00:01Go!
00:04Perfect!
00:07For me and Dave, every day is a lot of moving parts.
00:11With five growing kids...
00:13No! Do not go in the house!
00:16All right, put a break on.
00:17Whoa! Whoa, whoa, whoa.
00:20A working farm full of our beloved animals.
00:23Sometimes cows don't do what you want them to.
00:25It's the strangest thing.
00:26I think I have to go in and scoop some poop, too.
00:28Woo!
00:31A renovation business...
00:32Oh! What?
00:35...and running two stores in our community of Northwest Arkansas.
00:38I think we did it.
00:39We definitely did it.
00:41We stayed pretty busy...
00:43Ah!
00:44...and sometimes a little stressed.
00:46God! Oh, my Lord, David!
00:48But when your job is helping your neighbors transform their lives...
00:52Oh, my God!
00:54...by transforming the place they call home...
00:57...by crushing it.
00:59Oh, my God!
01:00It's so pretty!
01:02Oh!
01:03It's not really work at all.
01:04Just another day in this crazy, beautiful life we call ours.
01:07Oh, my God!
01:08How did you do that?
01:10Oh, my God!
01:11What are you doing?
01:12Hey, babe.
01:13Hey, what are you doing with these?
01:14Are you taking these to the dumpster?
01:15Are you taking these to the dumpster?
01:16No, I'm just...
01:17I'm bringing lights for the rancher.
01:31Okay.
01:32What are you doing?
01:33They're brand new.
01:34There.
01:35No.
01:36Babe, it cannot be ugly.
01:37Those should just go in the trash.
01:38What are you doing?
01:39Why are you saving those?
01:40They're never coming back in style, ever.
01:41Seriously?
01:42Seriously.
01:43I don't want to keep...
01:44Why?
01:45Because I've got room.
01:46They don't go bad.
01:47It's not like a gallon of milk.
01:48Those are...
01:49It doesn't go bad.
01:50That's what those look like.
01:51Well, then you need to come back here and figure out what we can take.
01:53You can put some cans in.
01:55You don't have to put the nipple lights.
01:57So today, we have got a project.
02:00Jenny and I just bought a house that we want to turn into a rental property.
02:03What about all these faucets?
02:04Well, we don't need them right now.
02:05What are you going to do with them?
02:06Put them in the garage.
02:07I just want to stockpile items we can use for this renovation.
02:10What about those vanity lights?
02:11Those are nice.
02:12No.
02:13But there's a shower-tub combo.
02:14Let's take these tub-shower combos, because I know I have two.
02:17But then I have to get a faucet for the sink to match.
02:20If you can find a black faucet, then it matches.
02:23I'm taking them.
02:24Don't take it.
02:25Don't take it, too.
02:26This is literally my life, the battle of us trying to figure out what we can use, what
02:32she's going to forget about, that has been sitting in our barn.
02:35Why would I forget about this hideous vanity light?
02:38I'm not forgetting about it.
02:39It's just ugly.
02:40You save everything.
02:42Now, I mean, I think we're just loading up stuff, but I don't, it's not, we don't need
02:46to yet, because we have, we don't even have a plan.
02:49I don't even know what this house even looks like.
02:50I saw it once for five minutes, so I need to, like, come up with a plan.
02:54I don't even know how many exterior lights we need.
02:56Let's go over there and come up with a plan.
02:58Then I can mark down how many lights I need, and then I can come search for this.
03:01What about a front door?
03:02I've got several front doors.
03:03Do you want to look at a couple of them just to see?
03:05I don't know, babe.
03:06Why are we doing this now?
03:07Did you put that there?
03:09Been there for a very long time.
03:11That goes to show how often you look through all your stuff.
03:14That's why I'm trying to get this cleaned out.
03:16There's a store I go to often in Fayetteville.
03:18It's a vintage store.
03:19They have these giant animal heads.
03:22And the panda just was calling my name one time.
03:25I think it's really funny.
03:26And I hid it in Dave's barn maybe a year ago.
03:29It's been a while.
03:30And he's never noticed it, which goes to show how often he goes back into his junk area.
03:36Not often.
03:37He just collects treasures.
03:38He doesn't even know what's back there.
03:40Hey, how you doing?
03:41I'm fine.
03:42How about you?
03:43Oh my gosh.
03:44You want to head down to the house or should we load more stuff?
03:55All right.
03:56Let's go.
03:57Let's go.
03:58Let's go.
03:59What's up?
04:00Sorry we're a little late.
04:01Jenny and I were fighting on what we should bring down to the house right now.
04:04Remember those exterior lights you had to have right this second?
04:07Yeah.
04:08There's one.
04:09But we can use one of them.
04:10Why did you have to bring it right this second?
04:11That's why we're late.
04:12Hello.
04:13A little bit late.
04:14Welcome to the beauty.
04:15The location is the main reason we bought the house.
04:18Just for the future development of downtown.
04:20Yeah.
04:21And we're going to rent it.
04:22We found a property that is in an area of Bentonville that hasn't had that like...
04:29Resurgence.
04:30That resurgence yet.
04:32But this is a good investment.
04:34People are looking to get anywhere close enough that they can walk downtown.
04:38And it's only about 10 blocks off the square.
04:41So it doesn't make sense to renovate it and sell it because right now this house is more profitable to us as a long-term rental.
04:47When you know that it's in an area that is going to develop, of course there's always a risk, but this one seems like a pretty safe bet.
04:54Yep.
04:55So in maybe four to six years where we sell them and we made money, they get the property they want that is now in a developed, beautiful area, everyone wins.
05:04We want it to be pretty neutral.
05:07I need it to be neutral because we don't know who is going to rent it.
05:10We want it to be broadly appealing.
05:12So this brick has to be painted.
05:14It's very ugly.
05:15What is this color?
05:16It's so ugly.
05:17It's brown.
05:18It's two-tone turd.
05:19Nobody wants a two-tone turd house.
05:21So I think we paint the brick white.
05:22It's classic.
