00:01This time, Leeds is our playground.
00:04Ten houses!
00:05As we teach some young house hunters our best property moves.
00:09We're excited.
00:11But it's us who are put to the test.
00:13Is this in consideration?
00:15No.
00:16Whether we pass...
00:17I'm impressed.
00:19Or fail.
00:20I have no feeling about this house.
00:22No, no.
00:23Metal shoes.
00:24I know, they're very cool.
00:24We'll always put our best foot forward.
00:27Good on you!
00:28It is doing well.
00:30Excellent.
00:40We're in North Leeds.
00:42Great for those wanting green spaces,
00:43but also a convenient commute to the city.
00:47My saving-savvy couple are as green as they come.
00:50They've only ever looked at properties online,
00:52but there's a first time for everything.
00:53There certainly is,
00:54because my loved-up pair have never lived together
00:57and are desperate to put down roots here in leafy North Leeds.
01:01So beautiful.
01:02I like that leafy North Leeds.
01:04You like alliteration though, Phil.
01:06Particularly an alliteration that starts with L.
01:08Like location, location, location.
01:13Well, I love Leeds.
01:14The unofficial capital of Yorkshire with its rich history has a thriving culture and social scene.
01:22There's no doubt as to why young house hunters want to be within reach of this vibrant spot.
01:29Despite being the third largest city in the UK by population, the average house price is £241,000,
01:36which is more than 10% lower than the UK average.
01:41But as we search, house prices are on the rise.
01:45Particularly in the suburbs to the north, where my couple, product specialist Tom,
01:51and business development manager Sarah want to be.
01:54They met at work nearly two years ago.
01:57She didn't actually like me.
01:59At the beginning, just ground her down, you know, really slowly.
02:03We just started dating, but we didn't want anyone to know.
02:06And then it got to like the Christmas party, and we should probably tell everyone.
02:10So we did.
02:11Everyone acted like they knew, but they didn't.
02:15We went travelling, because we're spending all our time together.
02:18Next steps to buy our hands.
02:20And from travelling in Asia to travelling up and down the A1, as country girl Sarah is living with her
02:26parents,
02:26over an hour away from Tom's shared rental flat in central Leeds.
02:31I just leave things at either place all the time.
02:33So it would be nice just to have all my things in one place.
02:37And Tom is ready to leave city life behind.
02:40Oh, that one's nice.
02:42It's a bit frustrating, especially when we've got Bonnie the dog.
02:45So having a dog in a city centre, we're taking her out in the night.
02:48Trying to park is an absolute nightmare.
02:51Parking walls is no fun, for sure.
02:54But it's the property search that's been stalling.
02:56As after five months of looking online, they've only managed to view one house.
03:01We can only really go and see properties on the weekends.
03:04Every time we've seen a house which we thought this would be great, it's gone.
03:07Before we've even had a chance to go and view it.
03:09With a budget of up to £400,000, it's not a decision they can take lightly,
03:15as they're looking for a home that will last.
03:18We want a house you can grow into.
03:20I want ideally a three bed house with double bedrooms.
03:23But they also want their home to work for now.
03:26I love to cook.
03:28I do do a little bit of cocktail making as well.
03:30So an open plan kitchen and a place I'd love to build my own bath.
03:35We don't want a lot.
03:36Quite easy going.
03:37Yeah.
03:38Oh, that's lovely.
03:40They'd also like a decent garden for Bonnie and to be close to parks for dog walks.
03:44So they've been searching in the leafy suburbs of Farsley, Guiseley and Yeadon.
03:50It's a big decision, buying a house for the long term.
03:53So I want to make sure it's the right one.
03:55I'm really excited to live with you.
03:57I think Bonnie's going to love it the most.
03:59She loves it when we're all together.
04:00Property searching for a pooch.
04:03This has got Phil Spencer written all over it.
04:06So you're living an hour apart from one another.
04:10Yeah.
04:10This is quite hard.
04:11Where does the dog live?
04:12So she stays with me majority of the time until we go to Tom's on the weekend.
04:17Give me the spec.
04:19We're thinking long term.
04:20It's one for us to grow into is a very important aspect for us.
04:24Okay.
04:24I think there's a lot.
04:25I'm interested that you said that was the first thing.
04:27Is that with the thought that one day you might like a baby at some point?
04:30Yeah.
04:30Not now, but...
04:32Not now.
04:33Not just yet.
04:33So with that in mind, we think three double bedrooms is a must, and preferably somewhere
04:38in the house for an office, as we do both work from home, and I work from home a lot.
04:44What else is going to be important?
04:45Definitely a bit of curb appeal.
04:47Nice garden for the dog.
04:48Also, we've got a pizza oven recently as well.
04:51As we do, before you go house hunting.
04:54We're going to get the essentials in.
04:55Yeah.
04:56We like to entertain.
04:57As a bit of a hobby, I do cocktail making, and one thing I'd love to do is build my
05:02own
05:02bar.
05:03So I want a space to do that.
05:05Because I've got...
05:06More space.
05:07That's all budget.
05:08Yeah.
05:09So we're looking around the 350,000 to 400,000 market.
05:14I think hopefully we can get most of what we want.
05:18Well, that all depends on areas.
05:19Yeah.
05:20I'm more bothered about the house, maybe than the specific location.
05:23I massively endorse what you're trying to achieve here.
05:26And I'm determined to help you through it.
05:28But because you've done your looking online, there is a possibility that you've got quite
05:35rose-tinted spectacles.
05:36Yeah.
05:36We've got a few days together and we're going to be doing some learning.
05:39Yeah.
05:40We're excited.
05:41So am I.
05:41Come on, let's do it.
05:42Okay.
05:43I can see you in a teacher's cloak, Phil.
