00:00Today I'm in the Canary Islands house hunting around the spectacular coastline of southwest
00:07Tenerife. I'm Lee Juggernaut and using my passion for interior design I've bought,
00:12renovated and sold several properties both in the UK and overseas. Today I'll be using all
00:19my knowledge to find the perfect place for Julie and Ashley who aren't always on the same page.
00:24It's good. It looks good. I don't like it. No? No. And emotions are running high. Overwhelmed?
00:32Overwhelmed. Yeah. Happy tears? Uh-huh. Oh bless your heart. I love this. I visit an upside-down
00:40luxury villa. You would think why the bedroom's not upstairs but this makes sense. But at the
00:46end of the day do I find my house hunters their perfect place in the sun. This is what we asked
00:52far. So well done. Julie and Ashley fell in love with this part of Tenerife when they first
01:02visited the island 25 years ago and since then have been holidaying here almost every single
01:08year. Now that they've taken early retirement they've finally decided to take the plunge and
01:13buy a winter boat all here that they can enjoy during the colder months. Retired engineer Ashley
01:19and former medical receptionist Julie who've been together for 39 years and live in County
01:24Durham can't wait to have their own holiday home on their favourite island.
01:30We like an active outdoor lifestyle so it opens up the winters to us out there doesn't it to continue
01:39that sort of outdoor lifestyle. Happy winters rather than horrible winters here. We thought
01:44about doing it for such a long time and if you don't actually do it now. Yes this is the
01:48chance. We've talked about it for so long it's going to be a forever holiday home and it's going
01:56to be a happy place for all the family and it's a legacy to to give on as well. They have a budget
02:04of 300,000 pounds to achieve their dream. Tenerife takes about four and a half hours to fly to from
02:17the UK and with its main airport being in the south of the island the southwest coast is very easy to
02:23access. Known as the island of eternal spring Tenerife is the largest of all the canary islands
02:30both geographically and in terms of population. A million people live here all year round and
02:35they're joined by around five million holiday makers each year more than a third of whom come
02:40from the UK. The southwestern coast is the most popular area for tourists and is a great mix of
02:47lively beach resorts in quieter coastal towns and villages. The west coast of Tenerife remains the
02:54most desirable area of the island for British buyers with two-bedroom two-bathroom apartments
02:58within walking distance to the beach with outside space selling for around 300,000 pounds. However if
03:05you're willing to head a little south down the coast the same budget could get you a three-bedroom
03:10house with a private garden. So depending on Julie and Ashley's priorities this could be a really
03:15interesting search. Before we get going I'm meeting up with my house hunters to find out what those
03:21property priorities are and learn a bit more about them. Julie and Ashley good morning. Good morning.
03:29How does it feel being here? It's great it's great we enjoy it every time we come don't we. What is it
03:34Julie that you love so much about Tenerife? It's just the air and it's the atmosphere the
03:40people are lovely and it's the weather. Thor our tours after a winter at home. Who is going to be
03:46joining you on this journey? We've got two children. George and Emily so they would love the opportunity
03:52I'm sure to come back out here with themselves with their partners. Talk to me about your hobbies
03:56what do you enjoy doing? At home during the summer we sail. So we have a sailing boat on the lake. We
04:03love being in the water don't we? We love being in the water. Let's talk about this dream property then.
04:08It's got to be able to accommodate friends and family so we like two beds two bathrooms. It's
04:14got to have outdoor space hasn't it? Outdoor space is the most important thing to us out here. Ideally you're
04:22like a pool. Are you okay with it being communal? Yeah as long as it's not too busy. Do you guys have a
04:28preference in terms of area? What's your favourite? I love Los Gigantes. But I would like to explore
04:35further. Further afield. And I'm open-minded. I'm open-minded to that. We don't necessarily need to be
04:40down on the beach. So if we were 10 minutes drive away inland or whatever that would that would still
04:46suit fine wouldn't it? Yeah. Will you be getting a car out here? Yeah. That's why we would like if
04:52possible somewhere to park. Yeah. So we've got a budget of £300,000. Cash buyers? Yeah. My favourite
05:00question. That wiggle room? £50,000. Facts. Okay. So we're working with a £350,000 budget. Yeah. How
05:10excited are you about this? Yeah. Bring it on. I'm really excited now. Yeah. Buy properties ahead of us.

