A revised 57‑apartment proposal for Lime Street in Ouseburn has been resubmitted after daylight concerns were addressed, reigniting hopes of reviving the stalled housing project.

00:05in the heart of the Oosburn Valley. A scheme originally rejected for casting a shadow over
00:10the conservation area and offering poor light in some flats. Earlier this year a government
00:16planning inspector upheld the council's 2023 refusal of the proposal at Lyme Street,
00:21noting that while redevelopment could benefit the area, the lack of adequate daylight in four
00:26of the units would fail to provide satisfactory living conditions for future residents.
00:32The original scheme was also criticised by councillors for its crescent shape,
00:36height and potential harm to the character of the Oosburn Valley. Concerns around housing,
00:42affordability, parking and overshadowing led to its rejection, despite council planners recommending
00:48approval. Now Rob Cameron, co-founder of By the River Brew Co. has returned with a revised application.
00:57The updated design retains the four to six storey 57 unit structure but revamps the three flats at the
01:03southern end into dual aspect layouts, designed to allow more natural light into previously dimmed
01:08spaces. The new application emphasises respectful regeneration, aiming to sustain, reveal or reinforce
01:16the valley's heritage while revitalising a previously derelict plot formerly occupied by a
01:21pigeon creed and industrial units. Public engagement remains a vital part of this process.
01:28Newcastle City Council's planning portal allows residents to view the full application, submit comments
01:34and register their opinions online. Public commentary is open until the committee meets.
01:40The revised Lyme Street proposal is expected to return to committee soon.