05:46Well, I'll start with the numbers.
05:48Tom and Sarah have a budget of up to 400,000 pounds for a home they can grow into.
05:55So it must have three double bedrooms plus a separate office.
05:58A decent garden for border collie Bonnie and parking is key.
06:04They love to entertain and Tom wants to build a bar.
06:07So ideally it would have an open plan kitchen diner.
06:10With their desire to be close to friends and surrounded by green spaces, I'm focusing on some of their top
06:16spots of Yeadon, Menston and Geisley.
06:20But they may have to consider unfamiliar areas to get everything they want.
06:25Meanwhile, I'll be searching in the suburbs closer to the city, as my house hunters need to be within easy
06:31reach of the hospital.
06:36Newly qualified nurse Lucy and trainee paramedic Emily have been together for six years.
06:41And three years ago, it was Lucy who decided to pop the question.
06:46I cried, didn't I? We did. It was very emotional.
06:48Just before my 20th birthday, was it? Yeah.
06:52Babies.
06:54But the wedding plans are on hold for now, as they want to prioritise buying a property.
07:00And that's not the only sensible decision they've made.
07:03We've been living with my mum and dad for the past four, five years.
07:06And then since we started uni, we decided we were going to start saving for our own house.
07:11Now we've both finished uni and we finally got the deposit, eventually.
07:14I've got a driveway as well from the car.
07:17Yeah.
07:18This determined pair have managed to save over £30,000.
07:22Now, their next goal is to find the right home.
07:25And it's critical that it's close to the hospital.
07:28The plan was for me to learn to drive, but that's not manifested itself.
07:32No.
07:33You have tried.
07:34Yeah.
07:35Which has not worked out, has it?
07:36So we need to base our search sort of in and around near the hospital where I work so I
07:41can commute and buy public transport.
07:45And although they haven't been to view any properties yet, they do have the drive to get moving.
07:51I like their garden.
07:54We love living with Emily's family, but there's quite a few of us and Emily does night shifts.
07:59Just being able to create that, like, safe, cosy, calm space after, like, stressful shifts.
08:05It sounds silly, but it'll just make us feel like sort of proper adults.
08:09I feel like when you live at home, you just lose some of that independence.
08:13Yeah.
08:13Hello.
08:15For while they strive for autonomy, it might be Emily that takes the lead.
08:20I wear the pants, I'd say.
08:21Do you think?
08:22Just straight out there.
08:23Yeah.
08:23I was about to say that we've got quite a balanced relationship.
08:27But I think when it comes to final decisions...
08:29Emily's more sensible out of the two of us.
08:32Yeah, yeah.
08:32I can be a little bit more...
08:35Impulsive.
08:36Yeah, impulsive.
08:37Emily and Kirsty are going to balance me out.
08:40Yeah.
08:42I am known to bring a stable approach to things.
08:47I'm really impressed.
08:49How did you go about saving up £31,000?
08:52It's been while we've been at uni, hasn't it?
08:54Lucy's been on an apprenticeship, so she's been getting paid throughout.
08:57We have been very lucky in the fact that my mum and dad have been able to let us live
09:01at home.
09:02You know everyone's going to think that I specifically went out to find you
09:05to illustrate that it's possible.
09:07Well...
09:07You've done it.
09:09Yeah.
09:09Just run me through.
09:10The locations are very commute dependent.
09:13Yeah, very.
09:14But with me doing early shifts, so starting at 7am,
09:17it's been a little bit tricky to find transport routes that I can get on the bus, say, for like
09:246am.
09:24Right.
09:24Because we did really like Farsley, but then we worked out the commute and it just...
09:28It didn't work.
09:28Yeah, it didn't work out.
09:29What are the top three things?
09:31Definitely two bedrooms.
09:32We'd really like a larger kitchen, if possible, and we could like host family and friends.
09:38And then I'd say parking.
09:41Oh yeah, parking.
09:42100%.
09:42For Emily's car.
09:43Parking.
09:43OK.
09:44Yeah.
09:45Yeah.
09:45You both work really long hours.
09:47Yeah.
09:48You're living in Bradford.
09:49This week, we're going to get Kirsty on board.
09:52Yeah.
09:52She's going to find us a new home and then that's the end of it.
09:54Yeah.
09:55Helpfully.
09:56Pretty much.
09:56Yeah.
09:59Sounds like you'll have this sorted by lunchtime.
10:02Unlike you, I'm not thinking of my next break, Phil.
10:05There's too much work to be done to find Emily and Lucy everything they need.
10:10With a maximum budget of £285,000, they want two bedrooms.
10:16A good sized kitchen to host family and friends.
10:19Parking for Emily's car is important and they would like some outdoor space.
10:24And it has to be on an early morning bus route for Lucy to get to work.
10:29Great to be back in Leeds.
10:31I love Leeds.
10:32Yeah.
10:32It's fantastic.
10:33My company live an hour apart from one another.
10:35They haven't really started their search at all.
10:38I think they've seen one.
10:40Right.
10:40The same for me, funnily enough.
10:41Yeah?
10:42Yeah.
10:42Which always makes me a little bit worried, a little bit hesitant.
10:45My couple have been saving, bless them, they've saved £31,000.
10:50How old are they?
10:51They're 23 and they decided to stay at home and they saved their little bombs off.
10:56You have a great way with words.
10:58Well, I don't think you can say the A word on telly.
11:00It's quite a thing for people to come to us having not searched.
11:04Yeah, but when you're a nurse and a paramedic and you live in Bradford and you want to buy a
11:07house in Leeds, how on earth are you supposed to find the time to do it?
11:11It's hard.
11:12Yeah.
11:13Call us.
11:14Call us.
11:15Yeah.
11:16Best get our own A words to work then.
