00:00Previously on Sin City Rehab,
00:03I have a new client, Mitch and Rachel.
00:06They live in this awesome cottage historic home.
00:09I love this street.
00:11It's beautiful.
00:12Old school Vegas.
00:13This is my grandparents' house.
00:15We want to keep the fireplace.
00:17Which I would never touch.
00:19What's the budget?
00:20$350.
00:21Okay.
00:22Right now we're trying to have a baby.
00:24We got a lot of things to do.
00:26We've been talking with Jeff.
00:28Okay, so that's who your contractor is?
00:29Yes.
00:30Yeah.
00:31We reached out to Jeff to let him know
00:33we're opening up the job to other bids.
00:35And unfortunately, I have not heard back from him.
00:38Come on.
00:39I'm gonna go hang out with my cousin Alexa.
00:42I want to grow my business here
00:44with people that I trust and know.
00:46I would love to help.
00:47Hiring family and friends, very risky.
00:52I get a call that there's a soffit issue
00:54in the dining room where that antique piece is going.
00:57It's, I think, principle for me.
00:59Principle as far as if we don't have x-ray vision
01:01and can see what's in there.
01:02So my second clients in Vegas are Mitch and Rachel, and they're trying to make their house their own.
01:21It's been done over and over by different family members, and she wants it to be hers.
01:28So Rachel's dying for a new closet, and Mitch wants a place he can entertain and a kitchen that feels very commercial but residential.
01:37And they want, like, a really nice bar area that they're just proud of.
01:44Rachel and Mitch moved in next door with Rachel's mom.
01:47So I'm just gonna meet them over at their mom's and start showing them all the designs and get them excited.
01:53And even though we're not 100%, like, locked in within the budget, I need to keep things moving forward.
02:00OK.
02:01So I think what we'll go through first is, like, a lay of the land.
02:04We know what the floor plan is.
02:06We love it.
02:07Yes.
02:08Yes.
02:09Here's our kitchen, right?
02:10So you come in the entry.
02:12In the kitchen, we're going with a full backsplash of reeded marble tiles with the range centered and lower cabinetry in black and upper cabinetry in white oak.
02:23In the center of the kitchen will be a huge island with marble countertops and waterfall edges.
02:30Along the side wall, there's going to be a commercial-sized stainless steel refrigerator and freezer and the sink centered in the window.
02:39And I'm taking a risk on something I'm going to show you, but I hope you love it.
02:43And the star of the show is a custom disco ball kitchen hood that is going to be the top of the town.
02:52It's like a disco ball hood, but in, like, a tasteful, very pretty, reflective way.
02:59What do you think?
03:00I don't know.
03:01I'm not sure.
03:02You need to digest it.
03:03I do.
03:04And it would be the biggest and best showstopper of all time.
03:08Glitzy in a glamorous way.
03:10Not gaudy.
03:11Now, again, don't feel bad if you say no.
03:13It's just your loss.
03:17I think I like it.
03:18That's something you've never seen before.
03:20Okay, let's do it.
03:21Shut up!
03:22Let's do it.
03:23Yes!
03:24I like it a lot.
03:25Okay.
03:26Mom.
03:27I do.
03:28She's a hard sell.
03:29I'm a hard sell, and I like it a lot.
03:32This is, like, making my day.
03:34Okay, let's go into the bathroom.
03:37In the main bathroom, we are completely reworking this floor plan.
03:43In the center of the room and the focal point of the space is going to sit a freestanding porcelain tub with the shower to the right and the water closet to the left.
03:53Across from the tub will be his and hers vanities with marble countertops and glamorous green glass mirrors.
04:02Love it.
04:03Love it.
04:04That's great.
04:05Look at this bathroom, please.
04:06Yeah.
04:07I like it.
04:08I love it.
04:09I mean, I'm just in awe.
04:11I really do.
04:12Mom.
04:13Okay, now we've got to make it all work with your budget.
04:15All right.
04:16Perfect.
04:17Cool.
04:18Okay.
04:23Hello.
04:24Yeah.
04:25How are you?
04:26Good.
04:27How are you?
04:28Good.
04:29Good to see you.
04:30Good seeing you.
04:31So I'm meeting Ethan over at Palomino.
04:33They found some issue in the sunroom, and I just want to see how serious it is.
04:37So we ran into a little issue with how this is constructed.
04:42That brick that you see along the bottom is their footings.
04:45Our footings need to be down low at concrete level.
04:48All of these walls will need to be taken down.
04:50All new concrete subfloor will have to be laid.
04:52This is a huge issue.
04:54If they want to do construction on their house, they have to address the problem.
04:59And we're already so tight with this budget as is.
05:02They're either going to have to raise their number or figure out places to cut.
05:17They're going to start demo over at Rachel and Mitch's house.
05:22They started framing.
05:28Rachel and Mitch met with Lincoln and Ethan to go over that issue.
05:31And then Lincoln told me that they're going to raise their budget $100,000 to tackle it.
05:35So I've been talking to this new client, his name's Dave, who is a house flipper here in Vegas.
05:47So I'm going to go meet him and check out the property.
