00:20feels insurmountable are you feeling a bit overwhelmed I'm getting that feeling a bit
00:24there's just a lot of potential but a lot of work to be done we the escape to the
00:29country team will be with you every step of the way it's exactly what it's got
00:34character but it's like modern as well I love it so far
00:59Cornwall the county's motto on and hug all means one and all fitting for a place that
01:06attracts all kinds of people from all over the world surfers hikers poets and painters
01:16nature lovers and holiday makers proud locals county caretakers mix them all
01:23together and what have you got Cornwall that's what you'll find the county of Cornwall at the
01:30most south-westerly tip of England Cornwall is just such a wonderful place to live we're very
01:37fortunate and I think we never forget that we're never flippant about the fact that we live we're
01:41lucky enough to live and work here the town of Newquay is the surf capital of the UK it's 11 golden
01:49beaches fit for families and serious surfers alike Cornwall is incredibly special there's all that
01:55fabulous coastline choice of in of countryside lots and lots of trees and lakes at the east of
02:01then and then you've got the rough moorland and the ruggedness of the west end the coast is unsurpassable
02:09the Cornish coastal path runs right through the village of Morgan Porth its west-facing beach the
02:15perfect place to pause and soak up the scenery Tom Morton is doing just that on his current challenge
02:22to run the entire 300 mile route it's gonna take me roughly three weeks give or take I'm seeing the
02:31most amazing views me and the most incredible people with stories from all over and documenting
02:36Cornwall in the best way I can well today's couple have come to us for help in trying to make the move
02:47from suburban Hertfordshire to the rugged Cornish countryside a bold leap looking for a slower pace
02:54wilder landscapes and a life spent doing more of the things they really enjoy Jess a part-time
03:01solutions consultant and Eddie a business intelligence analyst are ready to wave goodbye to the busy
03:08commuter town of Hertford moving away from friends and family is quite daunting to us so we're really
03:13hoping that finding a new gym community will really help with that and to build some new friendships their
03:19two-bed town centre flat no longer suits their lifestyle for starters pottery enthusiast Jess has to
03:26lease studio space I've just arrived at my pottery studio where I work almost every day that I'm not
03:32doing my normal job it's a 30 minute drive away from home so although it's in a lovely location I am
03:39really looking forward to having a home studio the pair also rent an allotment we've got lots of
03:46seedlings for the allotment growing out there so we're really looking forward to having our own garden
03:51and having a bigger outdoor space and they pay a regular fee so their beloved greyhound Lily can
03:58stretch her legs we've just arrived at a secure dog field which is the only place we can let Lily off
04:04the lead being an ex racing greyhound as you can see she really loves it so we can't wait for her to
04:09have a garden to enjoy now Jess and Eddie wants a home that will provide all these things under one roof
04:16ideally they're after a detached character home with at least three bedrooms a large garden with
04:24a pottery studio option or space to build one is also a must and most importantly it should be no
04:30more than a 20 minute drive from a gym their budget five hundred and fifty thousand pounds
04:44well this is an exciting opportunity for Eddie and for Jess not only are they embarking upon buying their
04:55first home together it's also one from which they really want to enjoy their shared passions two key
05:02elements here their dog Lily and they want to be within 20 minutes of a gym of all the requirements
05:09I've had to meet on house searches over the years that is a first our day starts next to the river camel where
05:20I'm meeting Jess and Eddie on a section of the camel trail well that's a scene setter isn't it it's
05:26lovely how nice is that this flat 80 mile route for walkers cyclists and horse riders links the North
05:35Cornwall towns of Padstow Weybridge and Bodmin well Jess Eddie welcome back to Cornwall now as well as your love
05:44of the great outdoors of course you know fitness is a huge part of your life yeah so functional fitness
05:49is where we met at the gym and we're there kind of three four times a week yeah and I think the
05:54social aspect as well it would help us integrate into the area and make some new friends it's a
05:58great idea but also another great way of making friends in an area is to have a dog and you of
06:01course have Lily and clearly a real focus is going to be the studio I think if it's under budget we'd