05:19I'm looking forward to this house hunt. Julie and Ashley really seem to know and love this area
05:24and they're realistic about what they can get for their maximum budget of £350,000.
05:30Now as Ashley likes the town of Los Gigantes there's no better place for us to start and even better for
05:35these sailing enthusiasts with paying a visit to its lovely marina on the way to my first property.
05:40So I believe you may know this beautiful area. We are familiar. Just a little bit. Yeah. Yeah.
05:49Just a bit. Love it. Obviously you're aware of all the bars and the restaurants along the marina there.
05:54Just a few. Absolutely. Yes. Had some good meals here? We have. We have had meals here. Very nice. Yeah.
05:59And the fun you can have from here. On the water. On the boat. Yeah. You've got a boat at home right?
06:04We have. We have yeah. Big one? 26 footer. Wow. 26 foot yeah. Great place to moor your boat as well.
06:12It is yeah. For a six metre boat you're looking at around £2,000 for the year and anything bigger up to
06:18£3,000. Right. Yeah that's about the going route. Yeah. Well you never know. This could be where your
06:24property is as well as your new boat because the first property I'm about to show you. Oh it's not.
06:31Is it here? It's within a 10 minute walk of here. Yeah. Wow. Yeah. Makes you happy? You're in the right place.
06:38You're in the right place. You're right. Could be the one you never know. Fantastic. Why don't we go take a look.
06:45All right. Come on we go. Yeah. The town of Los Gigantes or the Giants gets its name from the 500
06:51metre tall cliffs which loom over it. It's a very popular area with buyers from France, Belgium and the
06:58UK and it's quite a pricey part of the island. So my first property does use up a fair old chunk of
07:04Julian Ashley's wiggle room. Okay my friends our first property is just up there. It looks fresh. Yeah.
07:12It looks well maintained. It looks good. I don't like it. No? No. Oh no. I think it's got potential.
07:19The hill. Traffic. Obviously there are some concerns about the road but because of the location
07:25so close to Gigantes and a 10 minute walk away from the marina you've got all your amenities you've
07:31got a supermarket right up there just on your doorstep and all the restaurants and bars. The
07:36property we are looking at it's a two bedroom two bathroom apartment. Good. It is on the market for
07:42just over £331,000. Right. Right. Yeah. I must add there is the option to buy a parking space.
07:50Ah right. Right. So an individual parking space would cost you around £13,000. But according to the
07:55agent who's had a chat with the owner they would be willing to look at the price of the property as
08:00well as a parking space for just over £327,500. Yeah. Sounds good.
08:08This apartment has access to a communal pool, tennis courts and gardens as well as a covered
08:14balcony with stunning views of Los Gigantes. Plus private parking and storage.
08:21Inside there's a spacious semi-open plan living, dining and kitchen area. The main bedroom which
08:27comes with an ensuite bathroom, a large second bedroom and a shower room. We come into the main
08:35room. Look at these lovely archways. Very nice. It's just a blank canvas isn't it. You can do whatever.
08:41Yeah. Very nice. Look at the view. That is lovely. That's impressive. Did you expect to get something
08:47as big with a nice open plan kitchen? No. No. No. Not really. So how did you guys first meet?
08:54I was on the dance floor. Okay. And I saw a pair of blue eyes and I said to my friend,
09:00I'm in love. And she just laughed, went off the dance floor. And who should be there?
09:06That's the blue eyes. Asked me if I wanted a drink. And the best thing is when I asked her
09:10what she wanted to drink, she said water. So I was a cheap, I was a cheap dude. Great. Great.
09:16So, as you come in, you've got your ensuite there. Yes, that's what I like. Exactly.
09:22Nice fitted wardrobes. Yeah. Look at the space. The size is generous. Yeah, the size is very good.
09:27Very white. But the finish is nice. I think it's easy to maintain, isn't it? I knew you would,
09:33I knew you would. But no, I would add more colour. Yeah.
09:36Oh, I mean, that brings an instant smile to my face. It does. Absolutely. It's unreal, isn't it?
09:46It's unreal when you look at that. Postcard picture. It feels like you could reach out and touch it.
09:50Yeah, that is exactly... The view is unreal. Exactly what we want. What do you think of the space out here?
09:55Yeah, it's a good space. I would have liked more sun in this area. I think it's a bit shaded.
10:01OK. The road is noisy. Yeah. Apart from that, it's lovely. Well, why don't you go and check out