05:49Come on in.
05:50Hello.
05:51How are you?
05:52How's it going?
05:53How are you?
05:54Good.
05:55Our first conversation, Dave was like, I want to bring you in as a partner.
06:06This is an opportunity for me to collaborate with someone else, get back into the flipping game in real estate here in Vegas.
06:12He like moonlights as a flipper because he's a country music star.
06:16It's not just like, hey, I want to hire a designer.
06:18It's how do we do this as a team.
06:20And then we would do taller doors.
06:22You know what?
06:23With the market we're going after.
06:25Right.
06:26Makes a lot more sense.
06:27A lot of athletes like to live out here.
06:28This would feel way more grand.
06:30You have this like mini grand staircase.
06:32I know.
06:33Right?
06:34It's tiny, but it's there.
06:35Right.
06:36I really like Dave.
06:37I like how he's so enthusiastic.
06:39But I can see he needs my help, especially if he wants to get like the maximum return on this investment.
06:45Your stairs.
06:46Not worried about the stairs.
06:47We're going to put in new stairs.
06:49Good.
06:50Floating stairs.
06:52No.
06:57Floating?
06:58We're going to get rid of this curve.
06:59Contemporary floating?
07:00Contemporary-ish.
07:01No?
07:02No.
07:03OK, then.
07:04Look at this beautiful Spanish home.
07:05OK.
07:07No floating.
07:08OK, OK, OK, OK, fine.
07:09I want to keep this beautiful look, but updated.
07:13Everyone thinks modern is the way to go.
07:15Oh, I know.
07:16Absolutely not.
07:17People want character.
07:18They want history.
07:19That's why they're buying in this neighborhood.
07:23So here, in this price range, people expect more of a kitchen.
07:28We re-imagined the kitchen.
07:29Yep.
07:30But this is going to be the main living space.
07:34So this will be family.
07:35Right.
07:36Kitchen.
07:37Dining.
07:38Right.
07:39God, that's just so like...
07:41It's so old school Vegas.
07:42So old school.
07:43Look at this pool.
07:44You just...
07:45This is old Hollywood.
07:46You're transported.
07:47Yeah.
07:48Back in time, right?
07:49I'm walking back here going, yes, I want to live here.
07:52This is old school Vegas.
07:53Yeah.
07:54This is old school Vegas.
07:55I can see your mind turning.
07:56Yeah.
07:57And I love it because my mind turns all the time too.
07:58Yeah.
07:59But I think we're syncing up on some really cool ideas.
08:02I mean, Alison, that's the whole reason I want to work with you so bad.
08:05We need you to elevate the property.
08:06I will elevate the out of it.
08:07I know you will.
08:08Yeah.
08:09And that's why I wanted to partner with you on this.
08:10Yay!
08:11I'm like, let's do this thing because you'll make it what it deserves to be.
08:14What it can be.
08:15Yeah.
08:16This is a win-win.
08:17Oh, yeah.
08:18All day long.
08:19I know you're going to help us bring this thing to the top.
08:20To the inside.
08:21To the marketplace we want.
08:22I guarantee it.
08:23And then some.
08:24You want to see the upstairs?
08:28Okay.
08:38How much did you buy this for?
08:39We bought it for 1.1.
08:40Okay.
08:41When we're done, we'll sell it for 2.4.
08:43How much do you want to put into it?
08:45We're going to put about $400,000.
08:46$400,000.
08:47I think we can do everything.
08:49Everything we've talked about.
08:50You'd like it to be.
08:51We can do for $400,000.
08:52$400,000.
08:53It's all in house.
08:54Yeah.
08:55So it's my guys doing the work, which makes it that much better.
08:57Okay.
08:58Let's do it the right way by building off the character it already has.
09:01It's going to be a big sell.
09:02Yeah, it is.
09:03It's going to be fun.
09:04I think this property is amazing.
09:06I think it's like a one of one.
09:08It's got tons of potential.
09:10And Dave's right.
09:12He needs help if he wants to get the most money out of this flip.
09:16I'm just going to meet Rachel.
09:31I want to see her dream closet, which happens to be her sister's closet.
09:35So she was like come and see it just so you can feel inspired from the thing I love most.
09:41Yay, hi.
09:42What is this movie house?
09:44This is my sister's house.
09:46This is my mom's childhood home.
09:48This is crazy cool.
09:50Okay, I want to see the closet.
09:51All right, cool.
09:52Let's do it.
09:57Oh.
09:58I love the vanity.
10:00It's beautiful.
10:01I love the colors.
10:02Oh my God.
10:03This is a dream.
10:06Yeah, I think it's a dream too.
10:07Let's talk about this first step.
10:09We're not dealing with super expensive stuff in here.
10:12We're working with open storage.
10:14Where you start spending a ton of money is with drawers.
10:17This is not crazy expensive.
10:20That's great news.
10:21We're a little stressed over budget.
10:22Which is nuts.
10:23Well, we only have $350.
10:24What are you paying for?
10:25I mean, I guess.
10:26Oh, now it's $350?
10:27They told me you had $100,000 more.
10:29No.
10:32We're calling Lincoln.
