Well, good afternoon, everybody. My name is Chris Berger, and it’s time for Berger Point.

Well, you know, real estate is a commodity, just like everything else and it really does have a selling cycle, and everybody should be aware of it.

Of course, there’s variations, but I was taught a long time ago, if we look forward to January 15th, that starts the cycle for the year.

And what do I mean by that?
Well, picture an airplane, you know, just getting ready to take off.

So, suddenly this plane starts to take off, and as we go into February and as we reach March, we really start to level out at the flying altitude.

So the maximum advantage to get is really from March 10th, March 15th.

Through May 30th, which is springtime, and everybody feels good.

But that’s one of the highest times to sell, of course, during the year.

I bet you know that intuitively as well.

However, as we go into June, that plane starts to descend.

It’s now July 4th.

We get through the holidays. People go on vacation.

Real estate generally is slower.

And as we go into the month of August, it’s also slower.

Why?

Because everybody’s going on vacations.

The banks, people who work for the banks, they go on vacation. Attorneys go on vacation.

What happens?

Well, September rolls around and Labor Day is here and now it’s ready for takeoff once again.

We continue to fly nicely until Thanksgiving.

That’s your selling window.

It’s St. Jude’s Children’s Hospital and she donated money to it.

In return, she got this wonderful hat and I’m very proud to wear it.
