00:30I just asked a local, what do you love about living in Ngambi?
00:36And she said, imagine looking out and you can see people living their best life.
00:43That's Ngambi. Life on the water, rowing, fishing, playing amongst horses, sipping world-class wine.
00:50That is Ngambi. They are living the sweet life here.
00:54And I totally understand why today's couple want to move here.
00:58It was actually work that brought them here and they're currently renting.
01:01But we are going to find them. They're forever home.

01:20What actually drew you to Ngambi in the first place?
01:25I was offered a position here with my work.
01:29And the first thing I said to Scott when I was asked was, where's Ngambi?
01:35So we decided that we'd just come for a drive.
01:38Absolutely fell in love with the town the moment we came in.
01:42What we fell in love with was just the community spirit mainly.
01:45The lake, the wineries, the views, just that real homely country feel.
01:53What I decided to do was actually rent a house here in Ngambi.
01:57The house is so cold.
01:59So we decided that we'd have a big chat.
02:01Talk to the bank manager and say, okay, you know, can we do another mortgage?
02:05In which we did.
02:06And we've decided that this is a place that we would like to be.
02:09I work down in Melbourne still.
02:11That's where my life is at the moment.
02:13But this place is kind of drawing me up to it.
02:16I come up pretty much every weekend to spend time with Trish up here at Ngambi.
02:22We want somewhere that we are proud to have our family, our friends up.
02:26So we want somewhere where we can all get together.
02:29They can have a play.
02:30They can run around and enjoy themselves.
02:32And we can basically sit and relax under a nice covered area
02:36that we can pretty much entertain it and show them our little town.
02:41So our budget is probably no more than 7 to 7.50 at the very, very most.
02:47And that would be quite a push.
02:49We'd like to keep it on the lower side,
02:51but that is probably the budget that we're looking at.
02:54Around a 90 minute drive from Melbourne, you will find Ngambi,
02:59a town famous for its waterways, rich history and world class wineries,
03:05including the award winning to milk.
03:08It offers the perfect balance of relaxation and adventure.
03:13Whether you're enjoying a chill out day on the lake, touring local vineyards
03:17are just soaking up the natural country charm.
03:20It is so easy to understand why Scott and Trish were drawn to this beautiful location.

03:35Well, the first place that I'm going to show you is definitely Move In Ready.
03:39But I'm quite taken by the front area that this home looks out onto.
03:44I know that you don't want too much work because you're working so hard,
03:48but the borrowed view, so to speak, is just gorgeous.

04:15We have the living area delineated by a little bit of carpet.
04:19How do you feel walking into this space?
04:22Yeah, it is not quite nice and open, which is a really good thing for us as well.
04:26Is it helpful the fact that we have one big living area here
04:31and the bedrooms leading off from there?
04:33That's a plus?
04:34Yeah, absolutely.
04:35Yeah, yeah.
04:36That way, you know, while you're cooking or while you're sitting eating dinner,
04:39you know, you can still be chatting and things like that.
04:43It is quite a cosy little house.
04:45It's got a beautifully warm, homely feel and I felt quite at home.
04:50Definitely low maintenance is what this house offers,
04:52which is a very, very big point for us.
04:55Having our jobs and myself working long hours is a definite must.

05:04and I'll go and have a look at what the fencing is like for your two cheeky dogs.

05:20Master bedroom's a little bit small, but it's still decent enough to fit the bed in and things like that.
05:26I like how the windows point out to the nice open area and the, and the bush as well.

05:36Nice. We have our own space, which is quite good.
05:38And the main bathroom had a bar.

05:42Which was something that we like.

05:58Oh, they're only small dogs, so that's quite good.
06:01They wouldn't get over that fence.

06:04And also something I think is quite lovely is that is the back of your property
06:07and there is shared garden space and a wonderful walk that goes straight into town.
06:13Out here they have almost every meal.
06:15You've got the telly, you've got the heating, you've got the shades that come up and down.
06:20What do you think of this space?
06:22Maybe a little bit small for what we need, but it's...
06:25Good maintenance though.

06:27Yeah, low maintenance.
06:28So that's good to keep clean and yeah, but I think again, maybe just a little bit small.
06:35Maybe not quite the space that you're looking for at the moment, but that might tie in with what this house is on the market for.
06:42What do you think it's being sold for?
06:45Probably a $650 to $680 mark.

06:52I'm not quite sure if you could build out, but you certainly would have a little bit in the kitty to have a play with the space and make it your own.
07:02The price did surprise us, but look, Negambi is a growing area.
07:07That's why we thought it was a little bit higher, but really good price.
07:09Gives us a lot of potential to increase and to do things that we want to do as well.