11:20With Sarah and Tom, I'm kicking things off in one of their top spots, the town of Yeeden.
11:25It's surrounded by green spaces and they're under a 15 minute walk to the High Street, which sits on a
11:32hill facing into the Eyre Valley.
11:35Let's hope I'm starting on a high note.
11:38My first trick, I'm going to show you this house.
11:41OK.
11:42Ooh.
11:43I'm spoiling you to start with.
11:45OK.
11:46We really like Yeeden's.
11:47Yeah.
11:47I've actually got friends who live not far away.
11:50The driveway, I love.
11:51Yes, you'll never have parking issues ever again.
11:54Curve appeal as well.
11:55The curb appeal is appealing.
11:57Good.
11:57It is doing well.
11:59Good.
11:59I'm very happy.
12:00Excellent.
12:01Well, let's see if that continues.
12:03Come on.
12:04OK.
12:05If space and longevity is top priority for Sarah and Tom, then I'm starting strong with this extended end of
12:12terrace.
12:14Upstairs, it has the three large double bedrooms that they've asked for.
12:18On the ground floor, there's a separate lounge to the front and the kitchen has been extended to the back
12:22to create an open plan cooking and living space.
12:25Ideal for entertaining and building that bar.
12:29Another extension to the side has created an annex with lounge space and shower room, which could easily be converted
12:36to an office for Tom.
12:37Or he could build a pod in this massive garden, which I'm quite sure Bonnie the dog will love.
12:43And there's certainly enough space for the new pizza oven out here.
12:46It also sits comfortably within their 400 grand budget with an asking price of 365.
12:55We have lots to explore here.
13:00Separate, cosy living room.
13:04But this house, wonderfully, has been extended twice out the back.
13:10Once that way and once this way.
13:12You've got a massive kitchen diner.
13:15It looks really nice.
13:16This looks so good.
13:17So much space.
13:18It's three double bedrooms plus an annex.
13:20We're excited.
13:21Yeah, I'm excited.
13:22We're very excited.
13:23Let me show you the annex.
13:24OK.
13:27The perfect office.
13:28Yeah.
13:29The perfect bar.
13:30Yeah.
13:31Hobby room.
13:32There's so much potential with this bit.
13:34Yeah.
13:34Why don't you have a look upstairs?
13:36Such a strong start, Phil.
13:39I think the three big bedrooms will keep that positive vibe going.
13:42This is cute.
13:43This is nice.
13:44This is a really good size.
13:45This is lovely.
13:46So much storage.
13:48I really like it.
13:48Yeah, I do as well.
13:50Oh.
13:51The viewing's gone better than I dared hope.
13:55I mean, they haven't got any context because it is pretty much their first viewing.
13:59Phil wasn't wrong when he said three really good sizes.
14:03It's ticking a lot of boxes.
14:04Yeah.
14:05Just hope I haven't peaked too early.
14:07Well, you've more than piqued their interest and I'm certain the garden won't disappoint.
14:12I was just thinking how much Bonnie would enjoy the garden.
14:16Oh, she would love it.
14:17She would adore this garden.
14:20They're asking 365,000.
14:22Okay.
14:23If longevity and the ability to have a family and spread out and stay for ten years is your primary
14:29objective, that's a good option.
14:31I would say we like it.
14:32Yeah.
14:32Pleasantly surprised.
14:33Yeah.
14:34There's a lot of potential.
14:35As well is really good.
14:36Yeah.
14:37The price is good.
14:38Sounds like we've got a contender.
14:39We'll try and beat it.
14:40Okay.
14:40Okay.
14:41That's fine.
14:41It won't be bigger, but it'll be different.
14:43Okay.
14:43Come with me.
14:46I do worry, Phil.
14:47How will you ever keep it up?
14:49Trust me, Kirsty.
14:50I've got some more showstoppers in store.
15:03We're in North Leeds, where I'm with Emily and Lucy, who are desperate to buy their first home together after
15:09saving harder students.
15:10And I'm with Sarah and Tom, who are tired of living over an hour apart and have set me the
15:15task of bringing them under the same roof.
15:19They want their first home together to last them a long time, and My Property One would do exactly that.
15:26So good.
15:27So much space.
15:28It's three double bedrooms plus an annex.
15:30We're excited.
15:31Hiya.
15:31Lucy and Emily lived with Emily's parents and saved hard to build their 30k deposit.
15:36Now they want to use it to buy their first home together.
15:40It's vital they have good public transport links to the hospital and Leeds where Lucy works.
15:44So we are starting in the suburb of Meanwood.
15:47The commute would be around 45 minutes by bus from here.
15:51And with a vibrant community, it's one of their top areas with local treats right on their doorstep.
15:57Here we are.
15:59Oh, it's nice.
16:00I'm excited.
16:01Location?
16:02It's good.
16:03Good.
16:03Location's good.
16:04Yeah.
16:04We've spotted the little cafe down there.
16:06Yeah, little cafe.
16:06Nice.
16:07Okay.
16:07Right, let's get straight in.
16:08Yeah, please.
16:09Let's go.
16:10I think this property is perfect for them.
16:12Set over three floors, it has everything they need and more.
16:18On the ground floor, there's a charming reception room to the front and a galley kitchen to the back.
16:23But it's the dining room in the middle that has all the space they need for hosting friends and family.
16:28Plus, there's a backyard.
16:31On the first floor, there's a bedroom and a huge bathroom that I think they'll love.
16:36On the next level, there are two further bedrooms.
16:39It's more space than they've asked for, but here they would never need to move.
16:44We were first to see this house, but it's since had 20 viewings.
16:48They might need to move quickly to secure it at the asking price of £280,000.
16:53That's 5k under budget.
16:55Right, we're going to walk past the sitting room.