05:23It'll really brighten up the exterior and it will compliment any pops of color we do out here.
05:28I think we can paint the garage door.
05:29No.
05:30It ain't been up.
05:31You can paint them.
05:32What'd you just say?
05:33It ain't been up.
05:34It ain't been up?
05:35It's a little- like it ain't been run into, got dents all over it and all that.
05:38Oh, bent.
05:39Yeah, bent.
05:40I thought you said bin.
05:41It ain't been up.
05:42You like to say things the long way.
05:43I like to do it the short way.
05:44Shortcut.
05:45I like it.
05:46All we have to do outside is paint.
05:48We have to paint the garage door.
05:49We need a front door.
05:50We need lights.
05:51We need to replace the dated shutters with new ones and add some landscaping.
05:55This house really needs to feel welcoming and inviting from the outside.
05:58Do you have a budget?
06:0075 grand.
06:01He's gonna make us do free labor.
06:02I know.
06:03So I know it's just gonna be the materials that he's buying.
06:05Yes.
06:06You're gonna get valuable experience that you can't put a price on.
06:08So we paid $425,000, but a lot is $500,000.
06:14So running the numbers on what we bought the house for, what we think we can rent it for.
06:18If we're at $2,500 a month.
06:20We come up with the number of $75,000 for the budget for the renovation.
06:24Yep.
06:25In order for it to be a profitable investment.
06:27So our plan is to renovate the front room, the kitchen, living room, a full bathroom in
06:31the hallway, along with the main bedroom and bathroom.
06:34The other thing is the timeframe.
06:36We need to get this done in eight weeks because we're holding an open house for potential
06:40renters, and every day this house isn't rented, we're losing money.
06:43All right, let's roll.
06:44I think we just start in the living room.
06:47Just seeing what we're looking at with that floor.
06:49Okay.
06:50See this right here?
06:51Oh, yeah.
06:52This crack.
06:53Is it a problem?
06:54It hasn't shifted.
06:55It hasn't moved since we bought it.
06:57I think we need to address it.
06:59We have to do new flooring because this floor is dark.
07:02Look at how it shows the dirt.
07:04Nobody wants that when they're renting.
07:05I think we have to do a floating floor because if I glue down a hardwood floor and this crack
07:11shifts at all, it'll break it.
07:14Yeah.
07:15They do a good job gluing that stuff down?
07:18They always do when you have to take it up.
07:22Look, it's been there a long time.
07:24We could always seal it up.
07:26I agree.
07:27I think we can epoxy this.
07:28This is great news.
07:29I was worried we had a bigger issue with a cracked foundation, which could have cost us
07:33$5,000 to $10,000 to repair.
07:35If we get a floating floor, it'll last a long time.
07:38If it gets screwed up by renters, I can pop a piece out and pop a new one in.
07:42And most importantly, I don't have to take this floor out.
07:45Should we get this brick wall out of here in the entryway?
07:48Yeah.
07:49Let's do it.
07:50One, two.
07:52Watch your toes.
07:55Can you come?
07:56I'm trying to plan the kitchen.
07:58What are you thinking?
07:59Renters are going to be expecting a really nice kitchen.
08:01This is where we've got to get serious about the budget, because we could drop all $75,000
08:05right in here.
08:06Yeah.
08:07I think we need to think about keeping these cabinets, because there's nothing wrong with
08:10them, and just refacing.
08:11It's an adhesive panel that goes on there.
08:13I think it'll do a lot for this kitchen without having to completely buy all new cabinets.
08:18You'll think it's brand new looking at it.
08:19Like, deep down we'll know that they're not, but you're going to think that.
08:22I'm going to be confused for a while.
08:24This is a rental.
08:25This is a rental.
08:26Yes, but we want it to be nice so they take good care of it.
08:29Look at Jay and Jasmine.
08:30We've lived in one of our rentals for five years, because it's beautiful and it's a
08:33home.
08:34We don't want it where somebody's coming here for six months and moving if it's not
08:37nice.
08:38We've had rental houses for years, and this is what we've done for 20 years.
08:40So we know if we were to rent it just like this, and we don't put the time and money
08:44into updating it, we might get short-term renters.
08:46Or worse, the house could stay empty longer, because it's not as desirable to rent.
08:50We've got to make it look great, but we've got to do it on a budget.
08:54I agree we need to pull countertops, because I think that's a...
08:57The new Venetian gold goes back to the early 2000s.
08:59I couldn't have gone with you on that one.
09:00That's important.
09:01We have a range that I brought down here.
09:02I've got a new stainless dishwasher.
09:04But so you're leaving the footprint exactly the same?
09:06Even that?
09:07Footprint stays the same.
09:08Footprint stays the same.
09:09But can you bring your cabinets further over there?
09:12So the only issue is the ceiling then?
09:14Oh yeah, the ceiling has to go.
09:15I just, that was an assumption that already is happening.
09:17Why do you want to spend $5,000 to raise a ceiling a foot?
09:21Drop ceiling.
09:22This is so data, Dave.
09:24Tim and I had one of these that was like this, and we actually got up in the attic, and it
09:29was framed normal, and they actually dropped the ceiling.
09:33So we may be able to just take this out, and then you just knew drywall.
09:36Let's look.
09:37I don't know what news I want you to give me.
09:39Come on.
09:40Good or bad?
09:41No, it's just like that one Matt was talking about.
09:43Your joist goes all the way across, and then they just framed that drop ceiling underneath
09:46of it.
09:47It's just the labor of taking it out, and then your kitchen ceiling would be the same height
09:50for the rest of the house.
09:52Jenny, we can't take it out, unfortunately.
09:54Oh, you're lying.
09:56No, Matt was right.
09:58It goes straight across.
09:59I knew it.
10:00So in here, we're going to raise the ceiling, reface the cabinets, put in new countertops,
10:06backsplash, stainless steel appliances, and new lighting.
10:09And we'll keep it neutral in color, just so it appeals to more people.
10:14Let's go.
10:15All right.
10:16We're not salvaging the granite.
10:23Poke your hoe right here.