10:34Because my last call with Lincoln was that you guys added an additional $100,000 to your budget.
10:39No.
10:40Hey, Lincoln.
10:41Hey, Allison.
10:42What's going on?
10:43So our last call, you said that Mitch and Rachel went up $100,000 with their budget.
10:49Well, I think they could go up to a $400,000.
10:53Which they're not.
10:54They're at $350,000.
10:55Yeah, that's fine.
10:56If it's $350,000 and a little bit more than that, that's fine.
10:58Okay.
10:59Well, so it's not fine because that leaves $50,000 for us.
11:02That's $50,000 short for what we need.
11:05With Mitch and with Rachel, when we talked about that, I thought that we did discuss that we can go up to about $400,000 at max.
11:11We have to get on the same page because my last phone call with you and Noah isn't matching anything that's going with me and Rachel.
11:19Well, all right.
11:20Now we have the numbers.
11:21We just got them right now from you.
11:22Now that we know the total numbers of the cost for materials, now we know that we're over budget.
11:25Now we can make decisions on what we need to do.
11:27That's where we're at.
11:28That's part of the process.
11:29We're not part of the process.
11:30Lincoln, the last call with me and you was very clear.
11:33It was very clear.
11:34You told me they had $100,000 more so that we were at $400,000.
11:37I guess I'm frustrated because you're not around a lot and-
11:40I'm around every day.
11:41Your number to me on the phone was wrong.
11:44It's okay.
11:45We'll all move on from it.
11:47But when I'm working with what I think is $100,000 and now I got to go down $50,000, right?
11:54They already have appliances at $45,000.
11:56No, we were at $320,000.
11:57No, Allison, we were at $320,000 last time.
11:59You told me that-
12:00And now we're at $300,000.
12:01You were-
12:02You were at $3-
12:03Lincoln, our last phone call was on the phone where you said $280,000.
12:07And then you said they had $100,000 more, which would make it $120,000 that I have to work with design.
12:14Please, you're making me feel like I'm going bonkers here.
12:17No, no, no.
12:18At the end of the day, we just got to move forward and get this job done.
12:21That's the goal.
12:22Does that sound good?
12:23Just get a number together.
12:24I'll call my team right now and they'll go for that.
12:26Yeah, we'll make that happen.
12:27Okay.
12:28Perfect.
12:29Okay, bye.
12:30Okay, thank you.
12:31I know you're stressing and sweating and you're shaking, so don't.
12:34Okay.
12:35Okay.
12:36I feel like this back and forth and the conflicts, they have to stop or we just wouldn't be able to proceed any further.
12:42Okay.
12:43You're going to get a dream closet.
12:44Yeah.
12:55Tonight, I'm going to go meet with Rachel and Mitch.
12:57We're going to go over the budget.
13:01Hello.
13:02She's so cute.
13:03Hi, guys.
13:04Hi.
13:05This place is so cute.
13:07I think that there has to be more of a realistic expectation of we ran into something really ugly really fast.
13:13Yeah.
13:14Which was the sunroom.
13:15Yeah.
13:16This unforeseen cost of $40,000.
13:18Yeah.
13:19Which in essence, that's your budget for your closet.
13:21Yeah.
13:22Then there has to be something that we give up.
13:25I know.
13:26But I just don't know if you want your closet to be next phase.
13:28I mean, I do not.
13:30I do not.
13:31Then you throw closets in the mix and let's say we can get them for 50k.
13:35All right.
13:36So you're $40,000.
13:37Now you're $40,000 over, which is the loss that I'm trying to figure out because of that sunroom.
13:42That's what killed the whole thing.
13:44Even though everything else is going to be gorgeous.
13:46Yeah.
13:47You're going to have the most amazing house.
13:49The house means a lot to us.
13:50We want to make it as beautiful as it deserves.
13:53I mean, we want it to be a home.
13:54We want it to be our home, not just my grandma's house.
13:57We also don't want to be an upside down situation in the house where it's not a good investment.
14:01But ultimately, I don't want you to look back on this and be like, was it not worth the battle?
14:06Because are you still doing IVF stuff?
14:08I mean, we're going to have to stop because we can't afford anymore.
14:12Yeah.
14:13Yeah, I didn't know.
14:14Because if you're doing that and doing the shots and stressing out about it.
14:18That's what I've been doing.
14:19I think that's why it didn't work the second time.
14:21They stopped it because they said my eggs weren't growing.
14:23Because you're stressed out.
14:24Yeah.
14:25We've got to get this behind you, right?
14:27Yeah.
14:28All right, here's to figuring it out, okay?
14:30Finishing.
14:31And then we can at least talk about the stuff that I can control.
14:33Okay.
14:34How's that?
14:35That's great.
14:43So in order to bring that budget down, Rachel invited me over to her dad's house.
14:47It's the house she grew up in.
14:49And she wants to show me an antique piece that we might be able to build in and save some money.
14:53I love this.
14:55It's so old school.
14:56This has been literally in this place my entire life.
15:00My grandma gave it to my mom.
15:02It was hers.
15:03This is perfect because this is what I love.
