00:00Australia's in the midst of the biggest housing crisis we've ever had.
00:05And according to government figures, we need to build 1.2 million homes in the next five
00:11years.
00:13The problem is, Australia is the home of red tape.
00:17There's the lack of available land, and traditional building methods can take months, sometimes
00:22years to build just one home.
00:26It's expensive, it's stressful, and even if we wanted to, we're about 85,000 trades short
00:33of achieving our target.
00:36There's just simply got to be a better way.
00:39We need to throw out the rule book and design houses for Australian conditions that are sustainable,
00:45resilient, affordable and stylish.
00:49We need to build homes faster and more efficiently for all budgets and all Australians.
00:55And that's exactly what Future House is all about.
01:02Five years ago, my partner Amika and I set out to build a house without compromise that's
01:07good to the planet and our children's future, Bo and Nash.
01:13We searched Australia and the globe to find cutting edge, sustainable technology.

01:29I don't know how many more days I've got left in me, I'm serious.
01:34Close to a year on, the house that cost us blood, sweat and tears is finally a home.
01:44Now, I'm taking what I've learnt to embark on an even bigger mission.
01:49Our mission is to build three houses for three families in just three months, for three different
01:57budgets, using three different methods of construction.
02:00Now, we may not solve Australia's housing crisis, but we're going to give this a red-hot

02:2072 acres of rolling hills and previously a dairy farm, now no longer.

03:37and throw our hat into the ring.
03:39Let's start with planning for our new house on our farm.
03:43He's saying five days, so let's tack on maybe, like, another two weeks,
03:47and I'll say three months.
03:49But we're not the only brave ones taking on this mission.
03:55There's the Fox family in the Blue Mountains
03:58who are building a modular home with Rex from High Tech Modular.
04:02Me and Helen are in the process of separating,
04:05so we want separate houses.
04:07But we still want her to be close to Caitlin.
04:10The Quachini family from Canberra
04:13is building a precast concrete home with Mick from ResiCast.
04:19We have two beautiful children and a third one on the way.
04:22Unbelievably, at the same time, we're building a house.
04:25And us, the Duries, in the northern rivers of New South Wales,
04:30are building a 3D concrete-printed home with Nick from Contour 3D.
04:35I'm really pleased that we were able
04:37to throw our hat into the ring for this project.
04:39We're knocking down the old caretaker's cottage on the farm
04:42that certainly hasn't seen any love, or any body for that matter,
04:46for a long, long time.
04:48To make housing more affordable for Australians,
04:51we've got to try different things.
04:53And just like last time, it's probably not going to be easy.

05:43This is the best recycling story I've ever heard.
05:45And just like last time, to get started on this mission,
05:48we searched Australia and the globe
05:50to find innovative, sustainable, cost-effective
05:54and fast building solutions.
05:59Let's start with planning for our house on our farm.
06:03We found this guy who builds incredible 3D printed houses.
06:08I think 3D concrete printing has to be one of the major solutions.
06:12And that's how we would solve the housing crisis.
06:14Given its brand new technology,
06:16I invited Nick Holden over to see what, if any,
06:20restrictions this 3D concrete printing has.
06:23These beautiful concrete trees...
06:25Yeah.
06:26..mixed in with a real tree...
06:27Yep.
06:28..that might sit in the centre of the house.
06:30And then the tree looks as if it's coming out here.
06:33A tree or a concrete tree?
06:34A real tree.
06:35Yeah.
06:36Jamie wants something a little bit different.
06:37And that's the advantage of 3D concrete printing.
06:40Could you print a staircase like a Nautilus shell?
06:43Would that work?
06:44It would. No, no, genuinely.
06:45You know, the printer doesn't care.
06:46It'll do whatever you put in there, within reason.
06:49You want to stretch the boundaries?
06:50That is stretching.

07:03But what does it actually look and feel like?
07:06Nick's invited me to one he's prepared earlier.
07:09Australia's very first 3D concrete printed house.
07:13Look at it.
07:14Mate, this is better than the pictures.
07:16It's incredible.
07:17I know.
07:18I mean, you haven't just built a house.
07:20You've built the retaining walls, the planter boxes.
07:22It's a work of art.
07:23It still takes my breath away.
07:25It was built by a team of software engineers and scientists.
07:30Printing layer by layer using a very special cement mix.
07:36Touch it.
07:37Oh, wow.
07:38I love that, this finish.
07:40Yeah.
07:41What do you call this?

