping
33:01Gives this floor to heat
33:02I mean, babe
33:03It's been in the hundreds
33:04The past few weeks
33:05So that's gonna delay any and everything that's left to be done in this house
33:09The cabinets aren't fully installed yet
33:11The countertops aren't done
33:12The flooring
33:13HVAC as well
33:14We're waiting on the power
33:16There's quite a few things
33:18And we don't wanna just have the guys come and just do this little one thing at a time
33:22Because time is money, right?
33:24So how much time do we have left?
33:25Like, when will they get here?
33:27Fourteen days
33:28Fourteen days?
33:29Yeah
33:30Kisha, that's half a month
33:31Yeah
33:32Fourteen days
33:33And then, once that happens
33:37Then we can move forward with everything else
33:39Do you realize the financial impact on two weeks?
33:42Oh, I do
33:43There's nothing else we can do right now
33:44But just continue to stay on top of them and make sure that they at least make that deadline
33:49And they can get out here in those fourteen days
33:51All right
33:52Well, in the meantime, can we at least make sure everything's ordered? The fixtures, the handles, everything
33:56Yeah, everything's already here
33:57So we've got fixtures, fans, all of that stuff has already been ordered and has already been delivered
34:02All right
34:03We're gonna have the guys come and put everything in all at once
34:05Well, let's get out of here
34:06I can't even imagine the guys working in these conditions
34:08Look at this
34:09I can't even breathe
34:11You're glistening, babe
34:12You're glistening
34:13I know
34:14Ew
34:16After a lot of pleading, we finally got the power back on
34:20This means Final Touch can install our white quartz kitchen countertops and vanity countertops
34:26With the AC on and our floors acclimated to the temperature inside
34:29We can finally install our oak-colored LVP flooring throughout the house
34:35Outside, we're putting in a brand-new dark-round garage door
34:38Which will create a great contrast against the home's white exterior
34:43Sadly, our grass seeds did not make it
34:45So we're bringing in D&J Lawn Services to lay down brand new sod
34:52With all of our work done, it's now up to step-by-stage to make this place look and feel like a home
34:58They're using light and neutral colors to keep the house bright and open
35:01So they can really emphasize our new higher ceilings and open floor plan
35:05We're counting on their expertise to bring in a buyer to help us recover from our five-month delay
35:11All right
35:25Hey, Jay
35:26What's up, guys?
35:27What's up, bro? How you doing?
35:28How are you?
35:29Good
35:30I'm doing pretty good, man
35:31Can't complain
35:32Hi
35:33Especially now, right?
35:34Oh, my goodness. Look at this house, though
35:35All right
35:36Let's take a look
35:37Remember before, all the windows were boarded up, the front door was boarded up
35:40And there was a notice-to-vacate sticker on the front door
35:42There was
35:43The garage was the only way we could enter the house
35:46So if you look at this place now, it's a completely new house
35:49I mean, we have beautiful landscaping here
35:51I love the color
35:52And it's got this modern vibe
35:55One of the biggest things that was done here was taking the entire roof system off
35:58Adding two-quarters of blocks to raise the walls
36:00And now it allows it to look very different than any other house in the area
36:04Windows, doors, lighting
36:06The garage door
36:07Everything is brand new, top to bottom
36:11So, Jay, I want to see inside, man
36:13I'm anxious
36:14Let's go
36:15I'm anxious, too
36:16Wait until you see it
36:17Mmm
36:20After you
36:21Oh, my goodness
36:22Wow
36:24Amazing, right?