15:06Not only is this antique piece nostalgic, but it's going to save us over $3,000.
15:11And Mitch decided he doesn't want to do a custom bar in the sunroom.
15:14So that's going to save us another $5,000.
15:17And with some other small cuts here and there, we are so much closer to the budget, even with that overage in the sunroom.
15:24Hello.
15:25Look at this place.
15:26Look how cool this is.
15:27Hello.
15:29Isn't it fun?
15:30I'm going out with my girlfriends tonight.
15:31I need to, like, detach.
15:32Have fun.
15:33Just, like, let it all out.
15:37Woo!
15:38Yes!
15:39Good girl.
15:40Life is more fun when Allison's in town.
15:41I'm going out with my girlfriends tonight.
15:42I need to, like, detach.
15:43Have fun.
15:44Just, like, let it all out.
15:45Woo!
15:46Yes!
15:47Good girl.
15:48Life is more fun when Allison's in town.
15:49It is.
15:50It's true.
15:51Isn't it?
15:52Isn't it?
15:53Do you feel really?
15:54It's true.
15:55You get me out of my comfort zone.
15:56You're spontaneous.
15:57Same, right?
15:58Same.
15:59And you too.
16:00Mm-hmm.
16:01Anyway, it's her parents' old house.
16:02Her sister used to live there.
16:15All these fun, historic...
16:17Yeah.
16:18...type houses.
16:19They're not, like, your track home network.
16:20Those are so much more fun to do.
16:22And there are so many cool properties over there.
16:24There are.
16:25You know, that's, like, where all the original casino hosts, mobsters, everybody, they're all...
16:28And they bring their style from where they came.
16:30Mm-hmm.
16:31So, it's a good blend over there.
16:32Yeah.
16:33It's very cool.
16:34I say...
16:35Would I pay my assistant?
16:37Hello?
16:38Hey, Allison, can you talk right now?
16:41Yeah, yes.
16:43So, I walked over to the house just to see how everything's going, and they demoed both
16:50sides of the fireplace.
16:52You mean the stone that we wanted to keep?
16:54So, the rock is gone on both sides, which is extremely frustrating, aggravating.
17:03The...
17:04You mean the stone that we're...
17:05That we wanted to keep?
17:06Yeah.
17:07I mean, the stone on both sides is gone.
17:09Yes.
17:10Where we're supposed to leave it.
17:11I'm so pissed off and sad and angry.
17:16How did they that up?
17:18I mean, I have no idea.
17:20I blue taped everything.
17:21I talked in person, and I don't know what to do.
17:24I feel like...
17:25How?
17:26...to someone.
17:27That's why I'm calling you.
17:28I don't know how to do...
17:29Oh, God.
17:30I'm the one who recommended Kingdom and Company to Mitch and Rachel.
17:35So, like, everything that they do reflects on me.
17:39Okay.
17:40Okay.
17:41Okay.
17:42I'll call you back.
17:43Okay.
17:44Okay.
17:45Bye.
17:46You demo the only wall of stone...
17:47I know.
17:48...that I wanted to keep.
17:49Is she pissed?
17:50Yeah.
17:51She sounds like she's, like, crying.
17:52Hey, Lincoln.
17:53It's Allison.
17:54Um...
17:55Sorry to bug you so late, but Rachel just called me and told me that she walked in the house
17:58tonight with Mitch, and the fireplace wall stone is completely demoed, and that was 100%
18:05supposed to be kept, and...
18:06Oh, no.
18:07I don't even know how a mistake like this happened, so please call me back.
18:11Oh.
18:12Girls' night!
18:14Girls' night.
18:15It's gonna work out.
18:18Just enjoy yourself tonight.
18:19Don't let it take away from the moment.
18:20No.
18:21I love you.
18:22I agree.
18:23I love you.
18:24And you can talk to the contractor tomorrow.
18:25Done.
18:36After last night's call with Rachel, I asked Noah to meet me at the house to go over this
18:40fireplace, what happened, why.
18:42I don't know what happened.
18:44That was nostalgic.
18:45Yeah.
18:46That was the character.
18:47Mitch and Rachel are super upset.
18:49Yeah.
18:50My heart dropped, too, because I was like, no.
18:52Everyone's heart's strapped.
18:53Yeah.
18:54We're gonna correct this.
18:55I mean, it's a mistake we made.
18:56But how do we correct it?
18:57You know, we've been sourcing some stone, and we've been looking at, okay, what is similar
19:01to that?
19:02What is something that might fit well with you and your design that you have in here?
19:05Well, nothing is gonna fit my design, because this was the...
19:07Yeah.
19:08This was always supposed to be just what it was.
19:09Yeah.
19:10Like, I can't have this happen again.
19:12You know, we're gonna reevaluate this and say, okay, here's what happened.
19:16Obviously, we're gonna cover the cost.
19:18Let's call...
19:19I gotta call Rachel.
19:20Hello.
19:21Hi.
19:22Hi.
19:23Okay, we're in the house.
19:24Okay.
19:25There is no answer.
19:27There's no excuse.
19:28There...
19:29There was a mistake.