06:07be very happy to have a garden room built but equally if there's an outbuilding there we could convert it
06:12insulate it but how nice to be able to walk out the back door and just go to work the dream so shall
06:18we let's go our search begins in the hamlet of Tremodrat a mile and a half from the village of Roche
06:26here you'll find all the daily essentials including a small supermarket several takeaways spot the pasty
06:33shop a village store and a pub from which it's a five-minute drive or a 30-minute walk to our first
06:41property a beautifully maintained and thoughtfully modernized detached home that
06:47sits on a plot of a quarter of an acre
06:51outbuilding come this way come this way because I think from down here you get a lovely perspective
06:57wow oh wow on the package what a garden yeah this is amazing there we go I can imagine Lil's out here already
07:05and you can shut the gates so it does work from a doggy point of view you've got the garage there you can
07:11certainly adapt that as your studio but there's loads of room here to build something bespoke if you wanted to do
07:17something a bit different you can definitely serve here yeah well see inside okay should we have a look
07:23follow me our gym enthusiasts will be glad to know there are two gyms within a 20-minute drive
07:31one in St. Austell and the other slightly closer in Bodmin ponies in the in the paddock it's an amazing view
07:39absolutely amazing I'm surprised this is in our budget well just you wait and see come on let's go
07:47in keeping with the unspoken rule of rural living we're using the everyday entrance at the rear of
07:55the property okay let's start in here then what do we think so lovely nice yeah feels like a proper
08:03country kitchen yeah the wood the woodwork surface a big fan I think this is our type of style yeah
08:09the boot room as you saw as we came through utility room great if you've got lily yeah
08:14yeah definitely but just the added benefit of just having a nice view out your window we don't have any
08:20windows in our kitchen area yeah so just something really simple like that makes a difference just
08:25doing the washing up and you're actually looking at beautiful countryside rather than
08:28Lily zooming around yeah rather than traffic yeah well let's continue then through here again
08:36lovely views from the dining out to uh great views to beyond and then this lot nice log burner it's
08:44cozy it's a nice size it's not too big yeah and there's a lot straight onto the garden as well yeah I
08:49think for the two of you and Lily you know would this work in terms of size yeah I think so I think it's
08:57about the right size yeah our sofa is quite big and I'm keen to hold on to that sofa it's the
09:01nicest thing I've bought for my flat but it would fit good right let's have a look through here
09:06also on the ground floor is a family bathroom and two of the property's four bedrooms
09:13your principal bedroom I would suggest is this one down here okay there's another bedroom next
09:19door specked up a bit more as a kind of dressing room lots of storage in there if we were able to
09:25have a separate dressing room then I think the size is fine the bedroom next door does have an
09:32ensuite shower this is a brighter room yes nice the mirrors make it look quite a lot bigger I think
09:40this might be better as the main bedroom though yeah I think so there's an ensuite and we like an
09:45ensuite we could move things around good whilst most of the living space is on the ground floor
09:51upstairs offers a neat and flexible layout okay so another guest room for you there or potentially
09:59office space I don't know potentially yeah it could easily be an office it's really bright in here which
10:04is nice another bathroom up here which is nice of family bathroom shower and bath as well the angled
10:10ceilings are a bit of an issue here but luckily we're both short so we go in there go and have a look
10:17at that one see what you make of this yeah again there's not as much light in this room compared to
10:23downstairs yeah the quarter of an acre plot based an extensive garden with a greenhouse raised beds and a
10:32modern garden shed there's also a detached garage another possible option for jess's pottery studio
10:39this is a good size to make a great studio yeah you can make this workshop added some extra windows
10:44or made these into glass doors i think so yeah if you lift the roof up put some skylights in
10:50converting the garage or building a bespoke studio from scratch will cost so we're reconvening on the lawn
10:58to answer the all-important question so how much do you think then this is on the market for i think
11:08this is a tough one but i'm gonna guess about 5 30 i think 530 000 pounds eddie i'm gonna be a bit