16:57Lovely fireplace, though.
16:58Very nice.
16:59Straight into the dining room.
17:00Yeah, it's really nice.
17:01There's a kitchen there and a little laundry room at the back.
17:06And...yard.
17:07Yeah.
17:08Yeah.
17:09Lucy, first impressions?
17:11I really like it already.
17:12Yeah.
17:13Really?
17:13Yeah, seriously.
17:14I do, actually, yeah.
17:15If you feel that way now, wait till you see in the bathroom.
17:18After you.
17:20Could be an early bath for you, Kirsty.
17:22This is all going swimmingly.
17:26It's huge.
17:27Wow.
17:29Wow.
17:29And there's a shower as well.
17:30Yeah.
17:31Perfect.
17:33Was not expecting this.
17:34No.
17:35At all.
17:37This is a really good house.
17:39But I know it's a good house.
17:42Because I've been doing this a long, long time and I've seen a lot, a lot of houses.
17:47I can tell they like it too.
17:48But when it's your first ever property viewing, committing to buying feels like a pretty big step.
17:55Wow.
17:57This is big as well.
17:57This is really big.
17:59I know.
17:59And the windows are huge.
18:01Yeah.
18:02Are you getting the same feeling as me?
18:03I am.
18:04No, I really like this.
18:05I could definitely see us in this.
18:07Yeah.
18:08I'm pleased they can picture themselves here.
18:10But I need to find out how serious they are, because the popularity of this property
18:14could cause us problems, as there's an extra complication.
18:20Do you think you've both had a feel of it, even if this is your first proper viewing?
18:27I'd say so.
18:28Yeah, me too.
18:29Yeah.
18:29They put it on the market for 280,000.
18:33Yeah.
18:34And they put in a closing date of 7.30pm tonight.
18:39Okay.
18:40So far there are no offers.
18:42That's interesting.
18:43I would like to call the agent now and just have a bit of a chat and just say, you
18:50know,
18:50if they're sticking to this 7.30pm deadline, then we need to be in a position to have seen
18:58a couple more things and made some decisions by then.
19:00Definitely.
19:01Yeah.
19:01Okay, sounds good.
19:03Right.
19:04Nothing like a bit of pressure for their first ever house viewing, Kirsty.
19:09These girls are used to working under pressure, Phil, as am I.
19:12And even though it's their first, it seems like a real contender.
19:16Right.
19:19Well, I've also had a strong start with my couple Sarah and Tom.
19:23They were full of smiles at Property One in Yeadon.
19:26But we need to explore more of their top spots to compare what they can get for their 400 grand.
19:33So next up is the picturesque village of Menston.
19:37With a park on their doorstep and surrounded by green space,
19:41I'm hoping this one will pull on the heartstrings of country girl Sarah.
19:46The village of Menston, really strong community, rural life.
19:51You've got parks, dog walking.
19:53You've got a good school in the village.
19:56There's a train station.
19:57Okay.
19:58This is very desirable.
19:59And I'm going to show you that.
20:01Cute.
20:02It's quite nice.
20:03Yeah.
20:03I'm excited to get in there.
20:05Come on then.
20:06Okay.
20:06Let's get you in.
20:06Optimistic.
20:07That's what we like.
20:09I knew the surrounds and the exterior would be to their liking.
20:13And inside, it's very attractive too.
20:17The ground floor has the sociable open-plan cooking and entertaining space thereafter.
20:22And it opens up to a pretty garden, with room for their pizza oven and for border collie Bonnie.
20:27There's also a utility, WC and separate cosy lounge.
20:32There are three bedrooms upstairs.
20:35And if an additional work from home space is wanted, the garage is ripe for conversion.
20:42The idyllic village location does come with a price, as it's on the market just shy of their 400 grand
20:48top budget.
20:50I love the layout of this house particularly.
20:53Okay.
20:53Front room.
20:54But again, in the kitchen they've extended it off the back.
20:59To make a really beautiful room.
21:01This is gorgeous.
21:03I do really like the kitchen.
21:04Because it's been extended to somewhat the detriment of the garden.
21:08Yeah.
21:08Interesting.
21:09This is on the market just under 400 grand, so right at the top of the budget.
21:14Go on, hit me with it.
21:15I'm excited.
21:16I think the small garden is what's getting me.
21:19I feel like we do want a bigger space, especially after seeing the last house.
21:24Yeah.
21:25I think the garden maybe matters more than we might have thought.
21:29Maybe.
21:30Okay.
21:31Have us quiz round, see what you think.
21:33Phil, you've spoiled them with space at that first house.
21:37Okay, so this is the smaller room.
21:39So this would have to be your office?
21:41It would be your office, yeah.
21:42That mean we grow out of it?
21:44Yeah.
21:44Yeah.
21:45I'm hoping they can see past the smaller bedroom, as here it's all about the location.
21:50And lots of good dog walks really close by, which is what we wanted.
21:53Yeah.
21:53Could see the park.
21:54Another park would be good for Bonnie.
21:57It does have everything they need for now.
21:59And in future, they could look to move the office to the garage.
22:03This is going to be interesting.
22:04I really like Tom and Sarah.
22:06And I particularly like their whole approach to this and trying to buy for the longer term.
22:11That is very wise.
22:12This is a beautiful house.
22:14It's a fantastic kitchen extension.
22:16It really is.
22:17But the problem is that it's taken up a large part of the garden.
22:20And I suspect that will cause a stumbling block.
22:24Best foot forward film.
22:26How are you getting on?
22:28Yeah.
22:29I just don't think it's for us.
22:31I agree.
22:32It's the space thing.
22:33I see us growing out of it really quickly.
22:36We've got other things.
22:37Okay.
22:37And they're all for different spanners in the works.