10:22First one down. I think they're going to be in a real dilemma with indoors versus outdoors,

11:00Well, Julie wasn't too keen on this apartment from the outside. On the market for just over £331,000.
11:07But she really seemed to warm to it once we got inside. And Ashley also looks pretty
11:11chipper with being in his favourite town. I'm still enviring that view. I can understand why,
11:18because that is, that is fantastic. How do you get on with the rest of the property inside?
11:24Kitchen's lovely. The other bedrooms, nice size, spacious. But we should be in the sun now.
11:31And we know we're in the shade because we're facing north. OK. We need more sun on the evening,
11:36so we can relax and sit with a glass of wine. OK. And the road is a little bit busy. It's a good start,
11:42but... Whether it'll be in the last couple, I don't know. No, I don't think so. It's not a contender?
11:48I don't think so, no. Sadly, I mean, I'm still looking at that view, but I think we'd have to rule it out.
11:54We have to rule, we have to go with our heads. OK. And I think, I don't think so, no.

12:07Yeah, it's a shame. So no contender there despite that view. And an outside space for sundowners
12:12has shot to the top of my priorities. Now, even though they know the island pretty well,
12:18having holidayed here for 25 years, I thought it would be a good idea to get some top tips on
12:22Tenerife from someone who's lived out here for just as long, but full-time.
12:28Lorraine, how are you? Fine, thank you. How are you?
12:31Good, good. Julie and Ashley are looking for a holiday home where they can really benefit
12:36from the winter sun and those winter months. All year round, the climate is lovely here,
12:41out in the fresh air. The walkers this morning are all walking along the front,
12:45people are on the beach. It's a lovely climate all year. They love outdoor activities,
12:49water sports, sailing. There will definitely be sailing groups over here. I think that
12:54Puerto Colón would be a good place to start with the sailing. Many boats down there,
12:59or Los Cristianos as a harbour as well. And what about socially? Because these guys are
13:03quite social people, aren't you? Yes, I mean, are there many expats here,
13:07or is there sort of a community? Yes, we have a big expat group
13:12over here, and there is things like men's walk-in football, arts and crafts groups, pottery,
13:18women's meeting groups. Not just bars and restaurants. No, that's the thing that people
13:25think about Tenerife. There's lots more here than what people view it as. It's a beautiful island.

