00:00We are here with the one, the only, Ryan Serhant.
00:03We're going to talk all things Owning Manhattan Season 2.
00:06One thing about this season that's really different from last season
00:09is that we got to see a lot more of your personal life.
00:12I mean, even your wife had a confessional.
00:14We saw a lot more of your daughter.
00:15I'm incredibly lucky that I have a beautiful man in my life
00:18who wants to have four children with me
00:20and asks me every other week for four children.
00:24I do feel a yearning for that.
00:27I'm a little bit more realistic.
00:29What made you decide to want to include more of that in this season?
00:33To be totally honest and transparent,
00:37they were a huge part of my million-dollar listing life on Bravo.
00:41We had a spinoff show about our wedding.
00:45We followed for an entire season my wife doing IVF.
00:49My daughter was born on camera.
00:52You see her as an infant.
00:53And so that was 10 years of our life.
00:56And when we stopped Million Dollar Listing and I started my own company,
01:01and I was like, I'm done with TV.
01:02Don't worry about it.
01:03No more reality TV.
01:03Guys, everything's fine, except maybe one more time.
01:07And then I bring in this show.
01:09I was like, you know what?
01:10I'm going to protect them for the first season
01:13because Netflix is a different level of exposure.
01:16And I wanted to keep it focused on the business.
01:20Owning Manhattan is a show that entire families can watch.
01:23And we see that in the ratings and the views.
01:26It's one of the most popular reality TV shows for kids watching with their parents
01:31because it's a business show.
01:33I mean, it's a lot.
01:34It's dramatic.
01:35There's some swearing and stuff.
01:36But other than that, like, it's a real depiction of real life
01:39and what it's like to work in New York City.
01:40And because the exposure is so massive, it was amazing for our business.
01:44It was a lot for us to take on last year.
01:47And I just wanted to protect them in that first season just in case.
01:50Like, I just didn't know.
01:52And then, you know, now that we're okay,
01:54I was like, I bring them in a little bit, a little sprinkle here and there.
01:57Do want to get into some of the deals we saw this season
01:59because there were some really great ones,
02:00including the $60 million sale of 150 Charles.
02:04I'm not, I don't lose deals.
02:07I'm the one who fixes them and figures them out.
02:10I'm the one who does the record deals.
02:12Am I no longer the best broker at this company?
02:15I've been on the losing end too.
02:16You know that.
02:17You had a buyer, but he wouldn't offer full ass.
02:20So Peter went ahead with a different buyer.
02:22As he should.
02:23How do you deal with something like that when it's still a win for you and your firm.
02:27Huge win.
02:28But maybe personally, a little bit of a loss.
02:31Which is fine.
02:32Like, it's, again, it's one of the things that I think I really appreciate about the show
02:37and why I think it's watched all over the world.
02:41Because, like, I'm not afraid to show mistakes.
02:45And I think the rest of the cast, and we made that deal with each other,
02:48like, if we're going to make a Netflix show
02:50and we're going to put it out to hundreds of millions of people,
02:54then you've got to come 100% to the table.
02:57Like, the glitz, the glamour, and the gutter.
03:01And you've got to show absolutely everything, or don't do it.
03:04Don't do a TV show.
03:05Like, just go work.
03:06It's fine.
03:07If you want to be private, don't put yourself on camera.
03:10But if you're going to be here, you have to show everybody everything,
03:13and you have to take that risk.
03:14And, yeah, like, my ego is definitely hurt in that moment because I do sell all the things.
03:22And kind of coming to the realization of, like, no, Ryan, you're building something much bigger.
03:27And the pivot in the season of watching me go from, like, broker to CEO,
03:33of, like, quarterback to owner-slash-manager and trying to figure out,
03:39you know what, maybe I can't do both because that's why I surround myself with great people.
03:44Like, there is, like, a little bit of a career death that you follow this season,
03:49which is why I think so many people are watching this season twice.
03:50And I do want to get into some of the drama because you went on social media the other day
03:54and said you would have handled the Niles situation differently
03:57had you seen what happened before it dropped on Netflix.
04:00I know I was out of line, and I clearly took the bait, and that's on me.
04:06Talk to me the way you talk to him and see what happens.
04:11What did you think about what you saw in the show,
04:13and how would you have handled it differently?
04:16Everything comes with context.
04:18So what I try to do as I'm learning, like, I'm not the best boss.
04:23I'm not the best manager.
04:24You know, I'm learning as I go.