11:16cheekier and hope we've got a bit of room to build the outside studio and go 5 10 a pair of cheeky offers
11:23if ever i heard them well you're right that it begins with a five this is currently on the market
11:30for 550 000 pounds i think ideally if we could put an offer in slightly under so we had the extra money
11:38to but to build that extra space i think it would definitely be viable this beautifully presented
11:44detached home offers a contemporary kitchen two receptions and four bedrooms the quarter acre plot
11:50includes a detached garage and a large garden with gorgeous views and it's on the market with a guy
11:56price of 550 000 pounds this is a really beautiful property the outside space is incredible we couldn't
12:05really ask for a better garden what we feel maybe lets this house down slightly is the bedroom space
12:13just because the bedrooms are quite compact it's a question of for the top of our budget is that a
12:19compromise that we would like to make the garden the outside space absolutely amazing i think the
12:24practicalities of inside so where we both work from home we'd have to have an office and i think
12:29logistically having a master bedroom downstairs and having to go upstairs to get changed doesn't really
12:34make sense so there we are then one done of interest i hope yeah definitely it's a contender
12:41potential yeah good right then let's see what else we've got here come on
12:56the market town of wade bridge straddles the river camel and is connected by a 15th century bridge
13:03this place looks nice yeah
13:05it's bunting strewn streets are home to a host of well-supported independent businesses
13:12including a bookshop a boutique cinema and more watering holes and eateries than you can shake a
13:18stick at waybridge has always been fantastic it's full of independent businesses and there's not lots
13:23of big chains here so it's a real unique town johnny and jessica have lived here for the past four years
13:30and two years ago they opened this cocktail and tapas bar the community in waybridge is perfect
13:38it's not just a holiday town people actually live here work here schools are here and so we do feel
13:43like we've been like welcome with open arms it's a fantastic sort of lifestyle and we really enjoy
13:48ourselves and we get to go out and walk the dog most days and get to spend time on the beach
13:53wouldn't want to be anywhere else to be honest the town is also home to a thriving fitness community
13:59as well as running classes seven days a week we do so many social events it's just so lovely to see
14:05people hanging out having coffee afterwards or like today when the weather is absolutely beautiful
14:10messaging each other going down to the beach after they've done a class
14:15there are regular bus services to pude truro bodmin and port isaac and the former railway station now
14:22houses a cafe with a community hub it offers support groups activities and a place to get together and
14:29have a cup of tea at unleashed dog meadow there's a ready-made group for jess eddie and their rescue
14:36greyhound lily to tap into such a brilliant spot that we travel all the way up from red roof okay so
14:42we come to the sessions when they're on usually once a month iro loves it loves running around
14:50jessica paul owns and runs the meadow which offers breed specific sessions enabling humans and their
14:56four-legged friends a safe space to socialize how often do you guys meet up i do different breeds
15:02every week but every breed has a slot once a month good way to meet people yeah yeah but just yeah
15:07especially good for lily because we quite often go to a secure dog field like this at home yeah but
15:12we're always alone there yeah and we just book it privately because lily can be a bit anxious a bit
15:18reactive but being able to meet just sighthounds in a secure place would be absolutely brilliant for her
15:24having to yeah i guess being rescue dogs a lot of these dogs have had a bit of a bad start to life
15:28and it's important that they they have a better a better experience of other dogs and people say
15:33around waybridge in particular there are footpaths everywhere that go through farmland woodland along
15:39the trail for example here um there's yeah like endless places to go for dog walks it's amazing i think
15:45waybridge in particular is it's incredibly dog friendly it's human friendly too you'll always find
15:52people going oh do you fancy coming for a dog walk you know there's there's that all over cornwall
15:57it's it's dog heaven down here it seems like you've got a great community here so hopefully we'll see
16:01you all soon yeah thank you hope you find a house you like me three let's get back to it
16:15our next stop is the village of truthergi just two miles from st austell and conveniently close to the
