00:14The City Council's Planning and Highways Committee approved a hybrid application covering demolition,
00:19enabling works and outlined permission for up to 456 homes, alongside plans for commercial
00:26space, community uses, and an apart hotel on the Sheepfolds industrial estate.
00:32Earlier proposals from around 600 homes drew hundreds of objections and concerns from Sunderland
00:37AFC about possible impacts on stadium operations, but revised designs include a larger buffer
00:43zone which the club has said addresses those issues.
00:47Planning officers say the development could bring significant benefits by delivering new
00:52housing on brownfield land and supporting the local economy, while consultees, including
00:57the Environment Agency and Northumbrian Water, have raised no formal objections to the plans.
01:03However, the concerns remain among campaigners about pressure on the sewer network, with calls
01:08for independent checks before homes are occupied, as the scheme is expected to come forward in
01:13phases with further detailed applications still required.
01:17The application will be referred to the Secretary of State, with the first phase expected to bring
01:21more than 100 homes.