07:46And so I would imagine this is structural, right?
07:50They're all structural.
07:51So there's no columns in these walls.
07:52It's all 60 MPa that we print at.
07:54It's like a series of engaged piers.
07:56It is.
07:57Yeah.
07:58And so you printed the entire bottom floor here.
08:01We did.
08:02In how long?
08:03Well, 15 days.
08:04We're on site for.
08:05And you haven't just printed the walls and the structure, but you've also printed the
08:12kitchen sink.
08:13The kitchen sink almost.
08:14Everything.
08:15The kitchen bench.
08:16Filling these walls, knowing that this entire house was printed, absolutely blows my mind.
08:23Well, 3D concrete printing, it's a layer by layer application.
08:26Most people are familiar with a desktop printer, and it's very similar, but on a huge house size
08:31scale.
08:32So break it down for me.
08:33Yep.
08:34You're essentially printing this with concrete or cement, right?
08:38It's a very special one.
08:39So we've got two full time material scientists in house.
08:42Right.
08:43We use 40% recycled materials.
08:44That's great.
08:45Comes out like toothpaste, but we need it to not collapse.
08:47Okay.
08:48How do we build this for Australia?
08:51Could this be the house of the future, right?
08:53Is it sustainable?
08:54Is it cheaper?
08:55Yep.
08:56And could this be faster?
08:58Yes to all of them.
09:00For a typical, say, four bedroom, single storey, affordable house, we'd be printing for
09:05four days, set the printer up, print, get out of there.
09:09Okay.
09:10After seeing how good this looks, I'm even more excited to get started.
09:14It's magnificent.
09:15Michael and Helen Fox, near Blackheath in New South Wales, are also planning their forever
09:27home.
09:28With not one, but two prefab buildings on the same block.

09:34Now if we want to solve the building crisis, then we have to provide solutions for all circumstances

09:41And this is certainly a unique situation.

10:30So talk me through the way this plan's going to work.
10:35Because you're separating, but you're going to cohabitate on the same block.

10:44Well, we are separating, but we still want her to be close to Caitlin.

10:50And that's what we've managed to do.
10:52We've managed to buy a block together.
10:55We've put in two prefabricated houses.
10:57Yep.
10:58And we are within two minutes of where Ketlings live in most of the time.

11:04Which is so selfless.
11:05I think it's amazing.
11:06It's really great, guys.

11:09And might I say, very modern of both of you.
11:13Yeah, there's a bit out there, I have to say.
11:15You know, like, most people I know that are separating want to get as far away from each other as possible.
11:20Neither of us could afford to actually go and purchase a house each.
11:23This was the thing.
11:24Well, not many people can.
11:25And because Michael's and mine is virtually identical, it'll only be different decor, perhaps inside.

11:32If the layout of the house is the same.
11:34Yep.
11:35Then Caitlin won't feel like she's in a different house at all.

11:39And it will feel completely comfortable to her.

11:41And they won't feel any change between mum's home or dad's home.

12:20What we can do together is maybe work on some suggestion of a few native species here that
12:24would bring back the birds and the bees, so to speak.

12:29Being about a year involving council, that's been a long drawn out process.
12:33It's now been approved.
12:35So the building company is going to start building now.
12:38So who gets the back of the block and who gets the front of the block?

12:43You want the practicality of just being able to get in the house quickly.

12:48We're building two prefabricated houses, 60 square metres each, so they're only small
12:54but big enough for one person.
12:56We are separating, remember, Mike?

12:59How many metres is there between you both?
13:02I don't know because the original plan was that my house would be much further forward.

13:09The council are not happy with that.
13:10Yes, because you need a setback from the front of the streets.

13:25I was planning to put a garden between us and make it really nice and cosy.