16:21all-important gym which is only an eight-minute drive away it's also less than 20 minutes by car
16:27to pass sands a wide sandy beach where dogs are allowed year round that should make lily's ears
16:34prick up in the center of truthergi tucked down a quiet lane sits this detached cornish cottage
16:42here we are then that is our next offering wow okay what do we think
16:47i love the look of it yeah the stone on the outside it's lovely this is just such a peaceful location
16:55i like that it's quiet but there are plenty of neighbors around so you're not isolated and i'll
17:01tell you what's really interesting about this one i think you've got loads of options here to
17:06cosmetically make it very much your own and and that is a fun job yeah yeah absolutely come on let's
17:15have a look the property now empty is being sold with no onward chain it benefits from solar panels
17:24which generate electricity resulting in lowered electricity bills and an air source heat pump
17:30a greener alternative to a gas boiler so there was an awful lot to see with this one but uh yeah what
17:37do you reckon a project yeah a lot of character but yeah definitely definitely a project the kitchen's
17:44not our style we'd have to do something with that but yeah there's character here it's just we'd have
17:49to yeah put a little good condition and the windows look quite new yeah it's nice and light
17:54yeah and i like the beams good impressions so far good well let's hope they continue come and have
18:00a look through here living space it's a good size room yeah similar looks got the beams still yeah
18:08but again a little bit dated so we'd have to put our spin on things and it's still lovely views into
18:13the garden as long as you can see the potential you know and you don't have to do it all at once
18:17that's true yeah you can go room by room behind the living room at the end of the entrance hall is a
18:23utility room and a handy boot room oh okay interesting boot room dog room it could also be a packing room
18:32actually because you've got a workbench all the way along already and lots of storage and light
18:37perfectly suited for you yeah this property's flexible layout is i reckon it's defining feature
18:44and that's particularly evident upstairs now i don't know about you but this might make quite a fun
18:50kind of office space for someone yeah yeah potentially yeah loads of space up here yeah a
18:57bit odd working in a landing but it's definitely something we can make work well we're not short of
19:01space here so don't panic you don't have to do it here because you have got four bedrooms to play with
19:06here oh okay all right plus this it's a bit warm today wow and bright but it's a lovely elevated space and
19:15it shows off part of the garden it continues behind that big hedge okay okay i'm not sure what we would
19:21use this room for yeah it's a lovely room i haven't seen anything like this it's great it's unique but
19:26it's a nice problem to have trying to figure out what to do with this on that note i'll leave them to
19:33consider how they'll utilize the bedrooms up here this is a big room yeah lots of light comes in as well
19:41maybe the master bedroom a bit of storage yeah a nice deep windowsill yeah you could sit there and
19:46read a book yeah there's a second smaller bedroom at the rear this would be a good office for me my
19:54ceramics office packing office yeah yeah i've got lots of storage and further down the corridor a third
20:02bedroom i'm a similar sized room this could also be an office again a bit of decorating but we can make it
20:10nice you know i can perfectly understand how young buyers like eddie and jess may feel somewhat
20:19daunted by the prospect of taking on a property like this i just hope somehow i can convince them
20:26through my own experience that actually this is very doable next door to the family bathroom is the
20:33fourth and final bedroom actually this would be the best office for our joint office i think
20:43despite all this talk of offices the bedrooms could easily remain bedrooms
20:48as outside there's a triple garage and a large workshop okay
20:52okay so this is just a bit a bit of it this is half of the garaging you get okay as seen from the
21:00front it's huge but it also goes all the way back there okay in terms of storing materials all that
21:07sort of stuff and you could have the next door garage just one's up just for you exactly workshop wise
21:12potentially a little bit of money in this but could be sorted yeah yeah are you feeling a bit
21:18overwhelmed i'm getting that feeling a bit there's just a lot of a lot of potential but a lot of work
21:23to be done so it does hang on the budget and obviously we could do it over a long space of time