10:29This thing isn't already framed up there.
10:33You guys didn't look at it up there.
10:35Yeah, we did.
10:36We're in the wrong part of the house.
10:37There's no framing up there.
10:38We looked all the way across.
10:39You've seen it, too.
10:40The joists went all the way.
10:41I took your word for it.
10:43What's the problem?
10:44This is not a drop ceiling.
10:46There is no framing above this.
10:48So now you have to just reframe it.
10:50More money, JD.
10:51What we should do is not pull any more of this out, because we're not raising the ceiling.
10:55Yes, we are.
10:56You already put a hole in it.
10:57You're not putting it back.
10:58To raise a ceiling, we have to redo all the framing.
11:00The ceiling has to go.
11:01We should not pull any more of this out, because we're not raising the ceiling.
11:02Yes, we are.
11:03You already put a hole in it.
11:04You're not putting it back.
11:05Drop ceiling has to go.
11:06I've got to reframe all this to do that, babe.
11:07Now's not time to be cheap.
11:08All we got to do is take the same tuba sticks and just raise them up.
11:09You don't have to buy no more lumber or nothing.
11:10It'll all be okay.
11:11Dry the tears.
11:13You might spend $20.
11:14Oh.
11:15It's going to be more than that.
11:16Even if the framing's free, I'm not a sheet rocker.
11:19Neither are you.
11:20Dave's got to just let it sink in, the extra equipment.
11:23I can't do it.
11:24I can't do it.
11:25It's not.
11:26I can't do it.
11:27I can't do it.
11:28I can't do it.
11:29I can't do it.
11:30I can't do it.
11:31I can't do it.
11:32I can't do it.
11:33I can't do it.
11:36I can't do it.
11:37I can't do it.
11:38There's a lot of labor that he's got to put into it now.
11:39Let's go to another area.
11:40We've got to pull all this stuff out anyway.
11:41We can work somewhere else.
11:42Okay.
11:43All because we had to raise that ceiling.
11:45Don't be ridiculous.
11:46It'll be a lot better.
11:47There isn't a lot we have to demo.
11:53Just getting the rest of the ceiling down in the kitchen and clearing up the hall and
11:59main bathrooms to give us a clean slate.
12:02This'll be...
12:03I don't know.
12:04It's kind of a weird room.
12:06The front room feels very open and disjointed and not really usable.
12:09And so we want to go away from open concept and create a room that could be a fourth bedroom
12:13or an office for any potential renters.
12:15The cost to add this room is minimal compared to the value it'll add.
12:19Guys!
12:20School!
12:21Kiddos!
12:22Let's go!
12:23Charlotte!
12:24One second!
12:25Let's go!
12:26Come on!
12:27Big kids already left.
12:28Trying to get all five kids out at the same time.
12:30Luckily, we got the big kids off early.
12:31They had practice this morning.
12:32And now we just have these two.
12:33I'm coming.
12:34They are the hard ones.
12:35Who sleeps until the last possible moment?
12:38Your shirt is very dirty.
12:39You're wearing that to school?
12:40Yeah.
12:41Whoa, whoa, whoa, whoa, whoa.
12:42What is this?
12:43Lloyd!
12:44What?
12:45He's coming to school.
12:46Lloyd!
12:47Hi!
12:48What are you doing, Charlotte?
12:49You cannot bring Lloyd to school.
12:50Then why not?
12:51He already brought a horse to school this week.
12:53He really does like it.
12:54I encourage it.
12:55All right.
12:56He can ride with us, but then we're bringing him home.
12:58All right.
12:59Come on.
13:00All right.
13:01Lord.
13:02Hilarious Charlotte Mars.
13:03Oh, he's so happy.
13:08All right.
13:09So we've got the brick cut outside.
13:12We got two windows that we're going to install here just to let some light in.
13:16With us closing in this open area, it took a lot of the light from this whole living room.
13:22Let's get these cut out.
13:31Already makes a huge difference.
13:35A project like this is an easy one for me to tackle myself, which helps when keeping the costs low.
13:43All right.
13:44Placing some brick.
13:45The goal is to look like it's just always been this way.
13:52There's a lot of houses to rent here in Bentonville, and we want to make sure ours stands out.
14:04So we are trying to figure out how to class it up a little bit without spending a ton of money.
14:11Jenny has an idea to add some decorative trim details to the walls in the living room.
14:17I've got some trim.
14:18Same stuff I'm using for baseboards.
14:20Rip it into strips.
14:21I'll build a little frame.
14:22I want to verify that my lovely bride wants to actually use the profile that I'm thinking before I go do it on five walls.
14:33Nice thing about using this stuff is this is 50 cents a foot versus a few dollars a foot for, you know, a decorative trim.
14:41This is kind of one of the little secrets on how we can stay under that $75,000 budget and still give Jenny that premium look that she wants in this house.
14:52Well, let's just go and see if she likes it.
14:55Jenny Mars.
14:56Yes.
14:57Got something for you to look at and approve.
15:00Rental house.
15:01Living room.
15:02I know you wanted some kind of detail.
15:04So it's just a round over with the top square edge.
15:07Yeah.
15:09That looks good.
15:10I'm going to clean that.
15:11So I usually come about six to eight inches above the trim.
15:15Uh-huh.
15:16So I can miss the plugs and about six or eight inches below the ceiling.
15:19That looks good.
15:20I like it.
15:21That's what I was thinking.
15:22I'll be right back.
15:23Where are you going?
15:24It's going to drive me insane.
15:25You're just going to do the whole living room.
15:27Living room?
15:28Yeah.
15:29I think it would be pretty while just painting it the same color.
15:30Kind of like how we did in here.
15:31Like just the same color of the wall as the trim.
15:33Excuse me.
15:34Are you cleaning the wall?
15:35Yes.
15:36Wait.
15:37Can I get a picture of you cleaning?
15:38I clean the wall all the time.
15:39But this is not coming off.
15:40What is this?
15:41I mean, those are Luke prints right there.
15:44Okay.