19:30So, right now, we are just gonna try to find an exact match, but it probably is gonna
19:35be very difficult.
19:36And also, I don't know if you do that.
19:38The beauty and the character is what we wanted to keep.
19:41Once that's...
19:42That's my thought.
19:43Once that's gone, then we have to...
19:45Well, I try and match it.
19:47That's kind of what I think.
19:48We almost, like, just mourn the death of it and move on.
19:51This can't continue.
19:53I'm learning to not react, but it's aggravating.
19:55I get it, and I want you guys to have a good experience.
19:58So, let me figure it out, and we'll go from there.
20:01Okay, thank you.
20:02Okay, okay.
20:03You bet.
20:04All right, bye.
20:05Okay, bye.
20:06I think now is one of those moments where we get to pivot and go, okay, we can't make any more mistakes.
20:10Our reputations are all we have.
20:12Yeah.
20:13So, I don't want her thinking anything about this process other than that she loved it.
20:17Yeah.
20:18Totally.
20:19Let me think about something I wasn't thinking about, and I'll let you know.
20:24Sounds good.
20:25I'm gonna go over to Palomino.
20:39The custom disco ball hood arrived.
20:42I haven't seen it in person, so today's, like, my big reveal.
20:47Three, two, one.
20:48Let's see this.
20:49Gorgeous.
20:50That is nuts.
20:51You've outdone yourself.
20:52What?
20:53That.
20:54That's a hood.
20:55Is a hood.
20:56It's definitely something unique.
20:57Does unique mean something good to you?
20:58Yeah.
20:59Thank God.
21:00I'm in love.
21:01I can't wait to see it.
21:02They live right there.
21:03So, we have to hide this.
21:04I think when Vegas sees that I did this, they're gonna want this.
21:05I'm so happy.
21:06To help Mitch and Rachel get closer to their budget, I am going to gift them the disco ball
21:09hood.
21:10It's gonna be a housewarming gift.
21:11So, after my conversation with Noah, we confirmed what needs to be demoed, and they're back
21:39at work.
21:40They're also framing and starting to run electrical, and cement is being poured to fix those structural
21:51issues in the sunroom.
22:02What's up, guys?
22:03Hey.
22:04Hi.
22:05So, the last time Lincoln and I talked was superheated.
22:09And that's not, like, at all how I want things to be between him and I.
22:12I wanted to do this just because, like, face-to-face is way better.
22:15Right?
22:16Like, we have now been, like, we're, like, deep in with, like, Rachel and Mitch.
22:20Right.
22:21Like, I just want to make sure, especially, like, with me being back in town and making
22:25sure that, you know, your reputation and this company is so important.
22:28So important.
22:29So important, yeah.
22:30You worked so hard to get.
22:31Right.
22:32And, like, I am, in essence, like, starting totally fresh here.
22:37You know how small this town is.
22:38It's a very small town.
22:39So I didn't want it to get to a point where it was, like, Mitch and Rachel are, like,
22:42she, whatever.
22:43Right.
22:44Like, it comes down on me.
22:45Right.
22:46So I want to say I'm sorry for losing my temper in the closet.
22:49That was, like, not how I want to be.
22:51That call with Lincoln in front of Rachel was, like, the old me.
22:57But I needed to do that privately.
23:00Yeah.
23:01I was under the impression, because of the conversation that we had, that Rachel and
23:04Mitch were planning on spending an extra $100,000, which came down to they weren't.
23:09And if we could do it differently, it would have been better not assuming that Rachel and
23:13Mitch, even though they implied they wanted to do it.
23:15Yeah.
23:16There was never, like, a decision of, like, guys, we're spending $100,000.
23:18And I think that really hurt the situation.
23:20So, again, that's, I'll take ownership on that.
23:23You guys made it right and there's no issue at all there.
23:26But at the end of the day, it all comes down to Rachel and Mitch, and we make them happy
23:30and get them a quality product that's beautiful.
23:33I'm excited.
23:34Wait till Vegas sees, like, what we're doing.
23:37Okay.
23:38All right, thank you guys so much.
23:40This was awesome.
23:47There's a ton going on right now.
23:49And I just, I need help.
23:50I really need help from Alexa.
23:52So, today she's going to come over to Rachel and Mitch's.
23:55Welcome.
23:56Isn't this area so cute, though?
23:58So cute.
23:59I still haven't found any replacement for that fireplace tile, so I just need her eyes
24:04on it, tell her what I'm looking for, and then, like, go over a few things.
24:09This is a cottage, right?
24:10And what I love about it is that it's this kind of mid-century modern, like, bungalow.
24:16That was the bungalow part.
24:18Dang.
24:19Like, pissed.
24:20So, I need your help to find something.
24:23Okay.
24:24And I've got a list of, like, stone yards that I'll send you to.
24:29So, I'm going to send you a picture of what it used to look like.
24:32Mm-hmm.
24:33Part of me was going to keep it just like that and have that be, like, this kind of
24:37cool 70s room.
24:38Yeah.
24:39And then the other side is going to be this, like, very modern, cool, like, slab fireplace.