22:39And this is part of the process.
22:42I'm trying to help you learn as quickly as possible in order for you to make a confident decision.
22:48This one doesn't fit with their long term plan.
22:51So it's back to the drawing board for me.
22:54Bye bye little house.
23:00Luckily for me, we can slow down a little.
23:03As after speaking to the agent for property one, they've not had any offers yet.
23:07So we don't need to worry about the deadline of 7.30 tonight.
23:12With the pressure off, I'm meeting Emily and Lucy at our next property in Kirkstall.
23:17It has great links to the city and it's good for Lucy's commute at around 35 minutes.
23:23It's not somewhere they've considered, but I think they'll be impressed with what they can get for their money.
23:28Hello.
23:29Hello.
23:29This is a semi-detached house.
23:32Wow.
23:34With a garage and off-street parking.
23:36Ooh.
23:37It's large.
23:38It's actually not bigger than this morning's house, but it does feel like quite a grown-up mouthful.
23:44I think it looks really nice from the front.
23:47Yeah.
23:47So you're not feeling overwhelmed?
23:49No.
23:49No.
23:50No, no.
23:50Good on you.
23:52I like that.
23:53Right.
23:54Let's get in.
23:56I can't imagine you being as sensible in your early 20s, Phil.
24:00Hmm.
24:00I can't quite remember.
24:03Says it all.
24:04Well, I'm glad these prudent pair are not put off by the scale of this home, as it's a strong
24:08option for them.
24:09There are plenty of rooms to relax in after a long shift, with a living room, dining room and separate
24:16kitchen, as well as a downstairs loo.
24:20Upstairs, there are three bedrooms, a bathroom and a separate shower room.
24:25Situated in a corner plot, it has gardens to the front and rear.
24:29Great for entertaining, and there's a driveway and a garage for Emily's car.
24:34They would want to put their own stamp on it, but they'd have money to do so, as it has
24:39an asking price of £270,000.
24:42That's £15,000 under their top budget of £285,000.
24:47When you come through what is essentially the back door, you come straight into the kitchen.
24:54You've got a large sitting room on your left-hand side, and then through here, you've got a very large
25:00dining room.
25:01Oh, wow.
25:02Yeah.
25:03It is really big.
25:04Yeah.
25:04It's a six-seat.
25:05It would fit all the family in here.
25:07Yeah, definitely.
25:07Yeah.
25:09In time, they could knock the wall down to join the dining room and kitchen, but there's also a generous
25:14living room to host family in, as well.
25:17It's really large.
25:18It's large and light.
25:19Yeah.
25:20I like that fireplace.
25:22What's the feel you're getting so far?
25:24I like it.
25:25I'm getting a good feeling as well.
25:27Yeah?
25:27And you don't think it's too much to take on?
25:29No.
25:30No.
25:31Not at all, no.
25:32Okay.
25:32Right.
25:33We'll go and have a look upstairs.
25:35Yeah.
25:36I'm impressed.
25:38I think they'll be impressed, too, when they see the space they have upstairs.
25:43I love the big windows.
25:45Yeah, me too.
25:45It lets in a lot of light.
25:47They could fit a bookcase in there.
25:48You could, too.
25:50This is a semi-detached house, with a garage and off-street parking, and two gardens, one front, one back.
25:58For most young couples, it would be a little daunting, but not Lucy and Emily.
26:03It's quite a nice view out there.
26:04Yeah, I think we just need to explore the area a little bit more.
26:08Yeah, definitely.
26:09I think this spot will suit them well.
26:11They'd need to be as excited about this house as they were about property one.
26:16What are your thoughts?
26:17I think we really like this property.
26:19Yeah.
26:20We like the front and back garden and the off-street parking.
26:23I may prefer the charm of the first property that we saw compared to this one.
26:27Yeah.
26:28We don't have that 7.30 deadline.
26:30And this really gives you time tonight to think about the two and also give you a chance to discuss
26:37them with family tonight.
26:39Great.
26:40Onwards and upwards.
26:41Two in the running, Kirsty.
26:43You can sleep easy tonight.
26:45I won't be resting on my laurels, Pip.
26:47I've still got one more great option to show them.
26:59We're in North Leeds and I'm with Nurse Lucy and trainee paramedic Emily, who've been saving hard in order to
27:06leave home.
27:06And our search together is in full bloom.
27:09Perfect.
27:11Was not expecting this.
27:13A thumbs up for house number one and house number two.
27:16Not exactly a bed of roses, but maybe a verge of daisies.
27:20And with my couple Sarah and Tom, who are living over an hour apart, we've been pruning back our options.
27:27I just don't think it's for us.
27:29I agree.
27:30Yeah.
27:31So with property one still a firm favourite.
27:34I'm thinking now might be the time to try something a bit different.
27:37I'm keen to show them something in their top spot of Guiseley.
27:42But three double bedrooms and an office is hard to come by here within their 400 grand budget.
27:48So I'm trying to think outside of the box.
27:51What do you feel about this setting and the look of the house?
27:55It looks gorgeous.
27:57Location-wise, I'm really happy with this.
27:59This is a three-bedder, but it does have planning permission to extend.
28:03You're going to feel it. It's a little bit small now, but it does have the potential.
28:05Yeah.
28:06We're open to it. Let's see it.
28:07Let's have a look.
28:09I'm hoping they'll be able to see the future potential here, as this is a great home that could suit
28:14them now
28:15and then grow with them in the years to come.
28:18Downstairs, there's an immaculate open-plan living room and kitchen diner, which leads directly to the garden.
28:24And there's a garage.
28:26Upstairs, there are three bedrooms. One is a small box room, but that's the cost of this location.
28:32It's on the market for 25 grand under their top budget, with a price tag of £375,000.