21:28nothing has to be instant she's right but let's see if i can allay jess's fears a little more in the
21:36sizable garden that wraps around the house and is mainly laid to lawn surely the perfect playground for
21:42lily in terms of space for lily it has loads yeah it's time she could have a good old run around
21:47bit of dog proofing to do but yeah the size is great but let's think about then the price of this
21:52one um eddie well based on property one i think we've got more more garden area and more house so i'm
22:02going to say 550. i'm actually going to go a little bit higher i actually think about 560. i think it's over
22:09560 000 pounds well here's the thing this is on the market for 500 and 30 000 pounds okay that leaves
22:18us some some money to do a little bit a little bit this detached stone built cornish cottage has a large
22:26kitchen diner a living room a first floor sunroom and four bedrooms in addition to the wraparound garden
22:33there's a triple garage and a detached workshop the price 530 000 pounds it's perfect it's exactly
22:42what we asked for it's picturesque the gardens are amazing the stonework it's really lovely to look at
22:48but a little bit daunting for me i don't know about for you yeah this house is a blank canvas which is
22:55good in some ways because we can completely put our own stamp on it but slightly overwhelming in other ways
23:00in that there are there's a lot of work to be done here um it would definitely stretch our budget
23:05although we could do it over time um i think it would test us and our renovation skills yeah
23:12so a long day two very different options for you but both of which would get you into
23:17cornwall yeah very different but a lot to think about especially for this one yeah definitely
23:22some contenders in there yeah right okay off you go lots more to see and do
23:34we're ending our day in the village of rock on the eastern shore of the camel estuary
23:40despite the name it's really rather sandy the wide golden beach here is arguably rock's standout feature
23:47well guys it's been a long busy and thirsty day so i thought we're better to finish off than here at
23:53rock because we can get the ferry over to padstow for a beer how about that sounds perfect good but
23:58before we get on and get over there a quick upsum of your day i think you've shown us two contrasting
24:04properties one that's going to be a project that we can make our own and one that's pretty much good
24:08to go yeah um it would just be us having a mile over it and i think and see what one is best yeah
24:15well we're better to consider it but over the water so everyone's getting off that's our cue i think
24:21to get on shall we let's go yeah the year-round passenger ferry service offers scenic rides across
24:29the river camel what fun dogs are welcome on board and crossing times take between five and ten minutes
24:37as opposed to a half hour car journey now i've taken many a trip to the pub um but not often this way
24:43has to be said yeah what a way to finish off the day yeah unique perfect yeah absolutely perfect
25:01contemplating a new life in cornwall will let us give you the lowdown on property prices in the county
25:07the average cost of a detached house here is a smidge over 441 000 pounds a few thousand pounds higher
25:15than the uk average of just over 437 000 take a look at a selection of other cornish homes currently on the
25:24market this sweet end of terrace cottage has a reception with a large stone fireplace a perfectly appointed
25:32kitchen diner two bedrooms one with sea views and a rear decked courtyard it's listed with a guide price
25:39of 275 000 pounds
25:45this substantial detached farmhouse dating back to the late 1590s is on the market for offers in excess
25:52of seven hundred and ninety nine thousand nine hundred and fifty pounds sitting in the middle of a
25:58beautiful country garden it offers five bedrooms a country kitchen and two reception rooms
26:04for renters this detached cottage with a good-sized garden a living dining room a kitchen with a range
26:15and two bedrooms is available for one thousand pounds per calendar month
26:21well as you can see it's another glorious start to this our final day of house hunting here
26:29in cornwall now coming up we have a fabulous mystery house for jess and eddie which i think
26:33really draws together much of what we've learned over the last couple of properties but before then
26:39time and tide are on our side so what better way to kick off proceedings than out there out on the water
26:49yes jess and eddie have accepted my invitation to do a sport of cornish
26:53gig rowing with a few members of the padstow rowing club
26:59matt good morning how are you hi nice to meet you hey i'm jules let me introduce you to jess and eddie
27:05hi good to meet you nice to meet you matt olcock has been rowing gigs since he was just 11 years old