13:47This has been months of stupidity.
13:56Welcome back to Future House, where I'm investigating three different cutting edge building methods
14:01to help solve the housing crisis.
14:05In our nation's capital, another mum and dad are embarking on an ambitious knockdown and rebuild,
14:12in the hope of coming up with their own house of the future.
14:16We're the Quachini family.
14:17I'm Sarah.
14:18This is my husband, Sean.
14:19We have two beautiful children, Teddy and Lily.
14:22I can jump higher.
14:24And a third one on the way, coming in just a few short days.
14:27Unbelievably, at the same time, we're building a house.
14:30Yes, that was a very clearly well thought out decision, doing it all at the same time.
14:36Yeah, so the edge will be about here.
14:38Sean has done a lot of the designing of our new house.
14:42We wanted to make it big enough for our growing family.
14:45And we also wanted to really try and integrate the inside and the outside of the house,
14:51to have lots of windows and doors that opened up to our beautiful garden.
14:55Growing up in Canberra and old Canberra houses with huge amounts of power needed,
15:00incorporating just some really simple approaches to bring in warmth in winter, cooling in summer.
15:06There's easier ways of doing these things that we just don't seem to be doing at the moment.
15:11So we decided the best option would be to knock it down and start again.
15:16Do you want something to eat, buddy?
15:18Sean and Sarah want an innovative solution for their family home,
15:22one that's affordable, sustainable and resilient.
15:26We'd been looking at traditional building methods
15:29and we'd had plenty of quotes to get a traditional wood-framed house built
15:33with brick veneer and everything else.
15:35And the cost was phenomenal.
15:38The build times were really, really long.
15:41They were using all sorts of materials that we just didn't really like,
15:45and feel nice.
15:46So I've been researching pre-fab options and pre-modular options for a really long time
15:52about there's got to be a better way of doing this.
15:54There's got to be a more efficient way of doing this.
15:56After months of research, Sean and Sarah have decided to go with a precast concrete home.
16:02I think I was a bit apprehensive about it because I didn't want to live in a concrete house,
16:07and so I wasn't aware that the inside fit-out can be like a normal house.
16:12So once I understood that a little bit, it made a lot more sense.
16:16And it is our forever home, so we're never planning on moving,
16:19so we wanted to make sure that it would last us, kind of our children growing up.
16:24Growing up?
16:25I'm not leaving.

16:28Moved enough.
16:32A forever home.
16:33I like the sound of that.
16:35So I've come down to Canberra to meet Sean and his builder, Mick,
16:39at the house they plan to knock down.

17:17Sean and Sarah have lived in their early 70s brick home for five years.
17:21Have you been happy in it?
17:23What's wrong with it?
17:24Yeah, we have.
17:25It was right for us at the time.
17:26Yeah.
17:27It's a great location but this house itself doesn't function well for us.
17:30Right.
17:31So when we moved in it had an energy rating of 0.0.
17:33Wow.
17:34And the first night we spent in here was minus four mid-winter.
17:38Yeah.
17:39We were planning to extend it and just make it a bit bigger for us.
17:41Yeah.
17:42The more we lived here the more long-term problems we're going to have.
17:45No, that's right.
17:46This place, the foundations are sinking.
17:48Yeah.
17:49The mould is up the walls.
17:51And the efficiency of the house is archaic.
17:54Yes, there's no such thing.
17:55It's actually a good analogy of our current building system, isn't it?
17:59Yeah.
18:00Fortunately, Sean and his family are not relying on a broken system to build their new house.
18:05A normal house looking at 12, 18 months.
18:08Yeah.
18:09Realistically, yeah.
18:10But you're not up for that?

18:15Mick Johnson from ResiCast.
18:20For the last 20 years, I've been a builder and I've done precast homes for the last 10 years.
18:25We came up with a system with the precast concrete and we turned it into a patent and residential
18:30building system for other builders to use.
18:33I've never done anything like normal people.
18:35I've never had a boss, never had a nine to five job or anything.
18:38Once I finished school, I hit the road and went bush.
18:41I then became a shearer.
18:43I was riding bulls from 16 to about 19 years old.
18:47I wasn't very good at it.
18:48So I actually decided to become a professional rodeo clown.
18:54A bit of comedy at the Royal Shows and the big bull rides around the country.
18:57So from shearer to rodeo clown to what ResiCast is today.
19:02Now, Mick, you're pretty good at making people laugh.
19:04Oh, apparently, yes.
19:05But you're not telling any jokes.
19:07No.
19:08You're saying to me, I'm going to build a four bedroom house in 12 days to lock up.
19:13Correct.
19:14I'm actually going to do it in 10, Jamie.
19:16Is that right?
19:17We're going to lock the four beddy up for Sean and Sarah and the kids in 10 days.
19:2110 days to lock up might seem unbelievable.
19:24But Sean has every confidence in Mick.
19:27Seeing the houses he's built, we're really lucky to be in this situation.
19:32To have someone competent with a great system that ticks all the boxes for the long run and
19:38will give us our home.
19:39Well, mate, I commend your courage.
19:42You are pioneering this.
19:44And you're putting all your faith in this bloke's hands.