04:26When someone comes to me with an issue, right, I hear them.
04:30There's always two sides to every story.
04:32Sometimes, in this situation, there are four sides.
04:36And instead of just going person by person by person in private,
04:39what I've usually found to be more effective is just get everybody into a room
04:42because if you're going to tell me something happened just to me,
04:45I want you to say it in front of everybody else
04:47so I can hear the real context.
04:48And I didn't really get a lot of context.
04:50Like, that scene that they shot of us in that conference room
04:53with Genesis and Niall and Jess and Eric and then me in the middle,
04:58like, they just yelled at each other for an hour and a half.
05:00And I couldn't really tell exactly what happened.
05:03We just wanted to have a conversation, a civilized conversation with Genesis.
05:08And it spiraled out of control when Niall came downstairs.
05:11Spiraled out of control when you hit my hand.
05:13You put your finger in my face.
05:14You're inappropriate how you approach Genesis.
05:16Stop, stop, stop, stop.
05:17But what I did notice was that Niall, who's a senior agent,
05:21no matter what the context is, stood up and physically squared off
05:26with a brand new agent named Eric.
05:29So regardless of the people, regardless of the reason why,
05:33like, it doesn't matter.
05:34Even if someone wrongs you, you do not physically go after somebody.
05:39And that was the entirety of that scene for me.
05:43I have a zero-strike policy for that type of behavior.
05:46Watching in context now, I do believe that Genesis was in the right
05:53because she did agree that she shouldn't have sent that email.
05:58And even when she did, when she found out that it was their listing,
06:01she backed away.
06:01It was totally fine.
06:02It should never have become this whole thing.
06:05But Niall also shouldn't have stoked the flame.
06:08Jess also, I don't think she was crying about the situation to me.
06:11I think she was crying about the situation as a whole
06:14and, like, how uncomfortable it was.
06:18And I think I probably in that moment
06:20shouldn't have brought everyone into one room.
06:22I should have just gone to, you know, HR
06:25and had them handled directly
06:26instead of trying to come in and be the hero.
06:29So that's what I would have done differently.
06:30Well, there's also been a little bit of online drama
06:32with former Sirhan agent Savannah Gowarty.
06:35I know she was a little shady in an Instagram video,
06:39and I saw that Tricia commented.
06:40She said, you were never a normal person,
06:43nor were you ever doing this job.
06:44You should sit down before I tell the world
06:46you were fired as F.
06:47Can you clear up what actually happened
06:50with Savannah last season?
06:54I can't anyone just be normal.
06:56I don't...
06:57I mean, I do appreciate that some people watch this show
07:00and they come to me and they're like,
07:01hey, man, saw your show.
07:02You're doing okay.
07:03How do you handle these people?
07:05And I'm like, I'm not okay.
07:07Can't you tell?
07:07Well, wow, I did not know that she commented that.
07:13That is new information for me
07:14that I'm processing in real time with you right now.
07:18Listen, Savannah is great.
07:22She's a great person, has a huge heart,
07:24and she just wasn't the right fit for the company, right?
07:29And you've got to kind of,
07:31you've got to work with everybody when you work with us.
07:34And if you can't do that, then you can't be here,
07:38regardless of how much you sell or don't sell.
07:41And she was let go, which we did film,
07:44and then it wasn't in season one.
07:46Got it.
07:46And so that's something that was cut,
07:48and I don't know, maybe I'm not supposed to say that,
07:50but that's out there.
07:53And, you know, so I think there is some emotion
07:55that is still there.
07:57I think she's great on camera.
07:59I think she's great TV, for sure.
08:01But I think the rest of the cast is very, very territorial
08:05that they've survived, you know, that they're still here.
08:09And they are all very much about telling the truth.
08:13Like, Trisha, for sure.
08:15Like, she spoke her truth this season,
08:16I think more than anybody.
08:18And so she gets very, very, very passionate
08:20about the business, about herself, about her team,
08:23and about everybody else.
08:24And it's like, if you come after us,
08:26make sure that you check your own receipts,
08:29because we will print them for the world.
08:32And I don't know if Savannah knew that that was coming.
08:34I, of course, have to ask you
08:36about selling Andy Cohen's apartment.
08:37Well, Andy previously said
08:38that your behind-the-scenes interactions with him
08:41while you guys were working on this deal
08:42would make for its own show.
08:44Care to elaborate?
08:45Do you have any fun stories from that time?
08:47What was the best part of working with Andy,
08:49worst part of working with Andy?