27:12and before he takes us out he's kindly agreed to fill us in on the history of these splendid
27:16quintessentially cornish boats
27:21people have been rowing these types of boats um these traditional gigs for centuries down in cornwall
27:26they're full wood construction clinker built um beautiful bit of craftsmanship and what were they
27:32originally designed for you'd have a pilot sat on the seat in the bow there and the crews would race
27:37out to the ships in the mouth of the river aiming to get their pilot onto the boat and help them
27:41navigate into the harbor so the fastest boat got the job got the money as modern technology progressed
27:48people could pilot their own boats in there was no need for a pilot to get onto the boat that's where
27:52the racing came from you said that sense of competition remained even though the kind of
27:56functional job of actually oh massive getting a pilot onto a boat had long gone yeah and it's i think
28:01it's very important as well that we continue these traditions honor the people that have gone before
28:05us and keep rowing these beautiful boats and gig racing is a big part of the southwest oh it's huge
28:10different harbors different ports have their own gig team so it's kind of friendly rivalry isn't it oh
28:15there's yeah massive friendly rivalry so we have uh we have big rivalry with rock just the other side of
28:19the river yeah well there's going to be a bit more friendly rivalry today we've got two boats going
28:26out we need a few fill-ins and luckily we've got three here sitting in front of me so uh i guess
28:31you're on one boat and i'm on the other that's the plan yeah and we're gonna race we're gonna have
28:34a race make it a bit of competition okay okay you're up for this yeah yeah well may the best boat win
28:40the traditional cornish gig race today is based on a design from the 1830s measuring 32 feet in length
28:53with fixed seats these six oared rowing boats were traditionally used for pilotage harbour work
28:58and as lifeboats how good is this the gig's multiple uses meant it needed to be stable and
29:07seaworthy in rough seas as well as light and speedy to win those lucrative pilotage contracts
29:13that's it jules just following the cold in front of you there today there are thought to be more
29:18than 8 000 active gig rowers both competitive and social across the globe whilst the highest
29:25concentration of gig rowing clubs are in cornwall and the isles of scilly there are clubs as far away
29:30as australia it's kind of wind in the willows on steroids isn't it that is it that's a new one
29:41today's impromptu race is a tough dash back to the harbour wall flags up go
29:48come on nice start keeping it long nice strong catch nice and strong creeping up on dasher
30:05that is a proper good workout
30:09as well as competitive racing the club offers social rowing sessions where the emphasis is on fun
30:14you're nearly there jules hang in there friendship we're in the lead
30:22and fitness when we pass this red boy you've got 20 more strokes to go jules
30:29and i can categorically vouch that it delivers on all those fronts hey well done guys good
30:36wow wow well done gang well done jules you've won your first race that was great fun well well
30:45done to my fantastic crew and i cox matt wow i am absolutely
30:51high of the country
31:05oh brilliant guys well done how very sporting we all cheer each other in that's just great that's the
31:10spirit of it isn't it there are many ways to experience the gloriousness of cornwall
31:17but I've got to say that from the water is probably one of the best.
31:28It's mystery house time and we found it in the moorland village of St Breward,
31:32seven miles north of Bodmin. The village is one of the highest points in Cornwall,
31:37so in addition to gorgeous vistas, the locals enjoy a well-regarded pub,
31:43a village hall which hosts regular pizza nights,
31:47and a community shop. On the village outskirts lies Wenford Bridge Pottery,
31:52famous as the former pottery of celebrated English studio potter Michael Cardew.
31:59Ten years ago, Cookie Scottorn opened her studio and gallery here, so of course we had to pop by to
32:06admire the sculptural heads and planters she creates. Have you made anything that big yet?
32:13No, nowhere near. Not a chance. I think that's beyond me at the moment. But tableware is where
32:18you're at at the moment. Yeah. When I started, I was a repetition tableware potter, so I threw
32:25pots every day. Exactly what you were saying, the kind of repetition throwing. Yeah. And I've got a
32:30small kiln, so smaller pieces of kitchenware is what I'm doing. Yeah. Now, Cookie, obviously you know
32:35this area and the community. Is it welcoming? Is it a place in which you love living?