13:45Coming up, if it's a quieter location that Julie and Ashley are after,
13:49I can't wait to show them my next property.
13:58Today, I'm in the Canaries with Julie and Ashley, helping them find their perfect holiday home
14:02on Tenerife's stunning southwest coast, where they can relax with their friends and their family.
14:07And so far, it's all about a better, brighter outdoor space.
14:12That's because even though my house hunters, who have a maximum budget of £350,000, loved the view
14:18from the balcony of this apartment, the fact it was north-facing and didn't get enough sun,
14:23along with it being close to a busy road, ruled it out.
14:26So I've found a much more light-filled and peaceful location with property number two.
14:33It's in an urbanisation called Roque del Conde, which is less than 10 minutes' drive from the
14:37lively and popular town of Costa Herderre and even closer to the coast. It's a very sought-after
14:44place to live in, meaning prices are on the high side. So once again, I've had to go close to the top
14:49end of Julie and Ashley's budget. Julie, we're onto a much quieter road. The property we're looking
14:58at is just up there, the darker of the buildings, and it's a two-bedroom, two-bathroom, beautiful
15:04apartment with a fantastic-sized balcony. It's lovely. The colours are lovely, and I just love it.
15:12I really do love it. So, location-wise, we are a seven-minute drive away from the beach,
15:18within a 10-minute walk. You've got some local restaurants and some shops.
15:22Yeah, this is a good location.
15:25Oh, everything is. I love it. Really.
15:31It's a good view. It's nice and quiet. Yeah, it's lovely.
15:34Just got potential. It's just what I wanted.

15:42No. According to the agent, there is some slight room for negotiations.

16:34Eight years ago, I was diagnosed with Parkinson's.

16:38Erm, so we thought, well, now is the time.
16:43We've just got to live life to the full.
16:46I mean, there's so many health benefits to being here.
16:48Obviously, you've got the sun, being outdoors, being more active.
16:52I feel so much better in the winter in England.

16:56I just curl up and I just don't hibernate.
17:00Whereas here, your bones feel nice and you just feel happy.
17:05You're outdoors all the time rather than having to stay indoors and do nothing.
17:09Yeah, it's great air, isn't it?
17:10And the air, it just makes you feel a hundred times better.
17:13How is your health now?
17:15Well, I'm on medication, which keeps me stable.
17:18Erm, just take every day as it comes.

20:31So, each couple that comes, they're totally separate from each other, but they can congregate in the middle and the roads are not too busy.

21:25I'm so pleased to have my first contender in the bag, and I think we've nailed the interior.
21:31But I completely understand the importance of a full day of winter sunshine to Julian Ashley.
21:36So I'm on a mission to deliver just that.
21:39And I've found a great property with balconies on both sides in the town of Puerto de Santiago,
21:44which is seen as a very up and coming area.
21:47And it's particularly popular with Russian and British buyers.
21:51Before we pay a visit, we're stopping off at the town's main beach,
21:54Playa de la Arena.
21:57Finally, the sun has got its hat on.

22:14And it's one of many blue flag beaches in Tenerife.
22:17Ashley, tell me about your Baywatch days.
22:20Well, we're going back a few decades when I was a lifeguard here,
22:22but not in a nice warm environment like this.
22:25It was on the northeast coast of England.
22:27So, yeah, it was a bit more hardy.
22:30Yeah.
22:31Our next property is literally a 15-minute walk away from this beautiful beach.
22:38All right, sounds good.

22:46Coming up, Julie and Ashley can catch all the rays they want in my next property,
22:50a three-bedroom apartment with two terraces and still fantastic views.
22:57Today, I'm helping Julie and Ashley, who are searching for their second home on the southwest
23:07coast of Tenerife in the Canary Islands.
23:09And so far, it's all about that outdoor space where they can benefit from the winter sun.
23:15My house hunters, who have a maximum budget of £350,000, ruled out my first place
23:20because its north-facing balcony didn't give them much sun.
23:24And even though my second one, my current contender, had a very spacious terrace,
23:28they want to get as much daily sunshine as possible.
23:32So, I'm giving them somewhere where they can catch the rays all day long with property number three.
23:37It's in the seaside town of Puerto de Santiago,
23:40which is much more affordable than the previous two places we've been.
23:43So, I've managed to get no less than three bedrooms for Julie and Ashley,
23:47for well within their maximum budget.
23:51And up we go to see our third property.
23:56Property two, I think, is better looking from the outside.
24:00It's not bad. It's not a deal-breaker.
24:03It is a three-bedroom, two-bathroom apartment.
24:08We're definitely going up in size here with an extra bedroom.