08:50The best part about working with Andy
08:52is that he is the consummate professional,
08:55and he understands that when he hires people
08:57to do a job, they will do the job.
08:58I have a lot of clients who are incredibly successful
09:00that micromanage everything,
09:02and they call me 57 times a day.
09:04What are you doing now?
09:05Did you do this?
09:06How come you suck?
09:06I didn't realize Ryan is spelled F-A-I-L.
09:09I'm like, oh, my God, guys.
09:11Like, leave me alone.
09:12I'm doing the best I can.
09:13Andy, you know, would only touch base with me
09:16when he needed a little bit of, like, assurance
09:20on the marketplace.
09:21Are we doing the right thing?
09:22Are we at the right price?
09:23Because we started at $14 million, you know,
09:25and then we moved down to get it sold
09:26to meet the marketplace.
09:27And he had also combined multiple apartments
09:30in a co-op that doesn't allow washer-dryers, okay,
09:33over two floors to make his own incredible compound,
09:37which is a specific home for someone special,
09:40which we, you know, which we found
09:41and got that deal done.
09:43So that's where he's great.
09:45I don't know if the interactions
09:46would have made for reality.
09:48I asked him to do the show, and he was like,
09:51bravo's better.
09:52I was like, I didn't realize it was a battle.
09:58You know, he, selling anything is hard.
10:02Oh, yeah.
10:03And there's personalities involved,
10:05and there's co-op boards involved,
10:07and there's decisions involved,
10:10and designers come in,
10:11and there was a lot of, like, back and forth,
10:13and a lot of things where that deal
10:16probably could have or should have died
10:18at, like, the 11th hour
10:20that we just shaved and brought back,
10:22and we had to keep Andy in.
10:23And like, come on, we're, like, pounding on his chest,
10:25like, we can do it, we're gonna get this deal done.
10:26And now it's done, it's fine.
10:27And, you know, you don't remember
10:28all those little things,
10:29but, yes, they're maybe in one of his books.
10:31I know Tyler Cameron recently joined your company.
10:35Will you accept this, Rose?
10:36Sure.
10:39Can you tell people to go watch the show, too?
10:41Yeah, yeah.

10:44How did the other agents receive him,
10:47given his Bachelor and reality TV background,
10:49and could he potentially become
10:50a full-time cast member in future seasons?
10:53Cast member, possibly.
10:55You know, it really is a process
10:57we take each and every season.
10:59You know, the show is Only Manhattan,
11:00so it is about agents in Manhattan.
11:02He does live in Florida.
11:03Okay.
11:03And so, you know, if there's a role, for sure,
11:06I think that would be super, super cool.
11:08If we do a spin-off about owning something in Florida,
11:11then I think that could be really, really cool,
11:13but no tea on that right now.
11:17As far as all the other agents,
11:20there's a lot of agents who work at this company
11:22who understand what I am
11:24and what I bring to the table,
11:25and they're all about it.
11:26So as I add people with additional exposure,
11:29I think at any other company,
11:30they'd feel slighted
11:32because their egos would be bruised,
11:34at Serhant,
11:35everyone, I think, has harassed him
11:37to work with him
11:39and to be like,
11:39Tyler, I'm going to bring you on this deal.
11:41Let's make a video.
11:42Use your following.
11:43Everything's going to be...
11:44This house would be great for a bachelorette,
11:46you know, and there's a lot.
11:47And so he's like drinking from the fire hose right now
11:50because everyone is very excited to include him.
11:54I kind of felt like you were setting up
11:55a potential owning Miami this season.
11:57Yeah, we definitely potentially set something up.
12:03Very interesting.
12:04Going to Miami was fun.
12:05You know, it's a tricky state.
12:07Like, New York is a character.
12:09And I think the shows that work really, really well,
12:12even like Below Deck, right?
12:13Yeah.
12:14Below Deck, the character is the ship.
12:16You know, it's the ship,
12:17it's the sea,
12:18and you're watching the show
12:21for as much about the people as you are,
12:23like, oh my gosh,
12:23this world of the ship.
12:25New York City is a character.
12:28A lot of the shots in owning Manhattan
12:29and the drone shots
12:30through the canyons
12:31and everything of the buildings,
12:33people will watch the show on mute sometimes
12:36just because it's so beautiful to watch.
12:38There's not a whole lot of cities.
12:40You know, London is one.
12:42Miami, I think, is gorgeous and is growing.
12:44But, you know, there's only so many, like,
12:46beach houses.