15:45That's all I need.
15:46You want to?
15:47No.
15:48Okay.
15:49Get in the frame together?
15:50No.
15:51I got a lot of walls to clean.
15:52Love you.
15:53Can you clean all the walls for me?
15:54I will as soon as I'm done with the trim.
15:56Will you really?
15:57No.
15:58Love you.
15:59That's good.
16:00Of the eight weeks we planned for this project, we have six weeks left to our open house.
16:12And I'm feeling good about the progress and our budget.
16:14So far, we've only spent about $30,000 of the $75,000 we allocated.
16:19But items like the front door that I found in our barn and a great deal I got on quartz countertops are helping us to save money along the way.
16:29Backsplash is going to be the exact same material as the countertops.
16:35It will just wear a lot better.
16:37You're not going to get stains.
16:38You're not going to get cracks.
16:39Now we just need to get the cabinets refaced and keep this project moving.
16:51Hey babe.
16:52I just got the kit in for the cabinets.
16:55Okay.
16:56This is your parents.
16:57You got to take this to them.
16:58Let me put it in here.
16:59I need you to pick the color and the door design.
17:02Okay.
17:03Are these the colors?
17:04Those are all your colors.
17:05These are your door styles.
17:06You can do a standard shaker.
17:07This one I thought was kind of fun.
17:09We want to just reface the cabinets instead of completely ripping them out.
17:12We do shaker all the time.
17:13I think this is kind of neat.
17:14But we're updating them with a new color veneer and we're ordering custom doors and drawers to refresh the overall look.
17:20I like the blue and I like that green though.
17:22You know what that green reminds me of?
17:24Look.
17:25This reminds me of our laundry room color.
17:28It's a really classic, very pretty, rich color.
17:32Oh yeah.
17:33That's a good color.
17:34Yeah.
17:35You know what else is good about this?
17:36We're going to save a ton of money.
17:37Benjamin Mars.
17:39Look at this.
17:40I asked him to put his clothes away.
17:42He technically did.
17:43You need to be a little bit more specific.
17:45He complains he doesn't have any jeans.
17:47Look at all these jeans.
17:48Just give me.
17:49Will you please give me an answer so I can hold this?
17:51That color.
17:52Actually it's perfect.
17:53That color.
17:54Okay.
17:55So this is the color.
17:56We're doing full overlay doors.
17:57I love it.
17:58I feel like I should take these out and fold them.
17:59But I also feel like as the mom I'm going to hold him responsible to clean that.
18:01And it'll never happen.
18:02But I'm going to believe that it might.
18:04Hey.
18:05So have we decided how we're doing this open house?
18:07No.
18:08I was just thinking we'd post something online.
18:10Remember back in the day you used to list a rental in the newspaper?
18:13Here's what I want to do.
18:14Tell me if you think it's weird.
18:15Yes, it's weird.
18:16I automatically know.
18:17If you ask me if it's weird, it's weird.
18:18I want to have one or two cameras like in the main space where we're not there.
18:22Where people can say, you know what?
18:25I really love that trim.
18:26I wonder where they got that profile.
18:27It's incredible.
18:28You want to spy on people?
18:29I want to see if they like it.
18:30And you know how they like it is if they rent it.
18:32You get to have a comment card.
18:33I feel like if I'm in there like, hey, what do you think of the trim?
18:37People will say, oh, I really like it.
18:39It's very nice.
18:40Where if I'm not there, they could say, you know what?
18:42It could have been a little wider.
18:43It could have been a little taller.
18:44Yeah, they would do that on the comment card.
18:46You don't have to spy on them.
18:47I think we're going to do it.
18:48I think that's weird.
18:50All right, let's get this thing trimmed out.
18:57Now I just need a third hand.
19:05There are a lot of people that work for like the major retailers here that come to town for a couple years.
19:11And they don't necessarily want to buy a place, but they want a nice place that is unique.
19:18That's not just your standard run-of-the-mill rental.
19:21That's who we're appealing to.
19:30The trim looks awesome.
19:32Photo looks good.
19:33Windows look good.
19:34Yeah.
19:35This looks so nice.
19:36Everything's so bright.
19:37I love it.
19:38Budget-wise, I think we're doing all right right now.
19:41So these bedrooms, I think, are nice.
19:43Just clean, simple, painted.
19:45When we started, we had a $75,000 budget so far.
19:49We're right around that $50,000 mark.
19:52Now we do still have lighting, appliances, landscaping.
19:56Reface the cabinets.
19:58And then any additional stuff that we need, bathrooms.
20:01But all in all, I feel really good about where we're at.
20:05So this is the main bedroom.
20:08Maybe we do picture frames from, like, in the living room.
20:10Or we could just paint, I guess.
20:12It is painted.
20:14Well, okay.
20:15You weren't supposed to paint this room.
20:16I told you that.
20:17I told you only the main living room and the hallways were white.
20:20You painted everything.
20:21I figured this being a white, you know, white room, white walls,
20:25any renter, potential renter could walk in here and go,
20:27I can see this space as my bedroom.
20:29But they'd see it more if it was painted a color.
20:31So we'll paint this room a nice, soft, soothing color.
20:34We'll have the picture frame.
20:35It'll feel really elevated and fancy.
20:38And people will walk in here and be like,
20:39oh, my gosh, I will pay any amount of money to live in that house.
20:43So basically, this is a really good primer.
20:46Exactly.
20:47That's why I mean, it looks nice and clean.
20:49Okay.
20:50Great.
20:51This new room.
20:52I was thinking we do a built-in across this whole wall.
20:56So you can...
20:57For a rental house?
20:58Yeah.
20:59We're elevating the whole space.
21:00Look at the living room.
21:01Just the trim.
21:02What a difference it makes.
21:03Imagine a bookshelf.
21:04So just bookcases across here.
21:05Should we incorporate a Murphy bed?
21:08So that way, it's a flexible space.
21:10Otherwise, this is just a boring room.
21:12I'm trying to make this a home for whomever.
21:15Everybody likes a bookshelf.