20:36Like, we're renting at the moment, and we all want to have our own little slice of paradise,

20:49And then now we know it is happening.

20:55Won't be too much longer before we'll have houses there.

21:20It's a lot of stress on us.
21:22It's a lot of stress on our daughter because she has special needs.
21:25It'll take time to settle her into the house.
21:28So it's a big process.
21:34Coming up, Mick from ResiCast talks the talk by saying he can have a house built in 10 days.
21:41I cannot wait to see what it looks like inside.
21:43But can he walk the walk?
21:45And what ideas can we all learn from visiting a housing development of the future?
21:50Fully solar, incredibly efficient houses, all bought together with a town centre you can walk to.
21:56It's got it all.
21:57If we're going to solve the housing crisis, we need to look at a range of different solutions.
22:10From large scale modern developments like this Fraser one at Ed Square in Sydney's South West.
22:15To smaller modular homes and everything in between.
22:19To find out more about how we can build better and smarter, I'm catching up with Davina Rooney from the Green Building Council of Australia.
22:29Look at these beautiful buildings. Look at this.
22:31Look at the beautiful park.
22:32The Green Building Council of Australia works with builders, manufacturers and government to develop better, more sustainable ways of building.
22:42So what makes this a standout development for you?
22:46I love many things about Ed Square, but you know, recycled water, fully solar, incredibly efficient houses,
22:55all bought together with the whole community feel and a town centre you can walk to.
22:59It's got it all.
23:00It has got it all, hasn't it?
23:01I love that it gets the property bit right.
23:04And then it creates these beautiful spaces where kids can play and jump in a fountain.
23:08Yep.
23:09So when we walk into an appliance centre, we see all those stars on the fridge and we go,
23:14yeah, that's a good star rating. I'll buy that fridge.
23:17You guys are creating stars for houses.
23:20Yeah.
23:21And what's wild is people's most valuable asset, their home, we haven't known what they score.
23:28And so we're working with the Australian government to pull out a disclosure scoring for all existing houses.
23:34Because if you buy the thing, you want to know.
23:37Yeah, of course.
23:38Like how much is it going to cost me? How uncomfortable are I going to be?
23:42Now you've kindly come on board to help us judge some of these homes we're building.
23:47So what are you looking for?
23:48Some of the things I'll be looking for, highly efficient building, powered by renewables,
23:54fully electric, great thermal shell, healthy. I'll be looking for better air movement.
24:00Do we have some gorgeous plants, you know?
24:03Yes.
24:04And what have we done with the materials? We want low toxin materials.
24:07Yes.
24:08And the last is resilient. Is it designed for today and tomorrow?
24:11Does it have a light coloured roof?
24:13What have we done to set it up for this great beautiful Australian climate, which is just getting hotter?
24:19Davina's right. When it comes to building smarter and more sustainably, we as a nation can do much better.
24:26Which is exactly what I'll be trying to do in our own future house. This 70 acre farm is our family sanctuary. But it's about to get a whole lot more chaotic as we prepare to knock down this old caretaker's cottage.

26:55And we also finish our normal three, four bedroom home in as little as eight, ten weeks,

29:31All I want is a home for my kids.
29:38In Canberra, the Cochini family home is about to be knocked down to build their new precast
29:45concrete home.
29:46But then owner Sean received some disturbing news.