28:41This whole place is just so beautifully presented.
28:45Ooh.
28:46It's light, it's bright, it's fun. I really like it.
28:50Yeah. I like the space.
28:52Well, the space could be even better, as the proposed plans are to extend to the side, creating a larger
28:59social kitchen space and then blocking off the existing lounge.
29:03The garage would become a shower room and utility, and then upstairs, they'd be adding a large fourth bedroom, so
29:10the box room could then become their work from home office.
29:14So, it's on the market at £375,000. The ballpark cost for the works in today's climate is £70,000
29:23for the extension.
29:24The estate agent tells me he thinks it would be worth about £500,000 as a done job.
29:30It's definitely, yeah, it's definitely exciting. Yeah.
29:33You two can have some decisions to do. I know.
29:35You can't be excited about everything. It's lovely that you are.
29:39Listen, you need to see some more anyway. Okay.
29:42Oh, Phil, can't you just let them be excited?
29:45Deep down, it's me who's jumping for joy that they're seeing the future potential here.
29:51Oh, I like this room. It's really nice. Yeah.
29:53It feels really wholesome here. It's actually a really nice cul-de-sac. It is.
29:59They're so excited. They're excitable, which is brilliant. I love it.
30:04It's all new to them on this search, but it is also important not to get carried away.
30:09This would be a great interim office. Yeah.
30:12Especially with the plans. Yeah.
30:14It'd be a big undertaking, but nothing they'd need to do right away.
30:19So, I'm glad they're open to it.
30:21A little class with a little extension. Yeah.
30:23That's actually really interesting.
30:25But it may be just the excitement talking.
30:28You need to find out if it's a serious contender.
30:31It gives us what we're looking for in the area that we most want.
30:36Yeah. Definitely something to think about.
30:39I feel like I'm confusing you even more.
30:42You are.
30:43But in a good way.
30:44Yeah.
30:45It's better to like another house rather than just to...
30:49It's a good problem to have.
30:50Exactly.
30:51And they're two very different.
30:52Very different.
30:53Yeah.
30:54Okay.
30:55Let's move on.
30:56So, I've now got two in the running with one more viewing to go.
31:01Well, I also have two favourites with Emily and Lucy.
31:04And for my final property, we're staying in Kirkstall.
31:08But from this part, we're only a 10-minute walk to their top spot of Headingley
31:12and just a 30-minute commute to the hospital for Lucy.
31:15So, I'm excited to be bringing them here.
31:19And I've hopped, skipped and jumped my way to join you.
31:23I'm not bouncing up and down like...
31:24Oh, go on. No.
31:25Give it a go.
31:26No.
31:27Well, tell me how to do it then.
31:28On my phone.
31:30One, two, three, four, five, six, seven, eight, nine, ten.
31:36I want to film this.
31:37This is what social media is all about, Phil.
31:39Four houses, five houses, ten houses.
31:42I'm sure you'll be inundated with likes.
31:47The only thumbs up I'm interested in is for this property.
31:51This house is quite a bit smaller than the other two,
31:54but it's the easiest commute.
31:56There are three possible buses from here.
31:59It's pretty.
32:00Hello, hello, hello.
32:01Hello.
32:02Hi, you two.
32:03Nice to meet you both.
32:04You too.
32:05Obviously, different area.
32:07This is the best commute.
32:08This is a lovely little house.
32:10You are losing about 400 square feet from the two houses.
32:15Yeah.
32:15Yesterday.
32:17I like it.
32:17Yeah, yeah.
32:18I think smaller don't necessarily mean any worse.
32:20No, not at all.
32:21It doesn't, no.
32:22Right, okey-doke, across the road.
32:24This search has always been about commute time,
32:26and so I'm glad they're not put off by what they lose in size.
32:29And although she is small, she is perfectly formed.
32:33The light and bright living space would be great for entertaining family,
32:37and double doors lead out onto this massive garden,
32:41so there's potential to extend in the future,
32:44which could make up for the smaller kitchen.
32:48Upstairs, they have all the space they want with three bedrooms and a bathroom.
32:54And to the side, there's a driveway for Emily's car.
32:57This place has everything they need, close to their top location,
33:01with plenty of potential for the future.
33:04And with a guide price of £270,000, it's even £15,000 under their max budget.
33:12Living room, dining room, lovely log burn up and out to the garden.
33:16Oh, this is really nice.
33:17Yeah, it is.
33:18It's pretty, isn't it?
33:18Yeah, it is, actually.
33:19You'll see that some of the people have extended a terraced area further into the garden.
33:25It doesn't just end at the back of the shed.
33:27Who wants to go into the garden?
33:29Me.
33:29Come on, then.
33:31Lucy and I will look upstairs.
33:34Upstairs, I can show Lucy how to make this a better fit for them
33:37by creating two strong bedrooms.
33:41You just take it down.
33:43And then that would just give you one really good room.
33:46A lot more space.
33:47Yeah.
33:47And the wall could easily be reinstated in future if they ever needed to.
33:53And just sort of go like this, like wiggle your head.
33:58Yeah.
33:59Do you see?
33:59It'd be really large.
34:00There would have been a fireplace there.
34:02I feel like Emily could quite like this.
34:05Really?
34:06Yeah.
34:06I don't know if the larger space was a little bit more intimidating for her.
34:10Can we see them?
34:11Are they chatting in the garden now?
34:15Yeah.
34:15Veg patch.
34:16Yeah.
34:16Fruit trees.
34:17Yeah.
34:18Friends round, barbecues.
34:19Yeah.
34:20That kind of thing.
34:21And what would you make of the house?
34:22I like the exposed brick and the wood flooring.
34:25Wood floors.
34:25Yeah.
34:25What do you suspect Lucy will be thinking about this?