21:16I'm trying to make a good investment, though.
21:17I want to get done.
21:18I want to get a renter in here.
21:19Get some return on investment.
21:21Why am I going to give a renter a bed?
21:22Honestly, I think it's worth the investment.
21:26I'm trying to make this a home for whomever.
21:29Everybody likes a bookshelf.
21:30I'm trying to make a good investment, though.
21:31Yeah, but if you build it, they will come.
21:34If you build it, it's free.
21:36If you build it, it's free.
21:37Just use scrap wood and I'll paint it.
21:39Okay.
21:40I can do that.
21:41So in this new front room we created,
21:43on these three walls,
21:44because it's not a lot of wall surface,
21:45I'll do wallpaper.
21:47Then we'll have the bookshelf,
21:48morphe bed, painted a pretty color.
21:50So this room feels really elevated and beautiful.
21:53What?
21:54Why are you laughing at me?
21:55You're not going to have doors in here
21:56if you're sleeping in here?
21:57I feel like the doors is too much, in my opinion.
21:59No doors is best.
22:00Yeah, because if you do doors,
22:01you're not doing French doors with glass.
22:03Yeah.
22:04You're doing solid doors,
22:05so then that hallway is a dark tunnel.
22:07If the renter needs four bedrooms,
22:09we can slap some doors on.
22:10So I'll find a paint color,
22:12I'll get some wallpaper,
22:13and I'll get hardware for cabinets.
22:15Okay.
22:16Great!
22:20We have the bathrooms being installed now.
22:23In the main bathroom,
22:24it's going to be really nice
22:25and very neutral, traditional marble.
22:29Because it is a rental,
22:30we want it to be easy to clean.
22:32So putting the slabs on the wall,
22:34we don't have a million grout lines
22:36that are going to get nasty over time.
22:38And in the whole bathroom,
22:39we went with a cost-saving marble-looking acrylic
22:42that will be really durable for kids or guests.
23:00Got everything sanded down, cleaned up.
23:02So we're going to reface these cabinets.
23:05This material is six times thicker than paint.
23:07So it's really durable
23:08and going to be resistant to scratches and stains.
23:12It's sustainable.
23:13You know, you're doing good for the environment.
23:15You're not having to rebuild new boxes
23:17and throw these away.
23:18And most importantly, we're on a budget.
23:21Let's get this nailed on.
23:24To reface all these cabinets
23:26and get new doors and drawers,
23:27it cost us $4,000.
23:29But we got a brand-new look,
23:31and all in all, super impressed.
23:39I was going to go back
23:40and look through Dave's treasures.
23:44I'm looking through the barn
23:45because I want to see if we can save any money.
23:47I need some hardware and a kitchen faucet.
23:51Dave, there's no light back here.
23:53Give me one second.
23:57What you looking for?
23:58Do we have any single-hole kitchen faucets?
24:00That's a shower shower.
24:02It is really nice that you can see really well back here, isn't it?
24:04Yeah, you've always had light.
24:06It wasn't on for something.
24:07I know, but I made better light.
24:08Maybe glance that way.
24:09Oh my.
24:10Did you seriously install that light just to prove your point?
24:12Just to prove my point, Jenny, that sometimes things are old,
24:16but they are still of good use.
24:19Wait, here we go.
24:20No.
24:21That's voice IQ.
24:22Yo, faucet!
24:23I need you to turn on!
24:25That was $400.
24:26You didn't spend $400 on it.
24:28You got it on clearance.
24:29I'm saying the value of the faucet.
24:31I think the value is what somebody would pay,
24:33and you weren't willing to pay that.
24:35No.
24:36Well, that's all I've got, love.
24:37What is all that?
24:38Well, this here is all landscaping lighting.
24:40Why?
24:41We don't even have landscaping lighting at our own house.
24:44Got a good deal on them.
24:45Oh, what's this?
24:46Oh, a doorknob.
24:48Oh, and this is the kind they like.
24:50Oh, amazing.
24:51Let's grab these.
24:52Look, these are two.
24:53Well, that's for one door.
24:55Here's another one.
24:57We're going to need a doorbell chime.
24:58Give me a smoke alarm.
24:59You need several.
25:00You need one for each room.
25:01Yeah, I'll bring those.
25:02All right, I'm going to load this on your truck.
25:04I mean, I feel like I've got some good stuff that I needed.
25:07I definitely needed door hardware,
25:08so that's actually really good.
25:10I mean, we do need smoke alarms, so there's that.
25:12100% worth saving all this stuff
25:14because we use it in projects all the time.
25:16She forgets about it.
25:17David.
25:18Budget, budget, budget.
25:19She forgets.
25:20You have landscaping lighting.
25:21How long has I been sitting there?
25:23Five years.
25:24Five years.
25:25Landscaping lighting doesn't go bad.
25:27But why do you have it?
25:28There's no expiration date on it.
25:29Because you're not going to use it.
25:30Have you ever used a landscape lighting?
25:31I'm thinking about putting that in our house.
25:32Okay.
25:33Dave.
25:34I've got to take an inventory.
25:35You're in sync.
25:36You have a problem.
25:37You have a problem.
25:38Don't take the heavy drawers.
25:43I feel like I got the heavy side here.
25:45Yeah, you didn't.
25:46I want to get the side cabinets in first.
25:49And then I've got the Murphy bed frame.
25:51Let's go grab the other one.
25:52Man, it's nice when it actually fits.
25:54All right.
25:55I got some wallpaper.
25:56This is from my friend, Kelly Ventura.
25:57She's an artist.
25:58So what I'm going to do is color match the wallpaper.
26:01We just need to figure out the paint color so it's not just a standard builder grade house.
26:06Oh, I like this.
26:07It looks a little bit like baby's throw up, but in a good way.
26:10There's a lot of competition in the rental market here.
26:12So this front room really needs to stand out.
26:14And I want to make it a really beautiful space.
26:17A little bit unexpected when you're going into a rental house.
26:21Number one.
26:22It looks good.
26:23That actually does look pretty good.