24:43I'm still going to have you see if you can find something similar.
24:45Okay.
24:46And then I also want to send you some inspiration images of, like, kind of a similar look, but,
24:50like, maybe a little more modern.
24:51Okay.
24:52Right?
24:54I knew that Kingdom was kind of stopped right now.
24:56They're waiting on an inspection today.
24:58But we're a month away from being finished.
25:01And I don't say this a lot, but this doesn't look good.
25:07Hi.
25:08Hi.
25:09How are you?
25:10I'm in your house, sweating.
25:12Oh.
25:13Oh, you are?
25:14Okay.
25:15It looks very far from finished.
25:19I know.
25:27The inspection is scheduled for today.
25:29Okay.
25:30Once we pass that today, then we're insulating, and then drywall's supposed to start Monday.
25:34Okay.
25:35Now, I've watched them go super fast.
25:37Okay.
25:38So, I have faith in it, but there's also fear in it.
25:40But fingers crossed, and everything has to go perfectly.
25:44And in this business, that is a unicorn.
25:47Mm-hmm.
25:48I know.
25:49So, I'm telling you, if the stars align, this could somehow make it.
25:52All right.
25:53Thanks, Allison.
25:54All right.
25:55Okay.
25:57All right.
25:58Bye.
25:59All right.
26:00Bye.
26:01Oh.
26:02Ew.
26:04Whoopsies.
26:06If that happens to me, we're in big trouble.
26:08Because my hair is real.
26:09Secrets out.
26:13We'll just put that right there.
26:15Yeah, I have extensions, people.
26:16Like a tail.
26:17Yeah.
26:18Gorgeous.
26:28I'm doing everything I can to make sure that I spend every penny of Rachel and Mitch's budget wisely.
26:33You found some doors.
26:34Wait till you see them.
26:35Oh, my gosh.
26:36They're gorgeous.
26:37I'm so excited.
26:38They're perfect.
26:39I put $5,000 for the antique doors.
26:42I just saved you $3,000.
26:44Cool.
26:45I love that.
26:48Mitch and Rachel, past inspection, so drywall is going up.
26:55And they're getting started on their main closet.
27:00And Alexa and I are going to go check on the house.
27:03Because I really want to see that new stone that I picked for the fireplace.
27:08You know what this is?
27:10This is like a nod to the old.
27:13Do you want to bring up the fact that I picked this stone and you already did it?
27:19You didn't pick this stone.
27:20No, I picked this exact stone.
27:22You did?
27:23Yes.
27:24Without knowing I picked it?
27:25Yes.
27:26So it's like you picked it.
27:27Yes.
27:28Which I'm glad you're so thrilled.
27:29But also, why didn't you tell me?
27:30So then this is a win for you?
27:32It's a win if I didn't take, you know, half the day to drive to Hender Tucky to pick a tile that you had already picked and you didn't tell me that you picked.
27:39Let's roll back the tape.
27:40Yeah.
27:41When we walked here, how long after did you actually go start looking at tile?
27:45A week and a half.
27:46We don't have a week and a half on jobs.
27:48Yeah, but you didn't say the last we were here.
27:50Girl, everything we do is this.
27:53Meaning if you're not doing it, I'm doing it.
27:56Okay, but would you just tell me so that I don't go across town, get a babysitter?
28:00You know me, right?
28:01I work a mile a minute.
28:03Yeah.
28:04So when you're doing this with me, you need to be working a mile a minute.
28:07I can't manage your schedule because I can barely manage mine.
28:10So it's a...
28:11Well, that's the thing.
28:12My schedule is limited.
28:13So I just need to know when something's like urgent.
28:15Everything is urgent.
28:16Okay, but...
28:17100 miles an hour.
28:18That is fine.
28:19Especially this house.
28:21But just know that there's an anger growing inside my body when I'm not hearing from you.
28:26I know that.
28:27Yeah.
28:28Does this make you uncomfortable?
28:29No.
28:30Okay.
28:31Ethan's not uncomfortable anymore.
28:32He's family.
28:33You're family.
28:34Yeah.
28:37Hi.
28:38Real quick, I've been looking through the Las Vegas real estate listings and Dave's property
28:54on Edna popped up and shows that there's an open house this Friday.
29:00What?
29:01What?
29:05Like he's selling it as is?
29:07I've been doing drawings to show Dave, who is a house flipper here in Vegas.
29:13And Dave never mentioned to me that he's putting the property on the market.
29:16Like, when were you going to tell me?
29:18We shouldn't be finding this out before he tells us.
29:21So...
29:22Okay, let me call him.
29:23Okay, bye.
29:24Bye.
29:25I'm so stupid.
29:27Hey, Allison.
29:28Dave.
29:29How are you?
29:30Not good.
29:31I just got a call from my design assistant who said he saw that your house is for sale.
29:42This house?
29:43Yeah, the only house that I was designing for you.
29:46I did not list it to go up for sale on the market.
29:49I don't know why, and I'm telling you, this is the first I'm hearing of it.
29:54So I have to call my agent and find out what's going on.
29:58I'm so confused.
29:59Don't you own this house?
30:01I own the house.