34:29I still think she'll like number one.
34:31Okay.
34:31100%.
34:32Yeah, 100%.
34:32Yeah.
34:33But the easier commute for Lucy is from here, so I'm not giving up hope.
34:39So this is the smaller room out of the three.
34:43So I feel like it could still be a guest bedroom, but just be more on the smaller side.
34:48Yeah.
34:49Great garden.
34:50It's a great garden and it's a nice little street.
34:52What did Emily think?
34:54She thought it would probably end up as house number one.
34:56Yeah, it's going to end up as house number one.
34:58Okay.
34:59I don't know whether today they will be confident enough.
35:05To make that decision.
35:06To make that decision.
35:07We were just debating ourselves what you might do.
35:10Property one I think is...
35:11Does it beat this?
35:13Yeah.
35:13Yeah.
35:13Is this in consideration at all?
35:16No.
35:16No.
35:17Tell us why.
35:17It's just the upstairs.
35:18Would you consider knocking it around and making it a two bed?
35:21Phil, Phil, this ship has sailed.
35:23Well, it could be a...
35:24Bye to the ship.
35:25Good luck.
35:26Bye-bye, Phil.
35:27Bye-bye, Phil.
35:29You're welcome.
35:31At least all is not lost at sea.
35:33I feel a yes for property one is on the horizon.
35:40Well, it's plain sailing with Tom and Sarah, as I still have two contenders.
35:45And for our final viewing, I'm taking a bit of a punt and heading to Cookridge, where I know they
35:50can get the space they desire within budget.
35:53It's not an area they're familiar with, so I brought along a familiar face.
35:58My new Mac bought this morning.
36:00And shoes.
36:01They look like metal shoes.
36:02I know, they're very cool.
36:03Yes.
36:03I'm very pleased with them.
36:04You're amazing how you combine into your day.
36:07Yeah.
36:08No.
36:08Travel.
36:09Travel.
36:09Shopping.
36:10Shopping.
36:11House hunting.
36:11House hunting.
36:12Hello.
36:13Hello.
36:13I've got reinforcements.
36:14He said that you love the first house and you love the third house.
36:18Yeah.
36:18And I said, so I'm just here for decoration.
36:20He was like, yep, that's about it.
36:23So we're in Cookridge.
36:25It's not an area we know as well.
36:26No, we don't.
36:27It doesn't mean we're not open.
36:28Well, this is about value for money.
36:30375 with the four beds, open plan, all the bells and whistles.
36:34Gut feel.
36:34It looks big.
36:36Space for parking.
36:37The street and everything I'm not so keen on.
36:40Do you want to have a look?
36:41Yeah.
36:41Let's.
36:42Come on.
36:43Tom did say he would compromise on area if the house was right.
36:47This one ticks every box and it's a similar size to property one.
36:52Downstairs there's plenty of space to entertain and install Tom's bar.
36:56Plus, there's a separate lounge, utility and toilet.
37:00There are four decent sized bedrooms upstairs,
37:03so no need to spend time and money building extensions or office pods.
37:08To the back, the large private garden needs a bit of TLC,
37:12but it will be perfect for Bonnie the dog
37:14and their space for multiple pizza ovens if they so wish.
37:17It's the only four bed I've been able to show them.
37:20And pushing them on area means they get all of this
37:23for well within their 400 grand budget.
37:26As the guide price is at £375,000.
37:31Front room and the rest of it is really open.
37:36Woods at the back, lovely big garden.
37:39I do like the open plan.
37:41Are you just being nice?
37:43I think it's nice and the layout's cute, but I have no feeling about this, Al.
37:48No, no.
37:48It's absolutely fine to have no feeling.
37:50You spoil us with one and three.
37:52That's absolutely fine.
37:53We should call it Phil's fourth.
37:55I think we should leave it alone.
37:56I agree.
37:57Come on then.
37:58This could be a great home for someone, but it's not where they want to be.
38:02Sorry, Phil.
38:03It won't matter, Kirsty, so long as they decide one of my two contenders is the one.
38:17In Leeds, nurse Lucy and trainee paramedic Emily may have found the cure to their property hunt dilemma.
38:24Are you getting the same feeling as me?
38:25I am.
38:26I could definitely see us in there.
38:27Yeah.
38:28They like Property One.
38:30They want a second opinion and have asked family to come with them for another viewing.
38:34Sarah and Tom, who've been living over an hour apart, are desperate to be under the same roof, along with
38:40their dog, Bonnie.
38:41They've been deliberating over Property One in Yeadon, on the market for £365,000, and Property Three in Guiseley, listed
38:50for £375,000.
38:52They've decided to pay a second visit to house number one.
38:57I do really like this room.
38:58This space is just so nice.
39:02Karen's such a lovely size.
39:03We saw this one first, and so after the journey we've been on, it's great for them to see it
39:09in a different light.
39:10Oh, my God, and the sun's come out as well.
39:13Do you know when you're not sure if you're going to get the same feeling?
39:15Still really like it, I was.
39:17It's really exciting being back.
39:19Yeah.
39:20Happy faces, but I need to find out where their heads are at, and if Property One is now the
39:25only one on their minds.
39:27Right at the beginning when we first sat down together, Tom, you said to me that the house was the
39:33more important bit to get right.
39:34I think that is one of the reasons why Property Three is probably not for us.
39:40I think Property One, I think we've really got the feels in there.
39:45What do you want to do about it?
39:46I think we want to put an offer in.
39:48Yeah.
39:48Excellent.
39:49Do you want me to come up with figures, or have you got things in mind?
39:53To be honest, Phil, I'm pretty new to this.
39:55Yeah.
39:55I'm happy to let you take lead on this as well.