26:24It's really pretty.
26:25Okay.
26:26Dave's is a definite no.
26:27It feels a little too minty, doesn't it?
26:29I do like mats.
26:30Hmm.
26:31Is it the ceiling, too, or does that stay white?
26:33So it's going to be ceiling, trim, and this bookshelf.
26:36Because then these, the rest of it's the wallpaper.
26:39I think you do that lighter one.
26:40Let's go back to that one, yeah.
26:41Yeah, I think that's nice.
26:43That's nice.
26:44It matches the best.
26:45Yeah.
26:46Decided.
26:47Now, which one was that?
26:48Shoot.
26:50This is real weird.
26:51No one's here.
26:52I'm a little nervous right now.
26:53I'm hopeful that we're going to find a renter.
26:56Are you thinking he's going to come?
26:58I've got the Murphy bed frame.
27:00All right.
27:01Let's set this.
27:02The goal is to get this house rented the day we hold our open house.
27:06And so we want to make a big impact when you first walk in the door.
27:09And this room will do that.
27:13Overall, not a huge investment.
27:16Dave built the bookshelves, but the Murphy bed hardware was probably the most expensive.
27:20It was about $1,500.
27:21Paint, about $500.
27:23The wallpaper was about $500.
27:26So all in, we're around $2,900 for this room.
27:29Dave!
27:30Shaking bacon?
27:31I'm trying to find a cute little sconce for above the window.
27:33Do you remember those little sconces that I had got for the welcome in that we didn't
27:36end up using?
27:37They're little, and they had like the little shade.
27:38The little gold ones?
27:39Yeah.
27:40Did you bring this here?
27:41Yeah, Raj.
27:42I grabbed everything that I thought there was a potential chance you could like.
27:46I actually think these could work.
27:48Here, come on.
27:49They're a little dirty, but these are-
27:50Hey, I've got these too.
27:51Little scraps.
27:52What?
27:53Aren't these kind of fun?
27:54Yeah, it is cute, but it's supposed to go on the wall.
27:56It's like that.
27:57The reason why I have such a nice big barn, for saving the stuff that Jenny orders and
28:02doesn't necessarily use on previous projects.
28:04Well, it didn't work on the other one, but I did save it.
28:06I would have saved it anyway.
28:07It just so happens that you have a barn to put it in.
28:10Will you just hold it up there?
28:11Oh, it's cute.
28:13Do we need two?
28:15Oh no, two's too much.
28:16Just put the one again.
28:17Yeah, the one's cute.
28:18I like it.
28:19Okay, done.
28:20Look at that.
28:21Now we have one for later.
28:22We'll use that somewhere else.
28:23But I saved you money.
28:24All right, so now-
28:25You'll use that somewhere else.
28:26Would you like me to store it back in the barn for you?
28:28Yes.
28:29For the next time you want something?
28:30I would love that.
28:31We save money, get stuff out of the barn.
28:32I don't have to buy a new light.
28:34Everyone wins.
28:35But you added two extra expansions onto your barn.
28:38That definitely cost more than that $100 I saved.
28:42We're still working on paying those down.
28:44A main bedroom just needs to be beautiful, soothing, and it can really fit for anyone.
28:57Eight days to go until our open house.
29:00We've got all the lighting for the exterior and the interior getting installed, as well as the ceiling fans.
29:06Okay, this looks good.
29:08I feel really good.
29:09We're getting really close here, and we're about ready to move in furniture.
29:14We're finishing up hardware and a bunch of little things, but we are getting there.
29:23I've been trying to think of ideas to make our rental house extra appealing.
29:27And I had this random air compressor.
29:30Didn't work.
29:31But I thought, let's turn that into a sweet grill.
29:33And a little fire pit.
29:34It's something that people may not have.
29:36Let her go.
29:48Here we go.
29:49I don't know if I'll get more rent for it, but I feel like this could be a really cool addition that, I don't know, I really think people will love.
29:56What in the world?
29:57Fire pit?
29:59Grill.
30:01I know, I'm going to have to clean it up a little.
30:04You're going to make that higher, yeah?
30:05Yeah, yeah.
30:07Maybe we need to do a pergola or something else out back.
30:10Whoa, whoa.
30:11What I did here cost me zero.
30:13I know, but you just cost yourself another price.
30:15You've got to figure out a way to make it not look so rain.
30:17I mean, you have a possessed fire pit and a campground grill.
30:21You know what?
30:22There's one less thing in my barn.
30:24You did a great job.
30:26You've got to have a nice curb appeal.
30:30So we're spending $4,500 on some simple and low-maintenance landscaping.
30:35There is never a second chance for a first impression.
30:38You guys are awesome.
30:39Thanks for coming.
30:40No problem.
30:43All right, here you go.
30:44We hadn't really planned on doing much in this backyard.
30:47Got it?
30:48Yep.
30:49But it's a big, beautiful backyard that I think is going to be part of the appeal to this house.
30:53So adding an $800 pergola.
30:54Glad we made the investment.
30:55You pick so we can get back there.
30:56We've got a lot of stuff to finish up.
30:57We're trying to finish up the rental house.
30:58All right, this is another thing that's going.
30:59Yes.
31:00So we're at our store downtown because we need art.
31:02We need a bench.
31:03We need a bunch of stuff.
31:04Obviously, we already own this inventory, so we're not having to spend extra money.
31:07Danielle, we now have four rugs.
31:09Do we need to bring all of them?
31:10Yes, Dave.
31:11We have a lot of spaces.
31:12Every time Dave comes with me to pull stuff for selling a house, he gets very impatient.
31:30selling a house, he gets very impatient.
31:32You know, when I come in here, even though it's my own store,
31:35I realize how much I hate shopping.
31:36I don't usually bring him along, to be perfectly honest,
31:40but I needed someone to carry some stuff, so he's here.
31:43Okay, what else is on our list?
31:44You got it, Tanya?
31:45Plates, right? Green plates.
31:46Green plates, mm-hmm.
31:47And then artwork.