32:40It is. It is. It's lovely. I think the important thing is you've got to take part, if you're willing
32:46to take part. There's masses going on. And there are a lot of artists locally. There's a potter just
32:51up the hill. There's a sign writer just up the hill. If you are open and you take part in things,
32:57then they accept you. I guess you get out what you put in. I think that's true, yeah. Yeah. And I
33:02would say that's true for village life in general, really, and rural life. So whilst Jess and Eddie
33:09mooch around the gallery at their leisure, you, dear viewer, are coming with me. So here then is our
33:16mystery house. Now, we know that Eddie and Jess love the local architecture, the feel of this granite
33:22stone. Have we saved the best until last? Quite possibly. This gorgeous cottage is thought to date
33:31back to the 1890s, but is, I'll admit, semi-detached. So Jess and Eddie will have to set aside their
33:38preference for a detached home. However, it's been beautifully renovated over the past couple of
33:45years in a style that I think is right up their street. Now, despite my best efforts at our second
33:53property yesterday, I think both Jess and Eddie were somewhat overwhelmed at the amount of work
33:57they thought they'd have to take on. But here, it has all been done. It is crisp. It is clean. It is
34:03gorgeous. It is ready to go. And out there in the garden is a lovely old stone barn. And if that doesn't
34:09say pottery studio, I don't know what does. What's more, Bodmin, with its gym community, is still within
34:17a 20-minute drive. Welcome, then, to this, our mystery house. Wow. It's lovely. The road is perfect.
34:25Although it is right on the road, all you can hear is the birds. Yeah. There's no cars, which is great.
34:30And I like the stone-fronted. I thought you'd like that, because you'd like that in property too,
34:34didn't you? Yeah, we did. Go on. Right. Come on in. Wow. Okay. Feast your eyes.
34:45Oh, wow. Lots of stain. It's really pretty. Beams as well. Yeah. And the beams aren't...
34:50I can't believe it. Yeah. It's lovely. I can see that maybe at one point it was quite enclosed and
34:55cottagey, but it's been opened up and it, yeah, it feels really nice. You're absolutely right. The
35:00current owners have set about opening it up and doing to this what I imagined you doing to our
35:07second property. Okay. Yeah. They've saved us all the hard work. It's exactly what we wanted. It's got
35:11character, but it's, like, modern as well. I love it so far. Yeah. Have a look at this, then. Look at this.
35:17Classic sort of kitchen diner and then this nice sort of island-cum-breakfast bar,
35:21all crisp, all new, all ready to go. Wow. Really impressive. Yeah. I love the kitchen.
35:26Yeah. It's... I think it's how we do it ourselves. Well, it also comes with a very generous kind of
35:30utility area downstairs leave out there and conservatory as well. Cool. I guess my question
35:35is, is this sort of main footprints that you've seen already, is this big enough? It's cosy,
35:42but it's got enough space that we need. Yeah, I would agree. Upstairs, there are fewer bedrooms than we've
35:48previously shown them, but all are of a good size. This is a nice room. Yeah. Lots of light.
35:54Oh, wow. Big en suite there. Nice big bathtub and views to the garden as well.
36:00And it looks like we've got some outbuildings. Yeah. Nice big lawn as well for Lily. And we can keep an
36:06ironer as well. Yeah. That's important. That's really good. A modern family bathroom serves a second,
36:12larger double bedroom, which also features a fireplace. And there's a third and final double
36:18overlooking the front of the property. Now, let's turn our attention to the rear. Nice big conservatory,
36:25right? It is, yeah. But come and have a look up here, because there are so many options.
36:32First up is a detached garage and workshop currently used for storage. It has mains water and electricity
36:38connected, as does the detached stone barn next door. Oh, wow. I could have the wheel over by the
36:46window, get some natural light, lots of shelving. Yeah, I think it could work. There's also a self-contained
36:53cabin at the top of the garden, which the vendor rents out as an occasional holiday let. And our new
37:00potential office. Yeah. Oh, this is nice. Wow, this is impressive. Yeah, little kitchen already.
37:08It all looks quite new. The toilet ready to go as well. The toilet, perfect.
37:14Yeah, it could be our office. It could be my ceramics packing office, actually.
