Hundreds of homes can be built on a former Sheepscar industrial site just outside of Leeds City Centre after an agreement was reached between the council and developers.

00:00This part of Leeds could eventually be looking very different, as plans to build 371 homes here have been given the green light.
00:09Leeds City Council have approved plans by Option 2 Development and Domus UK to demolish existing buildings
00:16and redevelop the site on Buzlingthorpe Lane in Sheepscar, just outside of Leeds City Centre.
00:22The plans for Hilltop Works have been given the go-ahead, subject to the companies making around £1.5 million
00:28in financial contributions, with the money going towards improving public spaces and transport links in the surrounding area.
00:37A planning report said the site and buildings are in a very poor state of repair
00:41and have not been in beneficial use for a number of years.
00:45Over the passage of time, the site has also been subject to discussions concerning a number of development proposals,
00:50none of which have been delivered.
00:52The cash contributions include £898,000 towards improvements to the nearby A61 Scotthall Road,
01:01£32,000 will pay for an e-bike docking station,
01:05and a bus shelter will be upgraded with a further £13,000 as part of the deal.
01:10The contributions had to be made under a Section 106 legal agreement
01:14after permission for the scheme was first agreed by a plans panel in April 2024.
01:19Apartment blocks of up to 10 storeys will be built at the site, which was a former tannery.
01:26After plans were first submitted, objections were raised over the impact on nearby homes
01:30and the loss of a historic site.
01:33Historic England were among organisations which objected on heritage grounds,
01:37but the Council decided the benefits of the scheme, including the need for new homes,
01:42outweighed the concerns raised.