07:34The next house that I'm showing Scott and Trish is one where their family and friends will always feel welcome with open spaces and great indoor outdoor flow.

08:01I'm intrigued to see inside this house because it represents the new form of Negambi where people are coming in, finding these old cottages and flipping them.

08:25It was very bright and light and it was something that we really liked and we enjoyed about it.

11:23Given that, you know, we are going to have to mow quite a significant amount of lawn and with all the gardens that are around, it's a possibility that it might be a little bit too much.

12:45Now we are heading to our next property. It's a little older, full of character, and has a story to tell.

12:57Well, I'm calling this the Papa Bear of our three houses. It's the biggest block, the biggest house, and it's owned by the local butcher.
13:05It's a corner block in a town that I think has great potential.
13:10It looks very quiet, which is fantastic. So for shift workers, that's actually quite good.
13:15You want to go and check out inside?

13:18It's older. It is older. I'll prepare you for that, and it is quite a bit bigger.
13:22Come on through to the kitchen, which, yes, it may need a lick of paint, but this immediately shows you the age and character of the house.
13:41Incredible original timber floorboards.
13:44I love the fire hearth here, which now has a big gas oven, but if you look at the base just there, you can really tell how old this structure is, and there's not a lot of homes with this much character in the area.
13:58I think what I like about it is that it's very, the history of it, and you can tell that there's a lot of history here, and there isn't a lot that you would change. I think you would take out the character if you started changing.
14:09Absolutely. Now, speaking of which, come on through to this first living room.
14:15This is the first of two big living spaces. Am I overthinking the fact that you might want to do a little bit of paint or reno in here, or it doesn't bother you?
14:26I think definitely brighten it up a little bit. It is a, you know, a nice cream colour, but I think modernising just a small amount just with the colour of the paint would be quite good.
14:37The cornices are great, just this little feature. You could certainly tell that that history is there, and that's what was so great about it.
14:45I would really like to keep the original blue stone and some doors and things like that. They might need a bit of knocking out eventually, but other than that, it's purely cosmetic.

17:33All those horses, beautiful fencing and just wineries for days.

17:41Because you can forget the beauty sometimes and you can drive past it.
17:44But then other days it just catches you and you're like, wow.
17:47You know, even just coming up the hill into the cellar door, you can see the wonderful tower and the vines in front of it.
17:52And you just look at it and go, where did that come from?
17:54That's been here for 160 years plus.
17:56And it's still looking just as beautiful today as it did back then.
17:59Is it fair to say that that is your point of difference, that 160 years, that history, particularly in Australia,
18:05it's not common to have an age old winery, is it?
18:10No, correct.
18:11You know, underground cellars were built in 1860 and the new cellar was built in 1875.
18:15So you don't see that today.
18:17And I think our vines in the ground, we have Shiraz that was planted in 1860 and Marsan that was planted in 1927.
18:23So I think for us that is certainly one of our points of difference.
18:26And staying true to our style, our heritage, our region is also who are at Tobilk.
18:31That term community keeps coming up as I'm moving about in the Gambia.
18:36For you, it's front of mind to embrace the community here.
18:39Absolutely, whether it's the school kids or, you know, the parental groups or whoever,
18:43the community spirit at Tobilk is our point of difference.
18:46So I've lived in the community here for a very long time.
18:48I'm very local.
18:49So I know the importance of community, whether it be through sporting groups,
18:52whether it be teenagers and just bringing them, having a place that they can call their own.
18:56And this place is so beautiful that why wouldn't you want to come to make this part of your community?
19:01Well, this certainly is the most gorgeous location I could easily call this place home.
19:06But now it's time to sit down with Scott and Trish to see if they have found one to call their permanent place.

19:23I think this is the best decision that we've ever made.

20:15Yeah, certainly, you know, we worry about price range and things like that.

20:23With house number three, how did you feel about the amount of work that may be required?
20:28That's the only thing that would be limiting, but over time you could work on it.
20:33It's a gradual thing.
20:34I think the one thing that I would do if I moved in would definitely be painting.

20:41And getting rid of the fan.
20:44We would notice the fan.
20:46So that would pretty much be the first thing that we would do.
20:49Other than that, we don't want to lose too much character in that.
20:53So everything else would be a gradual process.
20:56Where do you see yourself sitting enjoying that glass of wine?

21:04Yeah, house two.
21:05I think that gave us everything.
21:07Enough space to do what we want to.
21:09There's still room to move if we need to and improve.
21:13Pretty much ready to move into and I think that's going to be the easiest thing for us.