36:29Oh, my goodness
36:31Very impressed
36:32Wow
36:34I just remember when we first came here
36:36We couldn't come through this front door
36:37Because it was blocked off
36:38Completely blocked
36:39And then we walked into this really tiny room
36:42That was just claustrophobic
36:44Remember, there was this wall right here
36:46That was separating the kitchen from the living room
36:48So it made this living room really small
36:50I really love this openness right here
36:53And also the new floors, the new windows, the can lights, the raised ceilings, and the staging
37:00I want to see the kitchen, though
37:03One of the biggest things I remember in this kitchen was the big, massive gaping hole that was here
37:08And then we had the old rotted cabinets right here
37:10And then we had the old rotted cabinets right here
37:11Yellow formica countertops
37:13Look at this kitchen now, though
37:15Yes
37:16We've got this big, beautiful island
37:18This looks really good
37:19Final touch really came through with these nice quartz counters
37:21I think you guys made a really nice selection
37:23Brand new cabinets
37:25I mean, look at how sleek these things are
37:26I mean, cabinet select came through
37:29Look at this range hood, though
37:31Talk about a statement piece
37:33When you first walk in, bam
37:35Well, as much as I love the kitchen, I want to see the rest of the house
37:38Okay
37:39All right, let's go
37:40This room was so nasty
37:43And there's a hole right here also
37:46This is nice
37:48This is a brand new room
37:49We've got new window
37:51We've got new flooring, new paint
37:54I want to see the other bedroom, see what that looks like
37:57Oh, yeah, let's do it
37:59Just like the rest of the house, these windows were broken, boarded up
38:03This room was disgusting from floor to ceiling, the walls
38:07It was just, again, nasty
38:09But now, look at it
38:12Brand new paint, beautiful flooring
38:15We have a new fan here
38:17And these two new windows, it just really opens up the space and it brightens it
38:22Yeah
38:23Let's go check out the bathroom because I don't know if you guys remember
38:26There was two bathrooms
38:28Let's go check it out
38:29Real quick
38:30Yeah
38:31This was two bathrooms separated by a wall right here
38:35And then I remember when I walked into this one
38:37There was a toilet
38:39And then a bucket next to the toilet
38:42And I remember the shower in this bathroom was also really tiny
38:46You'd have to basically shower sideways
38:48I think it was a really good idea for us to take down this wall
38:52And make it just one big bathroom instead
38:55I agree, and look at the shower now
38:57I mean, we replaced everything
38:59We have a brand new vanity
39:01I mean, look at the mirror and the lighting
39:03I mean, everything is just exquisite
39:06And last but not least, let's go see the primary
39:09Let's do it
39:10After you
39:11Thank you
39:12Thank you
39:14This entire room was the Florida room
39:18This room had all panel walls
39:20The roof was also caved in here
39:22So this was a really bad room
39:24But now
39:26It's big, bright open
39:28We've got this beautiful tray ceiling
39:30Yeah
39:31Nice fan
39:32I mean, we replaced the flooring
39:34But did you see the bathroom?
39:36We have a primary bathroom over there
39:38That was not here before
39:39I've been anxious to see this room
39:41Yeah
39:42Do you remember
39:43There was like this tarp on the ceiling?
39:46And it was so wet and gross
39:48Come on, baby
39:50This was an amazing decision
39:52To put this bathroom here
39:54And then we've got the closet right next door
39:56I mean, it just looks super grand
39:58It really does
40:00From the new tile
40:02On the floors
40:03Tiling almost all the walls
40:05Yeah
40:06I love that shower
40:07I think we're gonna have a flock of people
40:09Coming to this house
40:10Yeah
40:11Just to see it
40:12And when they see it
40:13Get those checkbooks out
40:14Get the checkbook
40:16Speaking of checkbooks
40:17Let's go talk numbers
40:18Yeah, alright
40:19We gotta get this thing listed
40:30Oh, I can't wait
40:32I mean, Compton's area
40:33Been moving and shaking, so...
40:35They've definitely gone up
40:36It's exciting
40:37Well, this is gonna be a nice clip for us
40:39Yeah
40:40It's good working with you, man
40:41Nice
40:42Cool
40:43Let's get this house listed and sold
40:44I'll see you at the closing table
40:46You will see me there
40:47Oh my gosh
40:48This house is absolutely unrecognizable now
40:51Based on Compton's area, we're listing it for $450,000
40:56Jay bought this house for $112,000
40:59After the unexpected cost of basically rebuilding this house
41:02Our renovation budget jumped to $135,000
41:05Our agent fees and closing costs will be around $22,500
41:09With our combined investments, loan interest will come in around $11,000
41:14That brings our total investment to $280,500
41:18But, if we can get our asking price of $450,000
41:22We stand to make a profit of $169,500
41:27I think that we need to go to dinner
41:32We should celebrate
41:33I like that idea
41:34Where do you guys wanna go?
41:35Uh, I know
41:36We should get some pizza
41:38And then we should put some burgers on top
41:41Get some fries
41:43Put it on top
41:44Yeah, we're getting dinner
41:45Not our final meal each day
41:48Like, let's think
41:49We need something nicer, guys
41:50We're celebrating
41:51How about some, like, lobster?
41:53How about a nice, you know, bolognese red wine
41:56I can't do that
41:57I'm not supposed to drink wine
41:58I'm not supposed to drink wine
41:59Exactly
42:00Oh my god
42:01We should get hibachi
42:02I think hibachi sounds good
42:03Yeah, cause the lobster
42:05Ethan was talking about steak
42:07Your kids are expensive
42:08Not my kids
42:09Uh, sir, I think they take after you
42:12We're gonna have to flip a lot more houses to keep up with this expense back here
42:15I'm starving
42:16I'm starving