39:57Well, I'd like to buy it for you for as cheap as possible.
40:00Having said that, I think the 3.65 is a pretty fair number.
40:04Yeah.
40:08Shall we try it at 3.55?
40:10It's a bit cheeky.
40:11You know what?
40:11It doesn't hurt to ask.
40:13Yeah?
40:13Yeah.
40:147?
40:15Yeah.
40:16Let's go for it.
40:18That's £45,000 under their top budget of £410,000 under the asking price.
40:25Hello, Jess.
40:26Hi.
40:27We've just been having a big debate here.
40:29They do like the property, and I have got an offer for you.
40:32I've got £355,000 for you.
40:37Thanks, Jess.
40:38I'll be waiting.
40:39All right.
40:40Bye.
40:42The dire's cast.
40:44And the anxious wait begins.
40:50Well, I'm nervous too, as Emily and Lucy made the sensible decision to see Property 1 with family,
40:55and I'm eager to know if going back has helped them move forward.
41:00Can we just confirm that Property 3 and Property 2 got knocked out of the picture?
41:04They did, yeah.
41:05Yeah.
41:06Property 2, we really liked the actual property of the house,
41:09but I think the location for us, we just wasn't really feeling.
41:13No.
41:13Yeah.
41:14Whose parents went to see Property 1?
41:16That was mine.
41:16That was mine.
41:17And what did they think?
41:18They agreed that it was mine and yours vibe, and they could see why we really liked it.
41:23I think there were just a few things, weren't there, that put us off a little bit.
41:26Yeah.
41:26Like the parking situation with the barbers next door.
41:30Yeah.
41:30They were things that you already had in your mind.
41:33Yeah, they sort of solidified our own thoughts on the property.
41:37Yeah.
41:37Yeah.
41:37And I think as well it being top of our budget.
41:40So for now, the search is set to continue.
41:43You do need to see more stuff.
41:46Yeah, I agree.
41:47Yeah.
41:47Is there any day of the week when you're both not going to be working?
41:52No.
41:52No.
41:53Okay, so then you've got to go and see stuff by yourselves.
41:58You need to say, right, on one of my days off every week, you physically go and see things.
42:04I think we need to, like, snowball on from this experience and build upon it.
42:09Yeah, exactly, yes.
42:09Yeah, definitely.
42:10I think we do feel a lot more confident now in...
42:13Oh, 100%.
42:14Keep the momentum going.
42:16Call me up about any property.
42:18You don't lose me.
42:20Yeah.
42:20Just because I'm not being followed around by this lot doesn't mean you lose me.
42:24Well, thank you.
42:26Not at all.
42:27Well, I think we should just finish our tea and enjoy the pub garden in late.
42:31Yeah, I agree.
42:31We haven't resolved this for them today, but this search now has momentum.
42:37Let's see what the next few weeks bring.
42:43Well, at least you can enjoy your drinks.
42:46With Sarah and Tom, we're nervously nursing ours as we await news on their Property One offer.
42:52We've put in a cheeky bid.
42:5410 grand under the 365 asking price.
42:59How are you feeling, Sarah?
43:00Yeah.
43:01Stressed.
43:02It's a very big moment, but...
43:04Yes.
43:04Yeah.
43:05Oh.
43:07Here we go.
43:08Hi, Jess.
43:11Yeah, how did you get on?
43:17Right.
43:24Can I just put you on hold for a minute and we'll have a chat?
43:28Three-six is the bottom line.
43:35Okay.
43:36I think...
43:37Do it.
43:37I think we're quite happy with that.
43:39Yeah.
43:39Yeah.
43:40Jess, we have a deal.
43:42Thanks, Jess.
43:45Boom.
43:47I can't believe it.
43:48Yeah.
43:50It doesn't feel real.
43:51What a great result.
43:56I predict they will have a very happy future there together.
44:04It's eight weeks on, and when I left Lucy and Emily, they promised to keep the momentum going.
44:09And they were 100% true to their word.
44:11Percy suggested that we go and view properties separately, and I feel like that advice empowered us.
44:18And being brave has paid off.
44:20I viewed one that I really liked, and I knew that Lucy would really like.
44:24I was at work on my break, watching all these videos, thinking, wow, I really like this property.
44:29It was two bedrooms, semi-detached, off-street parking.
44:33They had to move a little out of their original area to get it.
44:37Their new home is in the village of Farsley.
44:40It was on for 260 grand, 25 under their budget.
44:45And there was only one person they wanted to put in the offer.
44:49Kirsty was really helpful, and we actually got the property for 5k below the asking price.
44:54It's what we've been working towards, saving up for, but it's really exciting.
44:59And they sold signs up outside, and thinking, wow, that's actually our house now.
45:04Yeah.
45:05Well done, Kirsty.
45:08It's wonderful Lucy and Emily found their first home together, and I couldn't be more proud of them.
45:17For Sarah and Tom, it was love at first sight for Property One, and their feelings haven't changed a bit.
45:23The more we've gone back and seen it and researched the area, the more we've just fallen in love with
45:29it, and I can't wait to move in.
45:30It's definitely got the space for us to grow into.
45:34It's exactly what we'd asked Phil for, so...
45:36Yeah.
45:37Great work.
45:38Why, thank you. It's a great property in a fantastic location.
45:43We've probably done one too many drive-by's.
45:46Bonnie's seen the outside of the house, but she's not seen the garden yet.
45:50We're really excited to see her reaction.
45:51She's going to be so happy.
45:53We might not get her inside.
45:55Well, Bonnie won't have to wait too long.
45:57They should have the keys in just three weeks.
45:59And that isn't the only exciting news.
46:03We got engaged a couple of weeks ago in Tuscany.
46:05I had absolutely no idea.
46:09She said yes, so all good.
