00:15arrending of buildings destined to the urban living. Why is it important? It is important
00:22because the state is aware that most part of its population care of a
00:28own property, so it is important to be able to take the third to have where living.
00:34That is why it has a special norm and that is why it is taken out of the
00:39general regulation that on the contract of arrending, the Código Civil.
00:44What is that norm then? That is the norm that expires the legislator to regulate this
00:50topic, fundamentally it is the Ley 820-2003.
00:55Who are part of the contract of arrending of the urban living?
00:59Like in any other contract of arrending, there are the arrendator and the arrendator.

01:18How much does the contract of arrending?
01:21In principle, the Ley does the libertad to the parties that they

02:58¿Cuál es el monto del reajuste? La ley prevé que cada vez que se venza el
03:04periodo pactado o sus prórugas, es susceptible a ser un incremento al canon de
03:09arrendamiento. No obstante, también la ley lo regula y dice que no podrá ser
03:14superior al 100% del incremento de precios al consumidor del año anterior. Este
03:19problema se arregla muy sencillo porque anualmente el gobierno expide un
03:23decreto en el que da esa cifra. Es importante reiterar que ese reajuste no
03:28se da a partir del 1 de enero, sino que se da al cumplimiento del periodo
03:33pactado. Un ejemplo, si el contrato va del 5 de febrero de un año al 5 de febrero
03:38del siguiente, el incremento el año entrante no se dará el 1 de enero, sino
03:43el 5 de febrero, que es cuando se cumple el término del contrato de
03:47arrendamiento. En un próximo tip legal hablaremos de cuáles son las causales