31:48Literally slowly dying inside right now.
31:50And then this and the entry on that wall.
31:52Yes, cute, yeah.
31:53Love that.
31:53Dave is always surprised how much stuff it takes to fill a house.
31:56It takes a lot.
31:57Wait, why am I surprised about that?
31:58So this is on the fireplace.
31:59I think those are nice together.
32:00When you say, Dave, I want a wall picture frame trimmed out,
32:03you don't realize it takes a lot.
32:05You're always surprised, like, how much it takes.
32:06I'm not, you said that.
32:07I just love being with you and helping you.
32:08Oh, my gosh, you've said it.
32:09Can you go get me the tea kettle?
32:11Tea kettle.
32:12I can do it.
32:13Jenny, Jenny, do you want this one,
32:15or I just noticed this one?
32:17Aw, little guy.
32:18Do you regret the decision telling me to go get a tea kettle?
32:21You're doing great.
32:22You're doing great.
32:23Put both of those back.
32:24I like this one.
32:26I quit.
32:26I'm going to go sit until you guys tell me you're ready to go.
32:29Oh.
32:37We are loading in furniture.
32:40I have a lot of vintage pieces in here.
32:42So these are vintage.
32:43We've got vintage.
32:44I'm trying to incorporate.
32:45Obviously, this house feels very new,
32:47but we've got to bring in some old pieces
32:48to make it look homey and cozy.
32:50Now we just need to get everything set and placed
32:53and, you know, make it look beautiful.
32:55Jenny, did you see this?
32:57Oh, man, I really need a nightstand for this.
32:59Oh, I love it.
33:01This little house downtown here,
33:02we came in with a budget of $75,000.
33:06All right, this just goes on this wall.
33:09And we ended this $67,000 and change.
33:14So, Jenny Mars, I am proud to say
33:16we executed on that plan and that budget.
33:27Today's the day.
33:28We have the open house.
33:29I have a couple more pieces of art to test.
33:31I was here last night and realized
33:33that we have this one big blank wall.
33:35Okay, or I like that one.
33:40The kitchen turned out nice.
33:41I love the color of the cabinets.
33:42Yeah.
33:44Keeping the layout worked.
33:46The new countertops made a big difference.
33:47Yeah, it's awesome.
33:49And I'm so glad we put this wall in.
33:50Like, this, I think, made a huge difference
33:52because now we have a distinct dining room
33:55and also a distinct living room.
33:59I think this house looks beautiful.
34:00Just having curtains up, art, obviously furniture,
34:04it makes it feel like a finished home.
34:06Can you tuck that little tag under the pillow?
34:08This room turned out so nice.
34:09I think it's very, very cozy.
34:10I know you didn't want to do it,
34:12but the picture frame molding looks really good in here.
34:15I think it's just going to make a renter say,
34:18you know what, I didn't want this house, but now I do.
34:20I think so, I would.
34:22I think anybody who walks in here
34:23will be able to picture themselves living here
34:25because of all of the extra little details that we put in.
34:29This space here is incredible.
34:32The wallpaper looks so good, the built-ins.
34:34I don't know if they'll figure this out,
34:37that it's a Murphy bed.
34:37So hidden.
34:38So when we first bought this house,
34:40the front room, I don't feel like it had a purpose.
34:42Had different openings, it didn't look right.
34:44So turning it into this kind of fourth bedroom slash office
34:48was, I feel like, a really good move.
34:50I love this room.
34:51If I lived here, I would hang out in this room all the time.
34:54It's got very good light.
34:55Yes.
34:55Okay, I'm going to check outside.
34:57I think an unexpected bonus of this house
35:00is the backyard and how great of a space it is.
35:03Your grill, babe.
35:04I think people are going to love this.
35:05It's a cute little hangout area.
35:07And the fire pit is something.
35:10It's free, and it's an add-in to a great backyard.
35:13Well, and look at the space.
35:13I didn't even notice this,
35:14but, like, the shade coming off the street,
35:16this is the perfect spot to sit back here.
35:18You think we're going to find a renter today?
35:20I don't know, hopefully.
35:22When we're working with a client and a homeowner,
35:24we personalize the home for them,
35:26and we're excited to show them the home.
35:28We take them through it, explain everything we did.
35:30This is different.
35:32Operation overview.
35:32Wow, look at this.
35:34So we've got bedroom, living room, hallway, entryway.
35:37We're going to let people walk through on their own.
35:39We really don't want to be in there.
35:41It's kind of like when you're selling your home.
35:42You don't want to be in your own home when it's for sale
35:44because it makes people uncomfortable.
35:46So instead, we're going to watch them
35:48because I am very curious what everyone thinks.
35:51Did you unlock the door?
35:52The front door?
35:53Yeah.
35:53Yeah.
35:54Are you sure?
35:55No.
35:55Okay, I'll be right back.
35:56I feel like I'm working high security.
35:59Are they working?
36:00Oh, my stars and stripes.
36:02Why?
36:06You're looking good, babe.
36:08Oh, my gosh.
36:12I shared that it starts at 1030, so it's...
36:15No one's here yet?
36:16No one's here.
36:16Do you think anybody's going to come?
36:17Did you say just come on in?
36:19Yeah.
36:20I have no idea who's coming, and nobody may show up.
36:23This is real weird.
36:25Yeah, we have a lot of money invested,
36:26so there's a lot riding on this open house to go well.
36:34You think we're going to find a renter today?
36:37I don't know.
36:38Hopefully.
36:39Oh, babe, we have visitors.
36:41Okay.
36:42Oh, wow.
36:42I love the floors.
36:44Oh, yeah, I like the floor like that.
36:44That's a great color floor.
36:45I love this.
36:48Oh, my gosh.
36:50This color is so good.
36:53I like all the built-in shelves.
36:54I could pile those in.
36:56You can.
36:56Fill it up.
36:57That is so pretty.
36:59I can live in this room.
37:00This is my room.
37:01This is mine.
37:02Yeah.
37:02I love it.
37:04Oh, the backsplash.