30:02I bought it on a contract for D.
30:04We had some things that weren't disclosed, that were supposed to be disclosed.
30:08So I had to get back to the owner.
30:10What do you mean you got back to the owner?
30:12What does that mean, you got back to the owner?
30:14I thought you were the...
30:15Aren't you the owner?
30:16The guy I purchased it from, the original owner, I had to get back on the horn with
30:21them and say, what's going on?
30:23Why are your neighbors telling me that there's major issues that I didn't know about?
30:29None of this makes sense.
30:31I do a ton of different deals.
30:33I know that they work different ways, but this one is fishy.
30:37The contract's for deed.
30:39So if I don't make payments on the house, it'll revert back to him, the house.
30:45The house.
30:46What kind of...
30:47What kind of contract is that?
30:49You've never worked at the contract?
30:52I've never, ever done a deal like that.
30:56I'm the technical owner of the house.
30:58I own the house.
31:00But if you own the house, how do you not know your own house is up for sale?
31:05That's what I'm telling you, we have to sort this out.
31:09Okay?
31:10So I think I know what's happening, but I'm going to sort it out and it'll all be sorted
31:14out in the next day, day and a half.
31:18I don't want to work on something that goes nowhere.
31:21But I also don't want to give up on anything.
31:24I just want to be smart with my time, where I'm spending it.
31:28Dave just needs to give me answers.
31:30I'm not going to commit to any more resources until I get that.
31:33I'll clean up my backyard and then we'll call.
31:36Okay.
31:37All right.
31:38Okay.
31:39Thanks, Dave.
31:40What?
31:41I mean, at least his lawyer's getting paid when he calls them.
31:46No!
31:47No!
31:48No!
31:49No!
31:50No!
31:51No!
31:52No!
31:53No!
31:54No!
31:55No!
31:56No!
31:57No!
31:58No!
31:59No!
32:00No!
32:02No!
32:03No!
32:04No!
32:05No!
32:06No!
32:07No!
32:08No!
32:09No!
32:10Oh, oh, oh, oh, oh!
32:11What's up?
32:12Hi!
32:13How you doing, Allison?
32:14This looks good.
32:15Moving for sure.
32:16It's moving.
32:17Yeah.
32:18So I'm over at Rachel and Mitch's.
32:20We are one week away from them moving in.
32:23I'm just not confident.
32:24This is down to the wire.
32:26This is so close.
32:27I never say that.
32:28Cabinets look awesome.
32:29Yeah.
32:30That hood, how was that?
32:31It was a decent install.
32:32Pretty easy.
32:33So talk to me about where we are with the house.
32:35As you can see right now, we're doing all the windows, doors.
32:37Yeah.
32:38We're going to get that wrapped up today.
32:39Okay.
32:40Tomorrow the drywall guys come, do all the patches.
32:41Okay.
32:42So it'll be technically ready to paint by Thursday or Friday.
32:45They needed all new windows and doors.
32:47This house was old.
32:48It was not keeping any of the air in.
32:50I think there were single pane windows.
32:52They were from like the 70s, if anything.
32:54That's what I mean.
32:55So this is going to help that problem big time.
32:57Yeah.
32:58Okay, so this.
32:59Let's talk about this beautiful piece right here.
33:01So this piece is getting painted black.
33:03Mm-hmm.
33:04And then the inside's getting sprayed white.
33:06This one will be a miracle.
33:09For real.
33:10Yeah, we'll make it happen.
33:11This one feels the tightest.
33:12We'll make it happen.
33:13I know.
33:14So Dave called.
33:29He wants to meet up.
33:30He wants to explain the situation with Edna.
33:33I'm more curious than anything.
33:35I want to know, does he own the house?
33:37Or was this a complete waste of my time?
33:40Okay, let me get you up to speed on the house.
33:42Tell me everything.
33:43Because you don't own the house.
33:44Right.
33:45Not anymore.
33:46I don't own it at all.
33:47Well, you never owned it.
33:48Well, technically I did.
33:49Because the way we set it up was a contract for D.
33:53I walked the house with you.
33:54I owned it at that point.
33:56Got it.
33:57Yeah.
33:58Even though it was on the market the whole time.
34:00It wasn't on the market the whole time.
34:02It went down only for two months while it was under contract.
34:05Correct.
34:06Yeah.
34:07With someone else.
34:08No, that was me.
34:09It's my company.
34:10That it was under contract.
34:11So I owned it until I stopped making payments on it.
34:15In our contract, if you're 15 days late at any payment, property reverses that.
34:19So you were late on payment?
34:20Yeah, I withheld a payment.
34:22That's the advice of my attorney.
34:24I didn't know the contract was written that way.
34:26I used a real estate attorney here in town, which I'm not using anymore.
34:31So I never even looked it over.
34:33You didn't look over your contract?
34:35I looked it, I breezed it over.
34:36Right?
34:37Dave.
34:38I know.
34:39What are you talking about?
34:40I know because I've got-
34:41If you do this for a living, there's no way you just don't look at your contract.
34:45No.
34:46Then it went back on the market, but you didn't know and I'm the first person to tell you.