24:15If there's more people that can come at the same time, the better.
24:18The great thing about this property is it benefits from the sun throughout the day,
24:22as you have two balconies, one big one in the front and one big one at the back.
24:27It's on the market for just under £323,500.
24:31They would be willing to look at offers of around £310,000.

25:10Two more bedrooms for Julian Ashley's friends and family to stay in.

25:19Size is perfect, especially if we have our son and daughter here and their partners,
25:24your mum, sister, everybody together.
25:27If you had a sofa bed, yes, I do like it.
25:29As you can tell, in comparison to our last property, there is no open-plan kitchen.
25:33The kitchen is through there, but very nice flowing to here.

25:39Apart from that, that's the only thing so far.
25:43So, you've got a fantastic sized en suite there.

26:06at the end of the evening, you can finish off out there and go straight to bed.

28:39Well, I've got myself another contender, but I think it's certainly behind property number
28:43two in the popularity stakes. And I want more than that. We're now heading just over 20 miles
28:49south for our next property in the town of Las Jafiras, which is very much an all year round town
28:54with a large local full time population. Price wise, being less of a holiday destination and around
29:0010 minute drive from the coast means it's a very affordable area. So I've got Ashley and Julie,
29:05a whole lot of property for quite a lot below budget.
29:10Boy, oh boy, am I excited to show this to you. Come on in.
29:13This is the first townhouse that I'm able to show you. Three floors, three bedrooms,
29:21two and a half bathrooms, an open plan kitchen, south facing garden, plus your very own staircase
29:28to the parking. Right, that's good.
29:31The complex has 64 houses on it, as well as a communal pool. We're about a 15 minute walk away
29:39from local amenities, 10 minute drive away from the coast, so location wise, pretty good.
29:45Yeah, pretty good, yeah, no problem with that, yeah. It's actually the cheapest property we've seen,
29:51on the market for just under £289,000. I've taken a new interest.
29:58Mmm, thought you might. This one you're going to be doing on your own.

30:12I am giving them a full house under budget, so let's see if this one is a contender.
30:19This townhouse has loads of private outside space, including a small terrace at the front,
30:24a balcony on the top floor, and a large south facing garden with loads of places to sit
30:30in and out of the sun, including a hot tub, plus a basement parking and storage area.
30:37Inside on the ground floor, there's a light and bright modern open plan living,
30:41dining and kitchen space, which I'm hoping will appeal to Julie, and a toilet come utility room.
30:48On the middle floor, there's a bedroom with a Juliet balcony,
30:52a second bedroom currently used as an office, and a bathroom.
30:57And the top floor is home to the main bedroom, which has access to the balcony
31:01and its own ensuite bathroom.

33:39Today, I'm in the Canaries house hunting with Julie and Ashley who are looking for a holiday
33:45home along the beautiful southwest coast of Tenerife.
33:48And with one last property, it's my final chance to impress.
33:53And so far, I've made two good impressions property-wise with my house hunters who have
33:57a budget of £300,000 with an additional £50,000 wiggle room.
34:03They were really keen on this apartment with loads of space and also liked the apartment
34:07to two balconies for all-day sunshine.
34:10But I think my fifth and final property, this villa with a great garden, will give both
34:15of them a run for their money.
34:17But before we go there, I'm heading back to Roque del Conde, which is home to our current
34:21favourite to check out this super stylish modern villa.
34:25All clean lines, bright whiteness and loads of glass, which boasts great views even on a gloomy day
34:33like today. I'm meeting Agent Mattia for a tour.

34:39You would think, why are the bedrooms not upstairs? But this makes sense.
34:43You've got this whole L-shape, you've got windows that wrap around and you see that view,
34:48literally 180 degrees.

36:39And while it's not as lively as some of the bigger towns in this part of the island,
36:42there's more than enough to keep Julie and Ashley busy in and out of the holiday season.
36:47Price wise, it's fairly affordable as well.
36:50So I'm finishing off with a spacious villa that's well within their maximum budget.