37:20I'm going to steal this for myself. Regardless of how they decide to divvy up the outbuildings,
37:27Jess and Eddie would both have the opportunity to walk to work.
37:31This is the commute, for goodness sake. Yeah, except for it's work and home. Yeah. Not a bad idea.
37:36And it does mean, then, you don't have to encumber the house with office space. It's all out the way.
37:41When you get home, you're at home. Now, you are going to have to estimate for the final time this week,
37:47what you think this is on the market for. It's got to be close to the top of our budget, I think. I think
37:52540? 540,000 pounds. Well, it would be nice if it was. Yeah, go on. I think we're punching above,
38:00so I think 560. This is on the market for an astonishing 525,000 pounds. Okay. Okay. That's nice.
38:12We got a little bit of extra money. We can do some little decorating bits that we need to, but nothing major.
38:16It's a lot of gardens and outbuildings for that price, definitely. Definitely. I think we could
38:22settle in quite easily. We could. That was my hope.
38:28This semi-detached stone cottage offers an open-plan sitting room, a contemporary kitchen
38:33diner, a conservatory and three double bedrooms. Outside, the generous garden contains two stone
38:40outbuildings and a wooden cabin. The property is being marketed with a guide price of 525,000 pounds.
38:48It's got the character that we wanted, but it's already had the hard work done, and that property
38:52too, so that's a big bonus. The location's amazing. It's a really quiet, sleepy town. The outbuildings,
38:58the garden, everything together, it's really exciting. The house itself has so much character.
39:05As soon as we walked in, I was pretty blown away, but there's definite potential here,
39:10and we just need to have a good think now. Good. Happy smiley faces. Yeah. I was hoping
39:17that was the reaction that our mystery house would deliver, but I'm afraid that is it.
39:21We can show you no more. Come on, let's go.
39:23Well, all this week we've been blessed with some wonderful weather, some fantastic properties,
39:35and of course Cornwall's enchanting coastline, but I thought to finish up we'd come inland here to
39:42Bodmin Moor to find out what their future in Cornwall is going to look like and have a refreshing
39:49dip at the same time. Wow, this is a spot, isn't it? It is. It's lovely. Are you cooling down?
40:01Yeah. Wow, it's been hot this week, isn't it? A nice bit of breeze, feet in the water. Oh,
40:05not bad, actually. Not quite bath temperature, but I'll take that. Well, we have seen some property
40:11this week. So how have we done? Is there a clear favourite? I don't think there's a completely clear
40:19winner. I think at first we were a bit overwhelmed by property two, but after seeing property three
40:25and what we could do with property two, I think it's made us more open and a bit excited to what
40:31we could actually do. Yeah, and the thing with property two is it has the location,
40:35it has the space and that's something you can't change. You know, you can change the inside,
40:40but you can't change the rest. You had the beams and it all looked a bit dated,
40:44but in property three they'd already see decorated and we could see what we could do with property
40:47two quite easily. I think, like you said, it's cosmetic inside. I think the outbuildings might
40:53require a bit of work, but it's something that you could get up and running with pretty quickly,
40:57I think. Yeah, yeah, definitely. I'm still overwhelmed by that property, I have to admit. It's not,
41:02it's not suddenly a clear winner, but there's lots more to consider now and I think we are
41:07definitely more open to it. There's no compromise on the inside space in terms of size. It has the
41:13best of everything almost, the location, the privacy, the outdoor space, outbuildings and indoor space.
41:19The compromise is, are we willing to put in the work for the first couple of years? And it can be
41:23daunting, I totally understand that, but when you've done it, the sense of reward, I can't put a price on
41:29it. It's something you'll be so proud of. It's got the rock cottage look, it's in a nice sleepy
41:33village, it's not overlooked. It's close to the sea, close to the gym. Yeah. It has a lot. Eight
41:39minutes, I think, to the gym. Well, I'm not going to rush you on it, it's a big decision, but it's been
41:44a lot of fun showing you around. Just let us know how you get on and we'd love to come back and see you