29:53I'm doing all right.
29:54But I'm hitting my head against a bureaucratic brick wall.
29:57It is so frustrating, mate.
29:58I've just got no words.
30:00Like...
30:01So what happened was the day before the demolition was supposed to go ahead, everyone was lined
30:07up ready to go.
30:08It was discovered that we'd missed one of the key planning permissions in the process.
30:13Nobody really knows how it got missed, but the house had been designed within two metres
30:18to the edge of the tree canopy, which breached the tree protection zones on my beautiful trees.
30:23I'm a big believer in these trees.
30:24I've designed this house around trying to keep these trees alive.
30:27And now we need to put in a whole load of applications to get permission to build around
30:33the trees.
30:34And unfortunately, that takes two to three months, potentially, to work through the process
30:39to get permission.
30:40After years of planning, this added delay could cost Sean and Sarah thousands of dollars
30:46in extra rent and design changes.
30:49I don't even know how to say this.
30:50Look, it's not...it's not the bureaucrat's fault.
30:53They're just doing the job right.
30:55But the system is ridiculous.
30:57It's just absolutely ridiculous.
30:59Even more frustrating for Sean and the family is the part of the tree most at issue is
31:06not even on his property.
31:07This tree here is technically 10 centimetres on government land, so it becomes a government
31:12tree, which needs...it needs major protections.
31:16As opposed to, if it was on my land, it's too small to fall within the regulated trees and
31:21we would be allowed to put a driveway right next to it.
31:24The new driveway has to go right through our heads.
31:27What's happened with that is moving the driveway over here may then breach the regulations
31:31on turning circles for the driveways.
31:34So we've created a whole new problem that we have to solve by solving the previous one.
31:41Just...I'm having a rant and I feel silly having a rant on Australian television.
31:47All I want is a home for my kids.
31:49Let's hope there's no more hold-ups for the Fox family in Blackheath.

33:09If someone ordered a house from you like this, from start to go, DA approved, how quickly

33:17Between eight and 12 weeks.

33:25Back in the old days, modular houses were used for temporary homes or small houses.
33:28But today, there's no limit to the sophisticated designs you can have with modular housing.
33:34And how many of these could you build a year?
33:36In this factory, last year we built I think about 68 houses.
33:40So it's a lightweight construction and you're floating above the earth.
33:44So you've got good ventilation underneath.
33:46Underneath, yes.
33:47And you've got a steel chassis which is termite proof.
33:49Yes.
33:50What's wrong with this?
33:51Nothing.
33:52Why isn't Australia building like this?
33:53There should be.
33:54I mean, there's a lot more take-up of modular housing now.

33:58But it should be more to also solve the current housing crisis.

34:31It was honestly devastating.

34:34We were at that point where we thought, what are we going to do?
34:37The sister in Kersey's house is now at lock-up.
34:39But they came very close to losing it all.

35:26So how did it almost go so horribly wrong?
35:29You were told that your finance was approved.

35:34I think it may have been because it was a prefab.
35:36I think that we were told, don't worry, it's all in the bag.

35:40And then, all of a sudden, it wasn't in the bag.
35:43With just two days till payment was due, on their still half-built home,
35:47their dream was in danger of collapse.
35:49Letting go of your dream is really horrendous and it's heart-wrenching.
35:53You're going to have to sell everything and then start again from scratch
35:56and put all of our dreams that were on paper for the last five years.
36:00Yeah.
36:01Designing and planning and all that sort of stuff literally went up in smoke.
36:05And just when they thought things couldn't get any worse,
36:08from seemingly nowhere, a bit of good news.
36:12So a friend of ours, who happens to be our financial advisor,
36:16put us onto CommBank and within 48 hours, yep,
36:21I think saved our marriage and got us our construction loan through
36:25to be able to continue the project.
36:27So that's why we're sitting here today.
36:29I remember the phone call like it was,
36:31it was actually one of the best phone calls I've ever received in my life.
36:35And then all of a sudden she said, it's done.
36:38Yep.
36:39And then her words were, it's done.
36:40And I was screaming down the phone.
36:42It was phenomenal.
36:43CommBank is the first big four bank in Australia to lend for modular construction.
36:48And for Krista and Kirsty, it was an absolute game changer.
36:53This is new ground.
36:54Absolutely.
36:55Came through with the funds and came through with saving our marriage.

37:56So what's the difference between funding a prefab house and funding a house that's built on site?

38:03So with the traditional construction loan, houses are built in stages from deposit to slab
38:08to lock up.
38:09And we pay in stages to the builder based on what's actually on site.
38:13Prefabricated homes just didn't fit that model.
38:16CBA became the first major bank in Australia to be able to finance the construction cost
38:21before it actually gets to site.
38:23That's incredible.
38:24We just want to help people build their dream home sooner.
38:27And to be able to bring in this policy, to be able to give that option to clients is just amazing.
38:33And I'm very honoured to be able to do that for my clients as well.

44:56Well, our Canberra and Blackheat families have big ideas, and Beaumont Tiles is the first port of call.
45:03So we love colour, we love texture, so we want to get a little bit of all of those things into every room that we're styling.
45:12We're really excited because this is an opportunity finally now to choose the tiles for our kitchen and bathroom.