34:49I didn't know.
34:50You're the first person that told me.
34:51But Dave, it was up for three and a half weeks before I even caught it.
34:54It was up for five days.
34:55Three and a half weeks.
34:56That means you would have put it on the day that the payment was missed.
35:00Which he did.
35:01Like that day.
35:02Because we're actually trying to work a deal right now to just put it all back together.
35:07You're trying to get the house back.
35:08Well, I'm just going to buy it out right this time.
35:10Once you own it, call me.
35:12When we close, then we'll talk.
35:13Done.
35:14After dealing with people like Jeff and other people like that, my past, I am following
35:20my gut.
35:21I am paying attention to red flags.
35:23And if things change, maybe I'll reconsider.
35:26But for now, I'm just staying so far away from all this.
35:29I'm not worried about it.
35:47Today's the day.
35:48I think Mitch and Rachel are going to lose their minds.
35:51Keep your eyes down.
35:53Eyes down.
35:54Even in the last 48 hours, this house has transformed.
35:58And it has very slowly become one of my favorites.
36:02Don't open.
36:03Okay?
36:04Turn this way.
36:05Don't open.
36:06This way?
36:07Hold on, because I want to see your faces.
36:08Three, two, one.
36:10Holy smokes!
36:19It's beautiful.
36:20Oh, my gosh!
36:21It doesn't even look the same.
36:23I'm just saying.
36:40Alison, it's so nice.
36:41Oh my gosh, Alison.
36:44Rachel!
36:45Oh my gosh, it looks so great.
36:47It's absolutely amazing.
36:50It's so beautiful.
36:51You're gonna make me cry.
36:52Oh my gosh.
36:54Isn't it crazy cool?
36:56Oh, my grandparents would love it.
36:58They'd be so happy for us.
37:00100%.
37:01The kitchen is so amazing.
37:04I'm speechless.
37:06Do you remember where this kitchen used to be?
37:08It was so bad.
37:14The hood is so cool.
37:16The hood's amazing.
37:17I can't wait to show it off.
37:19Does anybody else in Vegas have a hood like this?
37:21I love it.
37:22Look at how it sparkles.
37:24It's beautiful.
37:25It's amazing.
37:26It's absolutely amazing.
37:27You walk in now and no one would ever be like, oh, you struggled with your budget.
37:31We found ways.
37:32We did.
37:33We did.
37:34To offset those huge overages that were totally out of nowhere and still didn't skimp at all.
37:42Absolutely not.
37:43Right?
37:44And that looks really good.
37:45I know.
37:46It's gorgeous.
37:47It does.
37:48It looks so good.
37:49You styled it beautifully.
37:50I went back and forth on this because I like the old school wine rack.
37:53It was old school in a bad way.
37:55Yes.
37:56I agree.
37:57I love it.
37:58This whole room is crazy.
37:59Please.
38:00Right?

38:29I love this room.
38:30The sunroom, even though it pushed us over, it's amazing.
38:33I mean, looking at it now, it was worth it.
38:35Come and look at the view from here.
38:37That's so nice.
38:38Oh, my gosh.
38:39Look at the brick.
38:41Looks better than it looked before.
38:43It's so bright.
38:44Whoa.
38:45It looks so good.
38:46That was devastating.
38:47We went in.
38:48The rock was down.
38:49It was not a happy moment.
38:50No.
38:51And so we had to pivot.
38:52And it actually looks incredible.
38:53It's almost worth them ripping it out,
38:55so I'm not mad anymore.
38:57I love it.
38:58Ready for the bedroom?
38:59Yes.

40:22Look at how much space you have.
40:23Yes.
40:24It all fits so well together, too.
40:26And not only did we fit all of this
40:29into what you thought was a very small space.
40:31Yeah.
40:32But we got you the closet of your dreams.
40:35Right.
40:36You ready to see it?

41:16Every little part, it should be in a magazine.
41:19Even though we overspent, we didn't overspend dumb.
41:22No.
41:23We overspent smart.

41:35I'm so excited.
41:36It's a home we can raise our family in.
41:38That was the idea of this whole process.
41:40Yeah.
41:41Now that all this is done, this chapter, our house is ready, I'm hopeful.
41:45I think I have one more round in me of IVF, and we have a house to live in and not have
41:50all these outside stressors.
41:52So we're very optimistic.
41:53For sure.
41:54For our future.
41:55This is a very happy day.

42:20We called it Extreme.
42:21We had a couple of gigantic hits.
42:23And we just want to rip the whole thing out and get an Allison bar.
42:26Look at this.
42:28Welcome to the Robert Cooper house.
42:30Let me know what you want to do with the tiger cage.

42:36Right?
42:37We've got some black mold back there.
42:39So we're just going to back off until we can get some more safety stuff.
42:42Not good.
42:43I don't want to be in here.
42:44Did you see Jameen's response?
42:47He just basically demanding that you invest over $600,000?
42:53What?
42:54In his property?
42:56What a thing.
42:57What a thing to do.
42:59I'm speaking.
43:01フル紹介
43:08I don't want to be in anywhere.