37:06Oh, my goodness.
37:07I love the same countertop and backsplash together.
37:10I love that this trim is all around, like the whole room, not just on an accent wall.
37:15I love that.
37:16The trim.
37:17See?
37:18I'm doing a good job.
37:19Oh, that's really pretty in here.
37:21I've definitely never seen a rental with this nice a bathroom.
37:24It's just so fancy.
37:25It feels like you're at a hotel instead of at a rental house.
37:29Oh, she said it looks like a hotel.
37:30That's always a good thing.
37:31It's kind of fun to be a fly on the wall.
37:33Get to hear what they're saying about the house.
37:36I love the big windows on the doors, too.
37:38There's so much natural light.
37:40Yeah.
37:40I need that fireplace.
37:42Is that it?
37:42Yeah.
37:44I love this because there's character.
37:46It's not all cookie cutter new, you know?
37:48Like you are in a cottage.
37:50Yes, that's so pretty.
37:51And then there's the same trim on the walls.
37:53I love that.
37:57I feel like getting this honest feedback from potential renters.
38:01Nice outdoor area.
38:02I like this pergola.
38:04I think that the pergola was worth it.
38:06Yeah, I do, too.
38:07It'll just kind of put us, you know,
38:09a couple steps ahead on the next project.
38:11We got a lot of great comments.
38:12So what Dave's saying is normally he's too cheap
38:14to add anything to the house.
38:16And so this time I talked him into it.
38:18We did it, and it paid off.
38:20So next time.
38:21It's worth it.
38:22I'll let her have a few more things.
38:23It's fine.
38:27So pretty safe.
38:29Oh, this is nice.
38:30Little office for you?
38:31I love the wallpaper.
38:32He's really pretty.
38:33You don't get that in a rental.
38:34So it's nice to see.
38:35It is.
38:36Read your book on the patio.
38:39Do I hear an accent?
38:40Oh my gosh, I think they're British.
38:42This is so nice.
38:43Wow.
38:44I love the green.
38:45I love the bed as well.
38:45The green is beautiful.
38:47That looked warm, comfy bed.
38:48It does look like one comfy bed.
38:51My wardrobe.
38:53I get no wardrobe, no?
38:54No.
38:54Oh no, that's fair.
38:57I love the bedside tables too.
38:59It's a very grown-up bedroom.
39:00It is a very grown-up bedroom.
39:01Wow.
39:03That's so pretty.
39:05The detail in the bathroom, it's incredible.
39:09I'm a fan.
39:10And on the floor too.
39:11The floor is beautiful.
39:12It is really nice.
39:14The couch is so nice.
39:16I hope you have your checkbook ready because I think I want this house.
39:21You want this house?
39:21Yeah.
39:23Can I look in the backyard?
39:24Yeah.
39:25Wow.
39:25This is massive.
39:26It is gorgeous.
39:28The dog is going to love this.
39:30Yeah, Bishop is going to love this.
39:31I can put me little plants out.
39:33I can put me little plants out.
39:36Dave, let's give him a good deal.
39:39Nice barbecue.
39:40I like it.
39:41I love the fire pit.
39:42The fire pit's so cool.
39:43It's nice and shaded.
39:44I like it.
39:45You like it?
39:46I like it.
39:46Is that you saying yes?
39:49I think that is when you're saying yes.
39:50Good.
39:51I think they love it.
39:51Me too.
39:52I feel like we should go talk to them.
39:53All right.
39:55Hello.
39:56Hello.
39:56Hi.
39:58It's really weird we were watching you.
39:59Hi, I'm Jenny.
40:00I'm Dodden.
40:01Nice to meet you.
40:01Nice to meet you.
40:02Nice to meet you.
40:02Where are you guys from?
40:03England.
40:04North England.
40:05I love it.
40:06I love it.
40:07It's absolutely stunning.
40:09It's probably the most beautiful house I've seen since we got to Bentonville.
40:12It's absolutely incredible.
40:14I told him to get a checkbook out.
40:15I was like, whatever it takes.
40:17Amazing.
40:18So $2,500 a month is our lease rate.
40:21You're pretty set on it, aren't you?
40:23Yeah.
40:23So what brings you here?
40:24Work?
40:25Work, yeah.
40:26And how long do you think you'll be here?
40:28I think you're definitely going to be here for a couple of months.
40:30So there's three bedrooms total, but then the front room, you actually have an extra space.
40:34So this is actually a Murphy bed, and you use the frame is actually the handle to bring
40:40it up.
40:40It's so cool.
40:42The Murphy bed mattress is brand new.
40:44And then you have the little nightstands.
40:46So when you have family in town, this is another bedroom for you to utilize.
40:50It's incredible.
40:51Thanks.
40:51Okay.
40:52How long have you lived here?
40:53A year.
40:53Do you like it?
40:54Are you getting settled?
40:55I think it takes a year to settle in, but the house was next.
40:58We needed a garden.
40:59Obviously, moving from a different country, it was quite difficult to find a house when
41:02you're in England and you're moving to the U.S.
41:05So the house we're in has worked.
41:07It's been a house, not a home.
41:08Yeah.
41:09And this feels a bit more personalized, doesn't it?
41:10We'd incentivize us, I think, to stay longer if we felt a bit more settled in our environment.
41:15And then the garden.
41:15I really like the garden.
41:16Yeah, finding a space for the dog is important.
41:18Yeah.
41:18And we need some space for him.
41:20All right, well, we'll get all your contact information and fill out a form.
41:23Yes.
41:23I feel like we came in under budget.
41:26You're welcome.
41:27The house turned out beautifully.
41:29You're welcome.
41:30All right, well, I think we have everything we need.
41:33So thank you, guys.
41:34It's so exciting.
41:35Thank you very much.
41:35Welcome.
41:36How fun.
41:37We got a contract signed.
41:38We really found a great couple to live here.
41:40We will get you keys.
41:42And I feel like they're going to want to stay for a long time.
41:45Glad we made the investment.
41:46Okay, nice to meet you guys.
